I've never had an experience like this before when trying to purchase a house. Pam held our offer until multiple offers were "received," and then we were told our offer was not accepted without given a chance to counter. Days later and the house is still for sale and not under contract like we were told. Holding onto a listing to get higher bids is disgusting. This company tries to sell to their own team to keep the money in-house. They lowball houses to try to start a bidding war to make more money. And they pick and choose who they want to sell a house to. I've never been more appalled at a company more than I am now. This in regards to the property management portion of this business. STAY AWAY. If I could rate in the negative, I would. I am retired military and I contracted this company to rent my house in Lawton. There were negative issues from day one. I strongly feel that they took advantage of me because I was military and out of town. There were issues with every tenant they selected with late or non payment of rent and damages that were blamed on ME. They did NOT take care of the property as I received multiple complaints from neighbors and HOA throughout my time with them. I could never get an estimate from anyone other then their personal "handy man" on a hard to read scribbled note, and prices were always much higher from what I could find myself. I even spoke to a repair company that refused to do business with P&B. There seemed to be a different person every time I contacted them. Their staff was most often rude. Apparently they have a huge turn around of employees for a tiny business. They seemed to pin every problem on me the owner. Once I got smart and hired a competent and reliable property manager, ALL repairs have been made in a timely manner and there was a line of people willing to rent the house for 30% more than P&B stated was the max they could get. I repeat, stay away from this company! Lastly, a friend who lives there simply asked "Why would you hire them"? I wish I had spoken and listened to them beforehand. If you are military or not, I would highly recommend staying away from this company. read more

I've been a tenant for over three years. Within the past several months, I've had issues w/the A/C. Each time my work order was ignored. I was forced to pay for the repairs myself and then the second problem I had, the "kind" lady cancels my work order request. I contacted the emergency after hours number today at 10am. I was told someone would be coming to my home and/or calling today. Well guess what? No one has. I've been on hold w/the after hours number for 55 minutes now! Our house has been listed with them for over a month, and the only foot traffic we have gotten is from OTHER agents. I had a very awesome experience leasing with Pam and Barry Rentals. The application process was not complicated. They stayed on top of any issues or concerns I had as a tenant (which was few to none). They also handle maintenance requests and schedule preventive maintenance services in a timely manner. Toward the end of my lease, I submitted my move-out notice IAW the time frame in my lease and returned the property back to Pam and Barry Rentals cleaned and ready for the next tenants to move in. I was happy to receive my rent deposit ( in full) within 30-45 days. Great company to lease from. read more

This is in regards to my dealings with Mrs. Harrell an associate broker with Pam and Berry of RE/MAX. We inquired about one property repeatedly only to be put off again and again by Mrs. Harrell, sadly that property sold out from under us. After refining our search we found another property we were interested in and again Mrs Harrell did not want to provide any information and simply lectured my wife about why that wasn't a good property for us. I have moved several times in my 14 years in the Army and bought several homes, and I have never before met a realtor like Mrs. Harrell; she was presumptuous, discriminatory, rude, and inept. I am compiling the emails and the vitriol that Mrs Harrell sent to my wife and wife self and will be filing a formal complaint with the Oklahoma Real estate Commission. read more

