06/25/2020 The management and staff here is unbelievably and I mean unbelievably horrible. Like they do not have any compassion for any one but themselves. When it comes to customer service... they have never even heard of that term in their life before. They are just the rudest people. Literally cut you off anytime you speak and just simply do not care of any of their residents. They simply care of the money. They never place themselves in other people's shoes or ask "what else could I have done to help that resident out". Like to them it simply does not matter and they simply do not care. Not only that, but they do the minimal requirements that their job asks them to do. Like you can seriously be asking them a question and they will simply throw Covid-19 as an excuse to do anything. Like just plain and simple any resident at any apartment complex, would appreciate the fact of being given a Move out Inspection upon request. Like that is the least they can do. Like they would of regardless gone into the apartment and done a check on the "damages" afterwards. Now this was different when the associate Rafael told me no, but when the Manager Amela Eaglin simply agreed with the fact that her associate did a good job on simply denying me a move out inspection. Her response was simply they are not required to do so. Just simply not going to happen. Like are kidding me? With that move out inspection many problems and hostile conversation could of been avoided beforehand. If they would of simply spoke to you about any damages beforehand. They could of simply provided me with a list of damages before my lease expired and from that point it is up to the resident to either 1. fix it or 2. hire a 3rd party to come fix it. Not only that but the manager had the audacity to say that the move out inspection would have done nothing and I would have been in the SAME situation I Am now. That is where I lost it and simply did not bother to argue back and forth with this childish lady. Because I deadass do not understand her logic towards the idea of how not doing a move out inspection is more beneficial to her company than doing one in the first place. Like I just do not understand her logic or her sense of knowledge. Like here I'm being a responsible person who is concerned about her move out date, and me being the responsible person I'm trying to make sure that I'm doing everything in my power to make sure that I leave the apartment clean and good to go. But now tell me how a Manager who claims has done this rodeo plenty of times and expects the resident to know everything she knows . How the hell em I supposed to know what she is looking for when it comes to damages? Like fine she wants to deny me an inspection along with her lazy associates then fine. But why not make sure that I at least have a list of requirements that I must follow in order to make sure I'm leaving the apartment up to their standards. Oh wait! I know why!!! Because IT SIMPLY IS NOT THEIR FUKING JOB TO DO SO! Like SORRY Karen for simply being concerned of the fact if I'm going to be charged for any damages I COULD OF SIMPLY ------- TOOK CARE OF in the first place. Yet SHE KEEPS INSISTING THAT IT WOULD OF NOT HELPED ME IN ANY WAY. Like how are you going to tell me it would of not helped me , if we never gave it a ------- shot karen! That just makes NO SENSE. I guess its just a argument against someone who simply could not give a ---- about anyone but her ignorant self. Do not even bother bringing up any dispute claims to this lady or to anyone in this company because they will simply do the minimal and say no to everything you ask for. And her response is simply ughh I'm not an expert in those topics so I wouldn't know, and I leave it to the experts. LIKE WHAT? Okay girl, like the company you use is literally not the only ------- company out there. and aren't you like the MANAGER!! or something? You should make yourself a little more aware of what is happening since you claim you've been doing this for YEARSSS. Like I've worked in customer service my whole life. Let me tell you these people are not the people you want to give your money to or negotiate business with. It's all about the money. Like as if their cheapass fixes they do with their "professionals" even do a good job. These apartments are always falling apart, BECAUSE they use cheap unreliable materials. They are ridiculous strict here. You cant decorate patios or use them at storage . They charge big on fines and will fine you for notices and for situations repeatedly. The grass is basically a field of dog poop. They have terrible appliances. Theyre infested with roaches and theres trash everywhere. read more

This was my first apartment. I rented a 1 bedroom on the 3rd floor right in from of the pool. My neighbors were super loud and everyone is standoff-ish. I had one tenant threaten to stab me in the parking lot. Management did nothing and she ended up keying my car a week later. Management did nothing once again. Decided to move out once my lease was up because I never felt safe there. I cleaned the apartment thoroughly and they charged me $175 for "carpet cleaning" when I know for a fact they just tear the carpet out and replace it. (Was told by maintenance) Also has a problem with roaches, silverfish bugs and mice in my walls. I do not recommend this apartment for anyone. Just spend the extra $50 on rent somewhere else. read more

