Where do I even begin. This is a good place to recommend for someone you hate. I've never had a worse experience than speaking to "Shaker" or "Basco" and frequently being interrupted. From what my wife said, someone else in one of the complexes we're in is thinking of calling the health department because they're taking so long to do repairs. The units they manage are okay but the service is the worst we've ever experienced. My kids are so glad we left and have people who actually "help us take care of our home". So, I answered an ad on a home that stated they accept section 8 as I'm disabled and low-income. I dealt with a rental assistance agent in India that seemed helpful at first. After passing all tenent screening and background checks they referred me to some pet screening company to verify my "pet" that is actually an Emotional Support Animal. I could tell very quickly that the pet screening service was a farce.. they asked for information and proof that is all the way protected by HIPPA laws. I provided an authentic ESA letter and they (petscreening.com) denied that letter. After explaining the situation to one of Sulthars agents in India, the agent got pissed and hung up in my face and then took it upon himself to cancel my application. Next I spoke with Sulthar himself after gathering the information on his employees and company to make a complaint to HUD. Sulthar was pretty cool and expressed that he owns the company and that he has no issues with me having a dog but that he follows what petscreening.com tells him. I looked into petscreening.com and saw that as I already expected, they have a terrible reputation and have been accused of fraudulent practices plenty of times in the past by other rental applicants forced to use that service to complete a rental application. (I've included a link to a thread about petscreening.com below) Also during my conversation with Sulthar he began to mention things that made me as an applicant slightly uncomfortable. He started saying things about Lawton's Section 8 office and inspectors. I personally appreciate Section 8 and it's employees as that program has literally saved my life and given me a place to live that is comfortable and free of hazards and issues. Section 8 actually protects renters against most slumlords who buy cheap properties and then rent them out without investing in upgrades and fixes that make those home liveable. All in all, I'm very dissatisfied witf DFW Property Management and I feel that if they have issues with low-income renters on Section 8 or renters with ESA letters Sulthar should not advertise that his rentals accept Section 8 vouchers. He absolutely should not complain to a rental applicant about the processes and procedures of the Section 8 office, nor should he state that they try to get over on him. His company tried to get over on me and the Section 8 program helps me! He went out of his way to tell me that Section 8 always demands that he lowers his rent and he isn't lowering his rent.. what does that have to do with me? Anyhow, the entire process has been a complete waste of time and petscreening.com is a scam. They tried to make me pay a $400 pet deposit I'm not required to pay and $25 extra per month by denying an authentic and absolutely valid ESA letter. I think they must be used to dealing with certain types of people.. however, I'm not that type. I wasted time applying with DFW Property Management. There's much more I could complain about here, but for what reason? I'm not going to go back and forth with rental agents in India and fake petscreening webites or pay $400+ $25 per month just to rent from someone who purchased a house for $60,000 and wants to nickel and dime low income tenants. I can just notify HUD and the other agencies as to DFW's issues and find a real and respectable property management company to rent a home from. Seems to me that they are trying their best to take advantage of Federal Housing programs and low-income tenants, otherwise some of their properties just sit there. they wanted me to sign a lease that said I was ok with them allowing strangers they never met into my apt for 45 days prior to my end of lease. they don't accompany people to see properties: they just get a copy of ID sent to them online then give them lock box entry numbers to prospective tenant. that means for the last 45 days I live there anyone could give a fake id and enter 'at will' into the place I still live and have valuables!!! they refused to change that. they also said my water bill would avg 26-27 $$ but lease showed they wanted to take out 35$ a month for that and 25$ for my Shitsu that I was already going to pay a 400$ non-refundable fee for. they also made me fill out a form on Lind to a Pet insurance company to show I had had my dog get shots / vaccinated ; but what it really was , was a site to try and sell me pet insurance and renters insurance AND I had to pay 30$ to fill it out!!!!!! completely scam ... be Leary. Also the apartment had a 220 electric wire sticking out of a wall three feet out instead of a 220 plug for stove... be very Leary ! read more

