I have lived here for 2 years now, and during those 2 years everything that these older comments said was true. But, in December 2024, we got new management. In the less than 2 months that she has been in charge, she has done more than anyone else in all 2 years I've been here. She is understanding, friendly, and handles business with both compassion and determination. The overall conditions of the apartments has improved drastically. I personally stayed in a 2 bathroom apartment, one having a terrible leak that actually flooded due to negligence from the old Managment. New management was hired and she had us transferred to a new apartment within a week. She acknowledged the problem, solved it so quickly, and made accommodations FOR us. Park Place has really changed under this new Managment. Work gets done, quickly and efficiently. We are thankful to have someone who, not only does their job well, but does it with such intellect and incredible communication skills. Absolutely the WORST place to live. Speaking as Liberty student, it took me 30 minutes to get to school in the mornings. -they charged us $340 in random move out fees (of things that WERE NOT broken) -their administration is so slow in getting paperwork or processing rent checks -the apartment smelled like straight cigarette smoke on move in -our hot water heater broke FOUR TIMES in a span of 5 months. And when i say broke, i mean several sparks shot off from the thing. Very hazardous, and they wont pay to fix anything right Just stay away.... Its cheap for a reason, and they cheat you out of all the money you think you're saving. read more

I would be doing the American people a very big injustice if I didn't write a WARNING review. I signed to Parks Place without seeing this place and it seems that many people make this mistake. It was stupid, I know but I was rushed to get a place. The website looks awesome. The website is very different that reality. Just some things I can remember off the top of my head that I wish I knew: -This place is the ghetto of Lynchburg. -20 minutes from Liberty (3 minutes to Lynchburg College) -First 5 days to pay rent, on day 6 automatic $75 late fee. -No microwave -Kitchen is SO small and the layout is terrible. 1 person at a time. -Living room layout is terrible and SMALL. -Roughly 10 minutes of hot water. Not enough hot water to fill a bathtub. -Hear the people under you snore -Can't have chairs or table on the porch??? What is the porch used for? -GHETTO, the complex, the location. everything. Terrible area. -The apartments has this old and decrepit smell. It's awful. I'm surprised this place passes inspections. -15 minutes to Walmart or Kroger -Food lion down the road, but risk getting shot. -It says that it's in the "bus loop" but in reality it takes 45-60 minutes to get anywhere. Positives: -Nice sand volleyball court -Lady at front desk is nice. She is also good at her job and will convince you this place is top of the line. Not the case. One night my toilet overflowed. I called the on-call maintenance people and had to argue with him for 20 minutes to get over here because he said it wasn't an "emergency." Needless to say my toilet overflowed and leaked into the peoples apartment underneath. Oh and it was like a $50 charge for the "on-call maintenance." I have more stories but I just don't have time to write them all down. That one just makes me laugh. Advice? Get an apartment off of Timberlake Rd. It's close to everything you need. They don't have outrageous late fees or gross complexes. read more

This is a horrible place to live. I was originally told that the apartment was community/family living and that the complex terminated their contract with the Universities here in the city. Needless to say, I live in an apartment building filled with college students. The apartment was poorly cleaned when I moved in, the walls needed to be painted, there was rust in my tub, roaches and spiders in the apartment and my dish washer and refrigerator was broken. They did send a terminator out when informed, however, when asked to fix my dish washer I was met with "I am going to put in a work order", 2 months later, I am still being told that a work order has to be put in. My walls still have not been painted and rust is still in my tub (I have a 1 year old that loves taking baths, however can not due to the rust.) I was also told that their would be a resource room where the residence could use desk top computers and provided printer, here recently I was informed that the manager changed his mind and will be using the space to rent out for parties. There were a lot of false advertisement for this apartment as they were trying to fill the apartments and I wish I would have known this before signing my lease. For the price that you will pay, I strongly suggest that you look else where. read more

Two stars for this place is incredibly generous. Like you, I was once looking up park place and I saw a lot of negative reviews. But I figured that those people were probably just very particular and signed the lease anyway. Don't let any pictures you see fool you, this place is the worst. I loved here during the fall semester and I was lucky enough to move somewhere else. 1. Other than the kitchen and bathroom there are no ceiling lights what so ever. 2. This place is stuck in 1979 with the appliances and carpet. The people at the fro t office weren't exactly helpful either. Not only is it a good 15 minutes from campus but this area is hella sketchy. One day on my way to class I saw a man publicly jerking off at the bus stop. I constantly felt unsafe here because of it's location (it's so far off the main road and those woods, idk just have off a really bad vibe). This place is cheap for a reason, it's not worth it. The only positive things I would say are the wifi was alright and I enjoyed one of my roommates who they matched me with (the other was a human disaster but I digress). read more