If I could give zero stars I would. Read the reviews and listen to the reviews. I did not and lost money in the process. I thought the negative reviews were maybe tenants that got charged at move out and did not agree or something along those lines. I should have seen the red flag when the availability list was an entire page long. The second red flag was the absolute disconnect in communication. No one calls back, no one emails back, no communication, sporadic at best. We did everything we were supposed to do, paid hundreds of dollars to secure a unit and then coincidentally, our leasing agent "was on vacation" with no back up and our application expired because we passed the 6 days that they can hold a unit, over a weekend to boot when they are not even open. We finally got someone on the phone today, after leaving 5 or so voicemails and sending multiple emails today, to find out that they released our unit back to the availability list and if we were still interested, we could reapply, pay the application fee again times two because there are two applicants (at $75 a person) and pay the $100 administrative fee again today and reapply. Today was our 6th day that they use to release. So they conveniently are "not available" to respond to any inquiries we had during the 6 days, only to tell us on our 6th that we need to reapply and there is nothing they can do. Nothing! I absolutely would not recommend this place at all. It's a scam to make money off potential tenants. Maybe because they cannot fill their units so they have to find income someway? Do not fall prey to what they pretend to be a top notch complex. They do not communicate, and they only want your money. Maybe it is a blessing in disguise based on the other reviews I read that I did not listen to before apply. Our floor plan deposit, paid at the time of application but will not refund via electronic payment. I have to wait 21 business days for a paper check to be sent in the mail out of state. My mother, who is in her 50's moved into Olive Tree Apartments in July 2013. She qualified, and was really excited to move in. During my mother's move in day (with her uhaul), me, her, my husband, and my children went with her to collect her keys and sign her final contract. There was a man that worked there in the front office. While my mother and husband were away, he handed my his business card with his cell phone number on the back. My husband went up tp him afterward, kindly, and gave him his card back and asked him to not do that. The Office manager then approached us, who we later found out was dating this leasing gentleman, and told my mother to leave the property and accused my husband of threatening him. Me and my mother told the office manager that we overheard the exchange, and no one was threatened. They told me if my husband didn't leave the property immediately, they would evict my mother (20 minutes after signing the lease). I was 8 weeks pregnant, and my mother is 50 years old. But we did as we were told, and my husband left, and we unloaded my mother's entire uhaul alone. My mother thought everything was done after that, but less than one week later, they sent my mother an eviction letter and based it on the grounds of my mother having my husband threaten the office staff (WHICH NEVER HAPPENED). I called and spoke to the office manager, and she accused me of being dramatic and lying about this cell phone number. When I asked if she had a conflict of interest with the office gentleman, the office manager hung up the phone on me! It is now 19 months later, and they have sent my mom to collections for $700+ dollars, after living in their apartment for, maybe, 5 days. She never got her deposit back. BEWARE! I am also contacting the BBB. This place has something going on behind the scenes, and they obviously have no morals for my mother's poor condition. Saw the best example of restraint from the ladies and gents of Olive Tree today. They were changing all our air filters and they were approached by a large mob of people. These residents were absolutely awful towards them because they told some kids to stop standing in tables. These people decided to create a very hateful and racially charged atmosphere. The problems here are these awful residents and not the staff. I could not believe what I was seeing and the abuse the staff took and was able to walk away gracefully from such an awful group of people that need to educate themselves and their kids. read more