This company became our property management company halfway through our 2-year lease and did not help our situation. Most of the issues were because of the awful landlord, but some employees here really did not care that they were talking to tenants. They had an attitude and then would backtrack on what they tell us. I could ask multiple questions in a call or email, and they would pick the one they wanted to answer and leave all the other ones unanswered. Emails were hardly replied to, and it took many tries to actually get them on the phone. Whenever I called and left a message for someone else, I was told that they would give him my message, but when I followed up days later from not getting a call back, I was informed that my message never got to the employee that I was working with. Then when they gave me all my move-out forms, they had the old address on there and luckily, I checked the map and saw that it was a new establishment. When I called to let them know, I got an attitude from the person that I was speaking to, and kept telling me I was wrong, but he quickly backtracked when I told him again that the address on the forms that they gave me were incorrect. I rented from this property for two years. When we first moved in it was disgusting. Still dirty from the previous tenant. I had to call them to get a cleaner and to replace carpets. I moved out in june 2021. I never was late on rent and I never complained about anything. Everytime I did call. The owner was RUDE. I gave a 30 days notice that I was moving out. I recieved a letter stating he was keeping my deposit ( which I expected because the carpet in my children's room needed to be cleaned. He charged me $11,000 for a whole year of rent for Aug 2021- May 2022. Claiming I broke a lease... I never signed another lease. My bill was $13,000! For what? Hes charging me for breaking and repairing stuff that was already broken from the previous tenant..He charged me for replacing blinds? There was absolutely nothing wrong with any of the blinds. I would put zero stars if I could. I had a situation where I called to inquire about terms and condition of a rental property and was chastised and lectured by the employee for the company for asking a standard question. I previously submitted a rating and spoke about my experience in more detail. The next day I received a call from the owner Mohamed who apologize for the incident and asked me "repeatedly" to remove my comment and re-rate his company and stated he would assist me in any way could. However it's very clear he just wanted me to remove the negative rating and has not called back or text me back in his personal number the he voluntarily provided. One person in particular to mention is Klaudia. She is exceptional and is always understanding, empathetic and just plain pleasant to speak with about any issue. Sulthar Properties management company did an absolutely outstanding job managing my three properties in Dallas for the past nine years (2010-2019). These were not easy properties to manage. Everything went smoothly and the application and approval process was quick. There were some minor issues with the owners leaving the state with the garage door opener and pool card, but Klaudia took care of everything and was very communicative throughout the process. If i could give this place a ZERO and shut it down i would. We contacted for the 4 bdrm on 86th and torreon; applied and was told we would have an answer. Later that day i wanted to meet with the owner; he said he was too busy barely answered his phone. Monday came and i popped at his office with my husband: we asked questions about maintenance he said we had to pay $65 for every maintenance issue to be fixed and he would cover the rest i asked why since he was the owner he said because he wasnt paying it. We might as well own the house after paying $1250 a month to rent. Before we left we asked if they had everything they needed to process our application, they both said yes. We got home and his assistant Michelle called for more work verification; i asked her why since we provided w2 3 check stubs and 1040 to ensure she had everything. Michelle said "im not about to argue with you either youre going to give me the information or not. We have others interested in this property anyway." I told her to not process our application due to her un professionalism and to find out the property manager muhammad was sitting ther allowing her to speak to me that way. I showed up the next morning to get my paperwork back and a refund for my application since they didnt process it she said she had cameras and she would call the police when I walked in, she talked about the clothes i had on and refused to call the property manager. So i stayed and waited for him to come. The ending didnt go so well they used profanity torwards me and threatened me. I feel sorry for anyone will is or will lease with them. This management company is the absolute worst I have EVER encountered!!! We recently had a busted drain pipe so every time someone showered our living room flooded. The cheapskate that calls their self an owner requires 3 estimates needless to say it took 6 days of flooding before they fixed it! The answering service actually suggested that we shut off our main water supply until they could get a vendor out to fix it. I have had a work order in for over a week for a broke garbage disposal and a bath tub not functioning right. We had an AC company beating on our door to replace our unit the NO ONE bothered to tell us they were coming and now here we are at midnight with NO AC funny thing is it worked just fine before they replaced it! THEY WILL NOT RETUN PHONE CALLS AND THE MANAGEMENT COMPANY NEVER ANSWERS THE PHONE!!!!! They want the commicate by text and they even suck at that! They send an email to every tenant 3 days before the 1st to REMIND them that rent is due yet they will let you go a week with your living room flooding EVEN THOUGH YOU PAY YOUR RENT ON TIME!!!!!! They aren't even worthy of a 1 star rating! I guess I should also mention that one by one these town homes are becoming vacant VERY QUICKLY currently 5 of them with no tenants. Maybe Mohammed wants to dig in and find out why.......we were charged a $65 dollar fee to have our refrigerator looked at YET WE PAID OUT OF OUR OWN POCKET TO FIX 2 RUNNING TOILETS WE WERE told they would DEDUCT IT FROM THE RENT and yes we provided RECIEPTS AND DID NOT CHARGE LABOR.
