This apartment complex is an absolute joke - Steer clear from here. The maintenance is absolutely atrocious, and you will be left without heat during snowstorms and winter months, only for them to finally come repair it at the beginning of Spring. Furthermore, once you end your lease, they will claim that you damaged blinds or other sorts, even though the apartment was left in pristine condition, better than when you entered it. Do yourself a favor, find somewhere else to rent. I attached pictures of what our front entryway would often look like each winter, as well as the washer and dryer machines after they were worked on and never fixed by the maintenance staff. We paid for a unit with a washer and dryer, yet we did not have a working unit for a large portion of our time spent living there. read more

Lived here for 5 years never had an issue. Spacious apartment with garage and laundry, maintenance were actually Amazing unlike some other reviews mention. Its apartment living, never going to be perfect but overall we enjoyed living there. I have seen so many negative reviews on here, I figured I would add a more positive one. People expect too much I feel, put in your own lightbulbs (If you're looking for concierge service expect to pay double. Overlook Allows pets, has dog parks, dog washing stations, clubhouse, pool. playgrounds and we met tons of nice families. It's unfortunate more people don't write positive reviews, being in the service industry myself, its onlt the angry people that take the time to review. Theres 3 sides to every story, yours, theirs and the truth. IMHO this is one of the better complexes in town (offers more than others thats for sure.) read more

This is the most disgusting complex to live it. They tell you when you tour that someone goes in and cleans the entrance but all they do is splash some bleach in the middle of the floor. the rest of the floor is disgustingly brown, never cleaned and cobwebs just hang. They give you a tour of their beautiful pool but don't tell you that to use their bathrooms you need to bring your own toilet paper and soap. If you have a maintenance request expect 3-12 months for it to be done but most likely they will never come back to fix it. I've known neighbors to live here with holes in their walls and ceilings and maintenance never comes back to fix the holes they make no matter how many requests are put in. read more

My handicapped parents were supposed to get an accessible apartment, but the apartment they did get was on the "first" floor above the garage, only accessible via stairs, which pretty much destroyed their bodies. After my mom died, I lived with my father as a full time care-taker. When my father passed away, I wasn't on the lease agreement, so I needed to move and understood that. However, the Overlook demanded I leave in under two weeks, which was both impractical given my father's arrangements and in violation of my rights. I'll fully admit I didn't handle the situation in the best way, but the sheer lack of sympathy and basic human decency in the wake of being a young, newly orphaned person was strikingly malicious, if not pure evil. Not to mention paper thin walls and floors, unaddressed maintenance tickets, unenforced pet policies and quiet hours, and inconsistent amenities. This is the worst place I or my family has ever lived with the cruelest, most unprofessional management I've ever experienced. Something criminal is occuring here. Do NOT waste your time. Your hard earned money is valuable, but your lives and peace of mind are far more valuable than the cheap rent. STAY AWAY. read more

