Caution to future renters -- please review carefully before signing…read more Based on my personal experience at Yorktown Apartments: Lease terms: I believed I was signing a 1-year lease, but later discovered the agreement was actually for 1.5 years. When I asked about leaving early for a job in another state and provided proof, I was told my only option was to pay a penalty equal to three months' rent. Because of this, I had to remain for 6 more months to complete the full lease term. Be aware that you are locked in for the entire lease period, no matter what. Rent increases: During my stay, the rent amount was not stable -- it kept going up month after month, which added to the financial burden. Move-out charges & deposit: At move-out, instead of receiving my $1,000 security deposit back, I was billed additional fees (including $355 for painting) that went beyond my deposit. Despite patching the small pre-existing crack myself and returning the unit in good condition, the charges were so high that I not only lost my entire deposit but also ended up owing them money. Be prepared that you may not get your security deposit back. Property conditions: In my opinion, the community is poorly maintained. I often saw puddles of dog urine in hallways and elevators, smelled weed almost daily, and frequently saw Lombard police cars responding to issues, which made me feel unsafe. Takeaway: In my experience, the lease terms were unclear, the rent kept rising, the move-out fees felt unfair, and the property conditions did not meet my expectations. I strongly recommend anyone considering renting here to read the lease carefully, budget for hidden costs, and prepare for the possibility of not getting your deposit back.

I told the management company how to properly shield the room and they aren't doing anything about it! They are trying to kick me out! Looking at this location it is not a place for kids. All corners are busy streets. There's a hill and a busy street. There are no slow down signs for any running kids or safety. Parking is not assigned and there's a lot of it so that's a plus. When you walk in they talk about the mail system & everything smells so good and it looks so clean. The elevator is tiny! I asked....how do you get a couch or tables in here. They said they can remove the ceiling of the elevator to accommodate. My thought was....Basically just get everything from ikea and do not get anything bigger than 5x5. There is no space for 4 adults and a dog in the elevator it was just too cramped. (There was a tenet & her dog in the elevator with us) Got to the apt....I could hear children screaming & people yelling. The doors were kicked in, scratched, looked like hell. At least there was a cleaning crew washing the floors. When I entered the apt, the floor was so uneven that there was a hill in the bedrooms. They said it was due to construction. The windows are older styled didn't have good installation and you could hear the wind come through. They said it was due to the height of the building Bc it sways and the windows need to breathe. The best part was all the closets. Large amounts of storage but the overall place was tiny. For the amount they are asking the place didn't match the cost. If you want to be close to the expressway, ample parking & don't care about noisy neighbors or being ripped off this would be a great place to visit. I do not recommend it for anyone with kids

We lived in our apartment at this location for 8 years. We moved out recently explicitly because of…read morethe new management company. 1. Their staff is unresponsive. Most of the time, they do not answer the phone and it takes days if they ever call you back. When they do answer the phone they are unprofessional and unhelpful. Email is worse. I would send emails and never hear back. I eventually resorted to cc'ing the property manager and STILL wouldn't hear back. 2. Rent increases were outrageous. Again, we lived in this apartment for 8 years, we understand the need for rent increases. But they raised our rent by ~21% with no improvements to the units and horrible staff, I don't know how they can justify this. 3. They made the move out process feel impossible. They refuse to perform rent verification which delayed necessary items in our closing process. Again, because of their lack of communication, once we did manage to close, it was a challenge to figure out what we needed to do to move out. 4. When we dropped off our keys I asked for a copy of the drop of document. The woman had the nerve to ask "Why do you need that?" "You don't trust us" "We weren't good to you?" Just an unprofessional cherry on top. Oh! For fun, let's go through some of the crime we encountered before we left: 1. Numerous car break ins (mine was broken into twice!) 2. A neighbor had the wheels off their car stolen and put up on bricks 3. Frequent package thefts. If you become a resident, which I don't recommend, check the message board. It's CONSTANT that residents are missing packages. Martins Point used to be a great place to live. Now, I wouldn't recommend it as a last resort.

Based on those options -- both of which I was fully prepared to pursue -- I submitted an application and paid a $585 non-refundable fee. The very next day, the story changed. I was told I would need to pay The Guarantors their fee (one month's rent) AND four months of rent to the building on top of that. That was never disclosed before I paid. The terms presented to me before the fee and the terms presented after were completely different. To make matters worse, the leasing manager completed my entire application herself on her own computer during our meeting. I never personally typed a single thing or signed anything with my own hands. This is a classic bait and switch. The options I was given existed only long enough to get my money. I am currently pursuing complaints with the Illinois Attorney General, the Illinois Department of Financial and Professional Regulation, the FTC, the CFPB, and the Better Business Bureau. Save yourself the $585 and look elsewhere.
