I have many issues to get into with these slum lords, mainly that the value they provide is nothing, but this review is for a more recent transgression: This Patient, Pleasant, and Positive business lauds itself on being "pet friendly" but last Friday they sprayed poison (pesticide) all over the grass of the property where I live with no notice to pet owners. [[HIGHLIGHT]]Just little white and red signs that said 'this grass has been treated, keep pets off.'[[ENDHIGHLIGHT]] [[HIGHLIGHT]]People rely on the grass around the apartment to give their animals outside time, and this was just the most recent in a gross lack of communication and notice to tenants.[[ENDHIGHLIGHT]] Slightly unrelated but pesticide sprays like the one WMC used on the grass are frivolous and deeply harm beneficial insect aquatic ecosystems, like the Yahara River which is ~500 yards away. Dane County Housing owns this bldg & pays WI Mgmt to manage it. They are flushing money down the toilet because WI Mgmt does absolutely nothing to keep this property up. We've had a defective hot water heater for ages now & they said they'd be replacing it 2 months ago. Still not replaced. The water runs mostly cold & occasionally hot. We have to let it run for up to 20 minutes before getting water hot enough to use the dishwasher or take a shower. The clothes washer has been defective for YEARS. People put their clothes & detergent in, then add money, then nothing happens. [[HIGHLIGHT]]Calling for emergency maintenance after hours is a joke. The people who answer the emergency number say they don't have any relationship with WI Mgmt & then hang up on us[[ENDHIGHLIGHT]]. Too bad if your heat stops working or you have a serious plumbing issue any evening or any time on a weekend or holiday. They also keep sending letters telling tenants they have to pay late fees for not paying their rent on time, when in fact, the tenant has a copy of the cancelled check from their bank to prove that they sent it in on time & WI Mgmt cashed it. Also, this is a smoke free property, but people continually smoke in the bldg and all over the property. When reported to WI Mgmt, they say they can't do anything about it unless they actually see the person with a lit cigarette in their hand or mouth. Since they NEVER come out to this property, they never see the perpetrators doing it. [[HIGHLIGHT]]During regular business hours they never answer their phones, respond to voicemails, or reply to emails. Most of the time, the recording says their voicemail box is full and can't take any more messages[[ENDHIGHLIGHT]]. 8 years ago this bldg was renovated, but some apts were only done less than halfway. Some of us had old, extremely filthy stove/ovens and refrigerators put in when before the renovation we had pristinely clean appliances. Others didn't get their bathrooms done properly. Still others came back to their apts to find black mold everywhere & when mgmt was notified & provided with photos, they sent a guy to paint over the mold. Not abate it, paint over it! During the renovation, they planted some very pretty shrubbery at the front & some flowers in the back. That shrubbery has never been trimmed -- NEVER. And the flower patch in the back is now an 8 foot tall by 5 foot wide patch of scraggly weeds. So if you see this bldg looking beautiful on the website, it's all smoke & mirrors. It looks like a dump in the ghetto. If you have other choices besides a WI Mgmt place, choose one of the others. read more

Moved into my apartment August 1st. The unit had not been cleaned, I became sick almost immediately with a bad sore throat and cough while inside the apartment. My family had the same problems (headache, sore throat and cough) when they visited to help me move in. I asked the management company to clean the carpets which clearly had not been cleaned. They "claimed they had already sent someone to clean the carpets and would send someone again." I moved everything off the carpets for them to be cleaned and they never showed up. So I cleaned them myself. They lied about them being cleaned before as massive clumps of dirt, bugs, hair and dust came out of the carpets and the water left after was black. I spent $60 out of pocket to rent the carpet cleaner. I have never had this bad of an experience with a rental company would strongly caution against renting from this management company. I have had problems with smoking in the building complex for years and nothing ever gets done. I could care less if they risk their health, but is endangering mine. We all sign a lease you as a company should be enforcing this rule. a couple of weeks ago the maintenance manager noticed the smell and reported it to management and still no action taken. No more warnings just tel them it has to stop. This isn't bad enough but now have two more residents that are now smoking it just never ends. read more