Spoke to the assistant real estate manager where he advised me that he could not give me any information about the property unless I see it in person. Do not live here! I lived here nearly 2 years ago. During my time, the property management team was so rude and unhelpful consistently regarding any maintenance issues or situations which required their help. Just today, after moving out in January 2023, they contacted me to let them know I owe them about $100. It is so unprofessional and ridiculous to request this one month shy of two years. I would've had no problem paying this if I had been notified in a timely manner. If you're two years behind on your records, that's not my problem anymore that's theirs. I called this morning to inquire about the letter I received and why the 23 month delay, Liz at the leasing office was extremely rude, hostile and unhelpful. I wouldn't recommend this apartment complex when I moved out in 2023 and my feelings have only intensified. The staff is so unprofessional and rude. I wish I was warned before moving in here.. they are not honest about all the hidden fees that show up in the rent that goes up every month... they are a bunch a theifs robbing ppl.... I moved in here 3 months ago and it's been a disaster, first of all I was told that I was getting an updated apartment that's why the rent was higher. There is nothing updated in the apartment, nothing works, maintenance never comes, and the ppl running this circus don't care about anything! Everything in the apartment was just painted over ( have pictures of everything) rusting, leaking , unfinished loose exposed cement, nails popping out , rotting wood near balcony, paint chips falling from walls and bathtub, pipe bursted in garage, feces from neighbor all over personal items (brand new items) maintenance came and did a sloppy job cleaning up, garage door was broken for days, had random kids playing in garage, the water in the bathroom is either scolding hot or super cold - all these issues I have been bringing up and NOTHING! I am pregnant and I have a 7 month old son ... this place is a health hazard for my son , he can was the one that found the rusted nail that came from the carpet connected to the kitchen, the loose cement in the bathroom floor and paint chips all go straight to his mouth! I can't even bathe him good because he will get burned ( I was told the valves were going to be replaced....never happened) A lot of my personal property was damaged in the garage - I bought a brand new city select double stroller that was covered in feces as well as a brand new bed and box spring that needs to be thrown away... along with other things. I am paying liability, and sewage for what exactly??? Also there is no gas in this apartment why am I being charged for gas? I feel like this management is a bunch of theifs, robbing people. NO STARS FOR THEM!! DO NOT MOVE HERE!! I lived here for 4 months, broke my lease! Went to court, paid a lawyer, case was settled, not to my liking, just glad it is behind me!! Horrific experience!! Absolute ghetto!! Black mold in several places. They porcelain paint the tubs, tiles & sinks right over mold & mildew, hence, why they tell you you cannot use any cleaning products with scrubbing material. I had black mold all around the window & wall surrounding window, they just kept painting & spackling over it. The spackle kept crumbling off. I had to pay pet a security of $200.00 & $50.00 a month to have a cat. My cat, of course, wanted to be on the window sill, sitting on mold. Screens didnt even fit the windows properly, how they fixed them, screwed them right into the window sill. Filthy windows could not be cleaned on the outside, because the screens were rigged & screwed in permantly. Could not use the main bathroom for 2 weeks, pipes leaking alot of water. Maintenance cut a huge hole in ceiling, taped plastic that kept coming unattached. Caulking & tiles around toilets were caked with urine, smell of urine very strong. The tenants upstairs had 2 dogs, 3 kids & 3 adults living there. No respect or consideration for us below. Kids & dogs running & jumping above our heads constantly! Dogs peeing & pooping on deck which was located above the main entrance to the building, urine & dog poop dripping down! The stench of urine at the main entrance was overwhelming. Dog poop all over the outside yard. Shared garage with tenant upstairs, they left the garage door open constantly, the door to the garage as well, putting our stuff at risk of being stolen. Main door to building ALWAYS left open, anyone could just come on in. Total security breach. In the winter, the freezing cold came in through the open door, making the building freezing cold, making the heat run constant & then being billed astronomical gas bills. The rent does not include all of the other fees the charge every month, water, gas, garbage, pet & other additional fees as well. There is garbage pick up everyday, you leave your garbage at the front entrance & they pick it up in the evening. Front entrance piled with garbage, tenants just throwing open bags outside. Tenant upstairs would just throw their garbage off their deck, causing the bag to break open. If you have company coming it is so emabarrassing!! Looks & smells disgusting!! Always remnants left behind. Not enough parking & parking spaces too small. I emailed management 27 times, all I got was lip service. Maintenance manager is arrogant & condescending!! They did fix SOME maintenance issues. Most were unfixable. Every time we turned around it was something!! Door lock broke, garage door broke, laundry room door lock broke! Always something you had to wait for maintenance to come for, making your plans for the day either cancelled or delayed. AGAIN, DO NOT MOVE HERE, YOU WILL REGRET IT!!! read more

