    Stained carpet from previous untreated floods

    Absolute dump. I stayed here from April 2024 to January of 2025, and I ultimately had to terminate my lease due to the utterly unlivable conditions. To start, the hallway of our complex kept flooding due to broken washing machines that were never repaired. When this would happen, I would call and leave a voicemail, but I never heard back or saw anyone for updates about the situation. This flooding eventually turned into a serious mold issue. I first got sick in June, and my health deteriorated significantly; it hadn't improved at all until I finally moved out. I ended up missing over sixty days of work due to my illness, which was incredibly frustrating. All this was fine at first; I felt I was the only one being greatly impacted, so I didn't make a huge deal out of it until I mustered the courage to ask to speak to management about my concerns. To my shock, she told me to discuss it with her attorney and hung up on me! In the end, I lost out on $3,000 to break my lease, all while they are allowing this building to rot and putting their tenants at risk. Shame on the management for their negligence and lack of accountability! If you are planning on living here stay clear of building R!

    Cabinet flooded underneath sink

    I lived here for one year and struggled the entire time. I sent 8 maintenance requests because if I turned the sink on, within hours the entire counter top and cabinet below would flood. They sent over multiple different maintenance people and said it was fixed every time and it would just flood over and over again. Our dishwasher worked but would leave grainy black and white bits of stuff that looked like sand over all the dishes from the beginning and when you ran the dishwasher it would leak underneath the floorboards. Our entire kitchen lost power for around a month and they plugged our fridge into the bathroom during that time. I couldn't use my stove, microwave, sink, dishwasher or turn the lights on in there. There were other problems with the air conditioner and screen door (it was warped and didn't close all the way) but I didn't want to even bring it up because of how long it took and how tiring it was to have them reply to all the other requests. The building itself had paper thin walls and you could hear people walking/ kids crying/ people yelling at each other/ doors slamming/ people banging on doors/loud music etc- at all hours of the day and night. The mail room was not secure. If there were too many boxes and all the lockers were full, your packages would be left on the ground for anyone with a key to the door to take or open. I went into the mail room on many different occasions and saw open/ damaged boxes on the ground. There was mold behind the enamel in the hallway on the bottom floor by the laundry room. I've seen multiple large dead bugs in the hallways and one time a dead bird in the stairwell. For the price of this place I'd say it was absolutely not worth it and only caused me more stress in my life. I am happy to be leaving.

Here's the review I wrote last month, which got filtered by the automated system, probably because it looks like an ad: "Located just minutes from the overcrowded traffic jam that is the intersection of Route 60 and Route 45, this complex offers the finest in "we don't give a crap about our home" living. Amenities include: -All the litter, trash, and dog waste strewn about grassy areas you could ever hope to want. -Disruptive and obnoxiously noisy neighbors, with apartment bylaws and an HOA that don't do a thing to help. -Gang signs, clumsily and ironically scrawled on Neighborhood Watch signs with a Sharpie. (We here at Diamond Lane have a great sense of humor.) Bonus scratching and graffiti on numerous inside walls! -Flagrant disregard for marked parking spaces. Don't want to walk 20 extra feet? Park on the end of an aisle and save those five calories! -Free broken glass in the parking lot every week. If you miss out, don't despair! You can usually find some hidden in the grassy areas around the building. -Disgusting (but avant-garde) unidentifiable stains throughout the inside of the building! -Some units have storage space allotted to them. If your apartment doesn't include storage space, you can still take advantage of someone else's--we'll even give you a key to their unit for convenience! -A recently resurfaced parking lot. (Note: "resurfacing" means "we force you to move your cars for a whole day so we can paint a few new lines on the existing disaster of a parking lot. Don't worry! You can still park outside of the lines if you feel overprivileged!) -Each apartment comes with its own cockroaches--you don't have to share, and you'll never run out! Spare cockroaches can be found in the storage rooms. These are just a few of the great things about living at Diamond Lane! So hurry, come on by and see one of our units today!"