This "management" company has run the property I live in and it's neighboring property right into the gutter. They refuse to fix anything that isnt an emergency. There are ZERO security measures so the tenants have to deal with homeless people and druggies living in the hallways and basements of the unsecured buildings. There is dog shit, broken glass and garbage covering both Bartley Manor and Woodland way. There is a rodent problem. A bug problem. There is mold in every single unit but they just paint over it. Tenants forced to deal with infestations because their neighbors live in garbage and management does nothing. Management can apparently do nothing about any of the security, safety and pest issues they are only here to collect the rent while their tenants suffer. They insist these are handicap accessible properties but thats another lie. Broken uneven sidewalks that mobility aids are unable to go across. They put people in wheelchairs and walkers in one door way with only ONE safe exit, there is a ramp on one side and the only other exit is 2 big cement steps and no railings. So if you like feeling scared every time you exit your apartment, enjoy mold growing from BEHIND the painted walls, love seeing garbage spread all over, and also enjoy being gaslit by your landlord when you need something fix then this is the place for you. my windows were rotted out for 2+ years. No safety or lethal health hazards were addressed after 2 city inspections. Completed hearing with management company and city office. Was awarded rent abatement, and am now being taken to court as they're alleging bias on the part of the city. Experienced bats, mice, wasps, birds, mold and many other issues. Cat got worms multiple times due to pest infestation. I have experienced multiple panick attacks resulting from my residence at 823 E Johnson, and would regret to see another person experience this turmoil. read more

The worst experience possible seemed to be the goal of Wisconsin Management Company. There was no management on site or maintenance. Just a grounds keeper to throw away bikes because "bikes laying around makes the place look bad." The same grounds keeper would dress up like a mix between an anime villian and what small children think Satan looks like. But it's the bikes that make the place look bad... Maintenance tickets could be submitted but were rarely acted upon. Sometimes, a person would show up take a look at the problem and say they would be back and then never return. I considered filing a missing person report for these guys but I would quit without notice if I had to work for Wisconsin Management Company. The playground was poorly keep. The large wooden beams to enclose the playground had the large metal nails to hold them in place sticking up just waiting to impale a child. I was able to hammer them back into place after Management decided to not resolve the issue. I'm pretty sure that there is mold growing in multiple parts of the apartment complex. You can smell it in the hallways even when the grounds keeper lights incense and sticks it into the wall. But that's not the only fire hazard, the fire doors are propped open because the door knob is broken. read more

If there were a way to give negative stars, I would. Wisconsin Management Company is manipulative and thinks they should just be able to receive rent without doing any work. I should have known the minute we moved in, and the place was not even properly cleaned. I have many stories, but I'll leave you with a couple: My roommate and I rented a house. Our lease CLEARLY stated lawn care equipment would be provided. When it was not, our landlord essentially said "too bad." The kicker is then our landlord tried to claim the lawn mower and snow blower MY ROOMMATE BOUGHT was theirs! The single time WMC provided repairs for this house was when a toilet wasn't working. Carpet in the basement was moldy. Leaks in the ceiling weren't fixed. Cracks in the exterior weren't fixed. Water bills were sent late. I tried to reason and work with these people to no avail. They just want your money and then want to spend none of it on you. WPM is just incompetent. Our landlord even showed up late once, claiming Mapquest gave her poor directions (TO HER OWN PROPERTY!) Stay away. Stay VERY far away. No property is worth this headache. read more

Unfortunately, WMC took over management of the building I am living in mid-lease. Unfortunately, I like my apartment, and renewed my lease for another year. Since they've taken over I've had repairmen show up without any notice of said repairs (I live alone, why would I let some stranger inside to "re caulk my tub" without some alert from the management company?). As someone who works 12 hour night shifts, they have impeccable timing for doing repairs- without any courtesy notice. I thought the bush removal outside my bedroom window was bad (when I desperately needed sleep), I am now being kept awake as some significant renovation is going on to the building - right outside my bedroom window. I wish I was not contractually obligated to stay here for anymore amount of time. I wish I could give NO STARS ADDENDUM: I took this down because I thought they were working to make things better. Instead, my wifi connection was removed when exterior repairs were being performed. Very little in the way of resolution was offered. Very, very disappointed. read more

