When I look back at all of the time I've lived here. I would say that most of my time here has been very favorable. For most of the time the maintenance men were great and Dara was knowledgeable and easy to get along with. I have lived at Princeton Circle West for many years. I love living close to wonderful restaurants and grocery stoes. This historical district is so beautiful during all seasons and the service I have received is excellent. I can't imagine living anywhere else. read more

After several maintenance requests for months to treat cicada killers nothing gets done. The one time i saw someone come (yesterday) he had a phone to take pictures and did NOTHING. read more

Our daughter has lived in her apartment since June 8th. In the short time since, she has experienced 2 leaks in her ceiling. One smaller, 1 that was nearly the entire front living space/kitchen. In contacting the previous tenant, we have found that there were leaks in the same general area while she was in the apartment. In the video link below, you can see the ceiling is very clearly heavily damaged and the complex manager says the "landlord is not at fault" in this situation. It is somewhat long, but watch to video to learn more. The apartment manager has said the apartment was habitable. We disagree however, in that for a week now there has been a large and very loud fan blowing on the soaked ceiling and now drywall mud and in order for her to get to her "habitable" back room, she has had to walk through a water infested, ceiling all over the floor front room. Additionally, this is the kitchen area, so the apartment manager expects her to prepare and eat meals under a kitchen ceiling that is severely water damaged and could come down on top of her let alone start a fire by a short in the ceiling light that was soaked by the leak. They were so helpful and patient as they pretty much taught me how to rent an apartment . I will forever be grateful for them helping me out in a time of unknown and anxiety. 10/10!!!!! read more

My wife had a year lease at the Landover Apartments which I was present for the entire year, and it was one of our worst experiences to date. I will mention the good things first: it was spacious, it had a deck and a nice sliding glass door access. I stayed dry when it rained. The negatives: the apartment itself was in deplorable condition. During the year, the A/C broke down twice, the refrigerator continuously leaked, and the drains (sink and bathtub) needed to be snaked monthly. The weather stripping was so poor that a things in the bedrooms would move around then the wind blew from certain directions. The windows were designed to be able to open but would not. The apartment came with a mailbox - we were not given a key to it by the staff. The key would not have made a difference as the lock, along with over 50% of the other mailbox locks, was broken, leaving our mail at full public access. There is a laundry facility in the building! Laundry is $2.00 to wash and $2.00 to dry, and it is located in a dingy, cockroach infested basement. The staff seemed to place no priority on making repairs when they were needed. My wife and I called to have the drains fixed 5 times over the course of a few months, only to have the drains work slightly better than before after they were "fixed." After one particular repair visit, Project Manager Kristy Tinnell emailed us a rude email with pictures of a wad of hair that came out of the drain, stating that the dysfunction of the drains were our fault for letting hair go down the drain which had no cover on it of any kind. The hair in the picture did not match the hair color of anyone currently living in the apartment. Project Manager Kristy Tinnell also had us fined for $45 for not returning the key to the mailbox lock that we never received. We had over $250 total move out charges which also included 4 blind slats and "extra cleaning." If you are considering Landover apartments, and judging from experience with Stewart Langley Staff, any of their other properties, I would suggest looking elsewhere. They are needlessly strict about tenant expectations (cannot have bikes on the deck, etc.) Customer service is rude and will make their faults and problems the fault of the tenant. You may be thinking that the place is affordable, and therefore, many negatives can be overlooked. No, there are so many hidden fees and avoidable bills that I would consider these apartments expensive. Heating and air will be ridiculous due to poor insulation and weather stripping. Electric bills were high. The only utilities provided are trash pickup and water. Be prepared for ridiculous move out charges, and rude service to match it. I will say that one of the Landover staff, Michael, hit my car in the parking lot, and did leave a note with his number, which I greatly appreciated. I have pictured and email evidence to show for the claims made in this review. I would live out of my Nissan before going back to a Stewart Langley property. I hope someone finds this helpful. read more