If I could give no stars I would. Do. Not. Move. Here. Let's start with the office. The only helpful person up there who has any sort of good customer service training is Maria. Everyone else is rude and zero help. I had noice complaints about my neighbors son throwing things against walls and screaming at the top of his lungs and lord knows if they ever spoke to them. When I moved in I never received paperwork to fill out about the state my apartment was in upon receiving my keys. Which has now costed me since I have moved out. When I signed my lease I was under the impression I would have a microwave in unit as well but I was wrong and had to buy one. Also upon moving in the stove had been left on by the previous tenants or the lady who cleans the apartments for move in and my friend burnt her hand on it. While living here there was a series of break ins to apartments and cars, a shooting, and loads of drug deals. One of my friends who I convinced to move here because the price was lower than most places had her apartment broken into as well. There is also NO assigned parking. It's a complete free for all. So if you work late like I do you end up parking five buildings away from yours and walking. People smoke pot by the pool excessively and in front of children, I have even seen two younger adults smoke a joint at the table by the grill. They promise 24 hour security is on premise but I only ever saw that twice. The maintenance guys are pretty rude as well but I feel like that's mostly due to poor treatment as I heard how the people in the office spoke to them before. Things in the apartment break constantly. Also GLASS front doors. Whoever thought of that was an idiot. After the shooting and the break ins it became very apparent to me that someone could easily break in if they really wanted too. I also had an ESA who I was happy to give their paperwork to my doctor for. After my doctor had reviewed the paper she said she legally couldn't fill it out because olive tree wanted me labeled as disabled. After telling them my doctor wouldn't fill it out and giving them her reason they told me to "find a doctor who will". Not wanting to be labeled disabled I never did and proceed to pay for pet rent my whole year living here. 150 non refundable and 150 refundable plus 25 a month. When I moved out I spent multiple days deep cleaning my apartment which I already kept pretty clean. When I went to turn in my keys I asked for a walk through and was told the woman who does that is only there during weekdays. Which would have been nice to know when deciding with the office what day to move out two months prior. The main pool by the office was closed for most of the summer it seems and eventually after it opened they started closing the other pool off and on sometimes for weeks at a time with no notice and no reason. They did a lot of renovations to the pools and office while I was there as well. They also installed a key pad and fob system on all the pools, laundry facilities and the gym that they make you pay extra for even though it should be included in the rent. All those improvements and they couldn't number their parking spaces and assign them. My mailbox got broken into with in the first few days of my living there and after asking for it to be fixed because it wouldn't close they claim they did but it hanged off its hinges for the rest of my stay. If I could give them 0 stars or even negative ratings, I would. I lived here for 3 years and it was horrible. Each time you renew your lease, they bump up the rent like 10%. It started off at like $375/month, but the rent slowly increased to like almost $600/month. A large number of people don't even pick up their dog poop. Besides being roach-infested, the security is a joke. The doors are made up of small window panes. During my 3rd year there, my apartment got broken into from the patio door while I was working overnight. I called the police and filed a report. Then I walked into the office and told them what happened. They said there's nothing they can do except replace the broken window pane. Lucky everyone is required to buy renters insurance before anyone can move in. I had to file a claim on my renters insurance. Stay away from here!! read more

I had, had a decent time at olive tree apartments for the year I was there. I lived on the 3rd floor and I really didn't have any big issues, there was noise but as is expected of such a big complex. We needed maintenance once for the sink plumbing but they showed up and fixed it promptly. I lived there with my boyfriend we are both over 28 years old and we live a calm and busy life. We don't have children and we don't have pets. Come January our lease was up and decided to look elsewhere because we wanted a bigger place. So we gave our months notice but then decided to stay one more month because we hadn't found a place yet. We ended up vacating by the end of February. We left the apartment clean. We vacuumed and cleaned as best we could. We turned in the keys and we continued on our merry way. Fast forward to a couple of days later and we are hit with a $700.07 bill! They kept our deposit and still charged us $449.51 more! What's even worse is that they charged me for a unauthorized pet because "there was a pet odor" When I do not own a pet!!!! I tried calling but to no avail. I also had .56 balance at move out. I don't know how that was possible since we called to make sure of what amount we had to pay, but then again that always seemed to happen when we asked how much the rent was each month ( we had to call each month because they always changed the answers and we were stuck going back and forth more money orders) I have worked so hard to build my credit up and I cannot afford to have this bill in collections so I will pay. But please be aware that they charge you for things such as "touch up paint" and they charge you $306.60 for "an odor" and $178.85 for carpet cleaning with pet treatment (for a pet you don't have), but like I said we literally had a couple of stains on the carpet which happens when you place a dining table on it! I had an ok experience until this happened. As many people had tried to warn me, yet I had to find out for myself. There where also roaches here and there, we kept clean so nothing major. I really don't understand such drastic charges for what was literally a calm and clean living space. I'm very disappointed at how they turned out. When I called to inquire about the bill staff was rude and not helpful at all. First saying they "knew because there was an odor" then calling back and saying they called the carpet cleaning company to pull up the carpet after they charged me to spot clean it!?? Not a good complex, people leave dogs outside all day and night long and bark all the time. So dirty, dog poop and trash everywhere! Always homeless people digging in trash cans or walking around. Cars bumping loud music at all hours of the night. Doesn't feel safe people selling drugs in the community. A broken car port that hasn't been fixed in months that crashed down on many cars. They close the back gate at night to prevent people from "coming in" but that literally doesn't stop these crackheads. Now let me get started on the apartment it's self. Maintenance is useless yes they come in a timely manor but the problem does not get fixed, my AC has been leaking for 2 months now they stated they fixed it and never did and it is due to condensation. Bullshit! I had to put a trash to collect the water and it is filled every night. The paint over everything! They even painted over a roach in my cabinet...Bathroom and tube mold is falling apart, closet doors are not functioning can't properly close and open them. I do not recommend anyone to live here. My mom and I have lived here for almost two years. They're really nice apartments. Friendly office ladies that are willing to work out anything with you. I had lost my pool key and didn't have a bank card just a apple card, and spoke something out with Linda. They just go out of their ways for the residents. There has been a couple times when we couldn't pay rent on time, they did a "promise to pay" on us. It's a good maintained complex. Nothing bad really ever happens here. read more

