Horrible management at Patriot Properties. They don't care about tenants at all -- even good ones. Zero communication, zero professionalism, and zero respect. They'll drop you without warning or explanation. The staff has nasty attitudes and acts like they've got serious anger management issues -- or maybe they just hate their miserable jobs. patriot properties is one of the most trashy property owners. Constantly fixing things on a brand new apartment building, appliances almost burning down the building and then them expecting me to pay for a solve when they had given me a fire hazard stove and only changed it after continuously bitching. No sound barriers at all in the building you can hear damn near everything. And the parking? Don't even get me started on the parking. They give everyone one spot on the surface lot and a detached garage which is not allowed for personal items and must be used for vehicle storage. All guest must park on the road which there is no room to park on the road. Then they decide to tow all vehicles in the middle of the night during the week knowing people have to get to work. Dont be fooled by this place- run as far away as you can. This place is a shit hole and I wouldn't wish it upon my enemies. read more

I love the building I'm in, but ever since it switched management companies to Patriot, it has gone south. Communication is not great and teetering non existent. Issues are addressed but there's no plan of action. I can appreciate the notifications when something does go wrong, but there's no follow-up and the issues keep happening. For what I pay, I could live up the street in the new apartments, but I love where I am. I just wish that Patriot had more sense of responsibility for their properties and actually took action on issues their tenants bring to their attention. read more

These folks are slumlord and here to collect a check! They don't care about their tenants nor their properties. If any company deserves the name patriot, it's NOT this one. You'd think they'd have empathy for tenants let alone an employee. We reached out on April 4th of this year about our door leaking, they said they would take a look and then nothing. In May, the kitchen flooded from the front door. After waiting 5 hours, maintenance finally showed up and then promised sand bags. We didn't get the sand bags for a couple days, and soon after quickcrete was poured in the rain. Our door was cemented shut now too. A couple weeks ago, our entire apartment flooded, through the still cemented shut door, some spots with an inch of water. They ended up caulking the door shut a few hours after. We had to get rid of our furniture due to water damage and mold, as well as find somewhere to go with our dog and cat at 10:30 at night. A couple days later they offered us another apartment, then never followed up. We now know that apartment has bed bugs or roaches of some sort, so good thing we got out of there. The apartment smelled horrible with mold before we got what was left of our stuff out. Our renters insurance agent told us, it is patriot properties job to cover our losses as it was due to negligence, they refused. So I went to the news because I know I am not the only person this has happened to. Then they proceeded to fire my fiance directly after the news reporter reached out to them, and claimed it was due to breaking their nda. After talking to lawyers we know it's clear that wasn't the case. I have submitted almost a dozen maintenance requests going back 10 months. With the exception of when water started pouring through my bathroom ceiling fan, they have not addressed any of my requests until today - when someone came to look at them. I've been using the bathroom in the dark for more than a week! Management has removed the locks from the front doors of each building - so they are no longer secured! Scary for vulnerable and elderly. Feces all over Berry Point in Tomah. Foul food smells permeate halls. People trying doorknob after Midnight. Had to move for work, Property had demanded 1year rent at move in, and kept without offering fee to break lease. Offered to "we'll keep half and give you half". Did not rent unit-rented every other unit in building and manipulated heat to increase cost. Stolen Security Deposit. Extortion threats and no return of security deposit. I've been employed with Patriot for almost 2 years and it's been one of the best decisions I ever made. I enjoy my work and the people I work with, I've been promoted and there's room for growth and advancement. I also moved into one of the properties that we manage and it's been great. When I put maintenance requests in, a tech is out and takes care of the issue within 1-2 days and I've never had any problems! I see myself staying with Patriot for the foreseeable future! read more

