The absolute worse company I've had to deal with! Experienced their antics for 13 years. My daughter's room had ceiling tiles and drywall falling on her and her bed while she was trying to sleep due to leaks in the roof and ceiling. They never fixed it. If any type of appliance stops working, they immediately threaten to make you pay for it and blame you before they even get to the source of the problem. One Source threatened to evict me and my wife over HOA dues that are the responsibility of the "home owner" until I showed them the law that requires them to pay it. There's a multitude of incidents with One Source harassing or refusing to assist neighbors when an appliance stops working. All of the reviews are accurate. They take peoples money and refuse to fix anything on their property. Mia definitely uses unethical practices especially using threats and she is very combative. They collect their money off of application fees and evictions. She knows someone in the court system that helps her evict people expeditiously so they can replace the tenants for free as advertised on her page. I can go on and on but bottom line do not ever affiliate yourself with this company ever. Totally unprofessiona! While assisting my mom to move it was a total headache! It has been 3 weeks and I have not heard anything from anyone! The initial move in was for July 1. Today is the 27 I haven't heard if I am approved or not! Every time I call I get the run around with an attitude saying someone will call me back which never happens! If this is what you have to go through to get into a property imagine what will happen if something needs to get fixed in a unit! Very unprofessional never have I ever experienced this before. I highly recommend to find someone else. Update: After telling them to take my application off the list bc of the unprofessional manner they sent me an email saying the didn't approve me. They promise a stipend payment with doing certain hours per week and when are you completing this, they then tell you, you are not. The customer service is a NEGATIVE 0, I have been renting my home from them for about 2 years now and it takes FOREVER for them to fix anything . My kitchen is falling apart , my garage door has missing glass so anyone can come into my house, there RE CRCKS WHERE YOU CAN CLERLY SEE STARIGH OUTIDE ,animas crawling I the attic, roof was leaking they did a poor patch job and never painted over it oh and I ran into a situation where I couldn't pay the entire rent I asked to do half on one date and the rest on another day they couldn't offer any help. This has been a nightmare in the worse way since day one. I showed up excited on moving day only to find out repairs/painting within the home were not complete even though I was told the home was vacant for nearly a month prior to my move-in. I then advised the rep I was not satisfied with the condition of the property and would like a refund. I was told that if I do not accept the property I would lose my $1,300.00 deposit. Keep in mind, my prior home was rented and the moving truck was already packed. In addition, I was promised that the painting and repairs would be completed after I move in. I've been in the property nearly 12 weeks and the home still has paint blotches and sheetrock mud everywhere(see pics). The brokers has refused to take any of my calls but would respond through the mail in a extremely cold, combative and hostile manner. The Brokers (Mia) general response to any concerns or request is that we have you under a strict contract (followed by threats), we will get to it when/if we can so basically deal with it. The agents with the company (Sandra & Kolandra) have great positive helpful attitudes but when an issue is forwarded to upper management please be prepared to be ignored or attacked. I'm now wondering if it's the Brokers goal to get the deposit then under deliver on service and over harass on everything else in hopes of a tenant moving early so that she can retain the deposit and/or obtain a double commission on the same property and repeat this over and over again. The experience mentioned above is only 1 of many.. It's extremely rare that I write a review but as GOD as my witness, I would not wish this living experience on my worst enemy. The worst management company in Hapeville, GA. Mia Fairly is nasty and likes to "go back and forth" based off personal feelings when its simply business. Tenants pay for a service and as a management company, they are there to manage the property, period. Instead they "pass the blame" to the owner and the owner Noe, passes the blame back to them. In the meantime nothing gets done and the tenants are still expected to pay rent with no repairs, no responses and a nasty neighborhood. I have never seen a management company manage a property without ever actually visiting the property. Instead when you submit work orders, they ask for a plethora of photos because coming 8 miles down the street is too much of a burden. Its very covid friendly to simply visit the property and ensure that simple things are done to upkeep the property. The properties are managed from behind a computer and work orders are closed out without being completed. The average turn around time for a repair is 4-6 months and it takes at least 4 request before one is acknowledged. If you enjoy a nice place to live and peace of mind, do not rent from them. read more