These people have messed around with us since the beginning telling us the deposit was one number then they raise it $500 more when we moved in every time I try to get a phone call because multiple things in the apartment are broken I never get an answer and when I do get an answer they hang up on me when I leave voicemails asking for help I never get a response this is the worst most ghetto of current apartment complex ever highly do not recommend. It's just sad the master bedroom door completely came off the hinges when we tried to close it the first day the master bathroom does not work. If there could be less than 0, I would give it on account of the reckless disregard for tenants rights under the Virginia Landlord and Tenant's Act I lived for two years in Forestbrook Apartments, which is managed by Stewart Langley Properties. It was my second and last experience with a property associated with the Langley family. That is one of the many factors that encouraged me to leave Lynchburg. At our checkout from the apartment, nothing happened out of the ordinary. However, 30 days after we left, I had heard nothing from them about the deposit. 45 days afterwards, still nothing. So, I called them and asked for the status of the deposit. First, they claimed they still had time to get back with me. I had to read them the wording of the law which gives them 30 days to provide a statement and 45 days to return the deposit. Then the lady said it doesn't matter because the cabinets that had passed their own inspection where dirty, and so they were going to charge us $80 in addition to holding back the rest of our deposit for other things. How could a cabinet be so dirty that it cost $80 to fix it, and yet the three employees of Stewart Langley Properties that did the inspection, walked through the kitchen, and looked at the cabinets, somehow missed it until a time when I was conveniently absent? I read them the requirement of the law that says if they fail to provide the proper documents in the proper time, they forfeit the entire deposit. In the same conversation, the President of Stewart Langley both claimed that we had failed to provide a forwarding address, and that they had sent the proper documentation, and it's not their fault the post office didn't deliver it. How they sent it without an address is beyond me. This, in spite of the fact that the first person that I talked to admitted that they had not yet sent me the statement. The President was unprofessional, rude, and hostile when I suggested that simply saying that you sent the proper documentation, and being able to prove it are too different things. She seemed to care little what the law requires, and I had to keep reminding her of her obligations. Finally, she just hung up on me. I called the Virginia Consumer help line and gave them the information, and was informed that while Stewart Langley was clearly in violation of the law, it would have to go to court to be enforced. So, I sent them a check to cover an $8 charge just to be generous, and informed them that I would not be paying the rest. They have threatened to send me to collections numerous times, but at this point, they have provided no evidence that the $80 is a legitimate fee. I could take them to court to get my deposit, but since I don't live in VA anymore, it would be inconvenient. The moral of the story is this: The Langley Family has such a huge market share of cheap apartments in Lynchburg, with a shortage of competition. Thus, they run the whole enterprise with the integrity of the guy selling Rolex's at the airport. The Langley's have made a fortune off of poor families and college kids who don't have the resources to take them to court for all of the bogus charges and illicit business practices. Unless you like doing business with a family that behaves like the Mafia, don't rent from a Langley. You will always regret it. read more

In the three years I have lived here, the A/C has been broken twice, the refrigerator broke twice, my washing machine backs up in to my shower every single time I use it (after it was *fixed* 3 times) and currently my oven does not work properly and they are refusing to replace it. My windows were painted shut on my move in (Sept) and I didn't realize it until I tried to open them when my a/c broke the next summer. If there was a fire (which happens quite frequently) my children and I could have died. Cathy is the rudest person I have ever dealt with. Cathy is a ridiculous person to try to talk to. She is condescending and doesn't listen. I cannot wait to move from this property. They only care about themselves. Money hungry uncompassionate people. They don't even deserve 1 star. read more

I currently live at Peakland Apartments. The short story is this: over the next 1.5 years, Stewart-Langley will be sequentially kicking all of us out so they can renovate the building and raise unit rents by $200 each. In the meantime, we have to put up with unbelievable levels of renovation noise roughly 9 hours per day, every weekday. Because of the noise, my apartment is uninhabitable during the day. They've been doing the renovation work for a year now, making our residency hell, and now we're all getting evicted? It's wrong that Stewart-Langley treats their tenants like this. Do not live here if you like air conditioning. My AC has been out a couple of times this summer, which isn't the problem. The problem is it has been out for the past FOUR days and still isn't fixed. I'm talking 93 degrees inside. Management has refused to lower a rent, even a little bit. I have also heard from several different people that the company takes forever giving back the security deposit. Had to write a review today just because I was impressed with how quickly they respond to maintenance issues (this has been my second issue, but just minor things). I stayed in the Beechwood Apartments. I promise, don't waste your time. Go somewhere else. For $600 you can get a much nicer, quieter, cleaner, up to date apartment. I had a pink toilet. Brown tub. Peeling paint. Turn dial stove. And there is a coin washer and drier with it being shared by everyone in the complex. It's coin. So if someone doesn't remove their clothes right away, you are stuck waiting. There's a bit of unnecessary late at night noise. And management is nearly impossible to get ahold of. I found a much better apartment with gym and pool for $50 more. Don't stay here. read more

