The house I currently am renting had the lease bought by and taken over by P&B. At first I was nervous coming from a place of predatory landlords being the norm. The first manager for our property was a little dismissive, but we have a new manager who is EXCEPTIONAL. When she came in for her walk-through, she was efficient, professional, and listened to everything I had to say. She got so many things fixed SO FAST, within a day. Every maintenance request I've put in since then has been addressed so quickly. Even the maintenance guy they have is so sweet, and he does a great job. This is truly the best experience I've ever had with a landlord. Never thought I'd be happy to have a lease transfer companies. They are terrible at processing renter applications. I am a very qualified applicant (high income, high credit, no issues with any of my landlords ever) but they just don't respond to calls or applications submitted through their online portal. They have three different houses I WOULD HAVE been interested in renting but they don't respond. Not professional -- even the application on the portal seems like it was put together by an illiterate. UPDATE: It is extremely difficult getting ahold of anyone in the office. I'm pretty sure they try to dodge phone calls. So as it turns out, they are taking my deposit in place of the rent... Sure, okay, so what's the catch? But now I apparently owe $125 for "cleaning." They present you with a contract that is mandatory for you to sign -upon moving out of one of their homes-. Along with a load of nonsense entwined within this contract, it states that the tenant must hire cleaners to take care of the carpets. However, when I first moved into the rental, the home was FILTHY! Just disgusting! In fact, I hired someone to clean my carpets after moving in (especially after hearing all the garbage being sucked up when vacuuming). They never came by to do a walk through when I first moved in... I would not be surprised if that was intentional. Half of the lightbulbs in the house didn't work (including four expensive, halogen bulbs in the back room), the microwave didn't work (it took them over 8 months to replace), the toilet seats were filthy, the blinds were disgusting, the tub had black crud in the crevices, the vent filters had not be replaced, the shower heads had calcium built up, and my feet were black after walking over the kitchen tile. I doubt they will be using my money to "clean the home." They probably will just pocket it. The day I moved out of that house, the rental was in immaculate condition -especially compared to when moving in-. I made sure to take pictures and document everything, starting the day I moved in, in order to protect my pocketbook. So, no, I don't think I'll be paying your cleaning fees. ‍ In fact, I payed a $400? $500? dollar pet deposit when I didn't even own a dog. I announce that the dog was no longer around upon arriving at the rental office to sign the lease. But they said I was required to pay it since the lease was already printed. So how about you just use that pet deposit to cover your ridiculous cleaning fees? You still come out ahead. Absurd! In fact, I have an appointment with legal next Thursday. Yep, I'm a military dependent so it's free. Also, I plan to write a detailed letter to the BBB. Based off of the reviews I've read on other platforms, it's not uncommon with this company. It is apparent you care more about money than your tenants. But I am curious, how is that going for you? My guess is that you are not doing too well... Again, I don't mind paying the rent for January, I just don't appreciate how this company conducts itself and treats its tenants. If there was a way to rate it a 0 I would. I've never dealt with such inept people in all my life. First, I rented one of their properties in Lawton. During our stay there, several issues popped up, including plumbing problems. Nothing was ever repaired. Some of the issues we had, including a hanging storm door that weighed probably 50 lbs, were SAFETY ISSUES that were left as is. Upon move out, I received a letter in the mail with a "note document" grouping all the "cleaning and repairs" that were made, nothing was itemized and it included repairs for items that I had noted in their online portal needed to be repaired. With this letter was a bill for another $350 on top of the ENTIRE deposit they kept of $1,000. I immediately wrote back and said NO! Their response was to send another "note document" without itemization (again) with a revision to the total to remove the extra $350. Still keeping my entire deposit. Umm...shady stuff! Moving on to my second rant. We bought a house next to one of their rental properties, again in Lawton. The shared fence fell over in the last storm we had. I finally found out the owners name & telephone no and contacted him directly. He said he wanted to go through his property management company, yay, it's P&B Rentals but was on board with sharing the cost of the fence. I got a phone call from them yesterday (after waiting almost two weeks) telling me that the fence is not the owners responsibility and that they already had someone come out and look at it. I said, no way! This is a SHARED fence between the properties, how could they possibly determine whos property line it's on and who originally