I like living here overall but they need to fix a few things for it to be ideal. 1) You are forced to buy internet and cable through them (included in rent) and it's awful. It's 1998 direct tv boxes that don't really work, so I don't even use it, and the internet speed maxes out at like 50MB down. Just terrible for 2025. Again this is like 20 years behind. There's a 5G tower across the street giving me 1gig down I'm on cellular. Not exaggerating my phone is 20x faster than your hardwired internet. Step it up. Ditch the cable and internet stuff asap. I'd much rather have my own internet service / cable option. 2) The gym has no ventilation and there is an indoor pool next to the gym. So it's roughly the most humid place in all of phoenix. They could mitigate most of this with a couple $200 commercial fans just to get some air circulating, or maybe sealing the pool off better. read more

My little sister, unfortunately was roofied here at this location and management refused to do anything to help us out. We sent multiple letters and tried to get security camera footage, but they told us that unfortunately without official official charge is being pressed there would not be a way for us to have the footage. On the cops and they won't let us get any of the official reports filed until we have some type of footage to submit with it. It's a Catch-22 and unfortunately someone's life could've been really injured here. Would not trust this apartment complex or management really just consider keeping your friends and your family safe and having them be somewhere else. read more

Avoid at All Costs -- Don't Be Fooled by the Tour Living here has been a huge disappointment. When you first tour the property, the staff are warm and welcoming, and everything sounds great during orientation. Unfortunately, that experience completely changes once you move in. The management is unresponsive and unhelpful. Heather, in particular, comes off as nurturing and attentive at first--but when you actually need assistance, she rarely replies to emails and offers little to no support. We went without hot water for nearly three months, despite management claiming it was only a week. Gym equipment is frequently broken and stays that way. Security is practically nonexistent--they recently towed my car without warning, and cars are regularly broken into. Based on the appearance and behavior of the security team, I wouldn't count on them to handle much of anything. There are also overly strict guest policies--they only allow a guest to stay overnight eight times a month, which is absurd. If you're okay with paying a little more, I highly recommend looking at one of the other Optima locations. I've heard great things about the communities in North Scottsdale--they seem to be run much more professionally. read more

I've mentioned before how much I love it here...I've renewed my lease, I'm about 16mos in and still loving it. I know everyone's experience is different, but mine has been fantastic. The staff has always been kind & courteous, responsive to things happening; maintenance request have been resolved quickly. And my (soon to be) 14 yr old doggo is well-loved and spoiled by all, he's the happiest (makes ME the happiest). The tenant events are fantastic, the grounds are beautiful and well cared for. This community is a scam, The Hovey family has always been so good in our community, but the people running this community have somehow gotten so off track. In 2019 i rented an apartment here, a very upscale apartment 10,000 a month. When we went to move in and got keys we walked in the door and found that the countertop had been broken, we went down to the office to report this damage and where instantly called liars and treated like criminals. We handed the keys back and told them we would never live there. Once again we never moved in, we never statyed a night nothing, and now we are being sued 5 years later for breach of contract. I moved to Optima Sonoran with my 2 daughters, yet immediately had issues with marijuana fumes pervading my unit. My girls could smell it in their bedrooms. It was coming in strong through the ceiling vents. I contacted management, who informed me the issue was resolved. However, it was not resolved and the smell of marijuana inside my apartment was stronger than ever. When I asked what measures had been taken, I was told that it was "confidential." Since the issue could not be resolved, I moved out of the unit permanently. This was unfortunate since I really liked the complex & I had already spent quite a bit on moving in. However, there are certain situations in life where you protect your family's health first and deal with any consequences later. The consequences: Optima told me I am responsible for $25,000+ in rent (though I lived there for less than a week, and only actually slept there a couple times due to the health risk to my girls). Optima threatened me with legal action, though they took no action. They knew the city of Phoenix would not approve of their marijuana/ventilation issue. I have received multiple requests from other tenants over the past few years, asking how they should deal with the same issue. Several of their reviews are also on Yelp. I recently asked if it would be possible to rent a unit at Optima, in a wing not affected my marijuana. I was told that would be fine. However, after promising I could move in the next day & taking a $458 application fee, they declined my rental (I had to dispute the charges with my credit card company). To add to the insult, I was sent to collections. All because I chose to keep my children safe above all else. I want to believe people in this world are good, but the reality is that business comes first for Optima Sonoran Village management. read more

