On that same day, I submitted a formal dispute, but the leasing office completely ignored it - no response, no communication whatsoever. A month later, I received a letter from collections and was forced to pay the full amount under pressure. When I reviewed the bill, I realized it included water, trash, and management fees for the two weeks after I had already moved out. I was being charged for services I never used. But here's the most shameless part: six months later, I received another notice from collection claiming I owe $3.48 in interest! All over pocket change? This is absolutely ridiculous. Throughout this entire process, there was zero communication, only predatory charges and unethical practices. I strongly urge everyone to avoid this place unless you want to deal with the same harassment and unfair fees.

We have loved living at this apartment complex!…read more Some minor things: People don't always pick up their dog's poop. The gym can be packed sometimes (but honestly, rarely). It can be easy to hear outside noises, a loud car with music, your neighbors downstairs. Some amazing things! The gym is pretty cool! The pool is our favorite! It's open year round, but you won't find us there in the winter. The apartment living area itself is amazing and close to alliance and Presidio town square. We are less than five minutes from target, Costco, WINCO and Aldi. The apartment we rent is beautiful, spacious and comes with a washer and dryer! Huge bonus! All in all, we love it and chose to move back in! But into a two bedroom vs the one bedroom, it's much better!

When it…read moredoes, it's at random hours in the middle of the night, sometimes after 2:30 a.m. We're to put trash out between 6-7pm. No wonder there are cockroaches at the front door and inside the apt. No one stopped by the last 2 pickup days. Contacted leasing & the manager by 2 diff methods. Still no reply after 2 days. Update 2: Pest control did stop by, but they were careless. There was pesticide all over the floor, kitchen counter, stove, and a cup. Their response? "It's safe." Manager sent an obligatory email reply to my survey over 2 wks ago & said she'd send an actual reply later about the cockroach infestation & pest control incident. She never did, even when I followed up wks later. Update 1: I'm now being told that I have to wait until Friday for pest control. The manager is also denying that there's even an infestation, saying that I'm the first. At minimum, she's downplaying the issue. This is new construction & units are still being built. There is no way that she can honestly say that there have not been any roaches in any unit. New construction properties are treated for pests for a reason. I suspect that they just failed to treat the vacant units on a regular basis, which is why I saw at least THREE COCKROACHES in 2-3 days. There was already a bug in a spiderweb on the dishwasher the first day that I was there. I thought that it was possibly a cricket, but it might have been a cockroach, too. Original Review: Cockroach infestation. I submitted a work order 3 days ago & there has been no response. The first night that I slept in the apartment, I saw a cockroach go under the dishwasher and another come from under the stove a few seconds later. The next night, I saw a cockroach again. The next day, a smaller roach. It wasn't one of the first cockroaches that I saw because this one was a lighter color and a bit smaller. This is so disgusting and has put me in such a bind because I now have to store my items somewhere else since my moveout date for my other apartment is approaching. I've had possession of the Village apt for about 10 days, but had only been here during the day to work. I would have noticed 3 cockroaches when I disassembled my work desk/table at my other apartment and reassembled it at the Village apt. There have been other issues here, too, the main one being a lack of transparency in the application process. I was approved for an apartment at one of their other properties. That apt was about $2,180 a month and I only had to pay the default $300 deposit required for all applicants. The Village rent is $1,670 a month, and in addition to the deposit that everyone pays, they required a $1,670 deposit, which is outrageous. I could have rented a new construction 3+ bedroom home for a smaller deposit & similar monthly payment. I have high usage on my credit cards because I actually pay rent months in advance. But, I have no late payments. The credit card usage was the same, if not lower when I had applied at their other property in the past month. As a minority, I questioned if they decided on the spot what my deposit should be. If they had been transparent about the deposit policy, I wouldn't have questioned it. I usually sign the longest lease possible, but went with the shortest one because I wouldn't get my deposit back until the lease is up. They also initially lied & said that the 1st payment had to be paid by certified funds only (cashier's check or money order). They notified me of that at the last minute, so I had to figure out how to get the funds since my banks are out of state. Ultimately, the story that I was told about it being a policy for everyone wasn't true as they finally admitted that I could pay through the portal (which was the process at their other property and any other property that I've rented at). They've also posted fake reviews about their own properties, which is illegal (you can file a complaint with the FTC). There are more issues with this place that I was going to post about later. But, I wanted to warn others about the cockroach infestation first. Despite the other bad reviews, I tried giving them a chance because the property did look nice & I work in the industry and know how to protect myself legally when it comes to real estate. I wasn't prepared for cockroaches, though. That's a deal-breaker.

The amenities are wonderful everything from the pool to the fitness center and clubhouse is top-notch. Branden and Terry have been amazing! They're always super nice, helpful, and quick to respond whenever I need anything. You can really tell they care about the residents and take pride in making sure everyone feels at home. The team also does a great job putting together fun resident events that make the community feel connected. I'm so glad I chose to live here highly recommend Village at Golden Triangle to anyone looking for a beautiful place with great staff and a welcoming atmosphere!