built it probably 30 years ago. I said, wellllll, the owner said he would go half with us, so what's the problem? He then said, well, we need to send someone else out and with Covid-19, there is no idea when it will happen. This is crap! Because I called multiple companies when I got estimates and they are ALL itching for work right now. P & B Rentals is shady and underhanded and I believe they are unethical as well. They DO NOT have the homeowners best interest in mind and they do not do what they claim to do. They collect paychecks and employ RUDE and uneducated people. This jerk was quoting the law to me as if I don't know my rights. I caution you to avoid renting from them if possible and please, please if you own a home, make sure they are doing what they promised you when you sign that contract with them. ZERO. Poorly managed company. They allowed my property to be trashed by tenants. They saw it happening and allowed it to continue. That says a lot about the level of care they have for properties. Now I can't get a response from them. My property value is lower now than when I bought the property. They are argumentative and they lack accountability. Please read this carefully. I will be as fair as I can here. I think P & B Rentals can respond to my one-star review. After you read this, I hope you use your critical thinking to decide if it is good or not to do business with P & B Rentals. Also, pay attention to the rating of this company, almost 2 out of 5 on Google. First, my wife and I decided to get the house at 628 NW Waterford Dr because there were few choices, and I had my two kids. My wife and I did not want to go around and look for a house to rent. So, we said, "hell, we need a house, and this community looks secured." We paid monthly $1,500 for that house, which my wife and I thought was too much, especially when Zillow's recommendation to pay for that house was $1,019 (https://www.zillow.com/homes/628-NW-Waterford-Dr,-Lawton_rb/49469589_zpid/?). We finally got an on-post house and waited for the lease with P & B Rentals to end. Below are the reasons why I would not recommend doing business with this Property Management because of the following: 1- Price: The price is undoubtedly high 2- Maintenance takes weeks to get you fixed. I had three instances where I needed maintenance: The first one was a problem with the toilet. It took over three weeks for someone to come over to fix it (it could be more than that). When the person came over to fix the problem, I asked him why it took so long; he responded that he was the only one doing this kind of work for P & B Rentals. The second maintenance request took two weeks; I had an issue with the garbage disposal. The third request took two days to get fixed. The AC stopped working. So my family and I spent two days and one night with over 100 degrees and 90 during the night. They were supposed to have an emergency maintenance line, but every time I called, I went straight to the voice mail. The same person that did the first job was the same person that completed the other two maintenance request. So I concluded that he was telling the truth; he was the only one doing maintenance for this company. 3- Dishonesty: We started our lease in August 2021, and in February 2022, my wife decided to get a dog for the kids. The dog pee all over the Living Room, and the carpet looks pretty bad. The kids also broke some stuff. So when it was time to move out, my wife and I decided to have the deposit we gave them to pay for the cleaning and whatever had to be repaired. We had the option to be in the initial and final inspections. Unfortunately, my wife and I were not in either of them. After the first inspection, I talked face-to-face with a property inspector named Bernadette Childress. She indicated to me that there was an indication that we had a pet; I told her, yes, we have a dog. She mentioned that the Living Room carpet was in bad condition (because of the pee that there was all over). Ms. Childress said nothing else about the carpet). She also told me (in the same conversation) that a carpet inspector recommended putting on a new carpet. She said, "do not worry; you will only pay 35% for depreciation). I did not have any objection. Today, I received the charges, and not only was the carpet cleaned, but all the carpet in the house was replaced (that does not make any sense to me). I also saw an "etc" at the end of things that they "fixed" in the inspection charges sheet. So, I made an appointment today, 7 September 2022, to discuss the "etc" and to take the carpet cleaning off the charges because she had mentioned that they would replace the carpet. When I got to the appointment, Ms. Childress welcomed me to discuss the charges. I told her why she cleaned the carpet when she told me they would replace it because of the dog's pee. She responded to me that she had never said that to me. I was appalled by the answer she gave me because she specifically said they were replacing the carpet; and like I mentioned above, she even said, "do not worry, you will only pay 35% for depreciation. She said that the company would do what the house owner wanted, and she said that the owner wanted to salvage the carpet but later decided to replace it. I was furious; I told her she was a liar. At this point, things were