Bill Cook was amazing! After exhausting most of my options as far as refinancing my rental property, I was able to find Omni-Fund. From the moment Bill emailed me asking for more info to the day I closed, he was very prompted and professional during the whole process. Even after we agreed to go one route, he advised me about another program that would benefit me more. And it turns out that it did. He didn't have to do that and just continued with the original plan but went above and beyond to find me a better program. Overall, the loan ended up closing earlier that we both expected it which speaks on how professional Bill was. I recently purchased my first home. It was a very stressful, horrible, drawn out, mind boggling experience. It was impossible to find a decent house in the market I was looking at. Then real estate agents wouldnt even respond to my offers (that were at or above asking price.) Finally, a house popped on the market and I put my offer in on a Tuesday, Nov 11th. It was accepted on a Friday. The process had begun. The tricky thing was it was a shortsale. And by no means was it short. It took forever. I got my keys on the 2nd of April. Almost 5 full months of waiting. The entire time I dealt with JK (Jitendera K. Kandola). He was professional and accessible. I spoke to him either by email or by phone on a weekly basis. I made sure to give him all the paper work he requested the same day. He wanted to make sure my packet was up to date and that if I was going to close, all the paperwork was there. That means every week submitting new paycheck stubs, new account statements every month, etc etc. It was quite a bit to stay on top of everything. Over the course of those 5 months, we exchanged 119 emails. And a call every Friday or Monday to make sure everything was up to date. He would answer all my questions. Being a Philosophy and Economics person, I had quite a few. Not only would I recommend him, he is the only person I would recommend to handle my mortgage needs. I got the absolute best market rate on my 30yr fixed loan. He dealt with me for 5 months and was always professional, approachable, accessible, and understanding. Had a really horrible experience, buying a house should never be this bad, I dealt with Lisa Toscano, when we first spoke to her she seemed real,friendly but come to find out, she is very dishonest and has now turned things around on us, the buyers instead of taking ownership for her mistakes, she came recommended by another realtor, all I can say is never trust anyone unless you really know the people, we were trying to get a home bia the VA program, lisa requested a bunch of information/documents which i immediately provided to her,a week passes by and we still didnt have an approval letter from her, she tells me that she is waiting for our credit info that she ordered? (That's weird, it's usually at their disposal, but i said ok?, that should of been my first red flag?) A few days later she calls me asking me for the same info I had already provided, (questions from a credit app) and asks me if it's ok to run our credit? (Confused) which tells me she had never actually worked on our application to begin with, finally she sends out this pre-approval letter to me and the realtor, (we open escrow) we get the inspection, the termite inspection, she confirms that the appraisal was ordered on the 26th/27th of June, it is now July 10th and the owner still has not gotten a call from the appraisal co, come to find out, she never ordered it, July 11th, we sign lending docs,she finally asks for my card info to charge the appraisal, the appraiser requests for COE, which we didnt have nor did she ever tell us we would need , she said tha shes only had to produce this doc once before? Come to find out from every other lender, it's the first thing a lender should obtain when doing a VA loan, so she lied again, our dd214 wasnt very clear and would require extra work to obtain the COE and might take longer so we switch to a FHA loan that same day, which was Fri the July 12th, on Mon the 15th, she tells me my sister is terminally sick and I'm going to be by her side but I'll have my phone,lap top and were probably not going to hear anything from them today, so in the mean time were still wondering why no call from apraiser?since it's now a FHA? She sends the realtor this certificate of approval from the bank stating it's done, (I'm thinking finally) well it's the same approval from the VA (remember we still need the COE), so another lie, we had to call the lender to try and get info because by now shes not returning calls,not replying to txt, NOTHING to at least acknowledge she received my calls/texts, the lender tells us that fha approved us but they have a limit of 433k and that we would need to come up with the rest, 170k,by now we are in panic mode and still no word from lisa, I understand that her sister could be dyeing but at least get someone else to help? so I myself call the VA back and to see if they could assist me with the COE, to try and go VA route instead, the agent tells me that, all they need is a better copy of the dd214 because the one lisa uploaded cut off at the bottom,mean while lisa calls my realtors broker and gives him a sobbing story that myself and the agent are being insensitive to her sister being sick, turning things around that our VA paperwork is in other words shady and that we werent going to get the loan because of that, also states that all my realtor wanted was for her agency to get credit for the loan instead which is untrue, Lisa needs to grow up, take responsibility for the way she has handled this whole situation, her level of professionalism is horrible, she even sarcastically texted me, "good luck with that DD214", lost my buiseness for good. read more

Shame on you David Tominaga! On 10/11/14 Mortgage Banker David provided a pre-approval for a potential buyer that stated "This not only provides an extra level of assurance that any transaction will be completed but also contributes to a quick closing as the gathering and verification of most of the documentation has already been completed". What a joke! My sellers excepted the offer based on this pre-approval letter. Throughout the next few weeks David failed to respond to my emails. 30 days into the escrow David completely stopped communicating. On 11/18/14 I find out from the buyer's agent that the buyer cannot qualify to get a loan. Escrow cancelled & David has never even called me to tell me what happened or to apologize. He has messed up so many peoples lives!!! Everyone involved is losing money. So sad! My sellers are in escrow to buy a replacement home and those sellers are in escrow to buy a replacement home. My credit score was too low to get re-financed, but I had enough equity in my home and always paid on time. I was at my limits after having been suddenly given custody of my niece. BEWARE... Awful experience with Omni Fund agent, Raymond Ferrell, regularly promising loan approval results. An 11% loan approval is what Raymond Ferrell offered, NOT a tenable outcome. Current rates, historically low, so, why Raymond Ferrell was not forthcoming from day one leads one to believe he/company will say anything to a client on the half chance they can corner you into an untenable outcome. Make no mistake, these people are not interested in doing you right. NEVER did I think that Raymond Ferrell's promises of loan approval meant a predatory loan approval rate, which anyone could get! Contacting Raymond Ferrell's manager/owner Raj Kandola, resulted in nothing positive. I did not have a good experience with Omni Fund at all. My loan agent, Tony Bares, did not consult with me before changing my loan to an adjustable rate loan, and paying down my interest rate at the cost of $5900.00. Tony also promised me a refund of $7500.00 from loan proceeds (additional points added to the loan fees) so I could pay off my credit card in order to quality for the loan. I did not receive the refund as promised, so the loan origination fees plus the buy down cost me over $15,000.00. The manager Mike Arzoumanian failed to follow through with his promise to pay me with Tony's future commissions. I was also charged for the appraisal fee of $450.00 twice and not refunded as promised. My mortgage loan balance is now what it was when I purchased my home four years ago. I am a single woman and work hard to have my home. I now am fearful that I will lose my home in five years. I thought with all the changes in the mortgage industry over the years, this kind of thing couldn't happen anymore. Sadly, I was wrong. read more
