    AC broken

    Been living here for three years and at my breaking point. I used to love living here, but the issues keep piling up. AC has been broken on and off for about to two weeks. Temp inside apt has consistently been around 85-90 degrees and they have been nothing but unhelpful throughout the entire process. We have to harass them constantly for weeks on end to fix anything even in unlivable conditions such as this. Not once have we received compensation or accommodation as ou The gym had a good portion of its machines closed for a while now. The clips for the machines have been gone for about a year making exercising a pain. The room I moved in to came messy with numerous stains. A year and a half ago it took them a month to replace our fridge which was broken. I could go on and on, but at the end of the day I recommend looking elsewhere for a place to live. Desperately exploring all my options to leave and cancel my lease.

    DO NOT MOVE HERE. Do not move here. Upointe is the worst place in Kennesaw to ever live. They have mold, the complex is beyond disgusting the customer service is beyond shitty, it's mold in the units, they come in without notifying you on top of charging you extra fees and they don't tell you where they coming from. It doesn't make any sense on how trash and dirty this complex is. Then everyone sits around doing nothing. Weed smoke, trash, dog crap on the stairs they don't give you the number to corporate. They property manager doesn't do anything the maintenance people do do anything hell, corporate doesn't do anything either. If you make one review on them they block you on google reviews. I wouldn't wish this living environment on my worst enemy. You got people coming into the complex dumping trash. The trash get so bad it spills into the parking deck ON EVERY SINGLE FLOOD. I don't understand how this complex is still operating and they honestly need to be shut down and get new owners and management. There isn't a day, week, or month when this complex isn't on bullshit. Then the fire alarms stay going off so you don't know if is a real fire or not. Don't move here they full of shit.

    This is the worst. My son has not unpacked his belongings due to the roach infestation. The microwave smokes and the refrigerator is full of food and dead bugs. The stove is dirty and disgusting. I will be reporting this to the city of Marietta for unlivable conditions. These apartments need to be shut down immediately. I will call the Housing and Urban Development to take action in this matter. Shame on you for letting these students stay in this mess you call an apartment. I would not let my dogs or cats stay in this type of shit. This is a disgrace. You show the students a demo clean apartment and then proceed to move them into something that looks and smell like trash. The roaches are more comfortable than the students. The couch and the cabinets are filled with roaches. My son said that the roaches are in his room as we speak. Damn right disgusting. I am going to get my lawyer in the morning concerning the negligence of this apartment complex. As a matter of fact I see a law suit getting ready to happen on my behalf of my child in this dump. We have pictures and recordings throughout this dump. I will be taking you to court. No one deserves to live like this. The students are better off living on campus. How can you sleep living in a dirty apartment that's unlivable at this point. This is pure negligence on the person who rents these nasty ass apartments to the students. You should be ashamed of yourselves for collecting rent on these apartments that look like dumpsters on the inside. You are what's considered a slum landlord. I will get with my attorney and see about breaking the lease and find my child somewhere nice to live. This is a mess. Shame on you. You need zero stars.

    Roaches crawling in my daughter's room.

