I've had a great experience living at this apartment community on two separate occasions and would highly recommend it to anyone looking for a comfortable and well-managed place to call home here in the heart of Plaza Midwood. From the moment I moved in, the staff has been friendly, responsive, and genuinely helpful. Any maintenance requests I've submitted have been handled quickly and professionally, which really makes a difference in day-to-day living. The property itself is always clean and well-maintained, and you can tell that management takes pride in keeping everything in top shape. Glenda communicated to me they were making updates to the community, gym, and pool... and guess what? She did exactly that! That's a rare thing in this industry. The amenities are a huge plus--everything is modern, accessible, and adds real value. I especially appreciate how quiet and safe the community feels, while still being conveniently located near shopping, dining, and major roads. Overall, this has been one of the best apartment living experiences I've had. Very disappointing experience overall. My normal rent is around $1,400, yet they are trying to charge me nearly $2,400 for just 25 days because I didn't give a full 60-day notice. I understand lease policies exist, but management completely refused to work with me or show any flexibility whatsoever. For a place that already charges high rent, the customer service is terrible. On top of that, the apartment is right next to train tracks, so you constantly hear loud trains throughout the day and night. The noise is enough to disturb sleep and shake the building at times. The walls are also extremely thin, so you can hear neighbors talking, walking around, TVs, music, and doors constantly. There is very little privacy or quiet here. The office staff is also unfriendly and unhelpful anytime you try to discuss concerns. Definitely not worth the price read more

They got their heads ALLLLLLLLLL THE WAY UP their own butts. They think their $1600/month apartments are some high end luxury living arrangements. They got mad at me when I was like "it looks like you're hurting for tenants to move in". They were trying to rush me all week because they need rent money, and when I was like I'm no rush buddy, I'm not trying to pick the wrong spot they got pissed and mad at me for calling out that I don't actually need their little apartment building and they got like 20-30+ units just sitting open. That's not booming business for a property management company, just FYI. The other funny thing about them whining about how long it was taking them to get them their forms, they never even SENT ME one of the forms I needed to fill out for em. They were like "it was attached on the original email!!" and no, it wasn't, you suck at using a computer and you attached two of the same form, not the one you think you attached. And then for the entire week you were like "I NEED THE FORM NOW!!! REEEE", when you never even sent me the right ones in the first place. It's really funny. I guess that's why they're still working there in 2025 when there's reviews all the way back to 2019 mentioning the same names. Example of peter principle here. read more

Such an amazing apartment complex in the Plaza Midwood area. I have nothing but great things to say about this place. It's convenient! You can walk to just about everything you need to get to from restaurants to bars to the grocery store and much more. The central location is perfect and you're only a 10 minute drive or less from Uptown, NODA, and South End. The complex has a great staff. The staff are always kind and helpful. I've never had any issue with anyone working here and they always seem to be in great spirits. There are community events every month that keep you engaged. They usually involve free gifts, food, and different entertainment scavenger hunts to win prizes. This area has a lot of construction happening right now but that will just mean more amazing spots that are just a walk away. read more

Danielle the Manager might be one of the most inconsiderate of them all. She's about as helpful as a litter box. You would think she's talking to INMATES rather than RESIDENTS. Place smells like garbage. Floors look like garbage and dog defecation. Borderline Shit hole if you expect decent cleanliness in your living space. If you address anything to this One305 team they won't do anything other than the same usual leasing office fluff. Save yourself the tour, the headache, and the damn money and don't even consider ONE305 Central. First off let me say "Topaz" (Lessing agent who showed us around) was AMAZING! We stopped here on a whim because I literally just got off a flight and was in dire need of some breakfast. However, since one of the main reasons for flying out here was to view some apartments in the area, I thought I would stop here since I really liked the building as I was driving pass. These apartments were AMAZING. I literally had no complaints about my showing today and/or amenities this building offers. Topaz showed us ALL of the benefits that this complex offers from pool (which was very beautiful btw), gym, beautiful lobby, spacious apartments, dry cleaning lockers (so I won't have to look for dry cleaning in the area) and underground parking. One of the things I really liked about this complex was the common room also that is free for tenants of the building. You receive free WiFi, there are Apple computers on site in case you need to use one and an open area for you to entertain your guests. You can even rent out the space if you need to for a small fee. In addition to me LOVING both apartment units that I seen, Topaz was SPOT ON in really showing her passion for what this apartment building offers in the most professional way. Although I want to do my due diligence and view other apartments in the area- this complex may just be receiving a new tenant! read more

