Very unprofessional, misleading, and unfair. My husband was called to serve in the Israeli Army Reserves, which forced me to break my lease. From the very beginning, I clearly communicated my situation to the property manager, Brittany, by email. She instructed me to provide a letter from the Army, saying the company would review it and potentially relieve me from termination penalties. I submitted the letter, only to be told it was insufficient. Brittany then referred me to Melissa, who told me over the phone exactly what additional information was needed. I went through the expense and hassle of translating, notarizing, and revising the letter exactly as instructed. After waiting days, I was abruptly informed my documentation would not be accepted simply because my husband serves in the Israeli Army rather than the U.S. Army--a fact they knew from the very beginning. Instead of being upfront, they misled me into wasting time and money, making me believe compliance would resolve the matter. To make things worse, Melissa ignored my emails and calls entirely. I had to send multiple follow-ups just to get a partial response from Jamie, while Brittany also stopped replying. This is the type of customer service they provide--unprofessional, unresponsive, and dishonest. I was transparent from the start, but Primrose and Olympus Property were not. After living at Olympus Emerald Coast the last 2 years, I can no longer provide decent reviews. I sent this email to the staff at Olympus Emerald Coast this morning. *Good morning staff of Olympus Emerald Coast. This email that I am sending today is frustrating to say the least. Yet again, building 4s fire alarm went off at 1am. This has become a nuisance and a very big problem. While I understand the safety aspect of needing the fire alarm, I can't understand why it continues to go off without cause. For myself and my family, this is a burden, especially when it goes off at 1am. I am very grateful for the City of Destin Fire Department for their swift response, but the alarm continued for 20 minutes. We pay a lot of money (as do others) to live here and it is starting to become not worth it. I will be contacting friends within the City of Destin today in regards to the ongoing issue we are having in our building. On top of contacting the City of Destin, I will be reaching out to Olympus Corporate. I am doing this because it is a safety concern for my family as well as others. Because the alarm goes off so much, individuals in the building do not leave their residence when the alarm goes off and this is a big safety concern. I do understand that the alarm goes off for actual reasons sometimes, but they are very few and far between. Our building alarm goes off far more than any other building and we are tired of it. We were supposed to have an inspection on our fire system in our units a few months ago but it was cancelled due to issues with our building and whatever the reason was and it seems as though nothing is being done about it. It's become aggravating and we can no longer sit back and wait for things to be done. We appreciate everything Olympus has done since we moved in 2 years ago, but things need to change. read more

After emergency maintenance refused to come to my aid when my air conditioner went out in the sweltering summer of 2019 - followed a few months later by the community manager telling me I "didn't have to renew my lease" if I didn't like how Redstone at Santan Village was being ran (really?) - I knew this was a company that had severe internal flaws. Olympus self proclaims themselves as being the best and offering the best. Nope. Just isn't so. Instead, they try to bridge the gap between their shortcomings as a company (they are many and large) and reality by throwing an exhausting amount of manpower into their branding with endless, ridiculous cliche marketing; endless double-speak; and this notion that all of their "integrity", "trust", and company "cohesion" makes up for those shortcomings. Sorry, I have seen none of these traits from Olympus Property. In fact, quite the opposite. Let's throw on top of that, their infantile and cheesy company work culture (where the members of their "team" take an awful lot of excursions for scavenger hunts, losing weight, saving the rainforests, and furlough days for "team" building) and it's a recipe for a headache. They even have a "director of people" for crying out loud, which I'm assuming is their HR woman just with a cutesy, innovative title. No, sorry, you're not innovative or original, you're just trying too hard, Olympus. How about less scavenger hunts and more property walks. How about your "team" have competitions on who can cite the most amount of parking/garage violations? My biggest problem with Olympus Property is that they believe that they can mask over blatant community issues with a band-aid of corniness and puffery; they won't call complaints, issues or problems for that they are; they only refer to them as "concerns". Resident issues at my particular property, Redstone at Santan