    The nightmare occurred on Saturday, August 12th, 2023 @ Upointe. This was supposed to be an exciting day for my family and my daughter's first day off to college. Upointe assigned my daughter to room 2430. We walked into an unclean, smelly, pet and roach infested apartment. The refrigerator had molded food, trash was lying around, and live roaches were crawling everywhere. Spider webs were all over. The stove had the light on as if it was on. The parents requested our daughters be moved to a better unit. They ended up dividing these girls that had gotten along and had planned to live together. The next issue. They moved the girls in three separate units. My daughter moved to unit 2630. She gets along with her new set of roommates....but this unit is infested with roaches as well. I walked into my daughter's room and roaches were crawling on her bed. All the parents spent money purchasing roach spray for the girl's unit. Not only did the unit have roaches, but my daughter's smoke detector kept beeping, and her toilet leaked twice. She had to use her new towels and containers to hold the dripping water. The other roommates complained about the roaches as well, and it seem as though management ignored them. They told these girls; they would move them to the 4th floor. Then, when I spoke to Angela Hale, she said someone took this unit. Therefore, she told me she would have pest control flush the roaches or possibly move my daughter to UClub. My daughter and her roommates said there was no proof pest control came on Aug. 24th at the time Angela told me they came. I spoke to Ms. Hale again on Tuesday, Aug. 29th, 2023, and I told her because these roach issues haven't been resolved, my daughter should not be paying rent on Sept. 1st, 2023. Ms. Hale never got back in touch with me. My daughter has been sick, and she stays out of room because she doesn't want to deal with the roaches. One of her roommates sleeps in the study room or her car because she doesn't want to deal with the roaches. Upointe have caused my family unhappiness and cost us extra money. I am not at rest and peace with my daughter living with roaches. They inconvenienced my family two times. My daughter is a future medical doctor, and I can't have this place hindering my daughter's studies. We didn't get to move my daughter in until 4pm on August 12th when we arrived @ Upointe @ 10am. Therefore, I had to rent another large vehicle, pay for lodging, food, and gas by returning the next weekend to help my daughter finish moving in. I had several people there to help my daughter move the first round. The 2nd time, we had to do it by ourselves. Upointe has caused me a lot of emotional issues because I couldn't share my daughter's happy move in story. I still have not finished decorating my daughter's apartment because I thought they were going to move my daughter and her roommates from the roach invasion. Currently, my daughter has wasted gas and money looking for another place to live. The roaches have forced to move. I also called the Regional Manager, Taylor Joyner. She handed the issues off to Ms. Hale. There seems to be an epidemic with off campus housing charging students all this money to live in trash. They prey on these excited college students because the students are excited about being away to college. My daughter and my family do not live in such conditions. I tried to be civil with these ladies, but I am not satisfied with gift cards and the being release without penalty because it is not easy finding a place to reside in Kennesaw area. Upointe made them pay rent on Aug. 1st, and they didn't move in until Aug. 12th. School ends in May, and these college students have to pay for 2 additional months. The trash, the stairwells, and exterior in the building is filthy. They have not been keeping the building up to the par. They have forced my daughter and her roommates to find other housing because they continued to charge and threaten them about paying the rent but wouldn't do anything about roaches.

Furthermore, the access to the gym got cut off due to this and since no one's in the leasing office there's no help. They don't care about their tenants and only care about getting new people signed to their leases- don't do it.

With their positive attitude, the office staff made the entire experience very welcoming. Leasing office staff, especially Sasha Schafler, Jackie, Pitts, Michelle Price were wonderful, extermely courteous, ever smiling and very very helpful. Right from the leasing process, move-in and then move-out, the entire process was very smooth. It was so easy to communicate with the entire staff, whether on phone or email or in-person. My move-in was from across the state, but Jackie was so helpful to provide a video tour, explain the entire leasing process, get us all set-up...it was the smoothest move-in I've ever had within US in so many years! Later Michelle and Sasha handled the initial payments/keys handover etc. and Sasha handled the move-out...everything super smooth!! The only negative point is the unit itself was very unclean when we moved in. The deck was dirty too. But then upon our request, they provided a cleaning lady who came in and cleaned it up on the 3rd day of our move-in. They also power washed our deck to remove any leaves. So I am thankful to the leasing office staff for acknowledging our request and taking care of it properly. During our stay, all maintenance requests were handled promptly within a day or max 2 days. Since there is so much greenery in the area, and there's a lake too, it feels like living in a resort. But this also comes with disadvantage of bugs and mosquitos during summer months. Within the unit, there were lot of roaches and other insects that came out, but whenever we put in a pesticide control request, it was handled promptly and it did help to an extent. They also organized many events throughout the year, like magic show, mother's day breakfast celebration, movie in the park, etc. Bugs - will be there especially if you are in a ground level unit, since there is lot of green space/trees, but regular pesticide control is done outside and anytime upon request indoors. For our unit, there were lot of bugs coming out in the first month of our stay, but reduced drastically after taking reasonable measures, getting pesticide control and keeping the house clean, and in the last few months there were hardly any bugs. So overall it was manageable. With GA weather, some bugs are expected. But key thing is, office staff is always helpful and supportive of requests. Amenities wise, there is lot of walking space, lot of greenery which is a boon, kids playground and park, excellent and well maintained dog parks, tennis courts, gym facing a lake, clubhouse for party rental, many grilling stations - some of these were installed newly in 2021-2022 and are well kept/cleaned by maintenance staff. Location wise, this community is awesome. Located at the heart of East Cobb, Dollar tree, LIDL, Kroger, Dominos, Taco, gas pumps, Thai food, many others right outside the gates are walking distance. Pharmacy, banks, Walmart, target, major shopping areas within 10mins. The only reason for moving out was that we preferred another school zone.