Great Location, Terrible Apartment (Long Review Alert) So, I want to start by saying that I don't give 1 star reviews often, and the last apartment I resided in received a 5 star detailed rating from me. I resided here 3/12/2018 - 3/30/2019. I will give you the good, bad and VERY BAD details of living at One305. (LOVED): The area. You can easily walk to an organic grocery store, restaurants, and amazing bars. Almost everything else is a $5 Uber away. (LIKED): The amenities. They are average. The pool is in the middle of the apartment complex, and the sun only shines there for 1-3 hours out of the day. The gym is basic, but you can get a light workout accomplished. (LIKED): My apartment. I had a one bedroom. My bedroom did not have windows, which I Loved! (I work late hours).It was cute, modern and chic. However, it was way over priced considering the train was right outside of my window and came 10+ times throughout the day and night. Please be warned if you're a light sleeper. (HATE): EXTREMELY NOISY. Good luck getting any rest. The walls and ceilings are so thin that you can hear your neighbors washing clothes, flush the toilet, intimate time, and you CAN FORGET IT if they have a dog. I lost track of how many times I was awoken from howling dogs and careless neighbors. Management will do nothing about this. AGAIN YOU LIVE RIGHT BESIDE A RAIL ROAD. It is so very loud. You will have to pause the tv or conversation you're enjoying, and wait for it to pass. (HATE): PARKING: WHAT A JOKE. So they took away resident parking on the 1st level and gave it to the restaurants and bars next door. If you make the mistake of parking on the 1st level, THEY WILL TOW YOU. IT GETS WORSE. After they opened our parking deck to the public, on February 12th 2019, SIXTEEN vehicles were broken into and vandalized. The office manager said they were not taking any responsibility, would not comment and to see the police. IT GETS EVEN WORSE, If you sign/renew your lease after May 2019 you will be charged a monthly fee for parking in this over capacity parking garage, that you must share with the public. Nice Right? (HATE): Office Management. Never had a difficult experience with any apartment managers and staff UNTIL ONE305. Their bank did not communicate well with mine (USAA). They made it so very very difficult for me to pay rent, and tried charging me outrageous fees on top of my expensive rent. They expected me to bring them a money order when THEIR bank didn't work with mine. The management is cold, rude, and they even look miserable. I watched Carlin give a potential tenant a tour, and she took them the long way to the clubhouse because there were dog feces in the hallway of the more expeditious route. Very sneaky. In conclusion, DO NOT MOVE here. Its loud, expensive, and aggravating. This will be nothing but a huge headache for you. There are plenty of amazing apartments in this area that wont cause you as much grief and money. If you don't want to take my word for it, please see the ONE305 Facebook group. The worst customer service I've ever received in my life. First, they stopped accepting checks for rent, which is completely understandable. We set up the online payment which we thought was successful. Rent was not taken from my account and instead of them notifying me, they provided me with an eviction notice. They admitted to not attempting to contact me. When I went it to resolve this, no one was apologetic... all they did was say this is not their fault (and made me pay the court costs associated with their filing) Now, I've been trying to move to another apartment in the same building, which the guy in the front office told me that would not be a problem, I have gone to the office twice and asked someone to call me and no response. I finally sent my roommate in to figure out what's going on after two weeks, to find out that we can not do that. I called the property manager in search of some resolution and I got no where, zero customer service. No attempt to keep me as a resident who has been there two years and pays rent on time every month. After arguing with him he says he'll see what he can do which is nothing. I completely understand that everything won't go how I want it to. What I don't appreciate is the lack of customer service and support. They give no options. No resolution ever. They'll tell you they helped me by waiving my late fee the month the auto pay didn't work but i had to fight for that. I had no problem getting them a money order for $4000 for two months rent. But this is my fault, for expecting better customer service. On another note, the maintenance guys are excellent. Helpful. Quick. Friendly. But as for the office staff, without Carlin they're terrible. read more

Was looking for a place to live in with my partner in plaza midwood. Came across what I thought would be the perfect fit. Unfortunately my experience with the leasing consultant was horrible. No follow ups, poor communication, etc. Basically had to chase them down to get information out of them. Apparently their customer service is known to be bad from some tenants I know that already live there too. read more

Moving to One305 Central was the best decision ever! The entire leasing staff is friendly and they made the leasing process extremely easy.They even had a some good insights on the neighborhood! I love being so close to everything in Plaza Mid-wood and it has been a dream being walking distance from not one, but two grocery stores... but the best part? I don't hear ANY of the street noise! When I first moved in I was a little concerned about the train noise being an issue, but to my surprise I hardly ever hear the train at all. On top of being a quiet apartment (a luxury in itself) I even have more than enough storage space, beautiful finishes throughout the apartment and a roomy walk-in closet (and I don't mean one of those pretend walk-in closets that lots of other apartments advertise- This closet could really be called a small dressing room, there's space for a dresser, an ottoman and my extensive shoe collection). Don't hesitate to come check it out- Once305 Central is pretty awesome. read more

I've lived here for almost a year. My first place to live in Charlotte, by way of Fort Lauderdale. The location is awesome. Walking distance to tons of restaurants, breweries, bars, and stores. The pool is a great spot to hang out during the summer. And the neighbors have a great network to organize get togethers and events. Prices seem to be pretty on-point and competitive to the local places. I love the kitchen layout and the styling of my layout. Granite countertops and stainless appliances. The office staff is very accommodating and always willing to help out. Quick hint: ask Carlin and Jaime to do a traditional Native American rain dance, and you'll get a free dream catcher and 3 months off rent. At least I did. read more

