I want to leave a great review for this place because I did have a great time partying here. But this was thanks to the visitors that gathered here and the citation of the music production on the beach. In regards to everything else, I felt compelled to leave my honest opinion on the restaurant and bar after an extreme let down of an experience. I was here for a set menu dinner and paid around $400 US per person. The food was cold. The first item (Amuse Bouche) was missing. The ingredients were not fresh. There was a dish with wagyu and uni which we couldn't even finish because the taste was so bad. I love uni and wasn't expecting top grade but I could not even finish this dish it was such poor quality even for a cheap izakaya restaurant. The lobster was over cooked on one plate and undercooked on the other. The bread with desert was no better than one you can pick up for less than a dollar at a standard Mexican bakery in the US. I would have felt dissatisfied paying $80 US for 2 people for this meal. How they get away with charging these prices for the quality put in is such an unfortunate characteristic for a place in Tulum, a town that holds a place in my heart. The service tableside I couldn't complain about. Servers were attentive and the manager came by to check on us but the most bold yet courteous guest at our table only had the heart to mention that the food was cold. What was I gonna say? The food is horrible can I have my money back? No, they know what quality is being dished out. I had to suck this one up and use it as a learning experience. They did go around giving extra glasses of wine to compensate and balance our experience. I'm guessing this may be common practice. I was curious if the chef was aware of the results of his dishes. The chef was obviously creative but I'm wondering if he was aware of the quality of his ingredients and how timely each dish was served. If he finds the price charged for his set menu appropriate, I am confused as to why a world class dinner in Tulum can cost less than $100 down the street. There's a pizza place down the street that you could spend $60 for a dinner for two that was better than this place. I'd recommend finding another place to get food before coming here for an event. As for the bars at the club, prices are outrageous and bartenders charge different prices at each bar. $10 for a corona, $20 or $25 for a Don Julio blanco shot, depending on if you get a bartender that chooses to overcharge you. A friend bought me a beer and accidentally knocked it over when grabbing the drinks he bought to take elsewhere. He asked for another beer and the bartender without even putting a though into it and with a very rude reaction said you have to pay for another one. I found this to be indicative of poor service standards. For the events they have you load money onto a wrist band which can't be refunded or used once the event is over. These prices for Tulum are honestly outrageous. I could spend over $200 US for the night easily and be holding back. The value probably would've been better getting a VIP table. Obviously a goal of a venue is to fill VIP tables but you definitely pay the price for not reserving one here. I recommend going to events here because they hold great ones. And it's a beautiful setting, like many places in Tulum, catching great music with you're bare feet in the sand. But if you're not on the unlimited budget needed to feel free to roam here, just beware of what you may get into with regards to your wallet. I hope management balances cost with value here a little more appropriately in the future. It can leave a bad taste in your mouth dealing with what they set up here. I know they are ok with this because they do curate quality events here. But there is some serious overdoing it here. If you plan to stay here and have a lot of meals here, I hope you are prepared to spend hundreds of dollars per day and not be astounded. Thank you to the employees here that do their best to provide a great experience for guests. As for the bad apples, you should be appreciative that you have the opportunity to work in such a beautiful place with a lot of courteous travelers coming here to celebrate life. read more

Buyer beware- this is not the typical Marriott top notch treatment. This is basically camping not glamping- straight out camping! You live in unsafe huts with straw roofs that raccoons burrow in and will keep you up all night. Their hospitality team is probably the worse I've ever seen. Took me an hour to check into the hotel. They think upgrading you to different larger suites will make it up but when you have 2 friends staying in a room the upgrades to one king with an open shower so you can watch each other shower is inappropriate. The cost is not worth rolling your ankle at night on unlit dirt pathways to your hut in a jungle. The hits are very poor lit and the air condition unit is moldy and terrible smelling. This is not a luxurious Adobe rustic feel like it pretends with its pictures to be...it's straight up camping like back in 8th grade. read more

