I received keys for unit 16114 on Monday, October 31, 2022 around 5:30pm. I fought quite hard to get this unit, and I even went to a second doctor to have my German Shepherd approved as an emotional support animal for this complex and the specific unit. I spent the week slowly bringing things from my old house to the unit. I did not spend a significant time at the unit, because my new furniture was set to arrive on Thursday morning. I ordered a new sweeper, which arrived Wednesday. I brought it to the unit Wednesday night and swept the floor in preparation for the movers to arrive. Thursday morning, as the movers were putting together my brand new furniture, I received a knock on the door from Kathy, the maintenance lady. She informed me that one of my neighbors had called the complex and informed them of a water leak. She immediately pointed out that my carpet was wet, and they were going to have to open up the drywall and see where the leak was coming from. They discovered that it was coming from underneath the floor, which meant that the carpet had to be pulled up, concrete had to be jackhammered, and the wall between my unit and the unit next door was completely exposed. One of the maintenance guys was on his belly on the floor of my unit. Within minutes, he was at the unit next door on his belly on the floor there. Minutes later, he did the same thing back in my unit. (I saw all of this because the wall was completely gone between the two units.) Before Friday evening, the maintenance staff had come back in the unit to put a temporary drywall board between the two units and start a fan on and underneath the carpet. Since then, there has been a very musty (and smoky) smell in the unit. This tells me that there is still an unresolved water issue. This, however, is just the start of the problem. On Friday evening, I came back to the apartment to drop off a car load of things after work. I went back to my old house and noticed that my ankles were itchy. I didn't think too much of it at the time. I packed up another car load and went back to the apartment. I decided to run the sweeper again, just because I was a little paranoid about why I was so itchy. There were live, jumping fleas all over my brand new vacuum cleaner. I looked down at my feet and realized there were fleas all over my shoes and ankles. I am absolutely disgusted and so disappointed with this complex. I was sent a video via Eastgate Woods/Edward Rose explaining how prior to every new resident, the units are thoroughly and professionally cleaned. Part of the video quotes "no service is left untouched." I can promise that my unit was not professionally cleaned. There were household bugs in the corners of the floors. The upper cabinets of the kitchen were not even wiped down. For obvious reasons, I no longer trust this complex for anything. I will absolutely not move myself and my dog into a flea-infested community. I do not believe that the fleas are just contained to my unit. After witnessing how nonchalantly maintenance goes from one unit to the next, I am sure the entire complex is exposed. The community laundry rooms are exposed. The leasing office is probably also exposed. I am disgusted. I'm embarrassed I chose this complex. Again, I will not move myself and my dog into any unit in this flea-infested community. Instead of moving in this past weekend, I spent the last two days putting all of my personal belongings in trash bags, which have to remain outside for several days to ensure no bug transfer. I've had to change my clothes and my shoes every time I've gone back and forth between my old house and this unit. I have to bug bomb my car. I have to have my 5-day-old furniture professionally debugged and cleaned. Furniture that has never even been used. I've had to wipe down every solid surface to ensure no bug transfer. I have flea bites all over my ankles. I had fleas on my clothes. I have flea bites with welts on my arms. I had a flea on my neck. I'm disgusted, I'm annoyed, I'm pissed. This is obviously not what I agreed to. Needless to say, this has been a huge inconvenience. This has cost me a lot of time and a lot of money. I asked for $1460 to be returned to me ($300 deposit plus $1160 paid move-in day). The manager of the complex, Danielle Gregory, emailed me to say that Edward Rose would return ALL monies paid back to me, including internet charges. See attached email. In total, I paid Edward Rose $1593 (see screenshots of $300 security deposit, $1162.95 due move-in, and $130.05 due for internet). I received a check from Edward Rose on Saturday 11/19/22 for $1278.10. Per our agreement, I am still owed $314.90. I am asking for that money to be returned to me. read more

We've lived here for 2 years. It was great at first bad has gone down hill FAST. Our A/c was out for a week in the FALL. It was 60 outside yet our apartment temp kept rising. When we complained to staff they did nothing so we emailed management who told us to just open a window.... It brought the temp down to 78 but the second we closed the window and back door to go to bed (we're a 1st floor apartment so we can't leave them open for safety reasons) it went right back up to 84 in less then an hour. We constantly are having to squeeze past left projects to get to our apartment. When we submitted our intent to vacate 90 days in advanced the staff took white out and changed our move out date to a date the following year. Management will never call you back. This place is AWFUL. Also we got letters in the mail from the police stating that we have sex offenders as neighbors now. DONT MOVE HERE. read more

Lived here seven years. Started out as a life saver. Then they got money hungry. Wanted to charge luxury prices to keep the outside looking pretty to trap you. I was saving for a house so I put up with the flat paint looking worse, the mold issues, the flooding, the continuous AC issues. Until I gave up on the housing market, and couldn't take another rent hike. So I did right as a tenant, cleaned, asked to do walk through, and they still are trying to find frivolous charges to keep my deposit. Save your money and don't get trapped here. Me and my friend have been outside and we try to build forts. Well the maintenance grounds crew here hates me and my friend and only targets us. Me and my friend had a tarp up for cover on our fort and for a couple days no one noticed. Until one day recently, we went back and our tarp was gone. We asked the people in the office and they told us a guy with the grounds crew threw it away. We asked them which dumpster he threw it in and he wouldn't tell us. So now we are mad as all get out and they won't give us the tarp. This isn't the first time they stole from us. I want my 15 dollar tarp back. They can go bye me one from Home Depot which is where it can from. read more

