Since the new management took over, I have experienced ongoing issues, including delayed responses, lack of follow-through, and an overall decline in service quality. Matters that should be simple often take days or even weeks to resolve, and communication is inconsistent at best. My most recent experience with parking highlights just how difficult and poorly managed things have become. I currently pay $75 per month for parking. My primary vehicle is in the shop, and I am temporarily using a rental vehicle as a replacement. Despite this being a straightforward situation, I was told I needed to either make repeated trips to the leasing office to obtain a temporary pass or pay again through their parking system. I made multiple attempts to follow their instructions and went to the leasing office twice between 5:05 PM and 5:18 PM during stated business hours. The office was closed, even though I had been told it would be open until 5:30 PM. This forced me to return again, wasting additional time and effort just to resolve something that should have been simple. There is also a clear pattern of unprofessional behavior in how the leasing office is operated. The office is frequently closed during stated business hours or closes early without notice, making it difficult for tenants to get assistance. On a separate occasion, after being told the office was closed due to "unforeseen circumstances," I returned the following day and observed staff inside the office casually socializing with outside guests who did not appear to be tenants. They were engaged in personal conversations during work hours rather than assisting residents. This kind of inconsistency and lack of professionalism makes it extremely frustrating to rely on the office for basic services. Tenants are expected to follow procedures, yet the office itself is not consistently available or operating in a way that supports residents. This is not an isolated issue. There is a broader pattern of poor management, lack of accountability, and disregard for tenants' time. It often feels like residents are being sent in circles rather than helped. Living here used to be a great experience, but under the current management, it has become unnecessarily stressful. There is a clear decline in service, organization, and professionalism. I would strongly advise potential residents to carefully consider this before moving in.

EXO's beautiful twin towers (named Iris and Ora) are 16 stories high with 3 levels of underground…read moreparking. Each floor has an average of 14 units, totaling 457 units, which is a lot of units. For buildings with this many units, working elevators is not anything less than an essential function for access and safety. For a solid two months only 2 of the 3 elevators in the Ora building have been working. And as of 7/20/25, only 1 of the 3 elevators in the Ora building is working. EXO repairs, when requested for worrk in the units is honestly usually remarkably quick and top quality. Things understandably require servicing in the common areas of all buildings as well. What is incredibly awful at EXO is how long common infrastructure (elevators, water breaches, loading dock door) repairs take here. I will not be renewing my lease when it ends in early 2026 as a result of these intolerably long infrastructure repair lags. It not only concerns me but actually frightens me that it is only a matter of time before something catastrophically tragic happens from the persistently routine benign neglect.

I have honestly never lived off such a loud road before, which surprised me because the road really isn't that busy compared to other Northern Virginia roads. The amount of loud work trucks going up and down Sycolin all day is insane - it is all day long. I find it difficult to concentrate when I am working. I bought a noise machine, but it only alleviates a fraction of it.

I think all of the staff try their best to help, and most of our maintenance requests were handled within a day or two. The only instance of maintenance feeling a bit slow was when our AC was broke in the summer and it took about a week and we had to go in the office to get them to come help. The apartments are old, including appliances, counters, etc., but it all works. The mobile washing machine is kind of trash, but still beats shared laundry without a doubt. Sometimes the office is closed/left unattended without notice which can be a bit annoying if you need something, but they respond well to email. Sadat is great, and Gloria (newer I think) is also not bad. I don't recall the maintenance workers names but they are always working and trying their best it seems. They even helped us get back in our apartment after we got locked out (free of charge!!). The pool lifeguards left a bit to be desired. There were two of them but they would often take their 15 minute breaks at the same time and make everyone clear the pool. Why not just take their breaks separately? They were also always on their phones (doesn't matter for me I can swim), which could be concerning for some. Guest parking is a bit expensive but is available. Our rent went up ~110 a year over our three year stay, which feels rough but is probably standard with all apartments. Location is great. Metro close, Safeway close, nice walking locations close, pretty quiet area. Can't complain much about this. Overall I think this is a great place to stay for a couple of years and the staff really do try it seems.

Sadat and Gloria in the office have been very responsive the questions and requests I've had. Thai, Rene, and the other maintenance personnel have been prompt in taking care of any requests. The atmosphere is cordial. I have found other residents friendly and have never had a problem in this area over all the years renting here. The apartments are within walking distance of the McLean metro which is a plus. The center of Mclean is close, a mile or two away. There are plenty of sidewalks and places to walk both from my apartment and with a short drive.