I have been a tenant for about 3 years. The maintenance requests take forever to be addressed and fixed. And by fixed I mean fixed as a band aid being applied. The staff at the rental office are always rude and not accommodating. Having the "valet" garbage pickup which we are required to pay for is an eye sore. I come home from work to see neighbors trash bags strewn across the property. I am also required to pay for amenities whether I use them or not. The gym and pool facilities. Especially given the Covid epidemic those fees should be waived unless use is specifically requested by a tenant. I requested a downgrade to a one bedroom apartment due to loss of income and was immediately shut down with utter rudeness. I work in Healthcare and completely understand the necessary precautions that need to be made. That does not necessitate being rude, especially to a tenant that has lived here for a few years. Finally, not as deterring are the abandoned vehicles in the parking lots. There are two abandoned vehicles near my building that take away from rent paying tenants. Overall, if I had the money to flee this complex I would in a heartbeat. read more

The Overlook lures you in with nice-looking amenities, but it is not worth carbon monoxide poisoning. I am a current resident, as of Jan 7, 2023. Since moving in three months ago, my carbon monoxide alarm has gone off twice while I was sleeping, and carbon monoxide readings were detected by the fire department both times. I deeply appreciate Mount Olive Fire Department's hard work every time to keep the residents safe. I wish the Overlook would express some level of concern for this issue. The first CO alarm was at 2 am January 26, 2023, just two weeks after moving in, and the second CO alarm was on April 3, 2023. The Overlook Management Office has been very dismissive of my requests to provide me with a solution to this issue. I am not complaining about a minor aesthetic, I am complaining about a deadly gas leaking into my apartment. Nobody deserves to be exposed to a deadly gas in their living space. read more

One of the attractive things is that you don't have to do a security deposit so that sounds great but it's not worth it. There's a reason why there's a cheap option to get in. We were really sold because they accept 2 dogs in the apartments! The facilities are beautiful and have so much to offer. This apartment complex is horrible. I lived here for 3 years and my lease was broken several times by the complex. The gutter was hanging off of the side of my building for 6+ months until county department of health forced them to fix it. Faulty fire alarms often go off all night long and the Maintenence doesn't answer the phone. The alarm on my building was blaring from 10pm- 6 AM on a week night and no apology or compensation was given to us. My washing machine broke which I paid to have in unit and did not get fixed for 3 months. They refused to refund me. We were forced to pay for the pool all summer long even though they never hired a lifeguard and therefore kept it off limits to residents. Never gave a refund. They stained the floors in the apartment below me and did not open any windows or ventilate the unit, nor did they notify my it was happening. The fumes that came into my apartment for 3 days made my dog and myself very sick (headache nausea) and I had to keep windows open in January. My gas bill was through the roof and they refused to refund me. There is trash EVERYWHERE, and the Maintenence does not clean up after themselves. I could go on...... and the best part is that they waited until 2 weeks after I moved out to charge me $2,000.00 and will not return any of my calls, emails, voicemails, etc. to discuss these fees. RUN DONT WALK AWAY FROM THIS PLACE! The absolute worst living conditions I have ever experienced. I also have all of the allegations documented thankfully. Will likely end up in court. read more

I moved in this August and although it was a rocky start for some aspects of the move, I am overall very happy with my experience. Liz Cino, a leasing associate, helped make my move in as smooth as possible and went above and beyond to help my get everything I wanted for my new place and move in. I called and emailed multiple times to get all my questions answered, to the extent I would have stopped answering me, and she was happy to answer all of the my questions. I had some maintenance issues the first couple of days of moving in and the maintenance team showed up promptly and were very polite! For a fresh start it is off to a good one! read more

this is the second time around for me and my family living here,and i can say its had its challenges to say the least, to having a leak from a new a/c system installed going through an apartment and down to the garage creating mold that wasn't resolved for over a month, to having your privacy invaded by one of the ladys who work in the office,claiming that the vehicle in front of your apartment that is paid for (rent is not cheap btw) to having your not abandon   vehicle towed out in front of your home thank you for that,instead of fixing the potholes around the property,or maybe trying to make sure the ice is at a minimum, towing someones property in 10 degree weather and costing me over 250 dollars for one day at the worst impound lot they could find, i will never recommend this place to anyone that asks, paying this kind of money and getting these kinds of inconveniences,is truly not fair read more

As for the complex, it is safe, dog-friendly, and they do a good job of cleaning up snow and putting down salt.