This place is literally the biggest joke I have ever had the experience of dealing with or living in. I've known about BLACK MOLD in my wall and A/C for a short time, it's probably been there a while, which you think they'd treat as an emergency but instead they've made me wait a week before coming to replace the A/C and clean out the wall. Also I was told they can't connect the air to the bedroom anymore so I'll be paying 700 A MONTH JUST TO HAVE AC IN ONLY MY LIVING ROOM AND NO WHERE ELSE. I have three other friends in separate apartments who live here as well who aren't happy and also can't wait to leave! They've also had multiple issues just like I have. The office begged me to take my review down Recently and I did to be nice but I'm tired of being nice. They make things difficult that shouldn't be difficult in any way at all. All this place cares about is money. They trap people here in a way that you can't afford to leave and buy out your lease and they hike up the rent every single year. A small one bedroom can cost upwards of $700. And that's just in Eastgate woods, I don't know about Lakepointe. I have friends who live in houses or in apartments 15 minutes down the road that cost $100 less for two bedrooms. Do not move here. Check Crown Crossing prices in Amelia or some of the other HOUSE and apartment prices in Eastgate/Batavia before you move here. This place should only be a last resort. I'm sure you can rent a whole house for the same cost as a one bedroom here. And you won't have to choose between the apartments Internet or Cincinnati Bell which both don't work. Ever. Also always has black mold, swampy yards in front of the apartments, and smells like dumpsters, dog poop, and MILDEW. People should be allowed to have their pets but people need to clean their shit up. They charge you out the ass like these apartments are luxury and they are far from it I promise. read more

We have lived here at Eastgate Woods Apartments for almost six years and up until a year and a half ago I really had no complaints. With our lease up in little over two months...it's time for a review. I would call this apartment a "Tenament." I have seen run-down buildings in better shape. Virtually everything in this apartment needs replaced from floor to ceiling. The carpet is at least 12 years old and littered with all kinds of spots and stains that come from the bottom of the carpet. We pulled the carpet back six months ago and it was disgusting! What really gets me is...the padding is of a kind I haven't seen used in 30+ years. The carpet no longer has any nape to it. Other problems include poor maintenance. If they fix it...they make it worse and I do have photos. On Monday we got a friendly notification that they wanted us to renew our lease and raise our rent $30 a month to $665. I have tried many times to get the appropriate work done but just get roadblocks thrown up in our faces. I finally said, I give up and up until we got the lease notification, we were just planning on moving. Both myself and my roommate come from maintenance backgrounds. I worked for a Real Estate Company that ran high rises office buildings and my roommate has done a lot of commercial work. There have been several times where their maintenance people came to fix it and we had to refix the fix. It doesn't stop there...I and my roommate have been lied to and even tried to be conned, but they never got that far. I even now refuse to step foot in the Rental Office. This COULD be a nice place to live but you would need to rid the property of all employees and just start over. They preach rules and regulations, but do not follow the rules themselves. They need to start with professional maintenance men who know what they are doing. The grounds get worse all the time. In some areas the grass is completely gone and there is dog poop everywhere...especially in front of our building. I really hate to move, but in this case...I will be glad to get outta here. Drug dealers doing hand to hand deals in the hallways, parking lot, everywhere. Someone shit in the sink in our community laundry room. Hallways are disgusting and always smell of mold. Neighbors stealing Amazon packages and breaking into mailboxs on the bottom floor. Our bathroom was torn up and the bath tub replaced in 2017. Here it is 2021 and the bathroom still isn't finished. I wouldn't recommend this place. This is the worse place to live. The tenants/neighbors are rude and disrespectful. I lived in building 14 and I lived on second floor which is between 1st and 3rd floor. Neighbor above us are couple with 2 big kids. Too much walls banging and kids running back and forth as you can hear them and feel the floors stomping constantly! Reported to office and issued was resolved! Then weeks later, have a teenage fat kid living with older woman assuming to be his mother or grandmother playing his music or somewhat bass vibrating across the floors, not the walls mind you. But the floor. Reported several times and call police! And it's verified by the maintenance people and the police. Because it's an apartment and being it slight vibration verified, nothing can be done. Regional manager can't do anything about it. Police says there's no law against people doing so. So, this place is not the place to live where there's no place to come home to relax and have peace after hard days of work. It's a great place to live in and the accommodation like the pool and the lobby where you can use computer and get coffee at the bar. But it has lack of poor customer service regarding other issues that could never resolved due to rude selfish neighbors. You're better off checking or crossing this place off your list! I lived in the Eastgate Woods community for a little over 2 years and as my lease just ended, I could not be happier. This place has caused me so much unnecessary grief. For starters, the internet that they offer(there is only one to choose from) is super slow. I have tried several of the plans that they offer, and they are still slow. I could never watch a video and do anything else. The next thing is the laundry room is not taken care of at all. They are always disgusting (lent everywhere and laundry soap all over machines). They don't sweep them or have any sort of regular cleaning that happens there. Shortly after signing my second lease with them the city started construction on the highway that borders my building, and the city took away half of our parking lot. There was not enough parking for every unit to have one parking space let alone the two my lease said I should have. This meant you had to park at another building's parking lot and hike to your building.Not their fault, however it is their problem. All Eastgate woods office was willing to do was to take 100$ off our rent for one month and that was it. We never recovered those parking spaces. Mind you the issue is still ongoing for almost a year now without proper parking. They finally added a parking lot behind the building which did a lot of good considering we can't access our units from the back of the building, so you still must walk all the way around to the front. This is especially annoying when you are carrying in groceries or when it is cold outside. They never did make this parking situation right in mine and the other neighbors' eyes. The leasing office is also impossible to get a hold of. They do not EVER answer the phone or call you back. I asked why they never called back after five phone calls over two days and the lady asked me if I bothered to leave a voicemail. Extremely rude, like they do not have caller ID and cannot simply call someone back. I have lived in a few other communities, and this is the first time I have ever had an issue getting a hold of someone or having someone call me back.The office staff are not knowledgeable and very unprofessional. When I turned in my notice to vacate, I asked some relatively common questions about rent and internet being pro-rated, Bethany told me the rent would be pro-rated but I would have to pay the full amount for internet.I said that can't be right. So she pulled out some book and started looking through it and after what felt like the longest ten minutes ever. She came back and said she was correct, and that I could cancel it the month before to avoid this but again I work from home and of course need access to internet.So I left in a huff, come to find out it was Pro-rated and Bethany just didn't know what she was talking about. Sending out letters constantly about parking in coned off areas where they are constantly doing construction, saying you will be towed at owners' expense and fined if you are parked there after they took away all our parking for the highway project. Not to mention they do two inspection walks of the apartment unit (one when you put in your notice to vacant and another after you move out) in the other three communities I have lived in this never happened. This was also never mentioned this at all, until I put in my notice and they made me schedule it. The other people I know that have lived here have said it is almost impossible to get your deposit back (I just moved out but will keep you updated). Overall, an extremely poor experience with the community and staff. I will not be recommending this place to anyone and hopefully can save someone the grieve of living here. It is better than being homeless i guess but just barely. This place should be an absolute last resort. read more