I lived with stewart Langley properties for 3 years. I lived at Nottingham and they were great just didn't have a washer and dryer in unit. That was my first year. when my lease ended I moved to mcconville duplex. Everything was fine until I seen big black cockroaches, spiders, centipedes in my bathtub in my daughters room on the wall. One summer I was without ac for 6 days, and when you have an infant I call that an emergency the maintenance man was a smart ass and replied " oh only 6 days I had ppl longer than that" my shower water would only stay warm for 4in a half mins I timed it the nice man replace whatever he had to well that didn't last cuz the shower hot water only lasted 7 mins. My best friend has a 50 gallon tank and I could sit her her shower for an hr the guy said It was a 40 gallon tank well still the water should stay warm longer than 7 mins it was only the shower water the sink water was fine. My last and final rent they went up without telling me I was pay 665 well last final rent was 700 The building was old and wasn't worth the price I was paying. the landlords kristy and Taylor were great!! I stayed in Forrest Brook Apts for the last two years, definitely my worst rental experience. Left the apartment in the same condition as when I moved in, never late on any payment all made on time, I only received 40 dollars back from my deposit definitely would not recommend anyone renting from Stewart Langley properties they only want your money customer service is out the window! read more

Beware - once you leave the apartment do not expect to receive your security deposit back and expect additional fees to be assessed. We got charged for duct cleaning, air handler maintenance and filter replacements for the AC unit. In other words normal wear and tear of an depreciable asset. At no time during my daughters 2 years at the apartment did they replace air filters or conduct any maintenance on the unit. Christian, the property manager, was not cooperative with discussing resolutions to this and a few other issues. Of course they turn this over to a collection agency once you dispute the excessive fee's. Very unprofessional group of people. Upon review of other complaints appears that this is a very common practice. Before you consider renting suggest you also check with the Better Business Bureau regarding similar complaints. Way to many other rental options in Lynchburg. By the way, this is the first time I have every published a general comment like this, just not my nature. Simply needed to let others know. read more

While I lived in Stewart Langley I had a great experience. My husband and I lived there for 2 years and moved into a house about 2 months ago. We had never heard from Stewart Langley about our security deposit or costs. We receive a letter in the mail saying that we were in collections for $255 from Stewart Langley - without ever receiving a notice from them. When I called them to see what this was about the Property Manager was very rude and told me that there was nothing she could do and asked me if I "checked my mailbox for a letter". All that to say that Kim (the property manager) told me there was nothing they could do and that it was not their fault that we didn't receive the notice. We are moving forward with disputing the charges, and will do what we have to do to get this rectified. I for sure can say do not rent from this company! read more

This business really gets 0 stars from me. I rented a "corporate" apartment from them based on an ad that was posted on CL. I'm not from the area so I didn't realize that they are a known slumlord & I signed a lease without seeing the apartment because I only had a week to find a place before I started work. The apartment was outdated with tacky furnishings. It was not the same apartment pictured on CL. It was dusty and had dead bugs in the drawers & cabinets, spiders & spider webs literally in every corner. The worst part is that when I contacted them about it they only made excuses & no efforts to rectify the situation. Beware, they use a portion of your security deposit upon moving out to clean, paint, etc instead of charging a nonrefundable cleaning fee. But they obviously don't use it to clean. They are horrible property managers & know nothing about customer service. Princeton Circle is a ghetto bug infested dump. If you're looking for corporate housing in the area try M and A or Link Road Townhomes. They're more expensive but it's worth it. read more