not going to go anywhere, and I told her I would add another one star to the company reviews and left. This is the most dishonest rental company I have ever had the disservice of working with...they do not do half of the things they say they will do or have done. Work orders were put in but never did anyone fix the problem but money was taken...this company will do anything to make a dollar from anyone renting from them. The ladies at the office are very rude. when i call and ask questions about rental properties we put in for, she wont give me answers. but when my husband cause they gladly give information and only because they have caller ID the female got upset because I checked her about being very rude and very unprofessional to female college when they called inquire about applications that they recently put in for. we must have a plied at like five or six different places very well qualified applicants for because some women have the ego is bruised and check they purposely denied us. i'm actually kind of glad because after reading for the reviews about this company I'm really glad that we didn't end up going with them because they have maintenance issues on so many houses and they won't fix it and they're very unprofessional about it as well not only do renters have a problem with them but people who are trying to rent out their homes through them have had previous problems just go ahead and read all the Google reviews. your job is really not that hard. so it doesn't cost too much to be more courteous and professional to people. read more

I normally would not write a review for a company who does business this way. I noticed that another reviewer suggested that we should report our experiences to the BBB. I have to agree. If anyone has found legal counsel who believes they could influence this company to improve their business (or to maybe just not be in business) please share it so we can all work together to seek justice for this company. I would go into the long description of all the ways they did us very wrong but after reading the other reviews, I can see that what happened to us has happened to many other tenants. I own rental homes in other states. I work with property management companies. As a landlord, I feel compelled to warn other landlords to please avoid doing business with P&B Rentals. The rental we moved into was in complete disrepair. I'm sure the landlord has had an outlandish renovation bill and was probably shocked to learn of all the things that had been neglected by P&B. I also need to include that we have waited more than 45 days for our security deposit to be returned only to find out that they are refusing to pro-rate our rent and have essentially stolen about $800 from us. Please, please, please beware of P&B Rentals. Even if you're thinking, "how bad can they be? I love this house." That's what I thought too. And now I am so incredibly thankful to not be dealing with P&B. read more

This company just keeps failing. First we had rats in my house days of being here. Sent someone one day and they never came back. My plumbing goes crazy and with Covid, they left my house smelling like sewage and NOW my electric went on Frits and we complained about the flickering lights. We have done 2 emergency work orders for plumbing and now my electric and nobody has responded to our request. Why do you have an emergency line and nobody answers the phones? I'm filing with the city and I'm about to call the fire marshal because now this house is about to be hazardous for me, my fiance and my 4-year-old. This is getting ridiculous and they act like they don't care, but they want to make sure they rent is paid on time and they get your money. I'm tired of being nice with y'all so now you're about to see a whole another side where lawsuits are about to be filed in place. This is OUR life you are playing with. read more

Honestly, I had high hopes after my initial meeting with the staff. When I was signing my lease the staff was kind and friendly. After living in my home a week, my plumbing starting messing up. My toilet backed up into the shower, and I couldn't use my washer and dryer. I have been waiting over a month to get it fixed because they require two different plumbers to come out and get an estimate for repairs. I have called the other plumber numerous times and left a voicemail to no avail. P&B have not checked up on the progress ONCE. The maintenance coordinator is incredibly unprofessional. Along with plumbing problems, the home had a massive termite infestation that I had to deal with, when I told my coordinator that there were roaches and spiders in the home and that I saw a dead one her response to me was, "K. at least it dead." With zero follow up or action. When my A/C went down they told me it would be two days before they could come out and fix it, it was 110 degrees outside. All the blinds in my home were installed incorrectly and the ones in the living room almost broke my TV from falling one night unprovoked at all. I was told I had a specific time limit to get the home re-keyed through their locksmith or I would have to pay for it myself. I tried again, numerous times to contact their locksmith and left voicemails and he never got back with me. Convenient for them. When I had problems with termites and was driving