UPDATE: It's 4:30 am and the fire alarm is going off again. 5 days since last alarm 3/29/2026 my wife and our two dogs are barricaded in our closet. What you can expect living here UPDATE: it's five am and my Wife and I are calming our dogs and ourselves down because it went off again. I'm telling you guys I wouldn't move here if I were you. UPDATE: went off again this morning (one day since is last went off UPDATE (went off at 7:39 this morning) about 5 days since my last update UPDATE:: went off again (6 am)!one week since last update) UPDATE, Three week hot streak of no fire alarm. Thought we'd hit a full month without it going off in the morning UPDATE: fire alarm has been going off for 32 hours on the 6th floor parking deck, this is what you can expect if you live here I've waited a long while to leave this in an effort to see how the situation would be handled, but any rational person would be just as frustrated and confounded at the inaction and lack of transparency. Make no mistake about it, if you move here, you will absolutely experience a terrifying alarm going off in the early morning hours. 100% it will happen often and these sort of issues can pose a very real risk to young children and those with cardiovascular problems. Do not let them convince you otherwise because they are not being proactive about it and it has not been resolved. The anger amongst the residents is palpable, and growing. There is no excuse for the faulty fire alarm system that has been terrorizing the residents here for the 3 years I've personally lived here...longer when I talk to other longtime residents. There is nothing they can say that justifies their inaction at this point, because it's been years. The company either: 1) doesn't care, 2) is not capable/competent enough to fix the issue, or 3) is unwilling to spend the money to properly fix it. Look elsewhere, because anyone paying a premium rent should expect premium treatment, and the constant worry of the deafening alarm going off at any hour is not premium treatment. My wife and I are not renewing, literally just because of this recurring problem, and it's sad. Years people...years and they are incapable of fixing it. Everything else is fine, the employees are great, but again, they expect a premium every month but do not give you what they promise in return. No one is perfect, but this type of treatment is pure neglect.

Garbage trucks for the surrounding businesses come before 6am on Mondays and Fridays, while Three Dollar Cafe and Activate Games draw noisy crowds late at night. To top it off, the complimentary coffee station only has cup when the front office staff is on duty (which isn't until well after I start my day). Also I have had multiple interactions with maintenance where I was made to feel like a liar or a burden when my air vent wasn't functioning properly. Gorgeous units but that's about it.