I should have looked at their reviews before bothering to try to work with these people. From the dead-voiced robot that answers the phone to the unhelpful telephone tree to the actual human that I was finally able to talk to (she made me wish I were talking to the robot again), all were surly, unintelligent, and rancorous. All I needed was to have a virtual tour since I am still in Alaska and am relocating to Madison. Their numerous automated email messages had my request on each of them, but no one confirmed I could have a virtual tour. At nearly the time of the appointment, I finally got that human on the phone. "Oh," she droned, "we don't do those." I asked her if she knew all she had to do was press the video button on a cell phone. Yeah, but they still won't do that. What a waste of time. I asked to speak to her supervisor who was, of course, "in a meeting." "Besides, she will tell you the same thing I am telling you." Yikes. Of course she didn't remember my name, though it was right in front of her on her schedule. Yes, I left a message for the supervisor. That was an exercise in futility. Don't bother even trying to work with this company. You'll save yourself a lot of frustration by just skipping them. read more

If I could give 0 stars I would. We lived for a year under this management company and thankfully we're able to leave. This place is awful to rent from and there's simply no other way to put it. Initially they took on our apartment complex after we had been there for 6 years. The previous staff that managed the complex was incredible. Upon taking over they increased rent over 200 dollars. Some elderly tenants in the building seen an increase of nearly 300, after having been existing tenants for over 10 years. They increased washer and dryer costs shortly after as well. Upon them starting as property "managers" they did not contact letting us know how to make payments. The office is rude, inconsiderate and unresponsive. Don't send emails as you won't hear back. Don't call as they clearly don't have time to hear any bit of concern you have. The buildings inside stay messy, go weeks without being cleaned. They had pumpkins and squash growing outside of our building for months because they wouldn't pay for lawn maintenance beyond the mowing. Finally after 4 months of the weeds growing they brought someone in to do it, right before the owners paid a visit to the complex. They do not follow up on issues such as drugs being dealt in apartments, drugs being smelt, pit bulls in the building, parking lot issues, icy sidewalks and parking lots etc. abandoned vehicles in the lot take them 3 months, many calls and many emails later to finally have towed from the lot. For those with kids: within the lease agreement it notes NO CHALK. No chalk anywhere on their property. The fact that it literally is written in the agreement that children cannot use chalk is pitiful. Chalk washes with rain...why was this so important to add in to a lease, it's CHALK. I would not recommend this company to my worst enemy, I would suggest staying away in any chance you can because it is hell to know they manage the property. read more

Canterbury Court Apartments in Sun Prairie, WI do not have "spacious apartments" in a "quiet neighborhood" with "lawn care" and "snow removal" as claimed on Patriot Properties website. What they do have is high rent, and negligent management. They fail to inform their tenants of toxic lead paint. They remove snow when they feel like it, if at all. They rarely clean the interior buildings. They barely take care of the lawn, such as mowing, picking up branches, trimming bushes/hedges, picking up garbage, and allow tenant's dog's to poop wherever, and not pick it up. They fail to inform tenants when they plan to spray pesticides on the lawn, even though they allow dogs. If you move here, be prepared to buy noise canceling headphones, you will hear children screaming/yelling, adults screaming/yelling/swearing, and playing their tv/music loudly. Tenants are allowed to loiter in the common areas and sidewalks, do their laundry after 10:00pm, smoke, do drugs, and be publicly intoxicated. Be prepared for mold, power outages, water getting shut off, and sewage backing up, because these apartment buildings were built in 1970. read more

They take longer than the time frame they give to fix things we find wrong about the property. Make excuses to why they won't fix certain things. We need the A/C fixed and they told us we don't need it fixed because it's about to be fall. What about the time left for summer where it's hot as hell in this building. They don't care to much for the tenants peace of mind to want to resign the lease off the strength that they haven't done anything prior to moving in to make this place functional with in reason. We found over 20 things wrong with this place that they've only remedied 3 within five weeks. Those remedies being the not as demanding to be fixed as it is. The crew they have working for them built the back patio and left their trash and tools behind for weeks u till we had to call them to come pick it all up. They don't remodel while tenants occupy the unit which is backwards due to how much you pay for the unit. They basically acquired the property as is and rented it out charging over 2 grand but not offering 2 grand service for a duplex. We needed a place within a few months and they got back to us but this was not worth the headache as well as the money we are paying for rent. They make you feel hopeless when you need them to fix anything and it shows they are just trying to grab as much money as they can not caring for the tenants what so ever.