Oh boy is this going to be a long one. Where should I start. I moved here from Fairfax in October…read moreof 2024 to what appeared to be "luxurious" living in Adaire. The unit I was shown was great appearance wise and so did the amenities. Probably 2-3 weeks of living here is when the ENTIRE buildings cooling towers (this system handles the AC) went out. While it was technically fall, it was warmer than usual and so my upper 22 second floor apartment was reach temperatures of 90 degrees inside with my balcony door open and the singular window in the bedroom swung open as well. This was the case for over a month where the building management did authorize a singular month of rent credit to all tenants and some. I'm not sure if graystar has owned this property from the get go but right after this event is when we saw "new management" come in and take over. Multiple floors had HUGE 8x4 holes ripped in them as contractors worked to fix the cooling tower system. On multiple occasions did the elevators shutdown and people were forced to queue extremely long waits of some even half an hour. Summer 2025 - the building / halls were extremely warm with temperatures in the halls reaching 80 degrees probably as a penny pinching way to save money on cooling. There's three - level 2 chargers for an entire building and a lot of Teslas/EVs so expect to need to check in almost immediately once a spot opens up. Not to mention one is in poor condition with the electrical cable obviously damaged and frayed. The fitness center door was propped open leading to the balcony and swarmed with the lantern bugs we saw so many of this year. The upper floor amenities were decent at best with the biggest plus being secured access garage for parking (we'll revisit this in a bit :)) and fitness center and rooftop pool with grill area. On October 30 my sports car was stolen from the parking garage level P2. Not only was it stolen from the secured access parking garage but they had also GAINED entry into the building. I notified PD after I had come back from Halloween weekend that my car was stolen and had asked the concierge if I could have the security footage provided to me for insurance purposes. I was told that it would have to be ran by the manager for the building. Okay cool, Monday comes along and I received a single email indicating that they had called the officer that responded but would not release any footage unless a form was filed by the PD officially. You have got to me kidding me. I'm at the whims of an overworked police department to secure footage of my OWN car being stolen??? Ridiculous. Not only that but I'm pretty sure no one from corporate at Graystar has any clue that this happened. So I will be following up through legal means as necessary. Just so many lapses in security in this building and so many issues that come as a result of extremely poor management. I cannot believe that my car gets stolen literally days before my lease ended but I'm so glad that it has. This building honestly needs to be sold off to another property owner because graystar obviously does not care. I have two points of commendation and it's solely for the morning concierge team who are not only helpful and nice but also care for the people who reside in this building. The maintenance team that handles the in unit repairs and upkeep are also worthy of praise as they swiftly take care of repair orders. Office staff / leasing in my opinion needs some serious work in order to manage this property. I DO NOT RECOMMEND YOU LIVE HERE IF YOU OWN ANYTHING OF VALUE. Will never recommend this building to anyone even if my life depended on it. I'm sure I missed something else but I'm so through with this place I'd rather forget I ever lived here. I rented the one bedroom apartment via email and pics received from Mr. Ed who works in the leasing office. He was very attentive, and answered ALL of my questions and concerns!! Well in June 2016 it was time to sign a new lease! I like the apartments, the staff (Ed and Donna have really great attitudes), maintenance crew (Lew) and the upkeep so well I decided to move into a two bedroom within the same complex. The moving process was smooth, electronic, the new place was clean and I left the old place clean as well. I must admit that I have never smelled any smoke, I do not know if my neighbors smoke, but I have never smelled any funny smells. I can tell you that the apartments are older, so you will hear people who are heavy walkers prance across the floor, and you will hear their dogs bark. One would get use to the sounds after staying in the apartments after while. There is always enough parking and the parking spaces are wide enough. In Atlanta the spaces were so close my car was continuously being banged upon. That is not a problem here, and the believe it the leasing office do not play with people who park and do not live here. Emails will go out! The location is perfect and convenient to work, shopping, dining, gas, banking and medical facilities. As far as the noise is concerned, once they go to bed, it is normally my bed time also so I do not have a problem going to sleep or staying asleep. Now I did not give it 5 stars simply because as I said the apartments are older and the appliances are up to date (stainless steel and etc.) they could use a little upgrading such as bathroom fixtures, tile and etc. That is only I am comparing St. Johns to the last apartments I stayed in Atlanta had hardwood floors in the kitchen and etc. But hey you can't have everything! I lived at Regent's Park for about two years until I had to say goodbye. I always wanted to review…read morethis community but wanted to