HORRIBLE management company and HOA. Ignores resident feedback and requests, selectively enforces rules, and have allowed the buildings to fall into early stages of disrepair. Bathrooms are constantly flooding into the floor below due to shoddy building materials that are requiring costly fixes. Theft, HVAC, and cleanliness are *constant* problems. read more

I am extremely upset and disappointed with how things are being handled at Optima Old Orchard, managed by Triology Management. And that experience started from the beginning. I live in the unit 913, and on that Saturday a water leak occurred on the unit above (1013). I was working and when I arrived in home the maintenance suddenly came in and installed several large fans without any notice, permission or consent. No one told me in advance or explained what was happening -- they just entered and started setting up loud equipment inside my apartment. The fans were unbelievably loud, I couldn't even watch TV, have a conversation, or stand the noise in my own home. They were also blocking access to my bedroom and bathroom, making it extremely uncomfortable to live there. This was such a violation of my privacy and peace. Nobody here is living for free, and the rent at this building is not cheap the least management could do is respect tenants and communicate properly. I truly hope Optima Old Orchard and Triology Management take this seriously and start treating residents with the basic respect and consideration we deserve. But I know that they gonna just answer this complain here on Goggle, as always they do, without any actions and with vague excuses. It's a really frustrating place and incompetent administration, especially Victoria, always acting with attitude, rudeness in passive aggressive way. read more

Optima Old Orchard is a beautiful building on the west side of I-94 across the highway from Old Orchard Shopping Center. In my past life I was an architect so I was very interested in seeing this building coming up out of the ground along the expressway when it was being built a few years ago. As you go north on I-94 this beautiful building stands out w/it's tiered construction, w/sleek aluminum & glass exterior w/open air connecting bridges & rooftop courtyards. I'm sure there are a lot of amenities in the building. The location is convenience in the suburbs a few minutes from downtown. The Optima building has easy access w/the Edens expressway running just to the east w/an exit right @ Old Orchard Road. The Old Orchard Mall is on the east side right across the expressway. All you have to do is dodge a few cars & try not to get hit running across the Edens (just kidding). The forest preserve is literally right outside your door w/the trail running parallel to the west elevation. This trails starts north of here by The Chicago Botanical Garden & goes south past the Skokie Lagoons, Harms Wood Forest Preserve (on the west side of Optima). I was there today). The trail continues south down past Bunker Hill, through Forest Glen (where I live), through Labagh Woods (across the street from me) & all the way by Foster Ave to the Park District. I am really taking advantage of the trail so I can get out, enjoy the weather & get some exercise. I guess luxury living comes at a price. The apartment range from $1,855 - $2,765 for 1bed, 1bath, 801 SF to $5,885 - $ 6,750 for 3 bed - 2 1/2 bath & 3,109 SF a tad too rich for my blood. My husband and I recently bought a beautiful condo in this building that needed renovations before moving in. It felt stressful to be renovating when we were not living in the space, and Shayda from the management office could not have been more helpful. She always responded immediately to all of our (annoying) questions and helped us coordinate anything (reserving the elevator, shutting off water, sending their contractor to our unit, parking) that needed to be done. We have been absolutely thrilled with the building's responsiveness, professionalism, and organization. It is a beautifully maintained building with gorgeous grounds and great amenities. The best thing about this property is the pool. Great pool facility when it is open. Otherwise, the property management company nickels and dimes its tenants and good luck finding out when the board meetings are, unless they want help with something. Do not recommend this place. The management team here is awful. Since it changed to a new company called Trilogy. They try to find ways to "fine" every person who lives here. Yet as other reviewers stated- the garage smells like garbage (summer heat doesn't help), the pool and jacuzzi has been closed all summer and going into fall as well- (why are we paying for these amenities?) the pool deck is filled with rust, cig butts, dirty chairs, and the cleanliness of the whole building has gone down the drain- The workout room facility and the machines are outdated. The only positive thing about this place is the location- it is right off the highway and close to the mall. read more