One of the worst places I've ever lived in! Cars being broken into. People let the dogs poop everywhere and they don't pick it up. Dogs not on leashes. My bathtub had some plaster come off not due to taking baths. Due to wear and tear and they charged me $300.00 to fix it. Roaches climbing in ceiling the day I was cleaning to move it. I'm going on my 9th year here at olive tree apartments. The move to Olive Tree has been very rewarding to me and my pets. The management, office staff, maintenance staff are exceptional. Members of my family lease 3 apartments are very satisfied. My apartment is very clean free of insects of any kind. I have met good neighbors that is essential to forming good bonds looking out for one another that have lived here for some years. I lived in a 1 bed/1 bath for one year. The main lesson I learned is that YOU have to be the one to communicate with the office. If you need an exterminator, all you have to do is call them and they'll send one over within the following week for free. For the most part, dealing with the staff is kind of hit-or-miss as far as their competency goes, but Sheyanne was amazing. She was SUCH a pleasure to work with, and was so knowledgeable and helpful to us. As far as the quality goes, you get what you pay for. We were looking for the cheapest rent, and Olive Tree was our best option. In comparison to a lot of surrounding properties in the same price range, this one is pretty good. One thing that I don't like is that our carpet/apartment smelled like cigarette smoke the whole year we lived there. I couldn't understand why since we don't smoke, but then when we were moving out, we were told that the resident is the one who is expected to clean the carpet at move-out. Not only is that a $50-$100 cost we weren't anticipating, but the resident that lived there before us probably smoked, and since Olive Tree doesn't hire their own carpet cleaners to make sure the job is done right, I wouldn't be surprised if our carpet didn't get cleaned at all. Our apartment was old and beaten up, but we couldn't really complain considering the price we paid for it was so low. If you are looking for a cheap place to rent, I would recommend Olive Tree, but if you're looking for a 5-star experience, go find somewhere with more expensive rent. read more

If I could give 0 stars I would, I should've listened to the reviews before I moved in. This place is horrible. Good for about a month then it starts. The front staff takes advantage of college kids who need a place to stay. My first month at Olive tree was awesome,then the BS started. My neighbors were abusing each other, after numerous calls to the cops I got a warning to stop calling them from the office or else I would get evicted. I moved in and had black mold in my apartment (not to my knowledge) and the water heater started to leak and they came in without to replace it. They told me I needed to be out for the mold treatment. I was out for a week then they said it was taken care of. It wasn't. Went back,had no carpet and no running water because I had no water heater. Tried to make me pay them for a water heater and for carpet replacement. They threatened eviction once again when I said I refused to pay for 2 weeks of that months rent because I was displaced. Had a request for them to fix something,did not give them permission to enter,they did anyways and called me saying my dog tried to bite them. Same day said "your dog isn't supposed to be loose in your apartment". Other issues are I had my dishwasher "fixed" 7 times. "Fixed" means they walkedin and said "don't have the parts" so everytime I tried to use it smoke flew out and made my alarm go off. Office staff is the most unprofessional people I've ever been around. Sophie is the best one there. Actually helpful. Jessica and Amela are horrible. I called talking about my AC being broken and it being 95 in my apartment in the middle of June and Amela stated "you're not at the top of my list I'll fit you in when I want to" Basically, I lived here for 14 months and I turned my keys in yesterday and it was the best day I've had in months. Don't move here, drug dealers, theft, break-ins. All of which the office staff turns a blind eye to. Save your change and go somewhere else. This place is the worst place to have kids in as well. WORST COMPLEX I have had so many unpleasant experiences living here. I've been here 13 months and every single month has been the worst. The first few months were okay I had a really good job so I paid rent on the first or second every month but as soon as it hits the third of the month you are paying over 50$ for late fees. I have been going from job to job due to family issues and car troubles so I have had different pay schedules. They would not allow me to pay my rent most months. I would bring in at least $300 and usually that counts as a partial payment but sometimes not. Depending on which dimwit receptionist you get determines if you pay rent or not that month. Amela is so unprofessional, as some of the reviews on google state about the pest control: I did not get a notice that pest control was coming. He walked in my house while I was sleeping (I worked nights I got home at 7 am the door was unlocked) and since I didn't get a notice I had to kick him out and tidy up a little. The next day I got an eviction notice for not being ready and having "excessive pest problem" They gave me another chance I had to take everything out of every cupboard and put it on the table and I did that I have pictures of everything I had shampoos the carpet EIGHT TIMES. the pest guy came and I got another eviction notice. I called amela and she said there was "animal feces" on the floor I DONT OWN A PET. You'd think that after shampooing 8 times there would be no "feces" or at least stains. As I said I worked nights at the time I had gotten home from work at 7 am waited all day for amela to come follow up on the apartment like she stated when we were arguing over the phone and she never came. I called the office and they said IT WAS HER DAY OFF. every month rent is a different price. My dishwasher has been broken for 9 months and every time I call to fix it no one comes. Probably never even put a work order in. My garbage disposal broke twice. My water heater exploded. And now my ac unit is blowing heat when it's not even on. It took them 2 weeks to fix it. They gave me a new thermostat and thought that would fix the problem. They said My "dirty apartment" was responsible for this many roaches. I worked three jobs to be able to pay their outrages rent prices, I didn't get a notice that pest control was coming, therefore I did not clean like I should've. That could have been my fault, but everything else is ridiculous. I have gotten fined for having things hanging off my balcony when I don't put anything out there. They do anything they can to get money out of you for the love of god do not move here. If I could give zero stars I would. If you're looking for something cheap find a different place I was eager and young and didn't care what anyone said but holy shit this place sucks. My lease is up in 2 months and every family member that has lived here has had a similar unpleasant experience this place sucks. Save your money go somewhere else! read more