The current owner/management company actually cares about this place and has been putting a lot of effort into what would probably have been considered a "distressed property" when they bought it and it's looking and feeling nice again. Lots of upgrades have been going on in the apartments as people move out, they're taking good care of the landscaping and making a real effort to keep the place safe and clean. They're always adding new cool things (most recently an after hours package locker accessible with a code!) and keeping residents up to date (lots of nice emails, texts and fliers when there's a notice or a holiday coming up) which I really appreciate and it's something I didn't know I was even missing with the previous regimes. Literally everyone who lives here is SO NICE. My husband and I walk a lot and everyone knows our corgi Waffles, I swear he has a secret fan club because neighbors I've never met before know his name and want to come pet him when I'm out with him by myself (please pet my dog he loves you, stranger!), which is another point: I feel really safe walking around here by myself, even at night which hasn't always been the case in the past. Past grievances that have been fixed by the current owner/management company: The back fence had a person sized hole in it that people from the neighboring apartment community were using as a gate, this was fixed. The fence was in general disrepair and they had someone come out and weld rusting spots and paint it. The bushes were overgrown and the trees were so low it made it hard to walk down the sidewalk, they had someone come trim everything up and have kept it nice since then. None of the security lights worked and the new management had SUPER BRIGHT ones installed so the whole place is illuminated at night. The AC units were always breaking down and being overly noisy, they had an AC repair company come out and service all of them and I've seen them out there checking over things even when they're working just to be sure everyone is comfortable. There was dog crap everywhere... Well, there's still dog crap everywhere but they're always having someone walk around and pick it up and they added more poo bag/trash stations to the property to encourage people to pick up after their pets (this is a resident issue, NOT a management issue! Pick up after your dog you uncouth cretins!) Current grievances that have not been fixed yet: The hot tub has not worked consistently in the five years I've lived here. I understand that it's probably egregiously expensive to fix an in ground hot tub but considering it's a draw for most residents (me included!) and is advertised on the website it really SHOULD WORK. The pool also gets a little narfy sometimes but I don't use it much so I can't talk, but it seems like it should be cleaned more if it's open. Parking is a bit of an issue and totally not their fault but I've seen residents who have bought two covered spaces for their car so they can park their car in the middle of two spots which just adds to the problem and, in my opinion, should not be allowed. The front gates are always breaking down, again not their fault as it's an inherited issue but it seems like something that just needs to be replaced vs. repaired at this point. Also, the fountain in the front is always breaking and getting gross... It's really cool looking when it's working well but when it's not it looks disgusting. All in all the good far outweighs the bad. And there's not much bad left! Yes, they're apartments so you get some noise from your neighbors. We live on the first floor and have had some absolute nightmares for upstairs neighbors, but we've had some really great ones too and they still make noise, it's just part of living in a multi-family building. You don't get any noise from the highway and very little from being in the flight path from the airport so the buildings are pretty well insulated, I just wish the walls were a little thicker.

Luxury Pricing, Bare Minimum Treatment If you are a working…read moreclass person considering this complex, read this first. We are already stretched thin in this economy, and renting prices are at an all time high. The least we deserve is to be heard when something goes wrong. If management here has something to say when you step out of line, they should have something to say when they do too. I have been a resident at Heritage Towers for 9 months paying $1,800 a month and have dealt with a few issues that have gone unresolved and, more recently, completely unanswered. First, PEST. $1800 to live with bugs is crazy. The pest control visits here are performative at best. The technician comes in, sprays, and leaves. The night before my most recent visit I found a large cockroach in my room. The very next day after the technician came -- bugs were still present. I am being charged monthly for a service that is not solving anything, and every time I raise it, I get a surface level response or nothing at all. Secondly, Ain't nothing luxury about this service. I pay a non-negotiable $27 a month for valet trash pickup. Our unit gets skipped constantly. I have photos with timestamps documenting multiple instances. I have reported it to the office more than once and was assured it would be handled. It never was. One night, I was on my floor heading toward the elevator and I passed the trash attendant walking in the opposite direction, toward my unit. I assumed he was on his way to collect our trash, as that was the only reason I could think of for him to be on our floor heading in that direction. Before he turned the corner, another resident stopped him in the hallway to confront him about her trash also being skipped. That just goes to show that a lot of us are experiencing the same thing. When I returned later that night, our trash had still not been collected. I wish this service was negotiable. Living on the top floor, valet trash actually makes sense for me and I get why it is marketed as a convenience. But when you are being skipped consistently, it is not convenient. It is just an extra charge. If I could opt out, I would. Lastly, the double standard When I was not in compliance with something on my end, management contacted me swiftly with the threat of fees and of course I complied. When I raise legitimate, documented issues I get...silence? My emails are now going unanswered entirely. We signed the same binding agreement, but I'm the only one who has to comply when something is wrong. To anyone reading this who is considering applying here or anywhere else make sure to document everything. Every skipped pickup, every bug, every email they leave on read. You are not being dramatic. You are not asking for too much. We work too hard and pay too much to be treated like a burden by the people cashing our checks every month. Know your rights and use them. Closing with something nice to say. I can't wait until my lease is up. No seriously, The neighborhood itself is quiet and the maintenance (not the pest control guy) staff are genuinely kind and responsive. That is worth noting.