Don't let the beautiful scenery and ambience fool you. This place has a lot of issues from odors to bugs to mold issues to very poor management. I lived here for over 2 1/2 years from 2020 - 2023 and had constant mold issues. I put in nearly a dozen "work order" requests for the management to fix the mold problems. It would take extremely long periods of time for maintenance requests to be addressed. Then when the maintenance people would finally show up they barely made any efforts to fix the problem. On a couple different occasions I literally observed the maintenance guy painting over the mold with white paint and then later saying that he fixed the problem. The mold eventually got so bad that it had taken over most of the ceiling in my bathroom and was extremely embarrassing to have guests over. After a year of complaints to the leasing office eventually I was moved into a different unit a couple floors up. The new unit was left dirty and poorly maintained and on the very day I moved in I had to have a cleaning crew come in to clean it up. Just a couple of months later there were black spots growing in the bathroom ceiling of my new unit. Or as the maintenance people at Optima like to call 'mildew' because they don't want to get sued for calling it a mold problem. It is clear that there is a serious problem with bathroom ventilation and mold at Optima. I was good friends with many of my neighbors and people down the hall and multiple of them showed me that they had the same mold issues. I demanded that Optima fix this toxic issue or I would be forced to move out for my own safety. Finally after over 2 years of dealing with these constant mold issues my primary care doctor told me that it wasn't safe for me to be living there and even wrote a letter on my behalf asking Optima to release me from my lease. Optima still refused to let me out of my lease which only had half a year left. Ironically on the very day I was moving out I bumped into my next door neighbor who was also moving out. Her dad and brother were there helping her move furniture out. They asked me why I was moving out and I explained and showed them the mold issues in my apartment. They couldn't believe it and said that she was leaving because of the exact same reason! They let me into her apartment and showed me the mold growing in her unit. Truly unbelievable!! After I moved out, Optima then referred my lease with penalties to a debt collection company. My credit score dropped and now shows a negative collection on my credit reports. The general manager of Optima, Jodi Gabler continues to deny that Optima has mold issues even though it occurred heavily in my first apartment. Then again after I was moved into a different unit in the same building. My very next door neighbor who broke her lease and moved out early because of mold, and the multiple other residents down my hall and in my building who have issues in their units. I tried explaining to Jodi how many residents are dealing with this issue and she sent me an email threatening me with a cease and desist letter for talking to other residents about their and my mold issues. Jodi is a bully who is trying to intimidate me and silence me from sharing my story and the many others at Optima. I strongly encourage you to think twice and do research before moving here. read more

Very beautiful property, it's a shame the property manager Jodi has the maturity of an angsty teenager. Her attitude is absolutely abysmal. Her level of professionalism is non-existent, which is truly shameful when you're paying $3300/month for a one bedroom apartment. I truly love property, and the maintenance, cleaning staff, and mail attendants are all awesome... But Jodi's curt attitude leaves a very bitter taste in one's mouth. My experience is not a sole occurrence, simply goto Optima's yelp page and search "Jodi" in the reviews and see what comes up. I've never felt so upset with a place in my life, and really never felt the need to leave a review until now. Me and my two dogs have lived here for almost 5 years and in the beginning, it was an incredible experience but now the place has turned into an actual trash bin. The entire building constantly smells like a dog urine, and equipment in the gym and spas continuously is broken or down. We pay almost $4500 all in for rent and when you compare that to other nearby properties, you can get way more for a new development. Additionally, we live in building 6895 which hasn't seen renovations and what feels like decades. Everything is outdated from the carpet to the Art on the wall. Then to make matters worse, I received my lease renewal documents, and they are increasing my pricing! What kind of property does that when it's not well maintained. It is clear that these are another set of greedy landlords, taking advantage of people when the housing market is extremely difficult for anyone to buy a house. read more

I just wanted to say that I've been a tenant here for the last 6 years. It's one of the nicest places in Scottsdale to live. Everything is so close and there's a ton of things to do. However, the staff at this location are hands down the best. They tend to your needs and get back to you quickly with answering your needs. I just had to rest maintenance and the maintenance staff are amazing. They quickly handled my issues and also made sure that I was happy with it. I have never had that kind of service before and it's much appreciated. I don't know if you're looking for a place to stay, but I personally would like to recommended the Optima Sonoran Village. After moving out the unit was priced significantly below what I was offered. - After posting this review, my emails have gone unanswered, and I have yet to receive my security deposit check, 3 weeks later. ----------------- In response to Jodi's comment, the email discussion she referenced was highly unprofessional. We discussed two main points: (1) why I received only 10% of my security deposit back despite no damage, and (2) why I was never credited a referral bonus despite filling out the necessary form in her office with the referred person present. read more

