Any time I've needed maintenance, they've come out really fast. My heater stopped working in December, and they came the same day. They explained that they needed to order a part, but they brought me space heaters so I wouldn't be cold while I waited. Rick and Logan have helped with most of the repairs in my apartment, and they've always been friendly and respectful. Logan always explains what he's fixing and even wears shoe covers, which I really appreciate. The property is also kept very clean. They've cleaned the hallway carpets twice since I've been here and recently painted the stairwells. Overall, it's been a great place to live, and I would definitely recommend it.

I called to report a shrieking noise in the blower turbine. They replaced the bearings however it was still louder than it had ever been in the last 10 years. Shortly thereafter the AC failed to cool. The first 3 visits they recharged the system and repaired leaks outside but that was unsuccessful. Next they came inside to test for leaks and found the coil was leaking. (All those recharges were leaking into my apartment for me to breath in.) They returned to replace the coil but one big mistake that was made wasn't found until 7/27/21. (All this time without working AC I had to purchase my own window unit for $400.) Within days after replacing the coil I found that the furnace will only run 2 minutes before shutting down. The next solution was to order a new control board. I gave them about 6 weeks before going to the office to ask when they would finish the repair. I was told they have so many other tenants without working AC that they couldn't fix my furnace yet. On 7/27/21 I was on vacation and heading out of town when I was called to say there is a water leak in my apartment and they wanted to go in to look for it. I turned around to go back and find the AC condensation was leaking all over the furnace housing, floor and to the apartment below. The coil was replaced and the water pipe was wrapped with electrical tape. The furnace closet is filled with BLACK MOLD. The best they could do is spray bleach on it. (I will have to buy some paint and clean it up myself.) They sealed the water pipe the correct way and replaced the control unit for the furnace. The furnace still shuts off after 2 minutes and they wanted to order a new power transformer. I called today 9/2/21 a month later to ask when they would end the neglect. I received no answer left a voice mail and received no call back. Somewhere in the middle of this there was a separate visit because the blower fan slid over against the wall and totally locked up. My friends and family recommend that I hire a professional HVAC repair company and an attorney to make sure The Landings of Lake Zurich pays the bill for the AC unit I should never had to buy and the HVAC repair.

My advice to anyone is to take the time to read through all reviews, and make an informed decision. During the coldest temperatures this past winter, I had no heat. It was less than 30 degrees in my apartment for several days. The first time I reported it, the maintenance ticket was closed with no update. The second time I reported it, I received several different reasons which ultimately landed at no resolution and I had the option of moving into another unit. They acted as though they were doing me a favor by offering this, and by granted my request to not have a penalty move out fee. I ultimately chose to part ways with Gates of Deer Grove because I didn't want to spend money moving at the risk of having the same experience twice. They refused to waive my final rent payment (which was only $459.92), and told me that they already waived the penalty move out fee... when they are the reason I had to move out. As part of my job, I oversee two departments that are responsible for resolving customer issues and providing stellar customer service. I have NEVER experienced this level of disrespect and incompetence.

Pebbleshire Apartments in Vernon Hills is a great place to live…read more It's 1am and I'm tired so this review isn't going to be the best as far as grammar goes, but it is long overdue and the only reason it has taken me so long to leave the review is b/c I've been so busy with work & school. I lived here at the 930 complex from April '14 to April '15 and I'll give it a 5/5 star for many reasons, I'll list some here below but I won't lie if I say this is all that's good about the place or "bad": -Lisa is an amazing property manager. She is very open to working with you and makes sure all of the details within the contract are spelled out very easily and in great detail. -If there is ever anything that needs fixing, as a tenant it's obvious you need to bring this up and Lisa is one of the quickest responders I've seen in a landlord. -Any issues with maintenance are taken care of very quickly, obviously within a reasonable time constraint, but if there is an emergency the best man on the ground, Mario, is always happy to come help! - Miss this guy a lot, he is hands down nicest maintenance guy I have met. To me he isn't a regular maintenance guy by any means. He takes pride in Pebbleshire's complex and goes out of his way to make sure your living is up to par. -The price is reasonable for the area as well. Make sure you know how to budget though, it is an apartment and you don't want to be late! If you are late though, Lisa will do her best to work with you, however if you get a notice of possible eviction, well then it's most likely because you failed to meet your end of the bargain. As I mentioned before, she lays out the details of the contract in as black & white, crystal clear as possible, but she is a great person and very understanding property manager. - I really liked that it was very close to the metra for trips to the city -A trail to go running is right across the street that leads to a park, a basketball court and a playground for kids -There is a lot of parking available and your guests can park for free in the "guest" designated area which is awesome. -Appliances are fairly new and I had a new carpeted bedroom which was awesome. -It is near the mall, target, taco bell, burger king, fresh garden market, hwy 83, korean bbq, Walmart, a ton of other shopping areas, but it is nicely tucked into a neighborhood so you don't feel like you are living out on any busy roads. If you have questions and want to ask a recent tenet please feel free, but you might as well go and visit Lisa and have Mario show you around otherwise you will never understand what I mean when I say they are truly the nicest people.... in all honesty, I don't understand why there are some snobby landlords out there, especially those related to apartment associations, they don't treat tenants as people who are trying to find a place to call home, but pebbleshire, you make it your home and they let you. -Cheers!!!!!!!

I did receive a refund of $260 from Emerald Pointe because I caught the scam quick enough but I am out $28.95. Avoid any apartment associated with Banner! I did find a nicer apartment in the area and their "processing" fee was $60. And now I am lmao....the response message to a bad review is by "lindsey" but if you look at the negative reviews posted "lindsey" has a picture of a man and one of a woman. Can you say auto generated which means they could care less?

Pest control has had to come out numerous times and bugs continue to be an issue. The lights in my building have been flickering since we moved in. I have called about his issue several times and informed management. They have done nothing. Yesterday we lost electricity in half the apartment. After several hours they were able to partially restore it but was told it would take 2 days to get the electrician out. This morning it's out again along with the hot water. When I called management again....i was told they knew nothing about my previous calls...this is an outright lie, as I spoke to the same person just a few days about a loud electronic buzzing sound just prior to a brownout. This is just the beginning. I could write a book here....save your money, save yourself a lot of frustration and rent somewhere else.