So I gave my deposit of 271 dollars and found another place called them it went to voicemail 2 weeks ago never got a call back but I called today to make sure they knew about that and apparently they said the refundable deposit isn't refundable unless you stay your whole stay and they said it's because I was approved even though when I was there I wasn't approved I didn't even give them my pay stubs so I think this unfair that they say this and mean something else read more

I considered a number of apartment complexes on the West side, but knew that Olive Tree was the right choice as soon as I walked onto the premises. The property is well maintained, from structures to landscaping, and improvements are currently being made to the parking lot. The office team is excellent, and was encouraging and helpful as I went through the move-in process. The maintenance team is also fantastic - I absolutely trust their expertise and appreciate their expediency. The rent for a one-bedroom is far better than other prices I found nearby. I chose a partially-renovated apartment, and it suits my needs very well. Our side of the complex is amazingly quiet, and people tend to mind their own business but also stop by to say hello. While I won't be in the apartment long-term (due to relocating), I've very much enjoyed my time there thus far, and look forward to the time remaining. read more

I was gonna write a good review but I needed more time to really figure out who I'm leasing with and I'm gonna be honest, I regret moving out now. I should've stayed at home and finished college and then moved out but hey we all learn. Truthfully I'd go back if this lease weren't a contract. My apartments been okay. A half assed kinda broken dishwasher wasn't gonna break my experience and at least I've been pest free (no roaches thank God) but I don't like their penalties. I paid my first 2 rents on time but this 3rd month I had a hard time as I was getting hit with monetary emergencies. Still though I submitted a payment with a sufficiently funded account. During the long Labor Day weekend my SRP billed my account EXTREMELY LATE (they were supposed to pull $200 on the 13th of August). Because of this pull I am technically short during the clearing process. The payment gets returned. It happens I guess, so I just go and make it right right? Well I can't because they added 3 $50 late fees on the returned principal. The payment just got returned today. So it's not like it was posted back and I never attempted to pay it for days, they charged me fees on days the check was clearing. It's like really? Do you really think adding $50 a day for each day late is really gonna get you your money? That's just making it more difficult. So now I can't pay the rent, and I don't get paid until this Sunday, so what you're gonna charge me $200 extra? Putting your tenants in even MORE debt satisfies you? If this is how you do people I don't think I wanna wait until March for this lease to end. I'm definitely not renewing nor do I wanna finish this one. read more

Moved in to these apartments 3 months ago from Florida and it has been the best decision I've made. The front office staff has been so helpful guiding me through the paperwork since it was my first apartment. I did have an issue with my fridge not working but maintenance came out the same day and fixed the issue. I only signed a 6 month lease but I will be renewing with them again! read more

