ALL the lots are less than half full, yet people are refused short-term passes to see the loved ones. A young nephew was trying to to visit his aunt, a victim of breast cancer & was denied a parking & threatened to be towed , ... in a lot that was mostly empty. Owners receive large boxes & renters have packages returned to their sender as 'too big'. Expect trips to UPS, etc to collect your packages! Also, we bought a home & moved out, management decided to lock us out before the our actual lease was up up. He acknowledged that didn't look to see if the lease was up either. Renters beware!!!!! Horrible place to live. Jorge is deplorable & should be fired.

Low rating due to their absolutely moronic and pitiful guest parking policy, which punishes people who aren't lucky enough to rent a parking spot from a homeowner there who might own an additional parking space or have one available. Free spots are tough to come by and many people are looking. My guest parking privileges were revoked, despite being a guest myself and not a resident, for obtaining "too many" parking passes when visiting my girlfriend at the place she is renting. It would be somewhat understandable if visitor parking spaces were in high demand, but they are not- the lot is routinely empty, including during the weekends when there are slightly more visitors to the building. That said, I've never seen the parking lot full- it's never even been close. One last point on the guest passes- if you are expecting visitors, never let them park in the lot without a guest pass. If they are going to miss the concierge desk closing (10pm), get a pass for them earlier in the day. At about 10:30 or 11, a tow truck will come by and swiftly remove your vehicle. I was only able to escape the towing one night by paying off the truck driver- a scam fee of $50 he obviously pocketed. The building itself is a nice place and my girlfriend quite likes it. There is ample room for dog walking, too and being close to RTC is always nice. The rating would be better if I wasn't now forced to actually park at RTC to visit my girlfriend, while the copious amount of visitor parking spots remain untouched.

From before sunrise to well after sunset . It continues with ongoing loud music, people fighting throughout the night , EVERY night and the loud foot traffic any hour and ALL hours with a huge bonus of the most epic brightest lights right in your windows ( light pollution at its finest) (Blackout curtains double up don't help at all) ! Well this is your place !! On top of it parking is worse than the city parking. If you just go outside just to take the trash ( which is a whole other subject that's largely laughable) but there is always trash all around the property, you will be approached by people panhandling over & over. Not to mention the copious amounts of animal feces everywhere ! No worries the property management will do nothing for you or address any problems that occur. I wouldn't even give one star but you have to choose one.

    Terrible neighbors. This building sits among three different townhome communities, and management…read morehas zero regard for the time of day it schedules maintenance activities. Fairfax County allows for trash pick up starting at 6 AM...but when the dumpsters are positioned such that the garbage truck has to back into the drive, and the driver clearly needs training in backing up, the warning alarm on the truck beeps incessantly until the truck is finally in the right position. But this was only after they were picking up at 4 AM and we complained about it. Now we can't do anything because they're technically not violating county ordinance, but is a 6 AM pick up twice a week really necessary? I don't understand how none of the residents in the actual building can actually tolerate this. Then today, at 5:30 AM, someone was clearing the drive to their parking garage with a gas-powered snow-blower. Really? You can't do this with a shovel or wait at least an hour? We're talking about maybe 30sq ft of drive. The federal government is closed, schools are closed, and the street to the garage driveway is completely iced over. Did I mention the street is also on an incline? Unless someone in that garage has 4-wheel drive, they're not going anywhere anyway. My husband went outside to ask the guy to shut off the blower and he shouted at my husband to call the police. We did. Again, not in violation of FFX Co noise ordinance because snow equipment is apparently exempt. But for pity's sake, how about we just not be jerks and respect our neighbors?

We've been owner/residents for 11 years. Love it. Some yelp reviews are so negative. Their cup seems half full. Impatient? Our staff are hired to maintain the safety and integrity of our home. We pay for efficiency and alertness, awareness. If you catch us being human, get over it. Please park your negativity at the door. Life is short. Especially in a 55+ place. We love it here.

    I am reporting a couple years subsequent to the harmful, painful injury to my left great toe that…read moreoccurred when an unsecured, wobbly bollard adjacent to Midtown North fell onto my foot. The board members at Midtown and their lawyer denied any responsibility, challenged me to produce evidence that the bollard fell onto my foot and broke two bones in my great toe. They ignored my request that they investigate the possibility that the injury was recorded on a camera on the exterior of the adjacent building, and they rejected my description of the bollard falling on my foot. They did not use the noun "liar" to describe me, but they used every possible means to suggest that I was a liar. They made no effort to suggest a way in which my toe had been injured because there was no believable, logical way that my toe would have been crushed as I walked my dog along the street where the old, unstable bollards lined the entrance to the mews. Nota Bene: Immediately after the bollard fell on my toe, the number of bollards was reduced by one. The Midtown authorities apparently removed a bollard, perhaps the bollard that crushed my toe. Soon after my injury and the denials of the Midtown management and its lawyer, the falling-over bollards were replaced with new bollards. Could that be a coincidence?! Or could it be obvious evidence that there was a need to replace the former, old, unsecured bollards to prevent subsequent injuries to pedestrians and pets who could be injured by the toppling of another bollard like the one that crushed my toe and broke two bones. Subsequent to the healing of the two bones in my great toe, another condition became a painful problem. The weight of the bollard crushed my toe nail deeper into my toe and caused the permanenneed to trim the nail, left and right, that became imbedded in my toe and causing pain until being cut. Ingrown nail? No. Imbedded nail. Clearly caused by the Midtown bollard that fell onto my left foot and crushed my left great toe, breaking two bones and pushing the nail into the body of my toe. The positive news is that moved away from The Cosmopolitan, The Midtown, and Reston as soon as I was able. I feared that living there was not judicious for anyone, particularly for old people. My experience caused me pain and suffering that could only be assuaged by escaping the location of its occurrence and the people who denied me of the help for the injury that they caused and emphatically denied.     Ugghh.. The Negatives…read more We have had a hole in our wall for two months. There is a leak and engineering can't find it and they get busy and forget to deal with it. It is still there. They are in no hurry to fix it and so we have a bowl in the middle of the hallway collecting water. As far as cold showers - true - the East Tower has to have its water shut down at least once a month for a full day due to maintenance. This means in the summer - no air conditioning - a building with all windows and no air conditioning is intolerable. During these times it is necessary to fill a bath with water so you can flush the toilets. Construction has been ongoing and so the balconies were unusable for 8 months. The construction was incredibly loud and would go from morning to night - it was not possible to do a call while they removed the facade. It was not the fault of the construction crew but during construction there was very little privacy. Looking down at the pool during winter months you can see a fair amount of construction material and a Johnny on the spot... The management staff is obnoxious and unable to provide customer service. They are unable to deal with the upsets of tenants and prefer to cower in the offices and instruct front desk to tell them they are not available. I have sent plenty of emails complaining about the water leak and their response is they have not received anything. They chastise the tenants when they don't understand how to log in to their portal - there are a lot of older tenants in the building and the system is complex for them. The Positives The Front Desk staff tries very hard. There are some very nice people struggling to do a great job despite management. Kudos to them. There has been rapid turnover however they try their best. There are some fantastic people living in Midtown. There is a friendly community spirit among residents. Bottom line is this is not a luxury residence. It is close to great restaurants and goods and services and has a fantastic view. Anytime I am living in a place where I need to fill a bathtub with water to flush my toilets and have a bowl in the middle of the hallway for two months to collect what I hope is clean water does not say "luxury" to me.