Underwhelming. Disappointed. Dull. Our group of four traveling to Tulum knew what to expect going into our trip. We understand Tulum and most of the places there pride themselves on an "escape" from the normal experience. So that didn't bother us. In fact, we really enjoyed our Beachfront Cabaña. Cool, very small, hut style room with A/C and little lighting. Nice hammock outside and a cool view of the water. We knew going in there was no room service, etc. Our room, the best part by far, was our own little escape from PPP. However, pretty much everything else about PPP was a dud. It was down season when we went, so it was quiet around the hotel grounds. Still, the staff made no exceptions or accommodations on anything -- we wanted to take bikes for a few hours, they still wanted to charge $15usd per person. Yoga - $15usd per person! What were we paying for??? Our room cost so much, how are there no amenities for the actual guests of the hotel?? We asked why bikes were $15usd and they replied yes it's expensive we will have to do some research. Huh?? Every other hotel down the Tulum stretch offered "free yoga to our guests". We also found bike rental places for $150mxn pesos and decided to do that instead. We took yoga at other resorts because if we were going to spend our money it wasn't going to be at PPP. The staff seemed like they didn't like to work and was not cheerful. The group that greeted us seemed to be so set on forcing their agenda on us that it started us off with a bad taste. We offered up our itinerary to confirm we were hitting some of the best things Tulum had to offer and most of it was criticized. The pool in the beach club area - blah. The service - blahhhh. We had one person in our group fluent in Spanish but the wait staff still struggled with our orders - they took the orders and placed them. No small talk, no conversing, no smiles. We had breakfast one morning and after that decided no more money to PPP. We were told we could text a number (front desk) for any questions. We sent texts asking to set up massages and they said that the massage staff doesn't like to work past 5pm in the off-season -- also the person that responded sent a link and basically said here you figure it out. Response time was terrible at times. Nicest staff we met all week were the ppl that fixed some things on our cabaña and took our luggage when we arrived. We knew the location of PPP wasn't walking distance to all the hot spots and beaches, but after venturing onto other beaches and hotels only a few miles down the road we knew we had made a mistake. PPP had dull colors, dull staff, dull food, and dull everything. Nothing blew us away. We spoke with a few locals about our grievances and they confirmed that after PPP was bought by a larger hotel chain everything changed. We didn't stay here but frequented the bar a few times while we were in Tulum. I am surprised to see such a low rating, we absolutely loved this place. Amazing music (tropical house), really good drinks, and the best vibes and ambiance. We sat at the table for hours because it was so enjoyable, just relaxing and looking at the water. It's definitely busy and there are a lot of hipsters, you feel like you are at Coachella, but where in Tulum isn't? Papaya playa was one of the highlights of our trip, don't be turned away by some of these other reviews. read more

Upscale glamping on a beach with a burning man cool kid crowd complete with resident cats and artistic junk garden. The guest service people were beyond wonderful, the bar staff, and restaurant personnel were all great. Moonrise was absolutely stunning every night and beach cabanas are wonderful as long as you get there early enough to claim one. That being said, the front desk people could not care less about your experience. Our room had a private and adorable porch area that was unusable due to the constant construction literally on the other side of the wall. Which started as early as 7a each day. The front desk did not offer any solace besides "yeah sorry" Additional issues: - Service staff came in the room when we had the do not disturb sign on. - A little annoying to be asked what our room number was every 3 seconds despite having a "staying at the hotel bracelet on" - The Full Moon party (that ended at 4a) was not warned before being put in a room closest to the speakers. read more

We felt robbed by this place ON OUR HONEYMOON. First of all we did not have a working lock on our door and promptly let the front desk staff know and they did nothing to fix it. We also asked how to use the safe as we couldn't get it to open and they told us the only combination was 1234.. We cut our 3 night stay short because after one night of sleeping in an unlocked room we got eaten alive by mosquitoes and the bed was rock hard. For over $600 a night we felt robbed. We asked for a refund for the third night since we would not be there and said we would of course pay for the night we stayed and the current night since we did not give 24 hours notice but of course they would not even refund that. read more