Honestly park place deserves -5 stars for how awful this establishment is. I looked at the reviews and dismissed them since I thought park place was reasonably priced back before they upped the prices on the rooms(DONT BE LIKE ME AND RUN FAR AWAY FROM THIS APT COMPLEX) I have had so many issues with this apartment complex with all of the different management. They are not helpful in any way shape or form. Don't bother coming here, especially since they upped their prices in rent..You can go some where else for a better price with better management and living style. As soon as my lease is up I am moving to a different complex and I will be cautioning everyone to stay away from here. I have heard more bad reviews than good (like a 10:1 ratio) my room mate has encountered numerous of issues, my cousin has encountered many issues in the past and my fiancé has encountered plenty of issues along with many of my friends who live at the apartment complex. The management needs to start living up to their word along with actually doing what they say they will do. also, the office loves to tell you "oh you won't have to pay this much", but then goes back on what they say and you get charged even more (whether it be rent, a charge on the account or whatever). I caution whoever comes to look at these apartments. I cannot wait for this July so I can move somewhere else. Don't even bother looking at park place. Yes, these apartments are lovely. However, they are made cheaply so if you don't like loud noise and or complaining neighbors. NOT FOR YOU! 90% of the residents are totally down to earth, there are a few who believe they are above the rest. BASICALLY, NO SMOKERS OR PETS! If you are looking for somewhere to live that isn't on campus, please save yourself the trouble and rent from another place. The property managers are unbeliveably unconcerned with you and your problems! Not to mention nosey and on multiple occasions have entered residences home without notice or permission. They WILL change the rules because they can. And will take at least two weeks to respond or get anything you request done. Not very much good to say about Park Place right now considering management, but I'm sure once those two have left it will be a wonderful community to live in. Laundry room on site, with lock and key. THEY WILL NOT REFUND MACHINE STOLEN MONIES. Yes, you can be provided with washer/dryer with NO HOOK-UPS. Game room and tanning room close when managers leave [4:30pm-5:00pm] a hard time to leave considering college students reside... I would NOT recommend living here under multiple circumstances, it provides ebtirely way too much trouble!! read more

Park Place Apartment can be described as mediocre at best. While the costs are definitely affordable, I wouldn't say it should be the first choice for a college student (and should be the last for anyone earning more than minimum wage). Positives: Park Place is not the worst of the crop. There's a lot of grass and they maintain appearances decently. It's located in a convenient location, near the hospital, bank, restaurants, etc., and is located next to multiple bus routes. The staff were definitely friendly and seemed to be performing at the interest of the residents. It's also cheap. Negatives: While it isn't the worst choice (actually it might be), it also is far from being the best. Perhaps the worst and best thing about Park Place is the fact that it's cheap. It doesn't attract the best crowd. Many of the residents are boisterous and rude at best. I've been woken up in the middle of the night many times due to residents screaming and galloping through the complex. The resident next to me continuously blares stomach churning, bass enveloped music. I've walked out of my apartment many times to trash strewn in front of my door and smoke residues filling the air. Also the location is not in the safest part of town. One of my roommates got mugged nearby the complex in the middle of the night (which was mostly his fault for being out that late, but does bring up an important safety issue in the area). The complex is also located within close range of a lot of construction (which will be there most likely for years to come) that block roads. I've been in multiple traffic jams merely five minutes away from the complex. Maintenance can be decent, but for the most part is poor. We had one of our rooms flooded due to a poorly fixed drainage pipe, a constantly dripping faucet in the kitchen, a rattling cupboard next to the AC compartment, and a faulty AC unit. Also, since it is located near Lynchburg General (a level 2 trauma center), sirens are commonplace throughout the day and night. We've also had quite a bit of trouble trying to figure out leasing. A friend of mine had an electrical leak that multiplied their electric bill by 4 times. While it may not be the complex's fault, Park Place management did not do much to help but rather avoided the issue. She will be moving out this summer due to this fact. Also, the floor plan was very poorly designed. Our apartment has three rooms. One is large, with a bathroom, sink area, and closet. The second is half the size with a closet. The third is approximately the size of a closet itself with no closet. Selecting who would be in what would has not been a pleasant experience. Perhaps the most annoying aspect of Park Place however would be the poor internet service though (Yes, internet is important to me). The service provider is Comcast, which has been nominated as the worst company in America. This title is well deserved. We have spent hours on the phone with them trying to set up and fix our intermittent and slow connectivity. The modem is a piece of trash which at first did not project a signal past the one room it was in. After weeks of contacting the company (and lots of googling for home made remedies), we finally got them out here and they replaced it with another mediocre modem. We settle my using ethernet wires where we can get somewhat decent connection, but will drop it and out very often. If everything else was fine, the internet here would be a big enough issue to deter living here. In summary, Park Place is an option for those looking to save money and for a moderately decent location. However, other than those two aspects, this complex is quite lacking. My roommates and I shall be moving as soon as we can. read more

If I could give this place no stars I would. I am a current law student at Liberty University. I lived in Park Place last year (my 1L year) because it was the last thing that I could find. Even with that very low bar set in place, this place was atrocious, not by cleanliness or accommodations standards, but by the management and the hoops they make you jump through as a tenant. The management is one notch above totally absent and uncommunicative. They also require you to work with a utility splitting company. This company takes a service fee, and a convenience fee. They also will consistently mess up your billing. I had to call them twice and threaten them with a complaint to the BBB before they corrected my billing. All the while Park Place's management is being uncooperative and unresponsive to my attempts to reach out to them. When this place has a 1.5 star overall rating, it is totally and unabashedly correct. read more