The receptionist is not very well trained in customer service, which is one of your primary jobs, in fact you could say that she is the worst person for the job. Cold transfers after asking if someone is available and getting sent to their voicemail is completely unacceptable. If they are not available, say so and offer to send me to the persons voicemail. A.M. is an incompetent property manager, pure and simple. Makes promises, sounds like he cares, yet never delivers. Oh and try remembering who your renters are. B.B., what can I say. The man is a terrible person, he will treat you like scum, swear at you, and overall just bad at his Job. A trained monkey could do a better job. If you want to be treated like crap by this man, go ahead and rent here! As far as the property the "Managed" itself, well, let's just say that the foundation had a hole in a coroner that Mice could get through. Never fixed. It took over a year to get screens for the window, and months to get replacement blinds, a punch hole in a door was covered up by a door mirror. The upstairs wiring was not suitable for modern day conveniences like Air Conditioning in two bedrooms in 100 plus degree weather because they ran on the same circuit breaker. Oh and forget about vacuuming with out tripping that circuit too. The carpet was worn thin and not even secured in some rooms. A 7 month wait for a roof repair (water leaking into bedrooms is ever so wonderful), I could go on, the fact is that they never wanted to repair these things because of the cost. Slumlord, that is what the company is, profit over repairs, profit over comfortable living, profit over a well run business. I've never encountered a worse company to do business with, nor trust them to keep where I live, bug/rodent free, and comfortable to live in. Do yourself a favor, if you see that the property you intend to rent is managed by this company, RUN! The properties they manage are by far the worst in Madison, do yourself a favor, rent from someone else. The only person who really cared about fixing things at the property was the actual repair man, who got yelled at once for "frivolous" repairs he had made. Do not use this company to rent your property. I contracted with the Milwaukee division of the company and deeply regret it. After ending the contract two months prior, the management informed me that I had 3 days to pay them 2200.00$ or they would place a lien on the property. They insisted that I had been contacted multiple times for non-payment. When I pushed the subject over several emails by asking that these requests for payment be forwarded to me in case they had been sent to spam, they could not provide the information. Instead, they made up an elaborate lie that I had requested a financial statement (which I never received) be sent to my home, and later admitted there must have been a miscommunication." In fact, the final financial was not emailed to me until the day after they requested the huge payment, and they had no other documentation of attempts to collect monies from me through email or phone. The financial conflict is just the tip of the iceberg, I recently visited my property and started to question the management's work for the entire year. I found that several of the things they charged me for at the beginning of the contract were not done- blinds were not hung, debris in the basement was not removed, etc. Currently, the manager insists that the house is in "great" shape for renting or selling, but this could not be further from the truth. The carpet was destroyed by the tenet, the walls were dirty and needed re-painting, a new door was broken, the kitchen and bathroom sinks were leaking, and the bathrooms were filthy. The property received multiple citations from Neighborhood Services about the lawn. The condition of the home was only "rent ready" if someone is a slumlord, which I am not. These people do not expect the owners to ever return to the property to check on it. Fortunately, I have friends in Milwaukee who kept an eye on and record of the property. Furthermore, the company has refused to send me copies of the invoices for the work they insist was done in the house. In the final invoice they charged me for the management's gas expenses to and from the property, even though there is already a charge for their services attached to the contract. Again, do not use this company to manage your home or other properties. You may be horrified and ashamed at how they represent your interests and far worse off financially. read more

