High HOA Fees, Low Security, Unwelcoming Atmosphere!
I lived in Painted Desert for a brief, but sufficient time, and while it has some undeniable charms, I ultimately felt it fell short in several key areas, particularly safety & community atmosphere.
High Fees & Questionable Security:
Monthly HOA fees in Painted Desert are a hefty $400/mo, a price point that may raise eyebrows for potential residents. This expense is marketed towards amenities like gated entry and roving security patrols. However, during my time there, the reality often diverged from the advertised picture. Despite contacting the security company three times for assistance, I never received physical response. These experiences, coupled with witnessing incidents like transients harassing residents and a security breach involving someone jumping the wall, left me feeling less secure than the high fees would suggest.
Unwelcoming Neighbors:
Beyond the security concerns, I unfortunately encountered an atmosphere of suspicion and unease among some neighbors. On multiple occasions, I noticed residents watching me from inside their homes and even taking pictures of me while I was outside my own residence. These incidents were reported to the HOA manager for alleged rule violations, even though I wasn't aware of such rules upon moving in. This reliance on resident-driven rule enforcement, without proactive efforts from the HOA itself, created a tense and distrustful environment. The entire time I lived there, I worried I was being spied on (seriously!)
Recommendations for Improvement:
While Painted Desert has the potential to be a pleasant community, I believe some changes could significantly improve the resident experience. Addressing inconsistencies in security services, whether through increased accountability for the hired firm or exploring alternative services, would greatly enhance residents' sense of safety. Additionally, fostering a more open and welcoming atmosphere through new resident "on-boarding" and better communication of HOA rules & regulations (AND Bylaws AND CCNRS) could help ease tensions and build trust among neighbors. Relying upon residents to report and uphold the rules and regulations doesn't create a "neighborly vibe". Last, this community is a big DOG Community! Tons of dog owners, but zero amenities for dog owners. No dog waste baskets, no waste bags, no dog park, nothing. It would be a huge benefit to the majority of residents to have such simple amenities while out walking their dogs.
Overall, while Painted Desert boasts certain positives, potential residents should be aware of the high HOA fees, inconsistent security, and potential for uncomfortable neighbor interactions.
