I believe this is the cheapest student housing in Kennesaw, at the moment. I have been living here for a year, but I won't be renewing. The complex is built where it has halls, but still exposed to the outside. Its gated so access is usually needed with a key knob. The amenities are nice, but I don't use them a lot. I mostly like the study rooms and computer room The actual rooms come in fours. The set up is nice. Large kitchen/living area with an island. Comes with appliances. The downsides are that you can tell that the apartments have been used/worn down. Cabinets can be scratched or carpets aren't clean. The walls are extremely thin. People like to play music a lot. In my area, I haven't experienced an excessive amount of parties. Also the halls are not lit well and sometimes may have mysterious liquids or trash that occupants like to leave there. The staff is really nice and host events for their residents. They seem very active in the resident community and quickly handle any situations. I honestly have no complaints with them. Genuinely the worst place I have ever leased. Staff were terrible, lazy, and absolutely inept. We were consisttently charged for damages and fixes after the AC and fridge would break out of the blue. Noise complaints were never taken seriously. Again staff were entirely unhelpful and provided extremely poor customer service. If you're spending upwards of $880-1000 a month on rent then the bare minimum would be for the utilities to be consistently not broken and for staff too actually have any semblance of being helpful but apparently not. It's only when I threaten with police does things start to move. Just horrible. Today maintenance came in to install new WiFi. I didn't know it was in my room nor did I know they needed access to my closet. I move some things around so they could better access it, but when I came back it was horrible. Been living here for three years and at my breaking point. I used to love living here, but the issues keep piling up. AC has been broken on and off for about to two weeks. Temp inside apt has consistently been around 85-90 degrees and they have been nothing but unhelpful throughout the entire process. We have to harass them constantly for weeks on end to fix anything even in unlivable conditions such as this. Not once have we received compensation or accommodation as ou The gym had a good portion of its machines closed for a while now. The clips for the machines have been gone for about a year making exercising a pain. The room I moved in to came messy with numerous stains. A year and a half ago it took them a month to replace our fridge which was broken. I could go on and on, but at the end of the day I recommend looking elsewhere for a place to live. I haven't even been here a full year and this has been the most unprofessional experience of my life. This establishment is run by a bunch of disrespectful students who have no idea how to provide professional service. I have had maintenance requests for my appliances sitting for two months. Every time I follow up, they just tell me they'll 'put in a request,' but nothing ever gets fixed. They are quite literally a joke. The management is completely money-hungry. They know there is a housing shortage near KSU, so they treat residents like they are disposable. They are forcing me to move out of my unit on a tiny timeframe--completely ignoring what my renewal lease actually says. Now, they want me to move into a 'settled' unit where the common areas and kitchen are already claimed. They do not care about your needs, they do not honor their word, and they will make your life difficult. Do not move here unless you like over-paying and if you'd want broken, leaking AC that the Repairmen don't want to fix. I have lived here for a year and its has been astonishingly horrible. Almost every other week the A/C would break, and it would take the repairmen 3-4 days just to even come and check what's wrong with it, let alone fix the issue. And to make things even worse my A/C has been leaking out onto my floor for weeks and still nothing has been done about it (yes the A/C is also not working hahahaha). After my THIRD service request someone finally came and tried to fix it, but he only made it worse as it spread even faster and father. They know what the issue is, which is the stacked drainage pipes for every A/C unit above or below it, because it affects everybody on the first floor and many peoples apartments are flooding out with water from under the door. I cannot understate how truly aggravating it is to sit in a boiling apartment with A/C coolant leaking everywhere, that you have to clean up every three hours. Not to mention you're spending $1,000 a month to live in a place that is about as big as many 1BR 1BA with three other roommates. They fool you on the tour; they show a clean staged apartment and the amenities. But the act drops as soon as you sign the lease. On move in, they'll assign you to an apartment that is falling