Village, are many - and voiced in many social media reviews on the property. I'd lay at the pool on a Saturday or Sunday and hear all of these unhappy residents who've complained about this or that, and a lot of them gave up because literally nothing was ever done about it. The two main managers of the property have a well entrenched reputation for making nice nice when complaints roll in but then the same problems persist. A hamster wheel of saving face and fake smiles. Well, not on my dime - I paid a lot of money to live at an Olympus Property and I began to speak up. And if residents get too brazen, and Olympus gets their feelings hurt for being called out, they are well equipped with threats of a certain kind of action (rhymes with Seagull) regardless of any form of grounds or basis. They seem to enjoy this lip service a lot more than, say, enforcing policies; fixing things in a quick and timely manner; hiring a full service crew (they are usually one man short at all times). While all the Olympus staff and higher ups are all playing Ring around the Rosie, singing Kumbaya and hash tagging OlympuysProud - their properties lay in disarray with disconnected managers, deferred maintenance, and lack of proper staffing. What's wrong with this picture? Making residents comfortable in the way it really matters, they know, is far too much work. Grown-ups have to go to work and no, work isn't always "fun" with endless "happiness" and "laughter". Work is work. Olympus, this is all so simple; it isn't your job to save the environment, save the rainforests, have endless drawings for all this ridiculous stuff and for all these ridiculous causes (like coerced reviews where kiss-asses can write good reviews and be in a "drawing" to win an Amazon gift card) it's your job to provide an apartment that is run with competence and procedure. An apartment that has enough maintenance personnel to compete service requests in a day. People want to come home from work after a long day and know they have somewhere to park - not stressing and competing with your short term visitors and sublet-ites who won't use their garage space - don't even get me started on the parking situation. Residents want to address their problems and issues to the community manager without being talked over, intimidated and gaslight into doubting themselves (oh, she's oh so good). These should be your priorities; not running around the city scavenging about then pontificating to recycle. These are good causes but it's not your job. It isn't your job to be Customer Centered - it's your job to have a property with order and structure (you seem extremely structured at collecting rent on time, I'll give you that) Redstone is far too big with far too may people to be so passive on enforcing policies - Too much time has passed and you now have a property that is chaotic and quite frankly failed. You are no longer able to ride on the coat tails that Mark-Taylor laid out for you - and you owe the residents more. A lot more. read more

As a business owner myself I understand the need to work within a budget and the concept of being profitable. Most of your properties I have visited in Arizona and California are overstaffed with individuals that only read from a script provided by you. The interactions are very sterile and robotic. In this day and age with virtual everything why even have an office staff? At our building we have a resident manager, assistant manager and 3-4 leasing agents. Why? Residents pay rents online, maintenance requests online as well. Anytime we've gone to the office in person to raise a concern we get the same response that would as easily been made by an automated system. You celebrate a culture of community yet you don't pay your employees enough to care and it shows. Your business model of thrifty budget cutting is in the long run costing your investor millions of dollars in profits. Olympus Property management corporation, your response to Covid19 to your residents in need is also lacking tact and respect for your fellow man. Deferring rent payments then splitting the deferred rent into a 6 month payment plan starting up the following month? Your true colors have shown during this crisis of a pandemic Covid19 2020 "you just don't care." read more

Canopy at Citrus Park Tampa Florida Is this the Luxury Experience you been looking for? RENTER BEWARE: Set the right expectations & maybe you won't be disappointed. With that being said, I had very low expectations of this place and they were even lowered after moving in. Having lived here for several months, here is my review. Glaring Issues: (1) Smokers Paradise: Don't move here if you want clean air. People walk the community smoking and throw their cigarettes on the ground. People smoke cigarettes and marijuana on their balconies all the time. (2) Watch Your Step: Several people have dogs here, especially large ones. Mess clean up stations are provided on the property, but often people let their dogs go the bathroom wherever and don't pick it up. (2) Fee 1 On top of rent: $25 Trash