Yesterday, the most recent event I called a maintenance request because my stove and oven had broken. Mind you I replaced the stove myself because I was so scared to call because Lance is constantly screaming at me about everything. A friend gave me their old one, and it simply fell apart. Anyway, instead of sending maintenance Lance came over, looked at the stove and said it would need to be replaced. He then demanded to do an inspection without a 24 hr notice. Mind you, I have surgical tubes hanging my chest right now, and had a double mastectomy 4 days ago because I am fighting stage two breast cancer. I had literally just gotten out of the hospital 45 minutes prior to him arriving. My house is clean, and I am in full compliance with my end of the lease. He told me if I did not let him do the inspection right then and there he would be fining me for the stove. According to our lease he is responsible for replacing the stove. And retaliation is illegal. I told him I'm so sorry, but he was going to need to give me a proper 24 hour notice as I was feeling sick, fighting cancer, and was terribly sore from surgery still and needed to lay down. He started screaming in my face and threatening me, and so my son who was almost 18, had to get in the middle of us and tell him to leave. Froerer takes no disciplinary action against this. This is not the first time he has yelled at me and taken retaliations steps for me, holding him accountable to obeying the law. He also refuses to grant me access to my water bill every month and then gets mad at me if it's late. Legally, he is required to provide me a copy of my water bill every month but refuses. And whereas I have cancer right now I cannot go down to the water company this month and argue with them about releasing the information to me so that I can pay it. In the past he also charged me $300 to replace an old, nasty garbage disposal that stopped working. He has been nothing but a pain in the butt. I would not recommend renting from these slumlords.

I am not local to the area anymore, so a good property manager is a must. The rental business is not easy, but Lady Bug has the professionalism and expertise to make the most of it. They have been there at 2am to take care of busted pipes, helped me remodel my property, and managed difficult tenants to make sure payments were made and the house was cared for. My manager, Leigh, responds quickly and takes the time to follow up. Jody, who handles maintenance and renovations, does excellent work at a fair price. I only have one modest rental, but Deone meets with me personally when I come into town. She also doesn't hesitate to help when I have a unique need due to my distance. They are inattentive, condescending and argumentative in nearly every communication. They bend over backwards for the tenant, but treat the homeowner terribly. It is almost as if they forget that the homeowner, not the tenant, pays for their services. They say email/voicemail responses can take up to 5 business days. They stick to that, even so far as to respond to emails at 11:58 pm on the fifth day. Voicemails tend to go unanswered. I could go on and on. Avoid them!

My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. I called a couple other surveyors but was told I would get the project done in six weeks, which didn't fit my plan for landscaping this year. Aegis was new but promised to deliver within 2 weeks and despite a lot of "detective work" I had the plat in hand and within the court records and land markings completed within the promised time frame. They had given me a sensible bid, not the highest or the lowest but in keeping with the work they did.