I had such an awesome time staying at Papaya Playa! I loved the beach, the food & drinks--but the best part was the staff. There are so nice, and fun to be around! They really made all the difference in our stay. The staff member who made the biggest impression on us was the guest agent, Rafael--he was always around to say hello, give us recommendations for literally anything we need, and never failed to make us feel super welcome all the time! We were there for the May Full Moon Party (which happened to be on my birthday!), and it was really fun. It was slow to get started, because of a sudden rain storm, but once it cleared up--it was awesome. A dance party in the sand with really good music played by a DJ--pretty much ideal. Also, great people watching. The beach was perfect for lounging around, and swimming. Lots of palapa covered beds, if you want shade (like me). Very comfortable place to hang out all day. The waiters also come around all day to bring food, drinks, towels, pillows--whatever you need. And, like I said, they are all really friendly and helpful. I stayed in one of the less expensive rooms, and it had everything we needed. My only complaint would be the beds: the mattress, sheets and pillows were all pretty uncomfortable, which made it difficult for me to sleep--I am picky about that. But, we had an awesome porch with a hammock, bean bag, and chairs. It was a really nice alternative between being inside the room, and down on the beach. The proximity to the beach was perfect; you can hear the waves crashing all night long, as you lay in bed--I loved it. Our room was down at the south end of the resort near a cool decommissioned bar area that we were able to hang out in, and watch a quick storm blow through--it was a pretty amazing experience. One more thing that was super cool--if you happen to be there during Sea Turtle Nesting Season (May-September, I believe)--they come onto the beach every night and lay their eggs. You can see in the morning, the nests are blocked off to keep the eggs safe. I saw quite a few nests during my stay. I would absolutely love to come back while the eggs are hatching, and see the baby turtles make their way out to sea--that is right at the top of my bucket list! I complained about the issues I had with the hotel manager and all she did was apologize, no discounts or refunds were offered. Pros: - Spa and yoga onsite - DJ party most nights - Free beach cabanas - Decent food at restaurant and coffee shop Cons: - Food service is very slow. It took on average an hour to get food. Once it took two hours for my food to arrive. - Airport taxi home was late by 40 minutes to pick me up. - Cleaning staff unlocked my room door and entered without even know knocking while I was showering. Very intrusive! - Nosy staff. They just stand together and chat close to the hotel rooms and you can hear everything at all times of night. - WiFi didn't work half of the time. - My running water didn't work for a few hours, at all. Not even to flush the toilet. - The yoga class schedule isn't consistent. This spot was supposed to be everything and more. Instead since the moment we checked in we felt racism. We had two rooms one was our ones was our friends! Our friends were treated w 5 star service! mind you they are white WE are BLACK! They were immediately checked in and brought to their room. Meanwhile we were asked to wait by the beach. 2 hours later no one came to find us or check us in. We finally were checked in and our toilet wasn't working sewage backed up all over the bathroom floor and they fixed the toilet and left the mess. Then refused to change our room and said if we leave we wouldn't get a refund! After being persistent they said they would move us. It took them 4 hours to move us! They ended up moving us in the middle of HURRICANE GAMMA! While we are oceanfront in the middle of a storm. When we get to the other room its smaller than the first one! All night the casita was shaking and the roof was leaking. The next morning the hotel was in ruin bean bags were being thrown from the ceiling. Water didn't work food service took three hours. We decided it was no longer safe for us and asked to check out. We hadn't showered or ate all day! We requested a car to pick us up they never called for a car they said it would be here at 2pm. we waited an additional hour hungry and without a shower. They then said they would not compensate us for the horrible stay! and wouldn't even provide us with their name! Not to mention they couldnt even get us a sandwich from the kitchen!! Pretty much said would you like some chips? Leaving there was the best part of the day! We were supposed to stay for 3 nights and could barley take one!! This hotel doesn't care for their guest! Especially the black ones! I paid the same as everyone else and should be treated equally! Our stay at Papaya Playa Project was unacceptable!! Arriving to Papaya Playa resort- My boyfriend and I booked a birthday gettaway, I've been at this resort personally before and had such a great experience. It's been about 5 years since my return to Tulum, and I was extremely impressed by the renovations to the hotel and accommodating services here- we arrived with warmth and care by all of our buttlers: Alexis, Armando, Alfie, Xavi. Thank you to such an amazing team, they made our experience memorable. Five stars :) Location: Close to everything, shops, restaurants, ocean views Room: We originally booked the cabana with pool- upon arrival they upgraded us for free to the loft with private pool. Beautiful decour with a spanish feel, for couples who want privacy and paradise, THIS IS THE PLACE!! Loft 99 - Food: The chefs are just fantastic!! I don't want to go back to LA after experiencing such fresh breads, fresh juices and cultured dishes. They NEVER said the words "no we don't have, or we can't do that." Our buttlers, made sure to do everything they could to accommodate your EVERY NEED and REQUEST! Overall, the best stay in Tulum- This hotel aims to please, please if you stay here always tip your buttlers at the end of your check out as they work for little and really do the most to accommodate and please. There is a natural occurance of sargassum which is a real issue along the coast line of the caribbean sea, though due to winds and currents, sometimes other shores in the area can end up with piles of this seaweed that releases pungent hydrogen sulfide as it decomposes. It's usually present from the months of April till August. I didn't mind at all, we had a beautiful private pool all to ourselves and for one day we swam in the sea since the sargassum dissipated for 1 day, we definitely took advantage to float in the ocean. read more