They nock, drill, hammer the walls, ceil, and slam the stares door any time, even at Night time. Some chemicals, also spraying after 1 AM. True vents and water safety things. Also, they have the right to enter into Private places, when the owner is not at home without any notice. Even the cats or dogs are at home alone. These people yell at Holloway's to insult the owners and residents. What makes home animals very stressed? What else is very important, the management decides for residents or owners to make only the rules, that work only for their convenience. In my case, I do have a right not to open a door without notice. They drilled my front door without any court documents or any papers. They brought an Attorney with them, but the Attorney didn't have her Business Card. Surprise:??? After they left, Management's, "Attorney and some people, who even didn't come inside, left me with a broken lock door and put a note. 'You can't leave the house, or I will be not able to come back.' Without any apologies. I have two lovely dogs. Who is already stressed out and afraid of everything and people. Plus to All as and Above "Parcels"! Very hard to receive them at the proper address, because for some reason they and up at any place, but not where are supposed to be. Many of them even do not have a Unit #. What is another Question to Management about Residents or Owners who live in this place without Unit #. I'm writing this, because is a visually "High Quality Building". Management is horrible! Paying so much money for what! I moved to a unit that's not even ready for move in! I have bad allergies ! Carpet is not cleaned! Washer and dryer old as heck! We're in 2022!! When they turn the heat on is like a boiler in there!!! Air system older than my grandmother ! Nothing is upgraded! Not worth the money I'm paying AT ALL!!! Dishwasher stinks! Stove has food mold on the eye! I have complained and complained and complained they do not care!! I pay rent here they need to be responsible for cleaning and taking care these issues! We recently moved in and I have to say, my #1 complaint is the front doors to all apartments have gaps in them. I continuously smell what my neighbors are cooking....every.single.thing. I spend hours cleaning my unit for only it to smell like fried fish 90% of the time and it's not even from my own cooking. I try to air it out with opening windows and having fans on, but the smell of fried fish sticks. It is a weekly 3-4 time occurrence. I feel like for this type of facility to be able to have those kinds of smells seep through doors is insane to me. Espesically because of the month amount spent on rent. The hallway always smells of onions and fried food. It's unbearable, truly. Sooooo disappointed in this. Also, the heat and AC is controlled by the HOA and it is pure must in our unit because it's HOT and mixed with a fried food smell. It is disgusting. We have to wait until May or June for the AC to turn on. Very disappointed. read more

Pros: -Nice apartment layouts with great views (some overlooking Harms Woods) -Convenient to highway -Nice gym and pool -Goundskeepers are very friendly -Convenient to have a cleaners in the complex -Convenience store is nice if you need an essential like milk or beer Cons: -Pool has been broken for the last few months -Management is very slow to fix problems, they are not very responsive, when you ask multiple times you often get different responses -The units get VERY HOT, some rooms will be 85 degrees in the Spring/Summer so beware!! This is a major problem!! -Packages are delivered to a convenience store in the complex but there is no organization to the process so they have hundreds of packages stacked in the back of the store, things get lost and you have to sort through boxes to find yours (absurd process!) To get more comfortable as you are considering moving here: 1. Walk through the convenience store. 2. Ask management to show you the last 10 emails they send to residents. They will all be focused around the pool and the air conditioning. read more

I can't say enough about the maintenance here. I moved here for a maintenance-free life and that is what I got. All maintenance requests are handled quickly by Cesar and he completes the jobs efficiently, correctly, and always with a smile. He even leaves the area cleaner than when he started. We are living in this complex since July 2011, however the last two years our life here became a real nightmare. Since Trilogy has bought 172 apartments in the Maple building, the only thing that, we from them have - it is lack of service. We pay mind-blowing rent for the apartment in which last 1.5 years everything is Many amenities are not functioning or functioning with the interruptions. When the complex belonged to Optima the service was more qualitatively and quicker, besides it was rather easy to agree about the terms and conditions of a rent. *Trilogy's employees dare to enter in the apartment without preliminary notification and liberally search in every corner. Constantly changing technicians most of them can never repair anything from the first attempt (sometimes it was necessary to wait for 3-4 weeks). The only exception was Bernard (I don't know if he is still here). Today, for example, the door of my apartment was wide open!!! We always close a door on two turns in the lock. My wife has thought that a technician is in the house (he had to repair breakages, but he did not show up). *They did not even bother to lock the door. I do not know what they did at our place, but such actions are violation of the civil rights. Maybe they dug in our things. I do not know what they have been doing in my unit. In a doorway, there was another letter of warning. A lease term changes within a year, last time they have renewed a lease only for 8 months because it is so convenient to them. The contingent of residents in the last two years has drastically changed for the worse. We used to meet representatives of consulates, players of the Chicago sport teams, and serious people of various professions. Now such people here are a rare occasion. Earlier Optima was selling apartments in this building, Trilogy preaches other approach - rent only and the penalties. Residents with long and reliable history pushed out of the complex before lease expired. Possibly the Trilogy receives some kind of benefit from such a strange internal policy. ** Life here at Optima after the Trilogy took over the property became uneasy, very disturbing and not private. The leasing office hours are ridiculous - 10am-5pm. I would give this place ZERO stars if possible. They are absolutely awful. The staff, particularly Tiffany Tomasich, is literally the worst person to work with. They are impossible to get a hold of, they are not clear about policies and they play favorites - ie policies vary depending on who you are and if they are friends with you. I HIGHLY recommend you look elsewhere. The big glass building is attractive and our neighbors are generally friendly. But dealing with management here is just not worth it. read more