I love this place! The apartment is tastefully designed with things like a tile backsplash in the kitchen, painted walls, wood floors, and baseboards throughout. The community itself is also very nice, and very dog friendly! My two Boston's love it here, and love going for strolls through the surrounding neighborhoods! read more

With all of the options Charlotte has to offer, I would advise staying far away from here. I have called the office and security about domestic disputes in the apartment below mine on multiple occasions and management has done nothing to successfully address the issue. There was yelling/fighting downstairs as recently as yesterday. My neighbors upstairs have an enormous dog that runs laps overhead all day/night and when I spoke to management about it, I was told that they cannot restrict how someone lives in their apartment - despite the lease contract saying that pets cannot be a disturbance to other residents. Now, they have restricted parking to exclude the entire first floor of the parking garage which is now reserved for nearby retail parking. The spaces have been entirely empty all week a. The priorities of this property seem to be about everything other than making this a comfortable and convenient place to live. Thankfully I am relocating for work in June, but if I was staying, I would certainly move out of One305. Do yourself a favor and live in Southend. ***As I'm packing to move out, I can't say that things have been any better. I had to call the courtesy officer again on 6/16 about a disturbance in the apartment below mine where I was woken up very early in the morning by a woman screaming. This was also reported by a friend who lives next door to that apartment, and despite us both communicating with the leasing office, they are shrugging it off. I'm glad to be leaving. The priority of management is in protecting those causing issues. The rent you pay does not guarantee a comfortable living environment. I recommend avoiding. read more

I moved to Charlotte from Atlanta and in comparison to what I would have to pay in Atlanta for the above mention reasons, this place is a "gem". Don't waste your time or money, I've never lived in a place that's been more inconsiderate to its tenants and inconvenient to live at such a high price. So far this week alone their have been break-ins in our parking deck with no leads, mis-communication between front office leading me to believe they towed my girlfriends car under the one day warning they sent out that the visitor parking she was parked in wasn't available for that day, just to find out they "only" moved the cars to the back of the building which wasn't articulated to me until after I went out of my way for inquiry. I was woken up today by the property foreman leaf-blowing the pool with a ridiculously loud blower right next to my window. Not to mention since i've lived here, it took me 3 separate times of having to go to the office for them to send me an email with codes in it for the B-cycle membership that comes with the apartment that should have been sent with move-in, they have had fire alarm drills that lasted an entire day on my day off. It just seems to be that there is always an issue here and from my perspective its the in-experience in management and a blatant lack of selflessness for its residents. If you are looking for high-end living, you can find a more courteous staff. read more

Poor Management, Poorly Designed. Poor Acoustical Sound Absorption ( I could here my neighbors phone Vibrating, It's very noisy after hours), the pool is not usable year round unless you enjoy freezing water. The building surrounds it and blocks the sun from hitting the pool. The amenity space is poorly managed (TV in club/lounge rarely worked and there was rarely coffee re stocked and when this was brought up to management along with noise complaints nothing was done about it. Straight up ignored when the matters were brought up initially and when brought up again, I was spoke down to and they were very condescending. The guest access key pad was constantly was broke. The place is like a maze and there aren't convenient exits/entry depending on which unit you live in so I always had to walk all around to let my guests in or pick up a delivery. My mail was lost by management. I was told by email it had been delivered to the office when there were no available parcels but when i went to pick it up they didn't have it as well as the old tenants packages were being delivered to my parcel and if mail was in the parcel longer than a few days then you are charged. Pretty inconvenient especially if you are on vacation and worried about being charge cause someone else is mail is being delivered to your parcel. read more

I have lived at One305 Central since October 2016 and just recently moved apartments to live in the new Plaza Building. From day one, the team here has gone above and beyond to make sure that every detail of my moves have gone off without a hitch. Living in the original building was great but I am loving my new apartment in The Plaza. The community in general is in a fantastic neighborhood that is up and coming. I can walk to just about every place a resident would need, from a grocery store to coffee, and the restaurant options are local favorites with something for truly everyone. And, if you want to hit a night Uptown, it's just a short Uber/Lyft ride. The best part of living at One305 is the team. I have yet to go to the office or pass one of the team members in the halls and not get a smile and a "check in" to see how things are going. Even my dog won't walk by the office now without wanting to go in to say hello and get her treat. If you have a fur baby, they will fit right in! read more

Very poor. I moved in a couple of months ago and I already had so many issues. - Alarm constantly goes on (one day even the fire fighters came, but there was nothing) - Power went off for three hours without even giving me a notice (that means that I was not able to cook, use my computer, do laundry, turn the dish washer on, no light, etc) - The train passes 20 times (even at 5am) a day and it is so loud, that everything shakes - The isolation is terrible, I can hear every step of the people who live upstairs (luckily nobody lives next to me) - Car break-ins happened (I do not feel safe) Besides these issues, there were many more such as redoing the balcony, changing the filters, problems with the elevator, etc. So many things have been promised but not delivered on time (Sky Club: the best thing they have, Swimming Pool). Everything looks nice from the outside, but when you live there you will see that it is not a nice place to live.
