No regard for well being of tenants. Myself and two neighbors have been infested with roaches for months. I have called professional companies (on my own dime) who won't spray because the whole building is infested and needs attention. Roaches carry diseases and aren't healthy to be around let alone making your home an uncomfortable place to be. We've had maintenance requests sit for months with no attention. Yeah $600 a month is cheap but what for? Paradigm is an actual joke and should probably find something they are good at to do for a living. I own a 10-unit apartment building in Ogden Utah. In September 2018 I signed a management contract with Bill Caldwell, the owner of Paradigm Real Estate in Ogden Utah. The terms of the contract specified that Bill would collect all rents and charge me for his management services and any repairs that needed to be performed on the property. Any remaining funds would be sent to me no later than the 10th day of the following month. In practice this meant that the first time that Bill collected rents on the property was 1 October 18. Those October funds would have been sent to me no later than 10 November. I would receive the November rents on 10 December, and so on. In actuality, this is what happened: The funds for October were sent to me on 18 December--38 days late. This deposit was combined with funds for November--8 days late. The funds for December were sent to me on 31 January--21 days late. The funds for January were sent to me on 27 February--17 days late. The funds for February were sent to me on 4 April--25 days late. The funds for March were sent to me on 3 May--24 days late. As of this date (17 Jun 2019) I still haven't received the funds for either April (37 days late) or May (7 days late). The last communication I had with Bill was on 23 May 19. After that he has refused to respond to numerous attempts to contact him in order to resolve these issues. The payments average out to 22 days late so far. Of note, none of the funds I received were sent over without numerous emails, phone calls and texts from me to Bill. When he does make the effort to respond to me, he consistently blames his office staff or his bank. I might buy that argument once, but he has not met a single due date since we started working with him. I have no problem with his office staff. They seem responsive to my queries and have done a decent job working with my tenants. The only issue I have is with Bill and his failure to give me my money. I signed a contract last month (May 2019) with a different property management company. They collected the rents for June 2019 and I have already received my money. It can be done. read more

My mom was excepted for A rental and upon signing the lease she asked if there was bugs or cockroaches she was told no so they went to the apartment and there was cockroaches in the place was filthy filthy and not to mention her deposit was a 5 bedroom house payment. She's been asking them to come and spray and have someone come over and clean up the place as she's willing to help but the house is so dirty she is needing extra hands the previous people apparently smoked in the house the walls are yellow and talking to one of the neighbors they said that when they pulled up the carpet there was maggots living in the carpet so that should give you a little rundown of how disgusting the places and she's wanting to get out of the lease and get her deposit back even though she's cleaned pretty much the entire place by herself I don't think they understand how severe the cockroach problem is and how dirty the places with my mom is a very very clean person and she's only been there for four days and can't even stay there comfortably without a piece of hair falling on her leg as a cockroach I feel very terrible for her she's asked numerous times to be let out of her lease will be moved to a different property and they keep avoiding the question I would not recommend to rent from them whatsoever Glad I didn't rent from them personally when I was looking at one of their properties read more

In all honesty, this is the worst business in Ogden. Paradigm is absolute slum lords. We rented from them staying in June 2014. They refused to make any repairs. It got to the point that we had to call Ogden City Code Enforcement. Code Enforcement came out and called Bill Caldwell, the owner of Paradigm, and told him to fix our windows and that he needed to install smoke detectors in our unit and all the units in the apartment complex. Bill Caldwell emailed code enforcement and told them the smoke detectors had been installed. There was a fire February 10, 2015 in the empty apartment next to mine. Paradigm never installed the smoke detectors. The only reason my daughter and I are alive is because someone got up early to do their laundry. I can't stress enough the ABSOLUTE MUST and IMPORTANCE of documenting EVERYTHING when lamentably contracting with Bill Caldwell. Clearly, the reviews on this page alone reflect a substantial number of other renters who've also had horrible experiences with Bill Caldwell/Paradigm Real Estate. Nonetheless, if you still decide to rent from him after reading his online reviews, in the very least, immediately upon signing your lease, take pictures of every inch of your rental unit and of the condition in which it was leased to you (if you are renting a house, also take pictures of outside paint condition, condition of lawn, etc), list in writing ANY and EVERY flaw you find, no matter how slight or minor it may appear, then straightaway submit pics and list to him directly (preferably via email) and to his office, while safekeeping copies for yourself. Document and save ALL dates and times you contact him or any of his associates (maintenance guys, receptionists, other brokers, etc) for whatever reason - KEEP DETAILED RECORD OF THE NATURE OF YOUR CALL AND OF THE RESPONSE YOU RECEIVE, WHO YOU SPOKE WITH, ETC. (although I highly recommend written communication instead of phone calls each and every time you regrettably find yourself having to contact him or his office). When making online rent payments, or whenever entering online portal for whatever reason, screen capture ALL account info, including any maintenance requests you submit, and save them (that way, in the event portal info is modified or altered, a new portal is created, or info suddenly vanishes, you still have a personal record of all previously entered information). By screen capture all account info, I mean from the address bar straight down to the date and time stamp of your computer screen. Your screen captures should include entire home page, entire payments page, entire maintenance page, shared documents page, property info page and account profile page, and again, date and time stamp at the bottom of your PC screen. Also, if you have renters insurance, double check whose listed/included as payees or beneficiaries on your coverage immediately after signing your lease, and periodically check throughout the entire time you rent from this man. No joke. That may seem overemphasizing, but there truly isn't any such thing as being overly cautious when dealing with this guy (personal experience) - simply look at the abundance of other negative reviews on this man as well... read more

We currently rent property owned by Paradigm. Their accounting practices are awful, keep your receipts for everything and get everything in writing and file it. Out of the last 6 months we have received 3 letters saying we didn't pay rent. Luckily we still had our receipts and could prove otherwise. Getting a work order for them to come fix any of the problems takes upwards of a week (even for a sink that leaks so bad you can't turn it on). Untimely, unprofessional, unorganized, I would not rent from them again. Once our contract is up we are outta there. read more