WARNING! Be careful with buying a home that Pam Marion has for sale. She will only take up for the one selling, EVEN if she's your realtor to. When I gave her the asking price I wanted, she wouldn't even offer it to the selling person. She said that theres NO WAY they'd even THINK about it. She's the rudest person i have ever dealt wsith. There are many issues with this property manager so be aware of them before you rent. Many of their homes were previously Nottingham homes so they are in a state of disrepair and there are no funds to remedy it. We were fooled by a nice paint job that concealed many horrible things about the house they are not "obligated" to disclose. Our first issue was pests. As the tenant, you are responsible for paying for pest control. They failed to tell me our house had mice and SNAKES, which regardless of what we did, we could not remove. Next, the heater failed in the winter and the AC failed in the summer. Oklahoma is brutally cold in the winter and they were unable to fix the heater for almost two weeks and it was unbearable. We are lucky we are not old or in poor health. My service dog almost died from heat exhaustion in the summer. The house is located in a crime ridden neighborhood and we were robbed during the day. This traumatic incident is not grounds for lease termination. After the robbers broke our windows and doors to invade the house, it took P&B weeks to fix the door. It took almost 1 YEAR to fix the window. This led to high energy bills and obviously risk for another home invasion. Now after all the poor service, they expect us to pay for their troubles. Let me explain. To compensate them for repairing all the items, they unfairly docked our security deposit when it was time to move out. Please know that it is contract, you must pay for a carpet cleaning service regardless of the state it is in or they will charge you. Of course we thoroughly cleaned the house, painted, replaced all blinds and repaired any minor nics or nail holes. We payed for professional carpet cleaning and deodorizing. The house was immaculate and in a better state than before. During the final inspection, I was told the house still smelled like a dog and they would charge me for a professional cleaning service after I produced a receipt showing it was already done. I am pregnant and my sense of smell can not be matched. There is no dog smell. The only smells are carpet cleaning solution and fresh paint. My dogs were well trained service dogs so they never soiled the house. Smells are not quantifiable or measurable so her remarks were absolutely baseless. In fact, how can you distinguish a dog smell and a mouse smell. Afterall, I was tricked into renting a pest free house and then made to pay for professional services to restore the house because the owners have no money to fix it. I completely interpreted these actions as a unethical business practice to unfairly gain my money and take advantage of Soldiers. Also remember than even though you put in your 30 day notice, you cannot terminate the lease on any day. They will terminate the lease on the day of the final inspection. This appointment will be scheduled for when it is convenient for them. If they are "busy", then you will pay for extra days or weeks because that is the only time available. Again, this is to make more money. Consider other rental companies and options when you PCS here. Their business practices take advantage of Soldiers and are unethical. They can be rude and unreasonable to deal with once you have signed the lease. Also in addition to these issues, as a previous Nottingham house, there was sewage backup which resulted in raw waste and fecal matter everywhere. There was flooding from rain and storms, which they did not even attempt to fix or drain or dig a ditch. They completely neglected the issue. This resulted damaged items in my home. It is not covered by renter's insurance. read more

DO NOT RENT FROM P&B!!! First, when we moved in the carpets were not clean and the backyard was full of garbage. The lawn had not been mowed for weeks. The two days before the movers came we noticed dog hair, dirt, and even a belly button ring in the high pile carpet. We called and asked for the carpets to be cleaned, before the movers arrived, but they refused. P&B said they had a receipt showing the carpets had been clean. I don't know who they used to clean, but they were far from clean. We immediately bought a new vacuum and went over the carpets several times and removed a large amount of dirt and dog hair. Secondly, they don't address work orders in a timely manner and sometimes don't complete them. The microwave stopped working. Took P&B three months to replace. The dishwasher came detached from the cabinet and counter; P&B never fixed this. The house had water damage on ceiling due to a faulty chimney and it took three months to fix. Yard fence door was never fixed properly either. When they do send out workers to fix problems, you don't have any way to follow up on the work. They will not talk to you on the phone from the office. You must put in another work order; most of the time they are ignored. Third, you will not get your full deposit back no matter how well you follow their move out rules. We cleaned per their instructions before we moved out. Also, we filled all wall holes from nails and minor furniture scrapes will sparkle. They charged for re-wipe down of appliances and spot painting over spackle. Nowhere in the lease were we told this would be a charge. Finally, their employees are rude. Every time I called their office I was treated with disrespect. They have too much business and too little staff. They are not concerned about the customer. I have other friends who have rented from P&B and have a whole list of other complaints. Shame on you P&B for not putting your customers first and not taking care of the service members of the US Military. read more