apart. My room had a broken door frame upon arrival on move in day. I emailed them and put in maintenance requests both of which were ignored. They never responded to my email, and the maintenance guy said he didn't know how to fix the door frame. He said he'd send it to his higher up who would come fix it in 1-2 days. It's been months and the "higher up" never came. The cabinets were scratched up, holes in the walls, dirty room, etc. On move in, I couldn't even enjoy the feeling of making it to college and having the college experience, I was too busy cleaning up after the resident before me. For around $1000 a month, I'd rather live in a trashcan, oh wait, I basically was. Save your coin and run far, far away. Service sucks so bad here and the place is basically falling apart!! The model they show u during the tour looks super nice when in reality the unit u get will most likely look nothing like it. Our unit has had issues with mold, water damage, wood rot, broken ac/heat, etc. There was pipes bursting and tlooding the hallways and literally pieces of the celling talling out in certain places. Me and my three roomies each pay 875$ a month for our unit (3,500 a month from all four of us) so they're making plenty of money off all of the residents....although I'm not sure where this money goes bc it's def not to taking care and making the place any nicer! Staff is usually rude/unfriendly and it's very hard to get them to do anything you need in a timely manner or sometimes AT ALL!!! They clearly have no idea what they're doing and overheard one of the staff members telling a new hire that she doesn't even need to take the job seriously !!! The maintenance & staff come and go from your apartment as they please whether you are home OR NOT. I've had ppl try to come in my room while I was showering before. This may be the cheapest apartment you can find but overall it's not a great living experience and I would not recommend it unless you really can't afford anything else. The office is full of children who answers the phone, but don't want to do their job. You ask for a manager and they want to know all your financial private business as if we're not the same age and live in the same complex. Parking garage is super tight. You can barely come up the deck with people leaving the deck. Everything is so compacted. They don't properly match roommates to my liking. I told them I don't want to live with no dogs just for them to put me with people who have dogs. They don't care about you. They just want your money. Many hidden fees, make sure to stay on them. DO NOT i repeat do not sign a lease here. i chose u pointe only be its my first time using student housing and cheap but when u start paying your rent its not really that cheap. theres too many things going on here for the amount of money you pay to stay here. when i first toured they had a deal for 899 so i took advantage of that but i check my lease and my rent was 959 and i called and asked why that is, he was like oh be the type of lease you signed you dont qualify but yet did not tell me that when i was there to tour and before i signed the lease and no where on the website says that. Since some utilities are not included you pay for them separately and they add fees into that after rent and ofc they aren't gonna tell you want the charge after you pay rent is. I live here currently and i can not wait til my lease is up so i can move somewhere else. Like fire alarms going off twice in one day (at 6 am and 11 am), your stuff isnt safe in a parking garage where you think it would be and security is helpful but the apartment complex doe give them anything to help keep us safe.The parking garage has also been broken for the past 2 wks and snce its broken anyone can come into the garage and do anything they want and thats what happened to me. Then my ac hasn't been working for the past 3 weeks now and i was given only ac units which runs up cost which i think is exactly what they wan. The nightmare occurred on Saturday, August 12th, 2023 @ Upointe. This was supposed to be an exciting day for my family and my daughter's first day off to college. Upointe assigned my daughter to room 2430. We walked into an unclean, smelly, pet and roach infested apartment. The refrigerator had molded food, trash was lying around, and live roaches were crawling everywhere. Spider webs were all over. The stove had the light on as if it was on. The parents requested our daughters be moved to a better unit. They ended up dividing these girls that had gotten along and had planned to live together. The next issue. They moved the girls in three separate units. My daughter moved to unit 2630. She gets along with her new set of roommates....but this unit is infested with roaches as well. I walked into my daughter's room and roaches were crawling on her bed. All the parents spent money purchasing roach spray for the girl's unit. Not only did the unit have roaches, but my daughter's smoke detector kept beeping, and her