The condition of the property at move-in was unacceptable: overflowing trash bins left from the previous tenant, built-up dirt and grime, cobwebs, and multiple defects including a hole in the ceiling, torn window screens, and chipping paint. Several smoke detectors were nonfunctional because they had no batteries--a clear violation of NC General Statute § 42-42 and basic fire safety codes. I documented all of this and sent the property manager, Matthew Sloop, an assessment with photos. It has now been over a week with no reply. When I asked about the missing refrigerator--a standard inclusion in every rental I've lived in--he simply stated they are "not required" to provide one, without addressing the fact that the listing failed to disclose its absence. I've already done the cleaning myself, but this property should never have been delivered in such a state. The lack of responsiveness and disregard for habitability speak volumes about the management's standards. One more note: if a careful prospective tenant looks at their Google reviews, they'll notice that the bulk of the positive ratings come from property owners--not from tenants who have actually lived in these units. That fact alone should give pause. If you are considering renting from this company, inspect the property in person before signing, document everything in writing, and be prepared for minimal responsiveness once you've moved in.

It's currently 81 degrees INSIDE THE HOME! I have family visiting from out of state and it is so embarrassing having them sleep down stairs because it's slightly cooler. I bet if I was late on rent one time they'd be making phone calls and sending emails. Smh

    My review to express my disappointment regarding the condition of the home I recently rented…read morethrough Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. I would appreciate a prompt response outlining how these concerns will be addressed. Thank you for your attention to this matter. I look forward to your response. CLT Prime Properties negotiated a few items in the lease for me with the owner. I was having difficulty finding an owner or property management co that was willing to accommodate me - this is the benefit of working with a local company rather than some of those large corporations that own rental homes and are inflexible. Shannon and Wendy are reachable and responsive. We had some issues with an appliance and with the heating system in our rental - Shannon was on top of getting repair/service companies sent out and getting the issues fixed promptly, even at the beginning of covid. The property we rented was nice but wasn't the cleanest on move in. We got it in much better shape before we moved out and Shannon refunded our entire deposit . I did not expect that would happen based on prior rental experiences with property management companies. I was pleasantly surprised with our entire rental experience. After we moved out, Shannon picked up Amazon packages that I mistakenly had shipped to the rental, and he shipped them to me out of state. He also contacted us a few times when the owners' packages/mail were delivered to the rental to help the owners. Wendy sent me a very empathetic note about a personal situation I was experiencing because she had been through it herself. These folks are kind and honest, and the people they have working for them seem to be of the same character. As a renter, I highly recommend CLT Prime Properties.