Olive tree is by far the best place to live starting off from the first time you come in contact with the staff in the leasing office, ladies are amazing genuine people. The maintenance guys get you taken care of make sure to explain to you what the situation was. Worse place ever!!! DO NOT GO HERE!!! So here's my experience with Olive Tree, I've been a resident here for about 3 weeks, the first time I came in to sign my lease and pick up the keys, I walk in, no greeting, the girl at the front disk gave me a nasty look, and didn't even ask me to sit while doing the papers, anyway I got the keys and NO ONE attempted to show me around the complex, she pretty much gave me the keys and said you're all set. Same girl every time I walk into the office for something roles her eyes at me and I'm sick and tired of that, when I call to speak to them, I have to say this that "Michelle" is the most rude Bit** I've ever spoken to in my entire life. Worse staff, worse customer service, they are nice to you before you sign/pay anything and afterwords they are veryyyy veryyy rude to you. Other wise apartments are nice and clean, not very safe, police in this complex at least twice or more a day. I'm breaking my lease to leave from this place I can't take it anymore. My best recommendation is DO NOT GO HERE. read more

SAVE YOURSELF THE HEADACHE!!!! Office is super friendly until you're done signing the lease. Then they are have an attitude anytime you have a question. They WILL Nickle and dime you any chance they get. Maintenance is just as bad I was told by the office that in order to get something fixed you need to submit multiple work orders. Absolutely AWFUL place to live. High turn around rate with staff and management. POOR accuracy and consistency of policies and regulations, unprofessional staff and highly unfriendly manager. Everytime I had a question that came to mind while in their office such as "what's the move out procedure?" Or "is carpet shampooing required upon move out?" I would always receive 3 different answers and one too many "I'm not sure let me ask and I'll call you back" (never happened). I was completely done and ready to find a better place when I again tried to pay rent and I was given 3 different prices by 3 different staff members whom stated "it's what the system shows" and post speaking to one of the managers at the time (Armela, Dec 2016) she stated I was accidentally overcharged and then undercharged in previous months to which I was NEVER NOTIFIED. So I then had to make the drive for the additional amount (money order) which is their only option for payment, due to their website not functioning for a year! Human error is understandable however I was never grated an apology, her attitude was nothing but condescending and lacked professionalism. When I asked what her name was for reference she states I can't tell you that, then states OK it's Armela, I asked for her last name to which she states, "I can't grant you that due to social media". Interesting because I went in to the office the next day to find all business cards with written complete names of all employees including herself. Post all the inconsistencies, unprofessionalism and lack of efficiency of staff training I deciding to place a 30 day notice given my lease was ending soon. Much to my non surprise on move out day, I was informed by one of their staff the 30day notice I placed was LOST!! I was not provided a copy of the notice I filled out and I hate myself for not asking for a copy because now I'm literally paying for their mistakes (pun intended) a full month of rent. Just as a side note because I also have trouble trusting reviews: I typically never post bad reviews BC typically I have fantastic housing experiences, I'm a friendly young professional speech language therapist whom travels for work. In 5 years of moving across the country and staying in different apartment set ups I have never experienced such LOW QUALITY of service. I should of listened to the BAD REP and reviews, for that I also hate myself. If you do live here do not leave the office with copies of EVERYTHING including rent payments! You will have to request these they only go out of their way to give you a copy of your lease and nothing else. read more

