    ADVICE ON RENTING FROM AT HOME HAWAII…read more I have enjoyed renting long-term in Oahu (Honolulu) from several different companies. I feel compelled, however, to warn you about any contemplated rental from AT HOME HAWAII. While the house we rented was well-kept and beautiful (100 years old), the terms of the security deposit and lease were problematic. I'd still rent from AT HOME HAWAII, but please accept the following advice before engaging this Company: 1. Deposit--Don't make a deposit to AT HOME HAWAII without first seeing the entire lease. AT HOME HAWAII will ask for a one-month rent deposit and a signed 'Agreement' which says that you MUST sign a subsequent lease (which will not yet have been presented to you). The Agreement will say that you will lose the entire deposit ($10,000 in our case) if you do not sign the lease (which, again, you will not yet have seen). If you sign this initial Agreement, you will feel pressured (under duress) to agree to unreasonable terms in the lease for fear of losing your deposit. So, make sure you have reviewed the official lease making any deposit. 2. Lease--Have a careful legal review of the entire lease (17 pages): a. Property Maintenance--In Hawaii, it is very difficult to hire maintenance services, so don't agree to take on maintenance items beyond normal cleaning of the furnished unit. If you break something, you must pay for the damage repair, but AT HOME HAWAII should be in charge of the following: i. Plumbing--Don't agree to hire plumbers to take care of plumbing problems inside of the house. Our rental house was 100 years old, and many plumbing problems beyond normal 'wear and tear' can occur. Plumbers are difficult to hire in Hawaii, and you do not need to be trying to secure one when you are trying to enjoy your furnished Hawaiian rental house. ii. Window cleaning--Don't agree to clean outside windows when moving out (inside is OK)--Our house was two stories high, so cleaning the outside windows involved ladders/scaffolding. Securing this service is difficult in Hawaii iii. Steam cleaning of cushions and mattresses--You must leave the house in clean condition (beyond normal 'wear and tear'), but you should not be responsible for deep cleaning (mattresses, couches). Once again, finding this professional service in Hawaii is very difficult. iv. Service of air conditioning units--Periodic servicing of A/C units (beyond monthly cleaning of the filter by the tenant) should be the responsibility of AT HOME HAWAII. It is almost impossible to secure an A/C service person in Hawaii. b. Security deposit--Don't agree to retention of the security deposit beyond the items that Hawaii law allows (i.e. failure to pay rent, damages from pets, outstanding utilities). In particular, don't agree in the lease that the deposit can be retained punitively for continued rent after the lease period ends (This is not legal, anyway).