I did receive a refund of $260 from Emerald Pointe because I caught the scam quick enough but I am out $28.95. Avoid any apartment associated with Banner! I did find a nicer apartment in the area and their "processing" fee was $60. And now I am lmao....the response message to a bad review is by "lindsey" but if you look at the negative reviews posted "lindsey" has a picture of a man and one of a woman. Can you say auto generated which means they could care less?

Pest control has had to come out numerous times and bugs continue to be an issue. The lights in my building have been flickering since we moved in. I have called about his issue several times and informed management. They have done nothing. Yesterday we lost electricity in half the apartment. After several hours they were able to partially restore it but was told it would take 2 days to get the electrician out. This morning it's out again along with the hot water. When I called management again....i was told they knew nothing about my previous calls...this is an outright lie, as I spoke to the same person just a few days about a loud electronic buzzing sound just prior to a brownout. This is just the beginning. I could write a book here....save your money, save yourself a lot of frustration and rent somewhere else.

Pebbleshire Apartments in Vernon Hills is a great place to live…read more It's 1am and I'm tired so this review isn't going to be the best as far as grammar goes, but it is long overdue and the only reason it has taken me so long to leave the review is b/c I've been so busy with work & school. I lived here at the 930 complex from April '14 to April '15 and I'll give it a 5/5 star for many reasons, I'll list some here below but I won't lie if I say this is all that's good about the place or "bad": -Lisa is an amazing property manager. She is very open to working with you and makes sure all of the details within the contract are spelled out very easily and in great detail. -If there is ever anything that needs fixing, as a tenant it's obvious you need to bring this up and Lisa is one of the quickest responders I've seen in a landlord. -Any issues with maintenance are taken care of very quickly, obviously within a reasonable time constraint, but if there is an emergency the best man on the ground, Mario, is always happy to come help! - Miss this guy a lot, he is hands down nicest maintenance guy I have met. To me he isn't a regular maintenance guy by any means. He takes pride in Pebbleshire's complex and goes out of his way to make sure your living is up to par. -The price is reasonable for the area as well. Make sure you know how to budget though, it is an apartment and you don't want to be late! If you are late though, Lisa will do her best to work with you, however if you get a notice of possible eviction, well then it's most likely because you failed to meet your end of the bargain. As I mentioned before, she lays out the details of the contract in as black & white, crystal clear as possible, but she is a great person and very understanding property manager. - I really liked that it was very close to the metra for trips to the city -A trail to go running is right across the street that leads to a park, a basketball court and a playground for kids -There is a lot of parking available and your guests can park for free in the "guest" designated area which is awesome. -Appliances are fairly new and I had a new carpeted bedroom which was awesome. -It is near the mall, target, taco bell, burger king, fresh garden market, hwy 83, korean bbq, Walmart, a ton of other shopping areas, but it is nicely tucked into a neighborhood so you don't feel like you are living out on any busy roads. If you have questions and want to ask a recent tenet please feel free, but you might as well go and visit Lisa and have Mario show you around otherwise you will never understand what I mean when I say they are truly the nicest people.... in all honesty, I don't understand why there are some snobby landlords out there, especially those related to apartment associations, they don't treat tenants as people who are trying to find a place to call home, but pebbleshire, you make it your home and they let you. -Cheers!!!!!!!