Please sit down with a cup of coffee for this review. It's a long one. This apartment complex seems fantastic from the outside looking in. However, it's not. For all of its pros, the cons list is lengthy. Convenient office hours, inconvenient office help. When asking for copies of any form of "inner communication" files and records they have of each tenant, occupant, and apartment unit, they refuse to make copies for both parties' records stating, "It's inner communication for property management, not files for the tenant." Legally speaking, when you ask for something in writing and THAT'S the kind of belittling nonsense they give you, there are problems. I have been living here less than 14 days total and there was some kind of incident report made by a night security courtesy patrolman (whose name is still unknown to me).Regardless of whatever the incident was, the "report" that was given to management was incomplete at best. There was no physical proof one way or another linking me or my unit to said incident, yet I was to be charged $300+ in fines because of little more than hearsay. Management begrudgingly concurred that the burden of proof was not fulfilled on their end and so dismissed the fine(s) and 10 day eviction notice allotted to me. In saying that, I was then informed that if any future similar incidences of this nature occurred, I would be fined and/or evicted. That also was not in writing. As for the alleged incident? A guy walking a dog on the property who may or may not have actually known me. And because of this, I (yes me, who was asleep in my bed at that hour) was to be fined for this otherwise minor infraction. With an incomplete report, no witnesses, no physical proof, and it being the middle of the night, this should not even have been an incident. Period. Next fun fact about this place: you will have very little notice regarding the date (not time, because that's not given) as to when Exterminations building-wide will be done. Noncompliance with the requirements results in Fines, documentation of noncompliance, and a mandatory rescheduling of the Extermination and Pest Control. Further noncompliance results in more fines, documentation and rescheduling. Compliance for the extermination and pest control consists of (but is not limited to) moving all furniture to the center of a given room, emptying of all drawers, counter tops, closets, shelves, and dressers (drawers removed if possible), and anything destroyed or damaged is at the tenant's expense. Olive Tree apartments and/or outsourced entities claim no responsibility or liability for damages, mess, destruction of property, etc. You will have MAYBE a 48 hour notice as per Arizona state regulations. Next major point of interest: The ideals behind the phrase "live and let live" do not apply to management. Eviction is a near constant threat with anything and everything you are given notice for and of. Noncompliance is an umbrella term used to define virtually anything management can word-smith into noncompliance and pin to you as a tenant. They tend to use a lot of Legal Jargon and refer to the terms of the lease which (in some cases) are as non-specific as it gets. Which brings me to my next point. The lease. Don't sign it. Don't agree to it. Unless you are a hermit who has a lot of expendable money, no pets, no friends, you don't leave your unit, and you are completely silent all hours of the day and night, there is no point in staying here. The units (even "refurbished" or "upgraded" units) are nowhere near upgraded. Refurbishing is something done to tables and chairs, not living areas. Paint chipped, cabinets chipped, drawers broken and barely functioning, damaged appliances, doors/handles barely functioning, shower problems (e.g. leaks, loud noises and screeching when turned on, damaged sinks, questionable plumbing, etc.) minimal living space, high rent for the space provided, loud neighbors, non-compliant neighbors (e.g. not abiding by pet restriction policies, refusing to clean up after their pets excrete in the common areas, CATS EVERYWHERE, pool is rarely clean or sanitary in appearance, laundry facilities are mediocre at best, etc.), and the smell of Pot is a regular occurrence. All in all, if I could give a negative star review for this college apartment complex, I would. I would give it a negative 100/100. read more

I lived here for a couple years and saw a few changes. First, office staff was snippy and changed to pleasent. The manager change was much needed and the new lady is great! Second, the property had some much needed updates. I was happy to see the tennis court go. Third, the maintenance team changed a bit. With the staff changing, I was happy to see that the guy stayed that fixed my A/C. He really knew what he was doing and it was fixed quickly. read more

DO NOT RENT HERE!!! All the other one star reviews are absolutely accurate. I am a rental property owner in another state and moved to Arizona to get out of the cold. We rented at Olive Tree Apartments until we found a home to buy. To add to the list of horrible conditions, horrible office staff (mostly), very unsafe conditions, etc., after we did a moved out inspection, being told everything looks fine, we were billed for bedbug inspection, and treatment $357.70. There were no bed bugs when we left. We would have known if there were bed bugs since when we moved in 3 years ago the apartment was infested with bed bugs and roaches from the previous tenant. It was disgusting. We wanted the pest problem taken care of so they had some random maintenance person spray the apartment with obviously non-professional chemicals and charged us $300.00 for someone else's bugs!! We had to replace all our furniture on top of the charge for the spraying of the bugs. What a slap in the face!! Also they charged for restretching the carpet that was all wrinkled and in very poor condition upon our move in 3 years ago. We were very good tenants. We work 2 jobs each so we rarely were there to even have any wear and tear to the carpet. This place is not only a rip off, they are con-artists. BEWARE!! read more

