Parkhouse Apartments is a horrible place to live and a rip off - DON'T RENT FROM THEM. NOT UPSCALE LIVING AS THEY ADVERTISE. Chelsea Smetana Resident Account Specialist is very unprofessional and doesn't write clear emails regarding what is really to happen - multiple emails to really find out the answer to your question. It's a good thing that I have all the emails or she would have charged me for breaking my lease which I decided against as it would have cost in excess of $10,000.00. Totally ridiculous, as this was a three bedroom, 2 bath with a garage attached - which was close to $3000.00 per month. I am in my own residence and it doesn't cost this much, hence my rip off statement. They charge for the facilities water, valet trash (never used all kinds of rules), I took out my own trash to the dumpster which is also charged, sewer, service fees, resident service fees, pest control, gas, electric all in addition to your rent. There is a list of rules a mile long that no-one follows and are not enforced. An email comes out saying these patio rules are to be enforced in February and still at this time nothing has changed, There are more patios with BBQ grills and outside plants on them, and other items that are supposedly not to be on the patios. Take a drive through, BBQ grills not allowed - if you drive through there are more patios that have them than those that don't. Quiet hours 7pm to 7am - what a joke the first night we moved in the apartment above us had kids that would ride bikes and make a horrible loud noise until all hours of the night, very thin walls, you can hear everything, I mean everything. People running up and down the steps being very loud at all hours of the day and night. Never had such a long year of no sleep since my children were babies. Mice all over the place, had to make them reseal all the doors so they would keep out of my apartment. Very unhealthy! Had to catch them myself to get them out, and left traps up the whole time I lived there. I was told by the leasing office that they do have a mouse infestation issue - I think that should be told to you before you move in. That is unsafe and a very unsanitary for anyone not alone a small child that I had living with me. According to pest control they wouldn't put bait boxes out, when I told the leasing office this information they changed pest control providers and low and behold now you see bait boxes everywhere in the complex. Pooprints is required and you are told you will be fined if they find that you are not cleaning up after your dog, which is a joke. They collect the money for it, but I highly doubt that the testing is done as we saw so many piles of dog poop all over and no one really cleans up after their dog. If fact the maintenance people just pick up the piles of poop because the residents don't clean up after their own dogs and maintenance doing the grounds just tosses them into the dumpster. Just a way for them to make more money off of you. The leasing office staff is not helpful at all, Alexa, Heather and Abbey can't do anything to help you out they are always telling you that they don't know the answer or the answer is NO. Or that they don't have control and therefore can't help you. Finally you just quit going to the leasing office about anything. Seems like they are afraid to do anything or give you a resource for help, especially with Chelsea. The North pool was closed for over 6 months and when it finally opened was still very dirty. The South pool I went to once and one of the maintenance people who has a bunch of kids was having a party at the pool. Which is supposed to be against the rules as well with drinks. It is also very dirty, not one time did I see anyone cleaning the pools, around the pools, the hot tubs or anywhere around the facility. It is very dirty, the trash dumpsters had dead mice around them and piles of trash. I complained multiple times about this issue, it would get better and then it would happen again. Kept my $400.00 deposit and charged me an additional $370.35 saying that it was for partial cleaning $137.50, carpet cleaning $55.00 and painting $180.06. I would think that the $400.00 deposit would cover these items - right? Then you can only pay this amount via credit card which charges you an extra $10.61 service fee. Plus when I moved in nothing was clean and I had to clean it myself. It took mopping the floor multiple times to even have the mop bucket water come out somewhat clean as well as the stove/oven were not clean. Per Chelsea Smetana Resident Account Specialist this has nothing to do with moving out even though I mentioned it to the leasing office upon move in and nothing was done - again no help at all. Not sure why all the negative reviews here. Yup you will be towed if you don't have a permit. I had people decide they will use my reserved spot I pay for as their personal spot. Always ended in a tow. Maintenance sometimes tajes a few days to resolve issue but they prioritize the issues. ai had a water leak and they took care of it the next day. Other times it took a week to resolve minor issues like a switch not working. Be prepared to pay an extra $250 a month for amenities and communal utilities. Compared to the dump I was living in the past few years this IS luxury and at the same price I was paying in my last place. read more