STELLAR PLACE! I stayed at Papaya Playa recently and was completely blown away. This resort is setting the bar for ecologically conscious developments. They rely on an ingenious water filtration system that doesn't require the massive potable water trucks that the other resorts use AND they utilize solar generators instead of the gasoline generators that the majority of other spots use. On top of the sustainability standards that PPP meets, the rooms are also authentic designs and every little detail (down to the bedsheets) is MADE IN MEXICO! bravo. This is a resort that is truly proud of its location and has a heartfelt mission to preserve the beautiful land it resides in and employ the people who are from the area. I stayed at Papaya Playa for 4 nights. Pros: good upkeep of the outside property, beautiful beach views from the Beach club, attempts at social distancing and sanitizing common areas, easy check-in, friendly staff. Cons: food quality/taste could be better (undercooked octopus tacos), no upkeep for the private pools or outdoor areas in the Casita, no telephone so communication is by app only, app has glinches (room-service gives error message or it closes out). Also beware that there are thieves on the property. $500 worth of items (Jewelry and AirPods) were stolen from our room on Day 2. Staff launched an investigation but "found nothing." Lock any and everything you consider valuable in the lock box. There was no reconciliation or nice gestures to ease this loss. Overall: Nice property/concept, over priced, redo food menu. Would definitely visit Tulum again but highly likely would to stay at PPP. read more

The best thing about this hotel is the view! The food is quite expensive (cheapest thing was a $30 USD burger). The butlers tried to be helpful but were 3+ hours late to clean the room 2 out of the 3 nights we stayed. They also convinced the wives it was too dangerous to take the mopeds ($60/piece on for the day) down the road to the restaurants. They called us cabs ($50 USD per couple to go 2 miles). Just take the mopeds! Mosquitos swarmed us making it impossible to leave the beach/rooms and you just need to be comfortable being hot and sweaty because the cabins will not cool down very much. We were warned about staying here, but figured we'd give it a chance regardless. We had many issues with our stay: 1) ROACH IN BEVERAGE (see attached photo) when we complained all they were able to say was "you don't have to pay for the drink" 2) CONSTRUCTION there was constant construction drilling into our Cabaña, starting at 7:30/8am throughout the entire day, this went on for two days. 3) MOSQUITOS even though it was January and chilly, we would get attacked at night in our rooms. This is with the net wrapped around us, bug spray on our bodies, and an OFF spray machine going.. The rooms are tiny (the bathroom is bigger than the bedroom) the bed was really a full, not king. There's nowhere to sit in your own room. Room is very dim at all times. AC does not work well. House keeping does not care if it says do not enter, they will come in anyway, wash the floors, leaving water outside room..attracting more mosquitos. Despite the notes that could be worked on by the hotel management, including customer service, this hotel is further out than anywhere on the strip. Meaning 1+ hour walk to get anywhere good. They charge for bikes (most hotels here have free rentals) best to enjoy your vacation elsewhere! AVOID THIS PLACE! read more