First year might be ok, but you start at the top and it's just a downhill slope. Fees are pretty ridiculous. $50 if you lock yourself out (all the employee has to do is grab the master key, come up and unlock your door). $10/night for guest parking if they stay the night. Business hours are 9-5, but getting them to pick up the phone between those hours are hard. Package delivery system is the most unreliable system I've ever seen and they do not do anything if they lose your packages. They've lost packages worth hundreds and all they did was have a prolonged procedure, ask for a bunch of information and then in the end not even follow up. Parking rent constantly goes up. Started at $75 for 2 people and has moved to $200 now. Message me personally and I can list out many more reasons not to move here. read more

I had 5 places on my list when I was looking for places to live near NU. This one was the first. As soon as I saw this place, I immidiately cancelled the rest of them. Tiffany was a very helpful staff when I first saw the place. She was timely mannered and patient. The introduction was thorough and she explained things very clearly. Bernard has been my maintenance guy ever since I moved in. He's super friendly and hardworking. He always replies promptly and prepares his own shoe covers. He's careful with my belongings, which I really appreciate. Overall, my living experience here has been great. I would definitely consider renewing my lease for the next year. read more

Condo living is easy when you have a good management company, and this is not one. DCH Management is horrible and this company will do anything for a penny. I don't understand how this company is in business. The management company constantly lies and breaks/goes against the condo rules & regs. The building has an out of date AC/Heat system that management claims they do not have control. Air flow in units is abysmal. Building is poorly maintained and is being torn apart by birds from the forest preserve and it is negatively impacting individual units, however management will not remedy. Claims to have 24/7 Maintenance but only has contracted 'maintenance' (actually a poor excuse for a garbage collector) that is on site until 3PM M-F. There is one building engineer. The engineer has too much on his place. He doesn't answer calls in timely fashion and will lie to management about getting work done in units. There is so much more wrong with this place, but it's not worth my time worrying about it anymore. SAVE YOURSELF THE HASSLE AND DO NOT LIVE HERE, buy a house in Skokie. read more

It has come to my attention that X******g Z has 9715 Woods Dr. UNIT 503 Skokie, IL 60077 up for sale. As one of her many tenants please allow me to advise you of my experiences while living in unit 503. The parking space that is deeded to unit 503 is in the basement of the lower level. Let me repeat this, the parking space is in the basement of the lower level. If you will need to get to your car in the early morning or late at night this could be a safety issue as the garage is always open to visitors and the public. You could rent another parking space in another area of the garage but the rental price is between $185.00 to $225.00 or higher however no matter where you park your vehicle you will need to be extremely cautious as the majority of the your neighbors are reckless, fail to yield the right of way and speed through-out the garage and the driveways between the three buildings. It is just a matter of time before someone gets hit, crippled or killed. The shed is in a different building so you may consider renting a space in a public storage facility. The trash room for the floor is directly across the hall from UNIT 503 and the residents on the floor open and close the door all day and all night long. I have observed residents from other floors often leave open bags of empty beer cans, pizza and cake boxes in the trash room. I notified X******g about the following UNIT 503 issues: Washer/dryer making noise and needing to run the dry cycle two or three time to completely dry my clothes. This may be a simple repair or you may need to purchase a new washer/dryer combo, but never heard back from her. One of the small kitchen floodlights needs a new transformer however X Z refused to give the repairman the required written permission to replace it while I was paying her rent. The window and door handles were adjusted however most of them are not working properly but we are now moving into spring and summer so you don't need to worry about drafts coming from the windows and when you are locked out of the master-bedroom you can always call the building maintenance department and they can unlock the bedroom door for you. The unit has a spider and bug problem. We all know about spiders but the bugs look like small brown twigs and are on the ceilings, walls and floors. I notified X Z that I purchased essential oils of peppermint, cedar wood, citronella and lemongrass and needed to spray the unit daily and would like a GREEN exterminator to handle this problem however I never heard back from her. When you hire an exterminator have him spray the balcony as I have occasionally seen a rat on the fourth floor patio and eventually rats will crawl onto the fifth floor balcony and into the bedroom. I have reason to believe that the master bedroom shower is beginning to have a mold problem on the ceiling but by this time X Z may have had this problem covered up with paint. During the summer months the weekends on the sundeck and in the pool become as chaotic and decadent as Panama City Beach, Florida during spring break to the dismay of the unit owners. I strongly encourage anyone that is thinking about purchasing a condo in this or any other residential building to spend some time viewing the evening traffic entering the buildings and visit the buildings common areas at different times during the day and evening to see for yourself. And talk to the village police for their feedback as they are called to the building on a daily basis and install an alarm system for your unit. If in the future X******g Z decides to rent the unit again, never rent the unit from this woman unless you plan on hiring and paying all the repairman and exterminators out of your pocket and have your banker personally hand deliver and get a signed receipt for the rent check because she will tell you that she never received it. I believe this was her way to scam her renters for the additional $50.00 late fee. Judging by the mail that I received as a resident renting 9715 Woods Dr UNIT 503 Skokie, IL. 60077 X******g Z had a high turnover of people renting from her. read more
