After we moved B's brother actually moved into Raintree for a few years, living in two different apartments during his time there, and he never had any issues that I'm aware of either. We visited him often and never struggled with visitor parking, which was nice. Given that my experience was some time ago, it's difficult for me to know the state of this complex now, but I can tell you that during the time I lived here, or visited here often, it was a good place to live.

Writing on behalf of my brother (due to him pursing legal action against the company and stuff) to warn the public about Raintree Apartments (Birge & Held). We have an untouched paper trail of every single email, code violation, and log proving their severe corporate negligence. TIMELINE OF VIOLATIONS: Sept 15, 2022: My brother emailed reporting his bedroom window was broken/wouldn't stay open and balcony blinds were destroyed. Leasing Specialist Haley Donohoe explicitly acknowledged this. Oct 5, 2022: He reported a severe electrical shortage by his door that was actively sparking. Management ignored this life-threatening safety hazard for over a month. Oct 2022: Instead of fixing the emergency exit window, management committed fraud in their internal systems by logging maintenance request Ref #10346-1 as "Completed." In reality, the window was left broken for over 250 days. March 4, 2023: Formal complaint sent to District Manager Jennifer Ranson. Haley Donohoe had been falsifying internal documents by marking "Anytime" entry permission without consent, leading to illegal entries. Furthermore, their negligence resulted in ME being actively electrocuted by the sparking outlet they refused to fix. Jennifer Ranson completely dismissed these safety and privacy violations. March 25-29, 2023: After months of being ignored, my brother deducted $69.94 to replace the blinds himself. Jennifer Ranson aggressively refused it, lied that they had "no open requests," and threatened to reject his entire rent. May 25, 2023: I bypassed management and reported them to the city. The Lexington Division of Code Enforcement inspected the unit and hit New Raintree LLC with a formal Notice of Violation (Case Number: 1006138). The city legally determined that the property owners were actively maintaining conditions dangerous to human health and safety due to faulty/unsafe electrical systems and structural neglect. This is an official government legal record. We know exactly who they are, and the city does too. RETALIATORY CREDIT BILLING: Because they forced my brother to live in an uninhabitable environment, we contested their buyout fees when he rightfully left. In retaliation, Raintree Apartments slapped a fraudulent $1,779 balance onto his credit report which was discovered May of 2026. This is a blatant violation of the Fair Credit Reporting Act (FCRA), as they are reporting an invalid debt from a breached lease. FINAL VERDICT: Jennifer Ranson, Haley Donohoe, Kelli Farr, and Birge & Held will compromise your safety, violate your privacy, falsify maintenance records, and try to destroy your credit score when held accountable.

They were not. In fact it took 3 months to get the damage addressed because they just close out maintenance requests without your knowledge. Had to put in multiple because it kept happening. Some was fixed some issues are still pending. Washer and dryer that you can rent was filthy when installed. When I asked to have it cleaned, they told me to clean it myself. The dryer was broken and smokey. When I complained, they came to my apartment when I wasn't home and plugged it back into the wall. I didn't trust they fixed it. One week later a different dryer appeared. I wasn't left ant communication they were working on replacing it. I'm glad they did because it would have caught on fire. But the lack of communication was dangerous leaving a broken dryer plugged in. I assumed they fixed it. When it gets cold there is a high pitched sound that amplifies in my bedroom. I have to sleep in my living room when that happens. I asked for maintenance or the manager to come listen to it, I was told they aren't going too and that it sounds like a personal problem not a maintenence issue. The valet trash I paid extra for was picked up about 8 of the 24 times it was scheduled the first couple months only after I called the office and complained. This place advertised social events. I've seen one where they handed out some candy on Halloween. I asked to break the lease a few times. I will not be renewing my lease. They turned their movie theater into a for rent conference room. Anything to make a buck. Do not rent here. Do not give them your hard earned money. They simply do the bare minimum to operate and lied toe to get me to sign a lease.