My old roommates left fees unpaid and I signed a new lease, with new routes at the se place. When they started billing me for things I never did (like own a pet) I met up with Nick and he said that the fee had "transferred" to my NEW account. They were not even trying to get a hold of my old roommates, Nick was helpful at the time and said he would take care of it. now they sent me a letter telling me that if I didn't fix the $400 bill they were going to take legal actions. 2. The house was rented out and looking good but, Wisconsin Management finds a lot of repairs to bill me for. I'm currently deployed and cant see the property. I haven't had any luck getting pictures or recites for the repairs. I hope things turn around for me. We called the Wisconsin Management Company as the smell was coming into our own apartment. They told us that this problem was not an emergency, that they couldn't do anymore for us, and that we'd just have to wait. It's now been 6 days that we've been paying for a hotel. 6 days after the fact and our neighbors were not notified of what happened. The lobby and the main hallway smell horrible. I never use Yelp for "evil" (that is, to write bad reviews), but I'm angry enough to do it today. I would give this management company 0 stars if I could. My roommate and I moved into Nichols Station on 8/1/2016. When we signed our lease, I was told I would need to provide a pet deposit in addition to a security deposit. This was fine. I paid a full 1900 for both deposits, and 970 for my half of the rent. My roommate did not have a check on the day we signed but was told she could pay online later. When she tried to pay our first month's rent that August, she received word from our leasing agent (Erik) that she had paid. She was confused but took his word for it as he shared a ledger screenshot with her. In the month's leading up to our move out, I made sure to clearly state that the full pet deposit and half of the security deposit would be sent to me at my new address. I was reassured 3 TIMES by a leasing agent (Brian) that I had nothing to worry about and I would get the correct pay out. Finally, 4 weeks after move out, I receive a check for only $475. No pet deposit payment in sight. After a ton of angry emails, I discovered what had happened. Our leasing agent had taken my pet deposit and entered it in the ledger as my roommate's August rent. They apparently forgot about the pet deposit completely- they just took my money and made it sound like (to my roommate) that she had paid and forgotten. Now it's on her to pay me for LAST August's rent, which is something neither of us saw coming. ALSO, when I contacted Brian, our leasing agent, he informed me that "he'd been waiting on my call since my first email", since he'd checked with the accountant and was told there was never a pet deposit paid. BY EMAIL, he had told me MULTIPLE times that all was well and I would receive the pet deposit I had paid. I have my own check receipts labeled as "security/pet deposit" to prove it. ALSO, our A/C was constantly breaking and they would never take the time to fully fix it, they just kept coming up with excuses and said that "it would work if we turned it on and off". It never did. Mueller Manor in Two Rivers Is a very nice place. Like every apartment complexes it has it's pros and cons. Overall a very nice place. My sister has lived there for over 30 years. The current manager Tina Busse is a very nice person. She is always quick to handle anything that arises at the apartment. I would strongly recommend this apartment building. read more

The Parkhouse Apartments in Madison, WI are infested with cockroaches, flies, and spiders no matter how clean you are they will be present in your living space and will crawl over you as you sleep. You walk in and immediately are hit with a rotting stench. The hallways and indoor common areas look (and smell) like they haven't been cleaned in years. At move-in there was a maintenance person in the apartment that said I could not move in for another hour so I had to wait in my car until he was finished. Carpet was filthy and covered in stains, had to get the carpet cleaned myself. The balcony is dangerous, has rotting wood and sinks down when you step on it. Management doesn't care about you or the property as long as you pay your rent. Definitely regretting renting here but thought I would at least warn others before you think about signing a lease! read more

Rented from the Wisconsin dells property, would suggest to everyone to stay clear . The rental prices are not worth for the conditions you have to live in. They say there pet friendly, they use toxic chemicals for their grass during the summer and toxic salt and sand mix during winter for melting the snow on sidewalks and parking lot pavement. When my dog passed away from a kidney infection that shut down her body. I asked them to remove the pet rent cause she is no longer with me. They said " you'll have to still pay rent for an animal cause we can not remove or renew a lease in the middle of the lease, besides you'll get another one. " I said I wouldn't get a new dog that I'm deeply sadden by the one I just lost. " I still paid pet rent for 5 months. read more

I have never lived anywhere where I felt so disrespected. This is the most unprofessional company I have ever worked with. Customer service is terrible and if you have the Milwaukee office then you will never be able to get a hold of anyone. My front door was broken. The door lock on a front door can stop working, yet no maintenance personnel has come to fix this. It was 4 days before I even received a response from you. Maintenance said they would come to take the door knob and fix it, but never came. I cannot enter my own building through the back door for fear of the dogs that are chained up there. foul pet odor that now seeps up into my living space and nothing was done about this. They advertised a place on Craigslist to include lawn care and snow removal yet refuse to include this in the lease and do nothing about the snow removal not being taken care of. I have never received a signed lease from Wisconsin Management. Even after I was told this would be mailed to me. The yard is littered in dog feces to the point I cannot open a window without my whole apartment somehow smelling worse than the foul pet odor in the house already. Emails and phone calls were never responded too. The electric company showed up without warning and cut the power for over 20 hours without warning from Wisconsin Management Company. ***Please do not rent from a company like this.