No where did they mention to me that the fitness center comes with an additional charge. Coke machines are always broke, pools closed, when you do call there security no one answers. This complex is the worst. It is cockroach infested. I have been robbed, had my catalytic converter cut off my truck, toxic black mold.... moved to three different units in a single year. They have been through four "security guard" companies and three property managers with in that time frame. Stray cats pee all over your patio furniture.... they charge you 25 dollars PLUS $10 a day that you are late on rent (no grace period)... they are the worst complex I've ever been to lived at. I'm sure ill soon see them in court because they think they can charge you ILLEGALLY for stuff they make up. The only good part about is 1/4 of the tenants are awesome people and neighbors. Oh, drive bys in the parking lot are a regular thing, as well as atleast hearing random gunshots once a week. Cops are here everyday. This is worse than the ghetto. My wife and I lived here for 9 months, recently moved out. There was a shooting in the northeast parking lot of the property, a man was killed. There was another murder previously, an underage female killed a man s&m gone bad, and another shooting at the apartments on Peoria before the Walgreens. When we moved in the office manager seemed nice, that rapidly changes once you sign the lease. I received all kinds of ill info from a lady named Jessica, the only decent help was from an employee named Cody. The issues I had: I had scheduled auto pay through their website, they're poorly coordinated, they posted a note of failure of payment, when I went down to the office to make sure it was a mistake on their end, there was no apology, and hardly an explanation, I requested a letter in writing that stated it was their mistake and wouldn't affect my credit, I ended up opting out of the auto pay and did the cashiers checks instead, they weren't compliant with my request. The noise levels are not terrible. We rarely found any roaches ( maybe twice in a 9 month period). The A/C vents constantly leak water. In general the attitude of their front office is that of doing tenants a favor, not of a business, I pay for a service and I get it. To be fair the property is somewhat managed ok, the laundry area is often found dirty, their gym is ok, it's an extra 25 dollars for the key, it's only ok, the machines need maintenance. If you're truly looking into this place, do some research ahead of time, it's really not that safe, when something goes wrong at your apartment it'll take a while to have looked at. Make sure you see the apartment ahead of time, before you sign a lease, their willing to show the models but not the actual thing. They have a referral reward it's supposed to be $ 200, they make it official you sign a paper and give them your social, they don't follow up on it. I was rent too many apartments and house before, but I never got any terrible charges after I moved out like this Apartment. And the manager here very bad customer service! I moved in 09/06/2018 and moved out 09/05/2019, I gave them the keys on 09/02. Three days before before my lease end. I did paid for my last month of the rent, but they send me the bill and said I didn't paid for my last for days! I was lived there to years I didn't required them to fix anything in my Unit even when I renewed my contract, and all the stuffs in my Unit are old. The last day my wife took her all day to cleans but they still charging for clean. And change for replace the carpet. During we lived there we told this is nice place so we recommend my friends moved in. At that time, we see lot of bad reviews but we didn't believed. Now we're! Toxic black mold. Stray cats. No one has their dog on a leash. No one picks up their dog's shit. Noise ordinance is a joke. Laundry room is disgustingly dirty all the time. Most of the gates are locked 24/7 even though anyone with a truck or motorcycle can just drive over the grass and right into the parking lot anyway. Neighbors are mostly hoarders, meth and crackheads, and loud alcoholics. No one baby sits or watches their kids; For example, I once found a toddler crying at the playground and her parents were watching TV in their apt 4 BUILDINGS AWAY! (I called CPS and reported neglect.) Maintenance can't even caulk a tub/shower correctly, and I had to explain to the idiot how to fix my toilet cos he couldn't figure it out! I've had cockroaches twice and bedbugs once thanks to neighbors in my building, who despite all this, never get evicted. Drive bys have happened many times and the cops are here at least once a week. Caught the nighttime security guard asleep on the job at a picnic table numerous times. On top of all this, you'll start paying rent about $400 a month for a one bedroom but they'll raise the rates so much so fast, that you'll be paying $700 in less than 4 years. They wouldn't even negotiate the rent with me, despite the fact that my apt is clean, I've never had the cops/security called on me, I pay my rent at least 3 days EARLY, and money was tight because I was in graduate school. This place was awful. The last few months we dealt with termites in the walls. The complex did not treat it as something urgent. We had issues with bugs the whole time we were there and we are very clean people. There were spiders and ants. They were only ever found in the bedroom though which made no sense because we never would bring food back there. When we first found bugs and reported it. They said they would put us on the exterminator list but they never did until the termites turned up. There is wall damage that looks like it was sealed with cheap material, which I am thinking the termites were a preexisting issue. The "wood floor" is linoleum. It rips and tears so easily its as if they are asking you to cause damage to it. We accidentally bumped the coffee table and we lift it up and see the floor had torn up. The kitchen drawers would always fall out, they said they would fix that as well and never did. I would say its a better place for a single college student because there is definitely not enough space for a couple in just the one bed room. They charged so much for using the washed and dryer that we would have to do our laundry at my fiancées mothers house. The community was awful too. I swear there are meth heads all over that place. Just genuinely scary people. The people who lived above us walked heavily all the time, we could hear their bed rocking, you could hear everything. Another thing about the people is there are a lot of violent people there. You can hear arguments outside all the time. The police, or firemen, or ambulances were there all the time. The second month we were there a young girl murdered an old man. It was just not a good experience. If you don't mind living in the ghetto then go ahead and live there. If you have some standards I would not live here ever again. read more