Well, if you like tiny beds (one double bed equals a small full size bed in any other hotel), no television, no phones, no room service, valet to pick up your luggages (and you can't roll them do to the sandy pathways!), no water bottle (aluminum top) opener, showers that drench entire bathroom with small window to the world to see you in birth-suit, then you will love this place!!! ATTENTION STARWOOD MEMBERS - and everyone else. Consider this place a Gilligans island for hipsters. Glamping is another term that comes to mind. This is rated as a Starwood catagory 5 hotel. You need to understand the amenities that this hotel offers - or LACK OF before you book. Justin K's review is an example of not fulling understanding what you aren't getting for the high $ you are paying for the room. Before I continue - we had a good time here. We wanted to stay in Tulum and when we saw a Starwood cat 5 hotel, we went ahead and booked it. Not pay very much attention to the details based on our other stays at similar properties. We had to make a bit of a mental adjustment when we arrived, but we do a lot of camping so at least we weren't sleeping in a tent. We stayed on a Maya Oceanfront Cabana, Non-Smoking room. The rates when we were there were close to $500 USD per night. We were there for four nights. If you are expecting a gaudy extravagant Vegas like hotel entrance that makes Saudi sheikh happy - nope, nada. Its a bamboo fence. The name of the hotel isn't on any sign or anything. If you are driving, GPS will put you right on the spot about the same time you're thinking 'where the $ is the hotel'. The staff - fabulous. considerate, friendly, wonderful! (the restaurant not at all - see my separate review). The property- beautiful, the grounds clean, hipster Burning man kinda furniture, all wonderful. If you have an ocean front room you'll get that wonderful waves rolling up on the beach sound turned up to 11 twenty four hours a day. Perfect for the voluminous amounts of social media pictures and posts you'll be sending to your friends sucking in below zero temperatures in the rest of the world. Internet around the hotel is great than 10 mbps. The bar/restaurant has a separate wifi that is about the same. The guests. I would say 2 out of 10 were American. The rest from all over the world. English, Russian, Argentinian, Dutch, French, etc. etc. etc. LOTS of smokers. What it doesn't have: phones in the room, TVs, a gym (could be wrong about this one). shuttle service, turn down service, room service, curtains that actually cover the window, adequate lighting in the rooms, a closet, a clock, endless rivers for the kids to swim in. Remember you are just 1 or 2 notches above camping when you are staying here. Think hipster cool and trendy trecking backpacking kinda thing. Our room - It's a hut. Only one single plug in the room by the bed, 3 light bulbs with the dimmest bulbs I've every seen lighting the space. One very small mirror hanging on a nail in the bathroom. I had to hang the mirror on a tree outside to shave because the light was so dim. The curtains were too small to cover the windows completely so we had to change in the bathroom so people walking by wouldn't see what we were doing. Door - very simple. About a 1 inch gap between the door and the floor. It was crooked too. We had to prop it open with a suitcase so we could let more light in the room. Old school Mexican lock (no card keys here folks). Sink only has cold water - shower hot and cold. PVC pipe sticking out of the wall with a 5 buck shower head. Good warm water though. The way the shower was designed basically everything in the bathroom gets wet. Hammock in front that was very comfortable. We were as close to the beach has the hotel as you could get. While super clean the pathways are uneven. Some of the grounds are packed dirt. Not really suitable for a wheel chair or a walker. Another thing to note. The resturant/club on Saturdays (maybe Fridays too) is the happening place in Tulum to be seen at. EDM kinda music, visiting DJs. On the Saturday night we were there, it kicked off about 9:30PM and didn't stop till -5AM- the next morning . Loud thumping music. No way to sleep. After that they were chasing around drunks until about 5:30am. We didn't have to wait in the line with the everyone else because we were guests. Not knocking the place at all. Best place in Tulum! It's in a convenient location, just minutes away from the main street of town and not far from other attractions around Tulum. The beauty of the place comes from the fantastic little private huts you stay in. Our hut was only a couple minutes walk from the lobby and front desk so it was never a big deal if we needed something from the lobby! I loved the food at the hotel, but we only ate it once as it's pretty expensive :/ There's not much of a need for it because there's TONS of restaurants for much less money when you head into town! My favorite part of the hotel was the waitress who helped us on our first day. Her name is Yunue and she really helped us out a lot with advice on what to do around town and activities. She was super friendly and honest about the best things to do in Tulum. I really appreciated her service and made sure to always come and sit in her seciton when it was time to come tot he lobby for a drink or to hang out! I'm really happy we met her and she was able to provide such outstanding service at PPP! I can't wait to come back to the PPP and experience the beauty of the place. I loved the huts right on the water and the friendly service from hotel staff like Yunue! She really made the experience exceptional for us and she's the main reason I want to return so much! read more

Living in Tulum is always something you would like to avoid, unlike you prefer to drop big $$$. Papaya looked good to us so we decided to book, however it turned out to be much less convenient than we thought. No phone in the room (so basically there was no communication with the front desk, unless one chose to walk a long distance, which was another story); no chairs to sit (so we had to sit on our beds). Great view though, as we could literally walk towards the beach and enjoy the waves and sunshine. People like Tulum a lot for vacation, but this might not be my piece of cake. read more

Ordered a Shuttle to get back to Airport, they never order it and never told me (stupid bitches) then got me taxi, which I did not have enough money for (which is why I ordered the hotel shuttle) Then the Taxi to me to 7 ATM before one worked almost missed my flight thanks for nothing! It was a nice getaway. We booked a cute jungle casita. We were off to the side and had a lot of privacy and minus the occasional baby crying from our neighbor, all we could hear were the waves crashing onto the beach (most of the time). The only thing I didn't care about was the full moon parties they have. We stayed briefly but when we went back to our room... it's like we never left. The reason is that there aren't sound proof windows. It's literally wooden slats that you can move up and down. Our patio door didn't even have a proper lock on it. Granted... we had a private pool area, so the likelihood of someone walking in was very slim. As others have mentioned, there is no phone in the room so if you need to get service, you have to walk there. It wasn't that far for us, so it wasn't a big deal. For the price you pay, you also don't get a TV or any other form of entertainment. We did get a private pool/patio area, which was nice. Water was free. Restaurant and juice bar on site. There is free WIFI but only in the common areas. WIFI was sometimes available in our room... but more often it wasn't. I had cell service but it was a bit spotty in the room, too. Overall, enjoyed myself but may not book this again for the price and what you get. More like 3.5 stars... but I'll bump it up since we had a good time in Tulum. read more