toilet leaked twice. She had to use her new towels and containers to hold the dripping water. The other roommates complained about the roaches as well, and it seem as though management ignored them. They told these girls; they would move them to the 4th floor. Then, when I spoke to Angela Hale, she said someone took this unit. Therefore, she told me she would have pest control flush the roaches or possibly move my daughter to UClub. My daughter and her roommates said there was no proof pest control came on Aug. 24th at the time Angela told me they came. I spoke to Ms. Hale again on Tuesday, Aug. 29th, 2023, and I told her because these roach issues haven't been resolved, my daughter should not be paying rent on Sept. 1st, 2023. Ms. Hale never got back in touch with me. My daughter has been sick, and she stays out of room because she doesn't want to deal with the roaches. One of her roommates sleeps in the study room or her car because she doesn't want to deal with the roaches. Upointe have caused my family unhappiness and cost us extra money. I am not at rest and peace with my daughter living with roaches. They inconvenienced my family two times. My daughter is a future medical doctor, and I can't have this place hindering my daughter's studies. We didn't get to move my daughter in until 4pm on August 12th when we arrived @ Upointe @ 10am. Therefore, I had to rent another large vehicle, pay for lodging, food, and gas by returning the next weekend to help my daughter finish moving in. I had several people there to help my daughter move the first round. The 2nd time, we had to do it by ourselves. Upointe has caused me a lot of emotional issues because I couldn't share my daughter's happy move in story. I still have not finished decorating my daughter's apartment because I thought they were going to move my daughter and her roommates from the roach invasion. Currently, my daughter has wasted gas and money looking for another place to live. The roaches have forced to move. I also called the Regional Manager, Taylor Joyner. She handed the issues off to Ms. Hale. There seems to be an epidemic with off campus housing charging students all this money to live in trash. They prey on these excited college students because the students are excited about being away to college. My daughter and my family do not live in such conditions. I tried to be civil with these ladies, but I am not satisfied with gift cards and the being release without penalty because it is not easy finding a place to reside in Kennesaw area. Upointe made them pay rent on Aug. 1st, and they didn't move in until Aug. 12th. School ends in May, and these college students have to pay for 2 additional months. The trash, the stairwells, and exterior in the building is filthy. They have not been keeping the building up to the par. They have forced my daughter and her roommates to find other housing because they continued to charge and threaten them about paying the rent but wouldn't do anything about roaches. read more

I would NOT recommend this place to anyone. I originally chose this student housing, because I thought it was the cheapest option, but after all the fees they add on it's the same as others in the area. The roaches, the roaches are a problem on their own im not really scared of bugs but the amount of roaches I have seen since living here is actually mind blowing. Its such a turn off and it's your someone who plans on cooking be prepared for the roaches to be right there with your morning coffee, It's so nasty here, and don't think it's you cause I got the apartment sprayed many times and the roaches are still there. The garbage continues to piles up in-front of the trash shoot, that area is always disgusting makes you not even want to throw your trash out. There are many pet owners who live here so In turn be careful you could step into an "unwelcoming surprise". It's also very hard to get in contact with the bookkeeper that works there, she's never there, the email they give you for her doesn't work, and the workers in the leasing office are rude. One of the girls that work in the leasing office also gave me a hard time when our apt washer and dryer broke down and we were forced to bring our clothes to the leasing office which you need a key for and is only available during office hours, and when you ask to use it, the girls that work at the front have an attitude because they have to do their jobs and come and open it but the only reason they have to is because they keep it closed. Like why close the washing room, the building must not be secure if they need to lock the washing room and to make it worse it's one washer and one dryer that hundreds have to share. Its always loud at night, and always something going on outside, if not the police being called, then a party being thrown (and no not one of the fun ones) , and if not that then something else. This is the WORST place I have EVER lived in, by FAR. Let me give you a in depth review on why I say this, because