This place will give you no sense of peace because once a month they will slam a notice to enter note on your door and come into the home.(this is for every single unit) They have no respect for people's time or privacy it's getting absolutely out of hand the amount of other tenants i have spoke to about this as well are sick of it. Station 250 DO BETTER I understand a once a year inspection in an apartment but I believe something bigger is going on here ... Every month we all get a notice another apartment inspection? What could have possibly changed in a month that you need to see again? I think they're hiding a bigger issue here maybe structural and they have heard the building will collapse so they keep coming in to all of our homes to check the damage... ? DO YOU KNOW HOW INCONVENIENT IT IS TO HAVE STRANGERS WALK IN YOUR HOME ONCE A MONTH?? I have no sense of privacy. no peace. They put a note on your door notice to enter anytime from 9:00-6:00 any day from the 3rd to the 4th. please put pets away . So for 2 days we have to live on edge making sure we're up and ready and dressed and apartment tidy for a guest to walk around taking photos while we stand here awkwardly . make sure a dog is put in a cage ? HOW for a whole day for 2 days ? it's insane people have to take off work and make sure they're home for this if they have pets and with such a wide range of hours is so unbelievably inconsiderate! The amount of time i've taken off work to be here babysitting pets making sure they're ok because Station 250 cant get it together. do you know how many people work from home in this building and have to miss meetings or can't work to be on stand by anxiously waiting to answer the door for you to have strange inspectors come in. You have us sitting here with anxiety wondering what the heck do you need to see in our apartments every month? This needs to stop . Please if you're looking to move here DONT. you will never know peace This place is so outrageously over priced for what it is, the building is covered in large cracks in halls and our apartments that they're constantly trying to cover up with paint. this building may be on the brink of collapse and that could be why they have to have a monthly apartment inspection. !! People leave dog poop in the hallway and the stairwells, The amount of power outages here can't be normal. The halls and stairwells are dirty and stained they used to have someone vacuum and carpet clean but that stopped months ago. They took away the outdoor trashcans. They used to have a coffee bar that they took away . They advertise a golf simulator gaming room but it's broken and every single piece has been stolen so no one can use it. It's all going down hill fast. You will see the same 2 people hanging on the community sofa dirty bare feet and phone on speaker like is their home and when you pass their apartment it appears a family of about 10 live in one tiny apartment so they just take turns living in the common area to get some privacy. Just nasty. A lot needs fixed nothing about this experience is "luxury" I believe this is a cheap build that they rushed to get a pay out and now they are seeing the fault of the lazy work. Please if you are considering moving here, do yourself a favor and look elsewhere.

The assistant property manager NEVER has answers and needs improvements with her soft skills. She stares like a deer in headlights, then says someone will give you a call. The "call" will never happen. There will be constant inspections. I've been here a year and inspections have been done about 4-5 times. A major issue is the lack of pet waste cleanup, so expect to see piles of poop around the complex. Noise travels easily through the walls. I can hear my neighbors entire conversation while laying in bed. I've also received a noise complaint during a time I was NOT in my apartment. The no-smoking policy isn't enforced, despite the "warnings" from the office. Apartments facing the pool will have an unattractive view of a swampy, uncovered pool in colder months, which takes away from the "appearance". Speaking of appearance, decorations (wreaths, mats, etc.) outside your door is prohibited, which feels restrictive for the price point (over $2,000). Make certain that complete and accurate paperwork is provided when you rent a storage unit or they will call/email nonstop. I encountered problems related to administrative errors, and was pressured to sign documents under a strict deadline to avoid losing access, but yet couldn't get a callback regarding anything else. Furthermore, the size of the parking lot is inadequate. Residents should anticipate the need to park on the street, and adhere to weekday morning parking restrictions. When moving out, check your Comed account. I attempted to stop service on my move out date of 5/31. 250 had already requested to stop service for 6/6. It's not my responsibility to provide a service while they prepare for their next tenant. I also, received a $400 bill for "painting" however I took photos of everything at move out and can clearly show there was nothing that needed to be painted worth $400. Nothing about management, the building or experience lives up to the "luxury" standard."