BEWARE staying at The papaya hotel. We recently spent 3 days there at an ocean front "hut". We left early because of a horrible incident and unsafe environment. We put our dinner on our room charge and finished dinner at 600 pm. At 1030 pm that evening a papaya hotel server started pounding on our door saying "room service" and we have never ordered any room service. For 10 minutes we told the papaya server through our locked door to leave and we did not order any room service. From 1040 pm to 1100 pm, the papaya employee said we had to open the door now! We had to pay him now! I asked him how much we had to pay him now at 1100 pm at night and he said 2,972 pesos which was the exact amount of our dinner we put on our room charge. There is no phone in the room and their papaya app has no security after hours feature. The hut has bugs crawling in the hut, you will have spider and mosquito bites each night. The room has only two power outlet plugs which are behind the narrow ledge behind the bed. I would equate these 500 dollar a night huts a an advanced tree house for a 5 year old child to play in. read more

TERRIBLE EXPERIENCE. The hotel gives guests a beaded bracelet at check in and even though it comes off, they don't tell you that you need to have it on the whole time. The security staff would not let my friend through the hotel gates when we came back from dinner and wouldn't bring a manager or supervisor when asked. The room reservation was in her name, so it could have been quickly resolved if the security team tried to figure out a solution. Instead he PUSHED HER and slammed the door, leaving her in the nearly pitch black street. I had to run to the front desk to get someone to give me a bracelet (???) so she could re-enter. For $500+/night this behavior is completely unacceptable. Well, for $50/night this would be unacceptable. They put her in an EXTREMELY UNSAFE situation and all we got was an apology from the person working reception. Aside from the atrocious treatment, the casitas do not have a wall between the bedroom and bathroom. It's all one room. If that wasn't exposed enough, there are no shower doors or curtains. The hotel "shampoo" was the hotel soap. Not only is this hotel not the luxury experience it advertises, it's truly bare-bones. read more

My SO and I stayed at the PPP, specifically Private Jungle Casita with pool. The room was very spacious, air conditioned, and had a strong fan. The private area outside, with pool, was surrounded by a ~10ft wall and included a rooftop terrace (great for viewing the starry nights!). We were very happy with the quality of the room. The temp was always great, the beds were soft, and room clean. We also enjoyed having the option of using our own pool, which we did early morning before heading out to the ruins or after leaving the beach at night. I very much appreciated the the kind and helpful staff. They went out of there way to make sure that our stay at PPP and in Tulum was very satisfying. From helping us with making dinner reservations to giving tips on how to best enjoy the ruins in Coba, they were always fast to render assistance. The beaches are quite nice, the waves can be a little sandy since they break so close to the shoreline, however, the beach beds are great and are provided a decent amount of shade. So if you are looking to relax next to the ocean and listen to the crashing waves, this is the perfect set up. read more

The photos online are nothing like the place - or the experience you will have at the Papaya Playa Project. Just dont risk it. This hotel is on a really nice beach in Tulum, but the compliments must stop there. The staff here is particularly terrible. Its run by what seems like a bunch of teenagers in a summer camp. The manager is unprofessional, and rude. He overcharged me for a room (by $400!) and it has been more then 1.5 months and I haven't received a refund. Their rooms dont have phones, dont have night stands, outlets are in bizarre places and the rooms are just plain dirty. We had to lay towels on the ground everywhere near our bed and in the bathroom because it was too gross to walk in. There are no robes, no slippers, no nothing. You cant even call the front desk if you needed anything (again, theres no phone)! The front desk agent was in a terrible mood the entire time we were there. He was frowny when we checked in, it took him about an hour to do so. We were in such a good mood when we were there but then he changed it. The manager was no better. In fact, the manager was rude, and disrepectful. Stay at a place that is professional! Your time in Tulum will be great, but dont let this hotel ruin your trip. read more