Apartment complex grounds are very well maintained, and have a park-like feel because of all the mature trees. The buildings are clean, also very well maintained, and the apartment units are very nice. My apartment had new vinyl flooring and kitchen cabinets installed before I moved in! Plenty of parking in front of the buildings and the residents are very friendly and respectful of their fellow neighbors. The office staff is very friendly and helpful! The two times I have had to call for minor maintenance in my apartment, someone was sent to fix the issue quickly, the work was well-done, and the person fixing the issue was courteous and cleaned up before they left. After the work was completed, someone from the office called to make sure the problem was fixed and that the work was done to my satisfaction. The complex is located close to shopping, parks, a public library branch, banking, and dining. You are never more than a 30 minute drive to just about any place in the greater Cincinnati and Northern Kentucky areas. There is easy access to I-275 and Highway 32 from the complex and I love that I live in a quiet, beautiful wooded community with easy access to all that greater Cincinnati has to offer within easy driving distance on local freeways. I have lived in apartments all over the country including Los Angeles, Minneapolis, Chicago, and Greensboro, NC. I have to say that the staff, the apartments and the grounds at Eastgate Woods are the nicest and best maintained of any place I've lived over the past 25 years. The quality of the staff, apartments and grounds are an exceptional value - great service and beautiful place to live at an excellent price. I highly recommend Eastgate Woods to anyone looking for an affordable and well maintained apartment complex in the Cincinnati area. read more

Nice community with clean units. Central to almost anything on the east side of Cincinnati. Common areas are well kept as well as the pool and club house. Laundry facility is good and an option to pay via your phone. NO MORE QUARTERS! :) All in all not bad for the price. read more

Just gladly signed my third year lease here at Eastgate Woods. I've had very prompt service from management with any maintenance issues, even receiving follow-up calls to make sure the problem was solved to my satisfaction. I feel that the owners/management try very hard to keep the community clean, updated, and attractive. All of the buildings, including hallways and doors have been freshly painted in the last year or so, I've noticed sections of sidewalks being re-done, even the dumpsters were recently replaced. The only reason I didn't give a 5 star rating is that the landscaping could use an update, as the grass in front of some units is sparse and there are drainage issues in places, but overall I don't think you will find a better maintained community for the price anywhere in Clermont County. read more

My experience with the office during the application process was wonderful. Betty was very personable and made the process very easy. I would highly recommend this establishment to anyone who needs a reasonably priced and nice apartment. I have had friends who lived here previously and never have i heard of any issues. It is very pleasant and as the other review stated kind of a park like setting. I am looking forward to moving in and enjoy my year. read more