there are quite a few solid reasons why you (or your parent) should not spend their hard earned money on what it takes to live here. I'll start off with the terrible, neglectful maintenance record U Pointe at Kennesaw has made for itself. There is an absolute lack of preventive maintenance, which they will not fix something if it isn't broken. No matter how obvious it may seem to their consumers eye. I'll give you some real life examples. The speed bumps by the parking garage's gate are supposed to be bolted down in place, yet they are diagonal and thrown about from cars running over them. There are random pieces of foam inserts falling down from the ceiling of the parking deck, making the place look desolate. Don't get me started on the fire alarms. I have been staying here for about three months, the fire alarms go off at least once a week, sometimes during my sleep, sometimes cockblocking me, et. Cetera. There is ZERO EFFORT to fix shit like this. I wake up at 4:30 everyday and this stuff is absolutely detrimental to my sleep. I'm certain everyone else living here can agree with me that fire alarms are just plain annoying, and shouldn't go off unless there is a threat to public safety? I will find random holes in the ceiling walking to and from my apartment. It seems that the people that built this place do not care about the shoddy construction and have left holes where there should be light fixtures. There is random stains on the walls that have been there for months, and irresponsible college kids leave dog shit in the middle of hallways. Watch where you step!! Terrible Roommates. If you want to live like a grown adult, with a tidy living space, this is not where you can find others who want to do the same. Expect the kitchen to be a mess when you move in. Expect there to always be dishes in the sink. Expect to live with slobs who don't clean up after themselves unless you are confrontational. Terribly designed parking garage. Trying to navigate more than a foot past the gate in this parking deck is a nightmare. You will experience blind corners, with ignorant college kids blasting around them, and coming way to close to your car. I'm sure that if your car insurance agency knew you lived here, your rates would go up. I have almost been hit multiple times by people going way too fast around these corners. And the other half of the people who drive with caution will go walking speed around these corners. I think we are all a little scared of this parking garage. The piss poor management. Following up to my statement about the speed bumps and other lack of maintenance - I will try my best to follow up with the people in the office that there is something needed fixing. Multiple times have I called the office letting them know about the speed bumps and other issues that I have seen and told them to fix. I have also told them face to face 3 times. All they do is tell me that they are going to fix it right away, and to much surprise, they don't. Its literally been months since I have pestered them about the same issues - they are without care. They seem to only hire college kids in the front office, who have no clue what they are talking about. Bless their hearts, and I don't blame them for contributing to the bullshit, but stop cutting costs like you do on every other aspect of the complex and employ someone who has expertise. These issues could be so simply fixed, months if not years ago, if people would just do the right thing. 1. The apartments they give you are dirty and the furniture are broken. My carpets were dirty. My walls were dirty. My mattress was dirty. My desk was chipped/broken. My ceiling light had broken light bulbs with bugs in it. My window wouldn't shut all the way. My blinds get stuck and break when you raise them. My light switch had sticky stains on them. 2. The staff are incredibly rude! They would hang out around the leasing office area and stare down any resident who walks by. The young staff are not able to handle any questions and it always leads to "we'll get you an appointment with the manager." None of my issues have ever been resolved. 3. THERE ARE ROACHES EVERYWHERE! 4. They'll assign you with a type of roommate that specifically said you do not want on the roommate preference application. 5. Pay the extra $10 a month and live at Sova or INDY instead!! 