I've been with Mia at One Source for over 3 years now and I'm very happy with the service. She has dealt with the tenant from hell and seen off a cowboy roofer who decided he could charge what he liked. In Mia - he had met his match! Twice I have been asked by other Agents if I would like to transfer over to them - not a chance, so don't ask. I'm sticking with One Source - I can sleep at night with Mia as my Agent and I can talk to her like an old friend if anything goes wrong and I need advice. ps. love the new system "Appfolio" - the statements look so professional and are much easier to understand than the old one. read more

Customer/maintenance service is sketchy at best. Had a plumbing issue. 3 different plumbers were sent to repair the issue. First one explained that mgmt would have to get someone with equipment he didn't have to fix it. 2nd one checked everything, said he needed to go get equipment and NEVER returned. 3rd guy was the charm and completed the work. This happened twice with plumbing issues. After each maintenance visit, someone would call to ask IF MAINTENANCE SHOWED UP AND TOOK CARE OF THE PROBLEM. YOU HIRED THEM. DON'T YOU KNOW??? Don't they report back to you???? Now I'm dealing with squirrels getting into the wall between outside and bedroom through a hole in the outer wall. They may be nesting in there or something. Loud scratching. VERY LOUD SCRATCHING. If I open the window, they scurry away. Put in a maintenance request over a month ago. Also called. Sent text messages. NOTHING!!!! Sent text and left voice message AGAIN today. What's next? Better Call Harry on the news??? read more

Unfortunately, I have to change my rating for Mia. Mia's property management has become unsatisfactory over the past year. My house was vacant and I contacted Mia several times to check on the status of getting a new renter. After 4 months she finally agreed to go to the house and told me the house was not showing well because the house was not clean. I paid to have the house cleaned and fixed after the last tenant so I was confused why this would be an issue and why I wasn't advised 4 months earlier! Mia seemed unapologetic and offered no real solutions so I hired another manager to see what was going on. She found tires on the side of the house, water damage and bleach stained carpets. I expect a property manager to be my eyes and ears and to follow through on getting a house rented. If there was something preventing the house from being rented, I should be notified. I also expect a property manager to verify that repairs are done correctly. Mia's service has become increasingly confusing with several new employees, answering services and notification systems that contradict each other. She has not followed through on collection services for renters that still owe money. The lack of follow through in ensuring that the property is well maintained and rented is appalling. I am no longer using her services and would not recommend using her services. read more

So far things have not gone well. Anytime I need to reach someone it takes several days. Phonecalls and emails are rarely returned. There are problems with their system and payment processing. Relocating to Lawrenceville through my company at the end of the week. Me and my fiance paid a $70 application fee and Marc told me it would take 3 days to process. My landlord got a call from someone at their office so I know they had begun to process my application the next day after we applied. A week and a half later after several attempts to find out whats going on, we're on a very limited time frame, the only response we get, (if we get one at all) is shes the manager and just got back from vacation and hasnt had time. Ive seen houses on their site say pending application or approved application, but the house we apllied for still, after Mia told me they werent accepting any more apps is still listed as available. Im really feeling like this company is not legitimate and is only out here trying to collect money from people and take their application fees. If your a tenant, dont waste your money, if a landlord, don't waste your time. This house has been listed for a long time and if by chance the owner of 445 Springhead Court Lawrenceville, Ga we definitely were interested in your home, it would have been perfect for our little family but the company your working with only cared to give us the run around. I have been actively looking to move, I placed a application for a rental property online through the website and paid my application fee, faxed all very personal info like ssn, pay records etc.. .I never received a phone call from one person from the company regarding renting the place. I have called at least 10 times regarding renting out the property and every time I call I either get a voice mail, or some one saying they will call me back in 15 minutes which they never do . I would appreciate if I was called and advised of whats needed in order to move along in the renting process as thats the proffesional thing to. . But NO ! I have to call daily . Ask prompting questions. etc. No one reached out to me once regarding the place. Everytime I call, some one will answer the phone and tell me they will call me back, I have yet to receive a call. ..I spent my hard earned money on a application, and took the time to send the info requested, but no one can give me a simple call shoot not even a email and let me know whats going on...Is the new thing to take peoples money and not even give them an update , a simple approval /denial ? The company is so GHETTO and unproffesional it's unbelievable , Including the owner , Ms Mia herself.
