Good people. Retirees, veterans, elders. Many do not use social media and may not know how to speak up when they are treated unfairly. They deserve better. Your community deserves better. Here is what I have experienced and what I have witnessed among my neighbors. They habitually delay responses on time-sensitive approvals. For over three years, they have used 'short staffing' as a shield for what is essentially passive-aggressive behavior. They know residents are dependent on them, and they leverage that power by simply ignoring us. There are inconsistencies in how fees are applied. Neighbors have shared with me that they have been charged different deposit amounts for the same project. It also takes them months to return deposits long after the project is complete. There appears to be no clear or consistent standard. When you ask questions, you do NOT get answers. This is all very dangerous considering the power that HOAs hold. Here is why these companies behave so poorly and act invincible in the process. Arbitration clauses built into contracts with companies like this make it very difficult for residents to fight back. Unless you know how to catch them in the act and document everything, the system is stacked against you. They are counting on you giving up and just paying. Do your due diligence. There ARE other companies out there. Better companies. Companies that will actually communicate with you and treat you fairly. If you are a resident, keep records of everything. Take photos. Save emails. Check your mail daily. Compare notes with your neighbors. If you see inconsistencies, document them. If you are on an HOA board, please think carefully about who you hire to manage your community. The people living here trust you to make good choices on their behalf. They are counting on you. Do not let them down by partnering with companies that hide behind fine print and treat residents unfairly. Your community deserves better. We found a home we wanted to tour on Zillow. We had no connections to realtors here in Kingman so I requested a realtor through Zillow. The first realtor who reached out treated me very rudely and told me she didn't have time for "looky-loos who weren't serious about buying a decent home"! When Becky Hooper reached out to us, she didn't say anything negative about the cheap-ass property where I wanted to schedule a viewing. She was SO kind and I immediately felt comfortable with her! We signed a contract with Becky for her to be our realtor for up to one year. Becky treated us SO WELL while looking at a place she would have made a very tiny commission from! After looking at that one "budget" option, we quickly realized that (in the chosen price range) we would be buying somebody else's mess. We informed her that we would need a few weeks to bring together some additional funding. She continued to work diligently to find us "the one" as close as possible to our original price range. Right before Thanksgiving, I sent her a short list of 4 places we wanted to view - she scheduled appointments with each of them for the Friday after Thanksgiving. I backed out of viewing the 3rd one because I decided that not having a guest room was a deal breaker for me. After viewing 1, 2, & 4 I told her that I really wasn't in love with any of them. The first one smelled weird, I don't remember what I didn't like about the second, the 3rd needed a new roof. She got on the phone and got permission to show us another home that we hadn't even considered - it had only been on the market for a few days! I loved it but it was a little ($9k) more than we wanted to spend. After driving away, I couldn't stop thinking about "the one"! A few hours later, I texted her and asked her to send a low offer, she did, the owner countered, we went back and forth and eventually met in the middle. This was EXACTLY what I was hoping for when I offered the lowest number. Becky was incredibly knowledgable about the entire Kingman area. She was honest about which areas would not be a good fit for us. She was very responsive whenever we had questions or concerns. Buying a house is an overwhelmingly complicated process, even without the need for a mortgage loan. She helped us every step of the way! She even figured out for us which companies offer internet and trash service in our new neighborhood. We are so thankful for her time and expertise. We ended up with the PERFECT forever home that will still have plenty of value when our kids need to get rid of it someday! She even gave us a very thoughtful housewarming gift!!