100% would not recommend (please read honest review for those on the fence). We booked a Cabaña Jungle View room w/ one bed for 2 nights ($856 total) via Expedia. I am detailing my experience below in the hopes that others will select another hotel (it's really not worth it I promise you...and that's taking into consideration that I probably had a much lower rate than several others who have written not so wonderful things about this hotel). 1. Smallest most expensive room I have EVER stayed in. I get the whole minimalist concept, but the cabana room is seriously tiny (so be prepared if you booked that!). There is barely any light in the jungle cabana room, so you will have to rely on your phone light to determine what's a leaf or a bug. 2. Roaches & Bugs. I've seen several other comments about this. Yes, they are in the room. I am fully aware that it's a "jungle room" and these situations are bound to happen...so not really big complaint...more of a "watch out" if you have a trip planned here. 3. Staff 100% has an attitude. The waiters/cleaning staff are just doing their job and are very courteous and nice. The supervisors/management are really not welcoming - at least I would describe it as not having a genuine interest in you having an overall positive experience at their hotel (which mind you...at the rates you're paying you should 100% be receiving next level service). 4. I am from Mexico and am accustomed to the customer service which is typically associated withing the hospitality industry in Mexico...this is NOT it. I would recommend you stay in Cancun at a hotel that is half the cost, 5x as nice and with impeccable service. 5. Beach Club. The first time we arrived they walked us down to one of the beds and let us know that they did not have any covers for the pillows under the palapa and that they were also out of towels. I asked how they were out of towels and they explained that they ran out because it had rained so they were all wet...I didn't care enough and was not worth arguing. 10 minutes later after we had ordered some drinks and food, a waiter comes down with warm towels. Amazing right!? Only after you order food/drinks will you be given the basic beach necessities any guest at a hotel would typically have. 6. Beach Club x2. Second day we went earlier in the morning. As I checked in with "Alex" he started to walks us towards the palapas and his co-worker says "no hay toallas" which means "we don't have towels". Mind you right behind them there is a FULL stack of towels (I thought this was hilarious) and told him "that's odd they told us the same thing yesterday when we came and then they brought some out 10 minutes later" his excuse was that this time they were having a party at night and the other cabanas ask for towels and sometimes don't bring them back so they were short (total BS of course). I am not a day pass guest; I am a hotel guest that is actively paying for their room AND consuming your drinks/food - you'd think you'd get treated with a little more respect and not be taken for a moron. 7. WORST PART OF ALL. We checked out and concierge had said they would send someone to pick up our bags at 12:30. No one showed up. Really not a big deal, just something to add to the list. Security helped us call a taxi (Keep in mind, I am Mexican. Spanish is my first language, and I don't think it's right for people to take advantage of others...no matter what). I understand prices in Tulum are much higher than other parts of Mexico but I'm also not an idiot. So when a taxi driver tells you that the trip to the airport will be about $120, just know that he's pocketing at least $20 (you can expect to pay about $100, and that's the max I was willing to pay). So when the taxi driver called over the taxi I asked him "en cuanto me lo deja" which basically means, what's the lowest price you can leave that for me? To which he responded $120, I said let's leave it at $100 and we are good to go (keep in mind this is security, NOT the taxi driver, which is already wrong...he shouldn't be telling me what the price for the taxi he doesn't even drive is). I said please don't call a taxi in here if they aren't going to take me for a $100 (I didn't want them to waste their time). He proceeds to walkie talkie someone at the front gate and tells him to cancel the taxi. He puts by bags on the gravel and says you can walk outside the gate and call a taxi yourself you may be able to get it for about $80. So this "security" basically sent me to the street to get my own taxi because he could not be bothered to not pocket the $20 he was planning. THIS is absolutely absurd and saddening that its acceptable at the hotel. Your hotels guest should be a priority and in this instance, you showed that your true motive is solely money and essentially scamming people. I've seen many other reviews says this place is a money grab and it 100% is. do yourself a favor, you can find a much nicer hotel. read more

We came here for the day to their beach club. Staff was friendly, food was decent. Had their enchiladas were prepared nicely. But 3 of the 5 of us in our party got a stomach bug and were incapacitated for 24hours. Not fun. We think it was from swimming in one of their pools, which in hindsight wasn't particularly clear, and I don't think its filtration system was working. So our bad for swimming in it, but you come to expect that these resorts have health concerns top of mind to keep the tourists coming back, so you sometimes let your guard down. It's too bad because the other parts of the beach club were good. But giving people a stomach bug, for me, is an automatic 1 Star. read more