back and forth 3 hours to my old home, they required me to be there and would not be understanding due to the fact the home hadn't been rekeyed and they insinuated it was all my problem and that they had not one spare key for the home. Just to say up front I had several issues with this rental company and wouldn't recommend it to anyone. If I could give zero stars I would. My wife and I moved here from Texas and we had 2 houses lined up to choose from so we came up a month early to look at them and make our decision. P&B knew we were coming up, we made arrangements to see the houses. We immediately made our decision and that's when they told us that another couple was going to look at the house we wanted as I'm standing in front of her ready to sign. When we finally moved in the house was very dirty and had to be cleaned prior to us putting anything inside. They are very unorganized and the staff are some of the rudest people I've ever dealt with and act like they are going above and beyond by just doing their jobs. I reported a roof leak which took 3 months to fix and was poorly done. I had to argue with them because they didn't want to fix the Jacuzzi tub in the Master Bedroom. Upon move out the lady that did our pre-inspection said that the house was very clean and pointed out 2 things that needed to be done. She also said that she would be conducting the final inspection, which wasn't the case. Even though she pointed out very little we still cleaned more than she asked. The lady who showed up to the final inspection was rude to my wife and pointed out a bunch of other stuff that wasn't an issue before. A little continuity between the two would've been nice. I was charged $55 to clean the oven, which was cleaner than it was when I moved in. Save yourself the headache and go with a smaller company because P&B in my book are substandard and do not care about their customers. read more

The property inspector came to perform our out inspection and after bringing the blinds and holes in the Sheetrock to her attention she looked back on her notes and examined the blinds. Verified the were either damaged or the wrong size prior to our move in and said we wouldn't be charged. Would have liked to have the early termination explained in the lease more thoroughly but I should have read it prior to signing. Upgraded to a 4 star read more

SO grateful that the owners of the home we rent changed companies. We originally went through ReMax Kimberly Thomas and they decided to give up being property managers and transferred everything over to P & B Rentals. They were property managers for 18 months but never once contacted us or came by to check up on the home. The only time we spoke with anyone was to pay the rent. We wrote a letter to the owner asking for a reduction in rent and the woman working the form office said "Oh I know the owners and they will want you to give them a specific reason for reduction in rent" she read the letter and refused to pass it on unless we gave her a reason. If she knew the renters so well, why did they leave for another company. When we arrived to pick up our information packet from P & B to take to the new property manager, they said "If you're not happy with them, we'll be happy to help" and I thought to myself. This is the worst experience I've ever had with realtors. It's hard to avoid working with them as they have many houses for rent. So we moved to Lawton as a military family and started looking for a house. After finding the one we contacted the agency and submitted the application. First thing that surprised me was $50 fee for every adult above 18yo which totaled $100. As soon as u pay the fee they change their way of communication with you. First of all, they didn't inform us that this house had been already applied for and it was unlikely that we would get it. Then, when we asked if we can apply for the other house they have, they said that we need to do everything from scratch, therefore paying another $100. And so on. Seriously? These guys can make pretty good money simply charging the fees without even showing the house. As I understand nobody refunded this money. Avoid them if you can! read more

It's hard to avoid not using them because they're one of the only places in town but if you can don't use them. The the first encounter with them was mostly pleasant as they wanted us to rent a house. We picked a few we wanted to look at and then they just gave us the keys to the places and no one went with us. When we finally chose a place most of the move went smoothly. Then things started going wrong. If I went into the office about anything the girl at the front desk wouldn't even acknowledge my presence until she was finished with whatever she was doing which could be several minutes. Then the house had a large number of spiders and scorpions and when I asked about it I was rudely told it was not their responsibility and I would have to get an exterminator. Then the plumbing backed up multiple times to the point where you couldn't flush the toilet without it backing up into the shower and you couldn't shower because the toilet would overflow. This was due to roots growing into the pipes. When informed they would say they would send someone but it would take several days. It was a very unpleasant experience. read more