My girlfriend and I were house sitting here and both of our cars got towed from this location. We were informed that we were able to park in the back lot facing east. We have parked there many times with no disruption. When we came out we noticed that both our viechels had been towed. We were told by the towing company that we needed to park in the guest parking area. Well when we arrived back from getting our cars we went back to the area that is supposed to be for guests and noticed that all to spots we taken. This is 12 to 15 spots for guest parking. This is ridiculous for this size of a complex to have not enough spaces to have guest parking. If you come and visit family or friends in this complex make sure that you park in the right area or your car will get towed at your expense and will cost you 323 dollars to get your car out. read more

I really want to enjoy living here. It is a really beautiful place to live, but its kinda insane calling this "Luxury". The snarky Management team is a joke, I'm glad they are filling their buildings but they care little for the residents who currently live on the premise. Construction seems to be omnipresent at the Parkhouse at any and all hours, but while figuring out the layout for their buildings they forgot to include parking for their Residents. Parkhouse has slapped together several lots far away from most buildings and called it a day. It does help that the staff has taken steps to remedy this by implmenting a parking program, however I do not believe anyone cared to think about why this would work because the apartments still have less then the needed number of spots. Less then 30 spots for over 70 units spread out in 3 buildings that is. I've looked at several places in the area offering comparable prices with amble parking. It seems insane all of our money is sent in at the beginning of the month and thats kinda the end of it. At the sheer number of buildings they are making a huge profit, but its at the expense of the consumer It seems more frustrating then anything to me that the staff wants to justify the reasons even though they are close to pointless. Its less then helpful to talk to them about anything really. I cannot wait for my lease to be up as it stands, I would not lease from Lennar again. I await the person responding to my review to not hear any of my valid points and continue to turn a blind eye to events as they unfold. P.s if anyone offers a garage as a way to get around parking I will scream, a extra $150 is a joke and I should not be paying extra for what should be apart of my $1400 rent. read more

Very outstanding leasing agents / management staff. Brandon and Megan are the best. Parking really isn't an issue here anymore as they've implemented a towing policy for residents/guests not in compliance. That being said, if there is ever an issue, they are very responsive and attentive to the residents' needs. It's a wonderful, new community. If you ever need anything, the leasing office door is always open and they are happy to help. Also, maintenance is always on top of things, with lightening-quick service. Be sure to create a log-in on the online community portal....I found it very helpful checking it every day just to be in the loop on what's going on within the community. This is the worst. I've lived here for a year and had no problems. They recently switched over management and we are miserable. They treat their residents like they are a bother when they come to the office for help. The parking situation is awful. There is no parking for residents anywhere near their apartment building. When we try and park somewhere near, they tow your car. As a female, I do not feel comfortable parking far away from my apartment and walking. The women running the office don't seem to care about that. I pay a lot to live here. DO NOT MOVE HERE. IT IS NOT WORTH IT. I completely regret resigning my lease. A great apartment, with kind, courteous neighbors. The management, however, is a grotesque collection of fools. They have no idea what they're doing. STILL no working automatic rent paying system. Then they deduct AUM charges that don't mach the bill and just flat out make shit up as to why. No package notification. I have lived at ParkHouse for the past year and am pleased to be renewing my lease :) There is a lot of competition for Apartments in Colorado these days. I have lived in 5 different apartment complexes over the past years and ParkHouse has been the best yet. All apartment complexes have rules in place to make things easier on everyone involved. Most complexes have the same or similar parking enforcement and doggy DNA programs as ParkHouse has. If you think you can find a better complex with easier rules. . . Good Luck :/ I love the space, location, mountain views, nearby restaurants, stores & theaters. The location is safer than the others in the surrounding areas. They have a rewards program to help you with a down payment towards a LMC home :) - Which is a first for an apartment complex for me. There is access to E-470 near by - which makes Airport trips a breeze. We are only 20/30 mins away from Denver or Boulder or Longmont -- which is fantastic :) The leasing office and maintenance team will not let you down :) We have so many amenities that I love - the new Dog Wash room is clutch :) Thank you PARKHOUSE :) For all you have done and continue to do. read more

Parkhouse has decent apartments and over crowded amenities, be prepared to pay for it. Utilities (just the gas bill) were outrageous, ranged from $70 to $130 per month for a one bedroom apartment. We were very frustrated with move out as well when they charged us $50 for a carpet cleaning fee. We had no pets, absolutely no stains, but they felt the need to charge us the $50. The staff as well has not been friendly or helpful in regarding important issues, like our utilities bill, seems like they only care about pancakes and mimosas. Cherry on top, you'll have to park 3 buildings away because there is never any parking. read more