The good things are the maintence workers are very friendly and fast, the pool is nice and open year round, the location is good, and you're not limited to one parking spot.     My wife and I lived here three years…read more The Good Grounds: It's a gorgeous property to drive into, especially during spring. Feels like you're driving into a resort. Overall, the grounds are well maintained. Lots of trees and flowers. Many units have rear and front windows, making them feel more homey than modern apartments. There are multiple well-maintained grills and patio areas, too, and two dog parks. The pool is stunning. Windows: The tall windows offer views of woods if you're lucky to have the right unit. The one in the kitchen was especially nice. Staff: Overall, the maintenance team is quick to handle routine problems. The office staff were friendly, as well. Parking et all: Parking is easy and abundent. Unlike other apartments we've lived in, they don't nitpick you with overreaching rules, like having stuff on your patio. The Bad 20 years out of date: Unless things have changed since 2024, the apartments have designs and fixtures that are way, way overdue to be updated. The kitchen and bathrooms are subpar - peeling veneer on the cabinets, cheap appliances, chintzy flooring, peeling tubs. I'm pretty sure the lighting and HVAC were from the 80s. Overall, the color schemes are dark and a bit dreary and there are areas of many apartments I visited that were dark in large areas. I hear some units can have hard flooring upgrades, but ours was carpet, which just look outdated. Some dumb design/layout choices: I had to duck under outdated, and too long ceiling fixtures. In addition, we had carpet extending to the bathroom sink! Why would anyone decide that's a good idea. One spilled lipstick and your carpet is forever stained. Unreasonable price increases: We moved there for the amazing price of our 2 bedroom and the grounds. However, our rent went up $600/mos in the three years we lived there. Others have faced that, too, and, as a result, many families had moved out and more transient, roommate situations popped up. For nearly $2k a month, there are more modern apartments in the area to choose from. Low ceilings: As a tall guy, the hallway ceiling in particular was so low that if I was wearing a hat, it would hit the ceiling light. Leaks: We had a leak in our ceiling (that was promptly fixed) but our neighbor below often had leaking from our bathroom. My mother in law, who was on the bottom floor of a nearby building, also had mildew and leaks in her ceiling. Stairs: If you live on a top floor like ours, you won't be able to get extra large furniture up the stairs as they curve too aggressively. We had to buy a modular couch, for example. No sidewalks: For such a beautiful property, it was annoying to have to walk on busy roads with no sidewalks, and there is ample room to put them in. If you leave the property, the long walk up has to be done dodging fast cars. Recommendations to the property manager: Update those dreary kitchens, fixtures and bathrooms. Install sidewalks. How about a bike locker? Many newer apartments have them and there is no room to store a bike reasonably in these units.

    BEWARE!!!! By far, the WORST apartment complex I resided in. After a few months of living here, I…read morecomplained of water leakage coming from vents. Maintenance team came out and told me they saw nothing. I, then, informed maintenance of mold on my belongings. Maintenance came out, said it was mildew and not to worry about it. Mold spread throughout my entire apartment, from my belongings to my clothing to even the food my dogs were eating. I reached out to the leasing office demanding urgent reconciliation for this matter to which they responded their maintenance supervisor came out and did not find any moisture/humidity leaks. They sent maintenance men out (without my knowledge and hoping I wouldn't be home) to clean out my vents in which every vent had an ample amount of black mold, which they would've noticed months ago when I continuously complained of water leaking from vents. City View wanted to be cheap and not spend money on an actual mold company to come out and evaluate the condition of my apartment and how extensive the mold damage had gotten. As an asthma patient whose symptoms deteriorated beyond inhalers and to a biological injectable medicine because of the mold neglect, I hired my independent mold inspector and property development company who provided me with a report of how many mold spores there were in the apartment and how they in fact DID stem from the moisture in the vents. Fast forward, I demanded being let out my lease after hearing several other neighbors complain of mold to which they responded by giving me a Release in Full paperwork. This paper basically said I wouldn't sue them for any prior, past, or future mold issues. I refused to sign that document because it took me mentioning my health was deteriorating and I was taking legal action (I had already retained a Personal Injury lawyer at this time) for them to release me. Long story short, they sent me a hefty move-out invoice to which I am suing them in small claims court for Constructive Eviction and they are attempting to counter-sue me accusing me of negligence and improper notice of mold. Thank God I kept all maintenance requests, videos, documentation, reports, and medical summaries resulting from the negligence caused by this disgusting and greedy company. My personal injury lawyer and I will be teaching this company how to properly care for concerns like mold early on so things don't have to go this far. OVERALL, PROTECT YOUR BELONGINGS, HEALTH, AND PEACE OF MIND AND STAY AS FAR AS POSSIBLE FROM THIS APARTMENT COMPLEX. BEWARE!!!!!

Everyone needs to be aware…read morethat when you go to move out you're not allowed to pay your last months rent through the online portal like you've done for the previous years that you've lived here. For the last month they want you to go get a money order or a cashiers check to pay them. This is absolutely ridiculous and there's no reason for this other than the parent company is too lazy and incompetent to build a computer system that will allow for your last months payment. I've lived in other apartment complexes where this has never been an issue but Cityview just chooses to make things way more difficult than it Has to be. Thank God I am finally moving out of this place.