fee from Valet Trash, you're supposed to put trash outside your unit between 5-7pm. Often have seen the trash collectors come after 1AM during the work week. Nothing like having trash sitting in the heat for hours. Usually 2-3 people are seen collecting the trash, loading it into a pickup truck, then unloading it at the trash dumpster, coming back and then collecting more. Keep in mind, you have to put your trash in a tiny little trash can they supply and if you don't bring it back in by a certain time, they try to fine you. So many people leave their trash on the floor, which in turn makes the place dirty. The Leasing office has removed themselves from taking any responsibility on these matters. (3) Fee 2 On top of rent: $15 fee for Fetch packaging, again worthless. Amazon, UPS, USPS, FedEx, etc. all deliver just fine to your door. They say it was implemented because people's packages were being stolen, don't buy it. It's a fee you will pay, but will probably find it not worth the hassle of signing up for and dealing with. Again, the Leasing office has removed themselves from taking any responsibility on these matters. (4) Noise: The units are noisy, can always hear neighbor's movements, whether they are above, below or to your side. (5) Poor Communication: They blast you with emails, several spam ones, but then don't tell people that tree trimmers are coming. The tree trimmers ended up cutting trees and branches that are over people's cars without telling them to move. (6) Unkempt: They mow the lawn and leaf blow around the property, but don't clean the sidewalks and leave all the debris blown by the leaf blower to accumulate. (7) Lack Accountability: The Leasing Office lacks any follow up. They will disregard your complaints. They are disconnected from the Corporate Office Olympus Properties. The Corporate people are just as dismissive, unorganized and unresponsive to tenants. No accountability for anything. (8) Frequent Move In/Out: Mostly a one and done place. No real community, as people are seen moving in and out weekly. Plenty of people moving out even during the middle of the month. (9) Individually Priced: Good luck finding out what your renewal lease rent price will be. Ex: The rent price can vary greatly vs whether you do a 11, 12, or 13 month lease and you don't necessarily get a better price for signing a longer lease. Pros: (1) Central Location: Close to stores, mall, highway, airport etc. (2) The units are semi new, but lack upkeep and are dirty upon move in. (3) Offer various lease term lengths. read more

This company and the people they employ are the ABSOLUTE WORST. I live at one of their properties in Pooler, GA. My dog was electrocuted yesterday due to the gross negligence of this company and the rental management team. There were live wires on site, out in the open, and uncovered. Apparently, there used to be lights wrapped around the palm trees out in the main courtyard. At some point, the decision to remove the lights was made. The rental management team decided it was best to just turn off the breakers, and call it a day. I'm not sure if there were ever covers on all of the electric boxes in the courtyard, but my guess would be no. I was simply walking my dogs out in the courtyard, just like any other day, and my Lab suddenly yelped in pain. I thought he had stepped on something, but there was nothing suspicious around. Then I noticed the open electric box, with live wires exposed. Words cannot describe how instantly infuriated I was. After securing my dogs back inside and assuring my Lab was ok, I walked back outside to take pictures to email the rental management team. I then proceeded to alert the local power company, and research code enforcement and whomever else I needed to speak with about this. The response from my local rental management team has been completely inadequate. Without actually doing so in words, they've admitted to their negligence. But they won't actually come forth and say, "Yes, this is our fault. We should have been more diligent in our inspections of the property." Had my dog not been electrocuted, and had I not called the local power company, the rental management team would have never known that there was still a live current running through wires on the property. They've actually said to me that "Well we conduct inspections on the property, and it was just something that was missed." "We all walk around the property looking for things that are out of place or a danger, and if we don't notice it, or if it's not brought to our attention, we won't notice it." This was an actual conversation I had with the Property Manager. Ridiculous, right? This is an absolute admittance of negligence, and they need to be held accountable. I have yet to receive a response from Corporate, 24 hours after the incident has occurred. I find it rude, unprofessional, and completely inappropriate. I highly suggest if you have pets, or children, you do not live at any of their properties. Your safety and the safety of those you love will be in constant jeopardy. read more