At first when I looked at the apartments it was great. Then all of a sudden it went down hill. I moved in the apartment and it was dirty and I had to scrub it. Then I watched a lot of police activity. Which included undercovers. I also watched drug deals go down. Then they decide to re seal the road. So I moved my car at that point as management instructed and someone hit my car and left. So I went to front office and told them and they stated not there problem. I pay top prices to basically live in the hood. I will not even finish out my lease here as I am disgusted. read more

I would say it's great service so far, the place is beautiful. Everything is perfect except two things. The walls of the apartment is very thin. You can hear people upstairs walking, talking and even the floor vibrates when the air condition is on. There isn't enough parking it's getting tighter and tighter as more people move in. It's hard to carry a baby from the front office to the apartment when we have nasty weather, and we always come home late because of work. Just a heads up on that. As more and more apartments get done the harder to find places to park. I had to drive around different parts of parking to find It. I have a 8 months old that I need to carry back after work and I live in building 1 and I have to find parking by building 7 or 8. If you have kids and come home late I dont suggest living here because I am already worrying about winter and nasty weather. They added the sticker program... It doesn't work when there isn't enough parking for everyone. I am pretty upset where every night I need to find parking. read more

From the moment I walked in the Parkhouse doors I knew that this was the place I was going to live. Ava was the first person I worked with and she was more than happy to show me a model of the one bedroom one bath apartments and her attitude confirmed this was a great place to be. The day I came in to sign my lease, Ava was not present, but I was met by Lucas and he showed me the apartment I was going to sign the lease for and helped me tremendously with the application and lease portion of finding my new home. When I moved in Megan made it easy and fast getting the keys for my new place! Finally, I have had multiple questions about living here and Brandon was more than helpful in answering my questions and making me feel welcomed. Great apartment, great pools, gardens. Almost great everything except parking! I need parking 1000 ft away from my apartment for everyday. They do not have enough parking space for their resident. Talking to the office, they said can give me a garage for 1 month free, sounds good, but the garage is 900 ft away from my apartment, so pay $ 150/month to save less than 1 minute per day? When I was looking for apartments these were the first on my list the amenities looked great, the rent is not through the roof for how nice they looked, and I liked the location. But don't let the appearance fool you these apartments are anything but pleasant. Ever since we have moved in we have had a huge problem with bugs and we were told their exterminator would come out and investigate but then they never return my calls or inform me on what he found. The grounds are awful the grass is not maintained and the buildings are dirty they don't seem to ever be power washed. There are pigeons everywhere and they leave their BM and feathers all over the property. The gym and the pool grounds and all other facilities aren't maintained, the sink in the dog wash floods the bbqs are covered in leftovers and they don't leave brushes out for you to clean them off. The gym always has equipment everywhere and is dirty. When I started cleaning my apartment I realized they must have not checked it very well because their was dust on the lights the fan on top of the cabinets and the carpet had stains. Please go anywhere else to live if I could give them zero stars I would. read more

The apartments are nice. Most of the neighbors are friendly. Bedroom sizes are easy to work with.Great amenities, updated appliances and clean, however... my biggest complaints are the absolute lack in staff professionalism and helpfulness and the amount of noise you can hear between apartments. Being on the first floor my boyfriend and I were not naive to think we would not hear noise, but we were shocked when we could hear every single footstep from upstairs, and not just a heavy footedness after a long day, or an accidental dropping of something. Oh no we heard every time they came home, walked around, closed a cabinet, engaged in bedroom activities and to make things worse their new puppy barked, and howled all day long and the noise could be anytime of day even as late as 1am! I work from home and go to school and it is infuriating when you can hear a dog howling and barking while you are trying to work or do homework, we could even hear it over our TV. Aside from the barking from both our upstairs neighbor and our downstairs neighbor's animals, we could hear the dog upstairs bouncing its toys off the ground, or playing fetch in the 800 sq ft space. After numerous email complaints, phone calls, police documentation and the staff coming to "listen" to the noise, nothing was ever done. So the noise level continues with no solution, I would not recommend this complex to anyone who likes peace and quiet in their home. You can hear upstairs, downstairs and people in the hallway, so if you are considering living here I suggest a studio on the corner or a top level apartment, but do not expect any help from the staff, their level of incompetence and their lack of caring for their tenets needs is disrespectful and very off putting to those living here and those who may want to live here in the future. The walls are thin, so you do hear your neighbors often. Apartments are okay but as said apartments have thin walls and you can hear a lot! They don't care how much they charge you. They don't care to listen to what you have to say about the apartment if you are having issues. read more