We had high hopes for this hotel especially for the price we paid. Overall our experience was "OK." We stayed in their ocean front bungalow which was cute, but felt dirty. It was quite a trek to get to the room, thankfully we packed light. Wifi was only available in the common area, which was VERY inconvenient and there was quite of bit of bugs. Thankfully we came prepared with bug repellant. However, there were a trail of insects that were crawling along the seams of my suitcase and at one point I freaked out that it was bed bugs (my biggest fear). I didn't keep the suitcase long enough to find out. Food was over priced and okay and the service wasn't all that great. I was shocked to find out that their cocktails and dishes were almost the same price as what I would pay in Manhattan. We tried other restaurants at surrounding hotels and it were a lot better and reasonable. We also had high expectations for their evening parties. It was a disappointment for us since it wasn't our taste in music or scene. The DJ played one beat the entire night. Great perk is that your bottled water is replenished throughout your stay and if you are into that particular music scene you don't need to purchase a ticket. During our stay, we were required to wear these bracelets the entire time so that staff were able to distinguish us as guest. Try not to misplace it. Third night we moved from their oceanfront bungalow to their jungle casita with rooftop pool and we would have enjoyed it a lot more if it wasn't for a creepy staff member who kept trying to peek at my friends and I sun bathing. We had to ask multiple times for him to leave. I don't recommend this place for families as the music was blasting until sunrise, however I do recommend this place if you're here for their parties. I've stayed at better resorts around the world for the price we paid. read more

This place is exactly what I was expecting. My fiancé and I arrived at 11pm-right before it got super crowded-no line to enter. It became very full around midnight. We literally danced for 2.5 hours straight, no breaks, no water, no bathroom. The Djs were amazing!!!! They were playing deep house, jungle house, and techno. The dance floor is on sand-danceable, but don't wear heels. Entrance fee is $30 per person which is what we're used to paying in Los Angeles. We don't drink, so I can't comment on that. read more

DO NOT STAY HERE!! If you care about your health & safety this is not the hotel for you. We checked in for a 5 night stay at PPP . When we first arrived we automatically noticed that the front desk staff was not friendly or accommodating whatsoever. We were provided brown bracelets as a sign of being a guest at the hotel that were super cheap and did not stay on. This is only the beginning of our nightmare - we were escorted to our room "a double bed ocean view hut" when we entered the room we noticed there was Minimal AC in this hut - the outside temperature and humidity was terrible and there was no way we could make it through the night in this room. We were forced to upgrade our room to a room with a pool which was $300 extra per night totaling $1500 more in upgrades for our stay . We decided to give it a shot . Later that evening we knew we had made a huge mistake. That night we learned that the rooms were infested with all types of insects and roaches !!! We spent the entire night killing all types of large bugs; not to mention this rooms AC & water went out due to a "power outage" that night . It was apparent that we had to leave this place ASAP! With no way to contact the front desk by phone as the rooms don't have them. I had to download what's app to Reach out to the concierge who responded an hour later saying we had to wait until the morning to speak with a manager ... we counted the hours till morning as we couldn't get any sleep in this gross room . No slippers. No robes . No nothing !! When the morning arrived we were accused of not reaching out at the time of the power outage and that the hotel has no control over the power so therefore they were not going to Provide a refund for the $1500- I went back and forth with the manager for over an hour , At this point I was Furious - I explained That we were NOT Staying at this hotel any longer and had booked a flight out immediately. They didn't care and their only Solution was to place us in another room which was unacceptable. We had no desire to stay at this hotel any longer. Our car arrived and we left . Thank god we got out safe . Save yourself the headache and never stay here . I have yet to receive my refund. read more

Such a horrendous experience. The hotel is awful and dirty (all the bathrooms are a mess). They had a music festival the weekend we came and the entire room was shaking until 8am from the DJ. I was here for a wedding and the staff was unbelievably unhelpful when I complained about the noise. When you called to report an issue they would tell you why you were wrong vs acknowledging the issue. They scam you left right and center. Required us to buy a wristband to a festival at your own hotel and then charging you to use the amenities and then closing all them. Frank, who is a manager, was massively disrespectful accusing us of staying up until 8am and enjoying the festival (which is absolutely false). I would never stay at this hotel. You will get scammed, treated poorly and disrespected by the staff. You are better off staying at basically any hotel in Tulum. They also charge for house keeping at the property and then forget to clean your rooms. Awful. read more

Man I wish I could give it a better review, but what a crappy experience. I sat down for lunch with my women and they had a QR code to scan. I was trying to scan it but was out of data so I had to use the Wi-Fi. The Wi-Fi login had 2 options, a form or Facebook. I couldn't get either to work. After 45 minutes of trying that, I realized that nobody's had even come to take our order. Waited another 15 minutes and then finally left. 1 hour, not even a hello or anyone taking our order. read more