wait so I can give a more before, during, and after review. I found that when I was searching for apartments I needed a little in-between snapshot versus just the tour and moving out. When I was first apartment hunting, I found probably 20 places, in which I toured 15, and eventually narrowed down to 3 with this place being on the top 3. Making the appointment was a breeze online and having a guide during my tour was great. Michael was my tour guide and answered so many of my questions. I liked how I gave my budget and he assisted in letting me view those within my range. It was roughly a week or two later I narrowed it down to 2 and wanted one last look but since at the time I lived out of state it was hard to go in person. Michael gave sent me over videos of the available units and all information on it via email. I ended up picking a unit from the communication. It was an easy online process and any questions I had they were quick to answer within the 24 hour window. I was nervous once my move-in time came because I never saw the unit in person yet. But luckily once there and doing the walk-through inspection the unit video that was sent was exactly what mine looked like. Move in was a breeze and I liked that you had a 30-day window if the space worked for you. I really liked how they had basics in the apartment like paper towels in the kitchen and hotel sized toiletries in the bathroom. It was a nice welcome. I had a few maintenance requests once I was settled and from time living in the unit. They were always really efficient and always very kind. Towards the end of my first year, I ended up needing a bigger space and the front office was more than happy to assist me and as a current resident they wanted to make sure I was making the best move; whether that would be transferring or letting the lease ride out. When I moved into the second unit, it needed a little more work than my first unit. I think because my first unit had just been recently renovated. Although the second unit was one of the renovated units, it definitely was one that was renovated awhile back. Still, nothing too crazy and definitely live able. When it comes to parking, for guests it could get hard as there was only a few sections that were free for all. But you could request a guest pass during business hours. I liked that for residents there was either the free parking spots or paid in the garage. It helps to have both options because in the winter you may want to be in the garage. Also definitely believe the office staff when they say towing is enforced. I would see the tow truck often, so be sure to always have your sticker or pass. During my time, I ran into only maybe one or two incidents. It was resolved quite quickly. The only thing I would say is, if you have upstairs neighbors I think the walls are thinner between you and them. I'm not sure if my neighbors had flooring versus carpet but at times my furniture would shake. It's not something that can be controlled but definitely keep that in mind. But I will say the walls between your next neighbors were thick because we barely heard each other. Most of the residents are Regent's were really nice. As someone who didn't wander too much due to work, I loved that Regent's would host events to mingle with your neighbors. They got better with their events with timing because when I first moved most of the events were during work hours and towards the end of my stay they incorporated a lot of after work/weekend events. My move out was pretty easy breezy. Make sure you do your due diligence with cleaning and etc. it helped that during my walk through in the beginning I documented anything that existed prior to be living there so it can't be put back on me. You can always request to have your exit walk through with someone if you're ever worried. All and all, I really enjoyed living here and all the staff. Michael, Mary, and Alex helped me a lot while there. There were some interns and newer staff that I am grateful as well. With any apartments, you won't have perfect but the staff here really made my experience extremely enjoyable. You really get what you're paying for. It was so enjoyable that living next to the metro (which was one of my main reason for moving here) became a secondary perk, the first perk was being a resident at Regents.

I would give this place 0 stars if I could…read more The location is great but the association and management are horrendous. The management is very abrasive and has a general disregard for the well-being of homeowners/residents.  A week after we moved in an intruder was spotted leaving the premises. This unknown individual left the doors open. We notified management and they did not care if anything was vandalized, stolen or about what we would need to do next to ensure our safety. They offered no support or guidance. Naturally, we changed the locks immediately and the association hunted us down and forced us to file an application though the rules state we can change our locks in an emergency without an application to any committee. The application was subsequently denied by all levels of management and was followed by a fine of $10 per day for 90 days or $900. This association and management spews vitriol and has been disrupting my day to day life with paperwork, denials and fines. They didn't and still haven't welcomed us into the community: no tours, no guides, no welcome email or anything at all. This is a community that attacks its new homeowners/residents. We went to a board of directors meeting and the board lacked diversity and the members seem to mindlessly follow the president of the board. We will try to leave as soon as we can.