6. I forgot to mention how they always have their fire alarm going off DURING THE NIGHT (like 3am) while you're sleeping, literally for no reason! Do not sign the lease without asking to see what your actually apartment looks like. Once the lease is signed then they make you PAY $300 relet FEE which means you have to find a NEW roommate and you have to pay the RENT for the month, even though they have a list of students needing a place to stay. They will charge every month until you find someone. They also have you sign over your refund to help pay the lease. You will lose your entire refund, which means any loan or pell grant received will go over to them or you will get evicted. The actual apartment was nasty. Yes! The girls at the front desk are nice. The bathrooms are nasty. Their were no blinds. Their was dog hair all over the couch. The entire apartment smelled like weed. Toilets were black inside. Holes in the walls. The other students move out a week before moving in. Nobody cleaned the apartment. Pools were clean only when moving in. Dirty the rest of the time. Locks broken. People pulling the fire alarms and knocking on doors every other night. Parties every night. The apartment was full of roaches. Dishes were in the sink. This was a horrible experience. I am applaud at the condition of my sons unit. It was not cleaned prior to receiving the keys on 8/11/23. I personally cleaned the unit for 8 hours. The cart noted in the photos is the cleaning vendors. The mop head were black, not cleaned nor sanitized which is unsanitary and they store the cart in the parking garage overnight. The stove was beyond disgusting. The cabinets were covered in grease and grime. The baseboards were black until the painted them. The bed frame was broke and the mattress was worn until they fixed it and switched out the mattress. There were bugs in the light fixtures. The blinds were dirty and the set in my sons room is still broken. The bathroom sink has two cracks in the bowl and the sink is stained. There were so many greasy fingerprints all over the walls and doors. The floors were extremely dirty. The unit needs to be painted. The vendors are sloppy with painting. Their painting the cabinets and light fixtures but I would expect that from a company who stores their products in a grocery shopping cart! Once I complained they fixed a few things but it was not my job to clean the unit but due to school starting next week and the with us living over an hour from the school I had to be proactive. American Campus Communities own Upointe and they should be ashamed. These companies are slumlords. They have been in business long enough to know what needs to be done and the time allocated to get it done! I would have appreciated a call regarding the cleanliness and given an option and a solution. They stole a very important day from me. I couldn't enjoy it because I cleaning all day and all night. It's infested with roaches I've tried going through maintenance and even buying my own bug bombs, etc. and nothing works doesn't matter how clean you are. The AC and wifi are constantly going out and there was a time where my toilet was clogged for two days before someone came and fixed it. They just randomly move people in your unit without telling you and come into the unit without you being there. I've watched the maintenance guys sit on my patio making themselves real comfortable until i came out my room. The fire alarms are the worse they randomly go off for long periods of time I don't think anyone here in the state of a real emergency would go outside because they always go off for no reason. i wish i could give them a 0. The most unprofessional place i've ever stayed. Roaches everywhere, terrible managers and maintenance. we had an issue with the ac literally the month we moved in. we put in multiple maintenance requests and they never fixed it properly so they ended up just putting in a portable fan and put cardboard up on our OPEN balcony. they LEFT IT OPEN as if that's not a hazard due to multiple reasons. Ghetto as HELL. so we had to ask them to move us to another apartment. I grew tired of living here and decided i'd try to leave so I tried to sublease my apartment. The people at the front office told me the sublet process which was apparently completely wrong but let me go along and do the sublease in a completely wrong order. They allowed me to pay the fee and took the keys to my apartment. I had gotten a person to take over my lease but there was MULTIPLE ISSUES with the process. it took them 3 FUCKING MONTHS. In those three months the person signed the lease AND THEN upointe claimed they never received it when i saw the email that he signed it. They continuously lied and told me they called him and emailed him to sign it when they never did because he showed me everything. throughout this whole time of them prolonging the sublet process they continued to charge me for rent when they took my keys and paid the fee. Once the guy who was taking my lease signed the lease, he showed me he did so i finally got a new apartment, now upointe is saying they never received the lease and is continuing to charge me for rent in a place i have no keys to. Hell i wouldn't even give them a damn star. I only did it because it made me. -1000/10. Literally the worst off campus to stay at. First the parking deck is so small and crowded you're literally bound to get in a wreck. 