Parking: Has never been a problem for residents or guests; always plentiful. Pool is nice- it's rarely crowded, clean, and open late. The gym is decent with a good mix of cardio and strength; could use heavier free weights. Movie theatre would be nicer if it was open later. For now, it is open during office hours and available for rental for $50. Management has attempted to host events and stay engaged with the tenants but it hasn't been too successful. I'm not into painting rocks with their logo. Area is pretty quiet, walking distance to The Summit at Fritz Farm and lotots of shopping nearby. Overall, this complex has been good and would prob stay here again if we weren't moving. Move out was routine; pay attention to all the items in the checklist. They will deduct for any lightbulbs.

During my time at the complex, my car was stolen, my building was reportedly broken into (according to one of my roommates), and I've had packages stolen from outside my door. These incidents, along with the general location of the complex, have made me feel unsafe on more than one occasion. One major concern is the lack of visible security. It would be extremely beneficial for the management to increase on-site security that does more than just monitor for unauthorized parking. Additionally, I believe incidents like vehicle thefts and break-ins are not adequately communicated to residents. Aside from the occasional email, there seems to be little effort to keep tenants informed about these safety issues. More timely updates through email or social media could help residents stay aware and take necessary precautions. Another major inconvenience is the strict parking policy. Visitors are not allowed to park at Newtown at all, which makes it incredibly frustrating to host friends or family. It's one of the more unreasonable policies I've experienced at an apartment complex. While Newtown was originally recommended to me for its proximity to the University of Kentucky and what seemed like reasonable pricing, I've come to feel that the rent is significantly higher than what the experience is worth. If I had the chance to do it over, I would have looked into other options.

The property is well-kept and manicured. There are 2 pickleball courts and 1 tennis court, all in good shape. There is a gym with every piece of equipment you would want as well as a separate indoor mini-basketball court. I also love the pool area and there are plenty of tables and lounge chairs. Park Place also has an Amazon locker which I loved. (And not just Amazon packages arrived in them) The apartment interiors may not be as modern or as up-to-date as newer apartments in the area, but when I moved in, everything was clean and newly painted. All of the kitchen appliances are new as of a few months ago, which was a nice upgrade! And lastly, if you prefer a quieter setting, get on the waiting list for one of the buildings off of Tates Creek/Man-O-War. These roads are very busy and I was happy to have one of the units in the back of the property for less road traffic noise. I was on a waiting list for that one for about 4 months though, so keep that in mind if you want to be more picky with which apartment you want within the property! It's okay, but it's got problems…read more Now, on it's own the place is halfway decent. No serious faults with utilities or structural elements or sanitation. Nice balconies, and parking was always at least tolerable (but beware, they do tow regularly, and the guest parking spaces are not well marked, I got towed once and had to pay $160 to get my car back because what I thought was a guest parking spot, wasn't.) My best friend lived in this complex for 3 years, and I had several other friends that lived here for a couple of years or so. First, the big problem is that it's under relatively new management. When management changed, one of the first things they did was to spike the rent way up on all lease renewals and new leases. This is when my friend decided to move. . .and all my other friends that were living there because it was a decent 2 BR/1 BA apartment for a good price, and suddenly the rent was skyrocketing. I guess the new property management company decided that they could get more money out of the place with higher rent. At the same time, my friends that lived there all reported that maintenance got worse and customer service in the leasing office went downhill. My wife and me tried to rent there, but we were refused. You see, a prior landlord had filed an eviction suit against me in error several years previously (they had got papers mixed up and meant to file on another tenant), the suit was quickly dropped. However, on a credit/background check, it will show that I had an eviction filed against me. That red-flagged me. Well, I thought I could just explain it. The suit was dropped, I had always paid my rent, and it was all a huge mistake (and not my mistake). They didn't care. They said their corporate policy was that anybody who had ever had an eviction filed against them (presumably in the last 7 years, because under the FCRA that's only as far back as they can go) they can't rent to, no matter what, even if the suit was dismissed or ruled in the tenants favor. Yeah. So their inflexible corporate policies kept us from renting there. In retrospect it was probably for the best.