So far my experience has been great! i haven't moved in yet but management has been amazing, Brandon, in particular in trying to help me and make sure i can move in. So far so good! The units are very nice and I love the styling, and we are happy to have moved here. I still don't have upstairs neighbors so I can't really say how the noise level will be. The gym club house and pool are beautiful, with very nice touches. Unfortunately the pool continues to be too cold, I've tried it about 6-7 times and it takes all my will power to get in, but hard to stay longer than 15 minutes. It was a main draw for us to move here, so I really hope this is temporary. We have friends that go to the elementary and middle school here and are very pleased with those schools so that's another great factor. read more

Beware!! Parkhouse employees will DISCRIMINATE against you!! I was discriminated against over my service animals and now I'm being discriminated against because I'm a victim of Domestic Violence. I had to vacate my apartment because of a domestic threat and Parkhouse is demanding that I pay over 7k for "Skipping" on my lease. I notified Parkhouse in writing that I had to vacate because of a domestic violence threat... There only response was that "They were sorry to hear that".. Then I get a statement showing what's owed on my lease and it's over 7 Thousand dollars in erroneous charges!! When I moved in I notified them I had 2 service animals.. There was no further discussion.. 4 months later I notice animal deposit was charged to my account when I moved in. I promptly emailed Management. They requested my Dogs Certificate.. I had no idea what they were talking about (certificate anyone can purchase online that validates there animal as a service animal) so I asked them to send me a formal request for documentation. They ignored me.. continued to charge me.. only after I asserted my legal rights did they respond.. they had there lawyer send me a letter (Intimidation tactic). I consulted with 2 separate law firms in downtown Denver that told me they had discriminated against me but I hadn't lived there long enough to make it worth suing for damages and referred me to Fair Housing!! I'm in the formal complaint and investigative process with them now. For those who have Service/Emotional Support Animals... Know your Rights!! The Americans with Disabilities Act protects us from these kinds of situations. There are very SPECIFIC GUIDELINES THEY HAVE TO FOLLOW! Very Specific questions there allowed to ask regarding your service animals!! PARKHOUSE VIOLATED THE Americans with Disabilities Act involving myself and the proceeded to Stonewall, Gaslight and Retaliate once I asserted I knew my rights regarding this FEDERAL POLICY!! Parkhouse comes across as a Nice community but don't be fooled!! The Management and employees are HORRID!! The only good thing about Parkhouse was the Maintenance Crew!! Those guys are AWESOME!! First of all, ask for Brandon Kindred when you come to visit Parkhouse. He is SOOOOO helpful. He made everything as easy as possible from when I first inquired to when I eventually moved in. One month's free rent worked perfectly for me. I love my huge kitchen, and also love my corner unit; great views. The service team is very responsive. My neighbors are nice. Yes, I hear the neighbors upstairs, but it's not terrible. I hope to become more active in the community events the CARES team provides. read more

We have lived here three months and it has now changed to Greystar. All the community notices and bulletins and online services disappeared over night. We have no idea if a package was delivered to the office. We can't view our account or our lease. We can't pay online. Construction at both ends means keep your windows closed because a thick layer of dirt shows up on your furniture as well as your car and your deck. Plus construction all night means non-stop noise and bright bright lights. They rented out garages to the construction workers so at 5 in the morning trucks show up with loading of pipes and machines and loud talking construction workers. Speaking of noise, the walls and floors are thin so don't even think of renting below the third floor. But wait, there is more. Because of a ludicrous door installation all the doors are made to slam shut. This is LOUD!! If you suffer from PDSD or don't like sudden loud slams that sound like gunshot disturbing your peace, don't rent here. We live next door to three children who let the door slam as well as the parent. It shakes the walls and we jump. It is hell. Complaints are worthless. The faces are new and could care less. It's Greystar, the worse of the worse. The parking never improved. There is none. You will park a good distance away next to construction covering your car in dirt. And since it was built like a canyon, loud revved up cars make you feel like you are at a track. The price for all this is ridiculous! Counting the months until we can finally move!! read more