2. The FIREALARMS! My fire alarm would go off randomly it could be 4 am & try alarm is going off for no reason. It's not the whole building alarm it's just my apartment alarm going off for no reason at all. 3. The quality is terrible. Everything in this apartment is terrible quality. When i first moved in our washer quit working, then my shower quit working , our thermostat quit working, then the refridge started being funny. Like your bound to have to call maintenance 2 or 3x a month. LAST BUT NOT LEAST!! HELLA ROACHES! Don't think because you got roaches it's because of yall. No! It's because this place is a dump. We have roaches && we literally clean up all the time. There are so many it's disgusting. I wouldn't recommend here unless you tried all the other off campus housing and they say they are full. Like you have to be really desperate to stay here or unless you just want to stay in the cheapest off campus housing. But i promise you it is worth the extra $50-$100 to stay at SOVA OR INDY. This complex needs to be renovated from the ground up! As soon as there is an ounce of warmth the roaches come. My previous roommate and I have invested in making sure we kept the roaches out and that took 2 months to finally see a change. I would not suggest you live here unless you are okay living with bugs bombarding your bathroom , bed and all throughout the kitchen. Management is very problematic, from processing mail to writing off maintenance doing subpar work. It's unsettling knowing their comfortable with taking advantage of students. The pest problem has caused me great distress. My main focus should be college not fighting a colony of roaches. Among many other issues, I'm grateful my time has come to an end. Leaking parking deck, trash in the parking deck everywhere (MOUNDS of trash), roaches, bugs, filthy water, etc. As mentioned in other reviews, fire alarms going off constantly. Broken exit signs. Animal feces in the hallways. Shitty management. (Some of the office workers are great, love them. But upper management is awful). I wouldn't recommend anywhere on Hidden Forest Court to be honest. I'm not going to lie, after a full years lease, I can officially say this is probably one of the sorriest excuses of a student apartment within the area. Management and maintenance are horrible; maintenance will come into your unit unannounced, even if instructed otherwise, and they also move to fix appliances and issues with lack of urgency. For example, I had my toilet stop working and microwave handle break and it took about 2 weeks just for the restroom to get fixed. The microwave handle was never replaced. at least 95% of the staff is college students who also reside at the complex; if that doesn't say enough, they don't know what they're doing .Roommate pairing is also an issue. they provide you an app to help find people like you to live with however, they don't accommodate. Another example of this, I had one roommate living situation that got so bad to the point that it compromised my safety constantly. This was reported, however, nothing was ever done about it. Then I was left having to take measures into my own hands, as they told me they could not go check to make sure the situation had been handled. Need I mention I lived in a two bed two bath, and was paying almost $1000 for rent; which has now increased to over $1000 a month. Definitely not worth it. read more

Everything about this apartment complex is horrible. I would get into further details but I simply get so frustrated just thinking about everything I had to deal with. I was a upointe resident for 2 yrs and as a student I would never recommend this apartment complex to anyone. If anything, there are more roaches living at Upointe then residents. I would suggest the neighboring apartment complex near by. Lastly, I understand upointe is cheaper but it's NOT WORTH IT!!! Best of luck! read more

I've really enjoyed my stay so far. I moved in January. The office staff are very friendly and helpful. I was placed with great roommates, and my apartment is great! My only concern was a leak I had but this was corrected within days. I'm from out of state and it's a great peace of mind knowing I'm staying somewhere safe. This place is definitely a scam. Every single month I lived here I was charged with "overages" since there is a cap on utilities. I can tell you right now, I maybe stayed in my room twice the entire time I lived here since I was always at a friend's and stayed with my significant other most of the time. My roommate was also never there (she also stayed with a significant other all the time). So there is absolutely no way we could have gone past the utilities cap since we always kept the air off and hardly ever used any of the utilities to begin with! Nearly 4 months after moving out, they are still trying to scam me out of extra money for something so small. I was told by the office that my account was paid and settled and now they are sending me mail and emailing me 4 months later to tell me I owe for something they're calling a "removal fee," even though I left nothing behind. Absolutely CRAZY that they are doing this to college students who are just trying to get by. Do NOT live here! read more