Pros: - most people in community are friendly - walkable to old town - gym is nice - package room staff is great - maintenance staff is great Cons: - crime is fairly regular. People have had belongings taken from home, cars in lot, bikes in garage (see photos) - the water from the fridge dispenser is not good to drink. Many residents get a reverse osmosis water filter. - terminating a lease is extremely expensive. My $2k/mo unit costs $8k to terminate early (60 days notice+ $4k penalty) - leasing office is terrible to deal with. Many residents get better rates or favorable treatment if they are friends with Heather and Jodi. - the dog park and many common dog walking areas smell terrible. There is dog poop throughout community. - most yards are connected. Neighbors let dogs roam free. Dogs regularly pee on my furniture and bark at window. - many higher units smell like smoke or marajuana coming from the vents - units facing camelback rd or 68th street tend to be very loud - there is frequently loud maintenance (hammering, drilling, pounding sounds) at the property. There is no notice when the work is to occur. Makes working from home very challenging if you need to be on the phone - WiFi goes out weekly for extended periods of time - there was massive flooding effecting an entire floor forcing all of the residents to move out or move to other often more expensive/less desirable units. Another recent flooding incident happened last week without action from management. - SCORPIONS everywhere. Especially buildings 35 and 55 (see video) - without notice optima threw out all belongings in garage storage lockers that residents were paying ~$100/month for without reimbursing them for damages - washers/driers take 2 hours each - the rooftop hot tub is only accessible to building 15 residents - mold throughout community. Maintenance is directed to paint over it. NOTE: the office offers incentives for positive reviews. In my option the positive reviews are not a true reflection of the property. read more

The leasing manager charge my card by saving my debit card on the computer the next day when going to talk about canceling the contract before solidifying the deal upon arrival immediately when they opened, I was informed by the manager she had already charged my card that morning, which Intel she saved my card number on computer also when addressing with the company that the lease was not DocuSign by me and the signatures won't match up, she brushed it off. They've been giving me the runaround. Definitely do not sign up for this apartment, I am now stuck with an eviction due to fraud And being sent to collections for $15,000. Highly suggest going another route very unprofessionally handled text message proof not willing to help out they should not be legal in the state of Arizona if a document is not signed by the tenant. Why would you honor a lease when addressed the concern. I have also talked to two managers on the phone to discuss this matter. I will definitely be posting the text message screenshots as as they get sent to a court which I had no way of finding out about until today when it's too late when I asked if it was sent to my email or phone number, I didn't receive anything when contacting the court nobody showed up. This was completely mishandled and unprofessional. They don't give you any information in regards to their legal team's phone number so you can call and talk to them. They refuse to send me a DocuSign, which was fraudulently signed. They're not willing to work with anybody. read more

I have been a resident of Sonoran Village for 9 years and recently chose to move to another building in 6835. Heather, Mia and Mackenzie( as well as Michael and Jody) made the move seamless. I am so happy to be a part of this vibrant community with great amenities, a maintenance team that goes out of their way to find solutions in a tim fashion. Pros - - Great Gym. - Good Maintenance staff. - I really like Tre at the front desk she is the best. Cons - - Worst Internet in Arizona. Shared internet so when nobodies home you get 100MBPS. When people are home you get 10MBPS. Unacceptable you can not even stream a movie. - Thin walls, can hear your neighbors. - Lied to about utilities being included, got late charges for utilities that I didn't even know I had to pay. Nothing was done when I told management about my issue. - The dishwasher does not work, dryers take 3X the normal amount of time to dry clothes, refrigerator is extremely noisy, and routinely have issues with the toilet not being able to flush. The internet is so bad you might as well not even have internet. Cox is not available. So you are stuck with Vicidiem shared internet with no ability to upgrade. I told Vicidiem I will give you a blank check for better internet and they won't even call me back. Why am I paying 2k a month for an apartment when I can't even get high speed internet! read more

ABSOLUTELY TERRIBLE CUSTOMER SERVICE. RUN!! I contacted heather at Sonoran optima for their commercial space in October for a IV hydration business, she told me I could not put in an application or a down payment till it was available in February/March and she was sure I would get the space since I was first. So I contacted her back on January 2nd to get an update an and stated that some one came and put in an application and down payment for the same space for the same BUSINESS!!! How odd is that? Not only did she not contact me to let me know it was ready after shaping my business plan after this, cause she was CERTAIN I would be the first to apply for it, but the SAME business concept was put into the space. Her supervisor Lauryn called after going to the corporate level for this cause how snakey the situation was, she called me literally SCREAMING at me saying I need to stop calling people above her and I recorded the conversation to. If I had to guess they liked the idea but had one of their doctor friends take it before me and stole it right under my feet. This was the most unprofessional and unethical experience I've had with any company there obviously sharks and have 0 sympathy and stole my idea.
