The company performs surprise inspections of insured properties with no notice and then sends letters to policy holders threatening to cancel your policy unless you provide proof of non- existent "needed repairs". When you try to explain to them that the compliance issue they are imagining is a result of the fact that you cannot see everything from the exterior of the building they ignore you and persist with threats to cancel you. Their staff is arrogant and disrespectful to long time customers who are paying their salaries. Update: I found out (only because I asked) that their "loss of income coverage" for income properties only reimburses you at 10 percent! Yes that's correct. So if you have a fire and two vacant units that rent for $500 each they will only pay you $100 for both apartments for each month they are vacant due to a covered loss! I have cancelled policies with this company and switched to J.B. Harrison insurance whose policies reimburse loss of income at 100%.
