My experience with Julie the manager was,a nightmare. The lies and cover up of bugs, mold, fungus not to mention the downstairs person placed her dog poop in front of the back yard gate to "pick up later" this never happened. Looks like I am just repeating what others have said. TAKE EXCESSIVE PHOTOS. MAKE SURE THEY DO A WALKTHRU BEFORE AND AFTER!! This management company's bread and butter is taking advantage of college students and taking not only your deposit but often suing for much more. They prefer to do this after you have moved back for the summer so they can get a default judgement. We were dumb though and hadn't saved our walkthru papers and didn't do a walkthru at the end. People are crazy! Those that reviewed 2 stars and below have obviously never experienced how awful rental companies can be. Palouse properties obviously has a lot of properties around the Moscow area. Here's the thing: 1. A human being always answers the phone 2. The employees are helpful and take care of problems as they arise 3. I don't feel micromanaged and "checked-up" on Sure sometimes the bushes get out of control, but whatever! I'm free to live and pay rent. I'm sure I won't get my deposit back, as I moved into a 6 year sublet. But I would certainly rent from them again. I'm in the process of moving from Moscow to CdA. My lease with Palouse Properties ends on July 31st and I can't move into my new house in CdA until August 5th. So I gave PP a call and they were so great to allow me to do a lease extension for the 5 days. Saving me from SO MUCH STRESS. I've had experience with Heritage Reality in Pullman and University City. Ok a few things... out place isn't "new" so I get it. Also no washer and dryer so laundry mat can be a bummer. Upside? I pay $530 for a two bedroom, have a fur baby, and plenty of space. Can't complain too loud. Downside... our dishwasher needs replaced, inside closet got frozen and then moldy (little bleach went a long way) toilet needs replaced (last people beat the CRAP out of it, still works but looks like hell), and the shower desperately need to be torn down to the studs and replaced... could be done relatively cheaply too. Again, older place so it's not the end of the world. And it's cheap. Oh! Maintenance responds VERY quickly. So that's really nice. They also do ice/ snow removal. Not extensive but shoot not bad. read more

Very unhappy with Palouse Properties. Our brand new units are ONLY wired for Cactus Computer internet which is arguably the most abysmal provider in town. Even despite numerous attempts to contact management, they refuse to work to have the units wired for Spektrum, Frontier, or any respectable ISP. Furthermore, the parking situation is a complete joke! New units are being currently constructed and the workers occupy all of the spaces in the parking lot, leaving me, a paying tenant, with no place to park. Upon calling Palouse Properties, they were extremely rude and incredibly unhelpful. Telling me that we all have to "get along" and that the workers need access to their vehicles. Why can't they be required to park on the street so we have access to our parking lot? read more

This is the WORST rental company in Moscow, find someone else to rent through. The people who work for Palouse Properties will ignore you, the homes you move into won't be clean, and all the employees are rude. I have never had a worse experience. I called Palouse Properties for help multiple times and they either never got back to me, or told me that I need to deal with it myself. The reason I had a landlord is so I didn't have to deal with it. Just beware that this is a horrible rental company. If you rent with them expect horrible service and rude people, oh and they kept loosing our rent payments so make sure you always get a receipt. read more