So called cameras on property but yet couldn't catch who did it to my car.. my car was plastic so no color would come off. Our neighbors harassed me because their son touched my car with their friends.. and they would come and bang on my door.. slam their door and shake my apartment.. female neighbor when she would pass me in hallway would shove me and call me a b.it.ch. The lady did it everyday until we moved we moved she would harass me. Her and the property manager are best friends he told her everything. She's even come to my door trying to get past my boyfriend wanting to beat me up. they are close to property manager and he told them personal stuff about me. All the stuff left in the hallways when they know the fire department comes they remove it and then put it back out after they leave. That stove in pictures has been in that same spot for 2 years. And office managers do not do a thing. I call and call and call and they do not do a thing. I felt SUPER UNSAFE in this place my last year here! I know I paid a security deposit and yet they have the audacity to say I have an outstanding balance. Living here was a nightmare!!! Oh I forgot to add property manager allowed a lady with 3 big dogs. All they did was bark and lady couldn't control them they were very aggressive. And you are only allowed to have 1 dog or two cats. This place is out of control. Then in the summer the complex next to this one the Mexicans would play their music so loud and throw their trash over the fence and when I mean loud music I mean so loud you can hear in your apartment and hear the music word for word. This place isn't safe. And office management doesn't care they just want your money and will not fix a thing. Living here isn't worth the money when nothing works. Nothing is updated. When I got my place there was a hole in bathroom door. Bedroom door knob was falling off. Dishwasher never worked. Air conditioner is outdated and never blew into bedroom. Bedroom would get extremely hot. They never fixed it. I can go on and on with the issues I had here but I would just say look elsewhere this place isn't it!

The good: The price is right, it would have been 945 per month with a 150 dollar deposit. The apartment managed did a good job working with me on the phone to find a good time to meet. The bad: When i arrived for a tour the manager was busy with another tour. Instead of having us wait a short while she decided to give us a very quick 5 minute tour of her personal unit, gave us the paperwork and left right away with the other group. She didnt seem at all interested in showing us the real unit we would be renting. She didnt give us any time to ask questions. She just didnt seem to care that we took an hour to get there. The apartment was very lack luster as well. The pictures onlne looked very nice. In person it wasnt anywhere near as nice as you would expect. It looked a lot smaller, the walls was not maintained well and we didnt have the time to check out anything at all. I would not suggest this apartment to anyone. It isnt even worth your time to visit.

I'm 44, have…read morelived in over a dozen places in three different time zones, and The Atworth takes the gold medal for the best spot that I've ever called home. (If you see this, no offense Mom) If I had the time, I could write a review the length of Marcel Proust's, 'A la recherche du temps perdu.' But the Cliffs Notes version is this. This is a high end complex, but without the pretentiousness you would find in the North Shore and/or the upscale neighborhoods in Chicago. The facilities and amenities are all first-class, and everything is always clean like a five-star hotel. As for my unit itself, all of the appliances and furnishings are beautiful. Just as important, they did not cut any corners in terms of the walls and floors, so I do not hear any noise at all from my two next-door neighbors, or from the apartment below. Nothing major has ever happened since I lived here. But the very minor things like the specialty light bulbs needing replacing, Rey and Jason from the maintenance team have always come out the same day to take care of stuff like that. The area is perfect in terms of nearby shopping, restaurants, groceries, pharmacies, etc... Although living here is not cheap, dollar for dollar, this might be the best bang for your buck in all of Lake County. I do have some pause writing this, because Nathan (the property manager) might see it, and then raise my rent when it's time to sign my next lease. Please don't do it Nathan. Call or stop by the leasing office and ask for Stephanie or Katherine. You can thank me later. Much gratitude to the entire staff (and fellow residents) of The Atworth at Mellody Farm.

    The intent is 2.5 stars, but not an option…read more PROS: Clean, new , stylish, great location, reliable service, good workout room, great pool room& package service. CONS: The $15 a month mandatory garage fee. Rent is extremely high per sq ft.$37+ per ft. Early termination on rental -stayed 6 months vs 12- was a $7100 fee The $300 nurses rebate was clawbacked at early termination plus ruined a full day of vacation when they would not take a check for $300 from my wife. The are hard nose about everything being done on their site (when it works). Signup was a nightmare. It took multiple attempts & multiple days with added stress -ugh. The whole signup & term process is too rigid. I would prefer to deal with a single owner vs corporate American.