First of all, the only reason that I am giving them 2 stars, is because for 11 and a half months, we had no problems working with them, and they were responsive. If it weren't for that, they would only get one star. It all starts back last August when my partner and I were looking for a house that would take two dogs. We are older than the average renter, and have long, solid rental histories, home ownership, and strong credit scores under our belts, however, finding a place that would take two dogs was still a long process. When Dan (the owner/manager of Palouse Properties), showed us what would be our future property, it was pretty perfect, but the yard was more than we needed and our biggest concern. We talked at length with Dan about the yard when we moved in, given that the house was on almost an acre plot, and the concern of the time of caring for the yard, and he told us our responsibility was only the groomed part of the yard, mostly maintaining the grass and light weeding. Well, as someone who knows better, we should have gotten that in writing. When we moved in and filled out the damage assessment form, there was not a place on there for the state of the yard... again, lesson learned, next time I will add an addendum. So the scene is set for disaster, and, unfortunately, our last few weeks of working with them did end up turning into one of the most frustrating and time-consuming ventures I have ever come into with any private landlord or property management company. It all started when we needed to leave our lease early, so they had us fill out the break lease paperwork, and we crossed our fingers that someone would want to take over the lease so that we could vacate early without penalty. It turns out there WAS an interested future tenant, so we were relieved of our July rent obligation. We informed them that we would actually be vacating mid-June, as our neighbor had informed us that he had met the new tenant and that they had said they were potentially interested in moving in sooner than July 1, if the property was ready. I'm not sure what they did with the information, but I can tell you that the next tenants certainly did not move in any earlier. We also informed them about the flooding troubles we were having in our yard, it being one of the wettest springs on record, and that a quarter of the lawn was still under 2 inches of water. They acknowledged our complaint, and said they would have someone check it out after we vacated. The big disappointment came when we got back our security deposit. In the lease, they say they have up to 30 days from the end of the lease to process any damage charges and send back the security deposit, just enough time for us to leave the state. When it finally showed up, to our surprise, almost half of the deposit was missing. There were a few things that we expected, but the big kicker came with the almost $400 in yard work they were holding us to. In the provided invoice, a hand-written receipt with chicken-scratch handwriting, was a laundry list of completed tasks (not broken down by job/cost) with a total at the bottom, much of which was work done outside of the manicured portion of the lawn that Dan had told us we were responsible for. We called and left 3 mesaages over five business days, and when Dan finally called us back, one week after our initial contact with a song and dance about a funeral, my husband discussed our issues with him and he said he'd call us back the next day after he talked to the employee who checked out the property, which he didn't so we called him again a couple days later, and he said he wanted to find the invoice regarding the yard work that was done before we moved in (given that part of our contention was that much of what they were charging us for was the state of the yard upon our taking charge of property, so we had left it the way we had found it), and that he'd call us back the next day, which, again, he didn't. When we finally resolved the issue, 3 WEEKS after our initial contact, he agreed to give us back almost half, based on the work that was done before we moved in (without provided in an invoice). I am saddened by the lack of customer service we received upon leaving, and truly feel like I was manipulated and robbed by one of the supposed "honest" property management companies. Turns out, they're just like all the rest of them, only interested in the bottom line and ripping of college students and other renters they draw in with their hometown proud, laid-back country attitudes. I'm not saying they are not a decent property management company, but don't let them fool you, they are not nice, and they do not care about you, and their customer service front is a mask. Make sure you write down EVERYTHING, and take pictures of EVERYTHING, and know that in the end, you're probably still going to lose a good chunk of your deposit. read more

Where do we start? The cherry on top of them never getting around to fix anything was my attempt at getting my security deposit back. About 2 months before we moved out I wrote a note to Palouse Properties when I was paying rent saying that I would be picking up my deposit check because I wasn't sure where I would be moving. Three months later I get an email saying the deposit checks were mailed out. I go into their business and they tell me they never received notice that I was going to be picking up the check and that they mailed it out. Well I didn't give them a forwarding address so they wouldn't do this and I questioned the lady about that. Her response... "Oh, we mailed it to your old address." ..."To my last address when I was renting through you guys?" I asked. Yes, she replied.... WHY WOULD YOU MAIL A CHECK TO ME AT A HOUSE YOU KNOW I DON'T LIVE AT?????? That is literally the last option I thought they would've chosen. My recommendation with anyone dealing with Palouse Properties in Moscow Idaho for apartment rental is to take numerous pictures when you move into the unit and when you move out take numerous pictures of what was cleaned and what was not. Recently I helped my son move out of his apartment and cleaned everything in the unit including replacing all the stove pans with bright shiny new pans. Why bother since the cleaning person Kim Burrows with Elk River lies about what she does when she cleans the unit and Palouse Properties does not bother to inspect the unit and just takes her word for what is done. The bathrooms were thoroughly cleaned, the baseboards were all wiped down, there was no food spilled in the refrigerator as I took all of the shelves and drawers out and washed them the carpets were vacuumed and the kitchen floor was cleaned. Yes there were hard water stains in the bathtubs that we tried to clean and we expected to be charged for that and we did not shampoo the carpet. I would not have questioned the bill had it not been for the lie about replacing the stove pans since I specifically went to Walmart (they were out) but we found replacements at Tri-state. On the cleaning bill we received for the unit, there is a $20 charge for replacing already replaced stove pans. The rest of it I would have just said oh well, maybe we didn't clean as much as they wanted (even though it was not super clean when he moved in) but when someone LIES about replacing a $20 stove pan, they are cheating Palouse Properties and in the end cheating the kids who make an effort to clean things up. I will be contacting the Better Business bureau to make a report on the outright fraud that goes on with deposit returns. It's truly disgusting how they prey on college students. Room mate and I Left the apartment PROFESSIONALLY cleaned..... looking far better than when we moved in. After moving out we were told there was problems all over the apartment that were flat out lies. LUCKILY WE VIDEOTAPED THE ENTIRE APARTMENT AFTER LEAVING. We had a good experience with Palouse Properties for the few months we rented from them. Our property was sold and management changed during our lease. However, Palouse was responsive to our requests (quickly fixed a leak, replaced blinds, replaced smoke detector). We were looking for a quiet place to live. Dan quickly narrowed down our list of prospective homes and was very open with us about places that would not be a good fit. My only complaint is the non-refundable carpet cleaning deposit because we don't have pets, are very clean, and can borrow a steam cleaner. read more
