She made an additional 3% from the seller on top of the 4% unheard of buyer commission. Fast forward three years when my elderly naive father has moved to assisted living, he wanted to use her again, now to sell. I met with her upon his request. She looked me in the eye and stuck out her hand for a 6% seller/4% buyer commission. I stood there slack jawed, thinking I was living in the twilight zone. Life will bring her karma with time.

We have been looking at properties to purchase in the greater Cleveland area. There was an active listing with Ms Rule as the agent. She is also the owner/resident of the property. Our agent scheduled an appointment. We just flew in to see this house, what a mistake. We showed up on time. We were greeted at the door of the home by what I like the witch in Hansel and Gretel! She is the agent and owner of the house. Apparently she peaks out and if she doesn't like what you look like, she says, "the bedroom is upstairs, it's not right for you"!!!! And a few other judgmental words are barked from the crack in the door. Is she a bigot? Is she discriminating? Is she problematic???? Whatever she is, is clearly rude, impossible and someone who doesn't represent well. We of course turned around and walked away. We would never, ever chose to do business with this type of person. We recommend others save time and trouble, avoid her.

Teri does not know anything about construction, or the cost to finish a house. She does not do any homework about the houses she show - allows her clients to go through undisturbed by any insightful comments, nor does she grasp that it costs more to finish a house than to get the exterior built, so the only thing in her mind is sq footage, and houses are not necessarily comparable - like diamonds. I large stone with a large carbon spot is not close to the cost or value of a perfect stone. Or if size is so important then everyone should marry someone 7 feet tall weighing 500 lbs. Teri has shown my house 2 times - by shown i mean let's the buyers walk around alone without adding any knowledge to what someone buying a house should know - and both times her comments have not been accurate or close. she lets the buyers walk around alone and does not share the 5 pages of rehab specs I have prepared to inform buyers. I have built 2 of the best constructed and designed homes in Pepper Pike and Moreland Hills, both designed by Copper. And both were built and finished at the optimum level of quality. My house in Shaker Hts, was a total gut rehab 18 years ago, and I was the GC. For Teri to say that buyers said the price was high for the amount of updating needed on broker comments, when the buyer who I showed the house to said, it looks like it is move in ready, the house has the best finished lower level in shaker ... is totally inconsistent with reality. And Teri, for certain, has no idea of relative values based on real estate fundamentals. I have written 2 books with chapters on aspects of real estate and am a real estate consultant, with a national awareness of values and locations, as well as a builder with standards too high to use a normal builder. So, what's up with Teri? Based on my experience with realtors, she seems to be like so many others that have no clue, except they graciously lead buyers around hoping they will like something.. Today, she posted under broker comments what based on what her buyer told me, in my opinion, constitute a misrepresentation of reality. I am glad she has a good sense of humor, because she has a bad sense of how to properly assist a buyer to know essential information for a buyer to be objectively and properly informed. I wish I could say that I enjoyed working with this company but I did not. First, they charge you a…read more$250 realtor's transaction fee, which they sneak into a contract that you sign and do not explicitly explain or otherwise point out to you. Yes, this is on top of their commission (which my agent didn't really earn as I chose the house myself and came to him saying "I want to buy this house"). While these fees are becoming more and more common, there are *many* realtors who don't charge then to the buyer and unless you feel so strongly you need to work with this company, which I don't recommend even if there was no fee, you should find another one of the hundreds of agents in the Cleveland area. My agent was Brian, and to skip to the point he made several inappropriate comments about my body and maybe one lewd suggestion(?) while we were in house alone together when I was looking to buy it. When I brought this up and asked for an apology he said he was "sorry if I was offended" or something to that effect...which isn't an apology. I'm taking the time to write and share this because I want to make sure another woman doesn't have this experience with Brian. What is with men who think that they can comment on a woman's body? It's so highly inappropriate and uncomfortable. Otherwise, even if you are a man, I don't recommend Brian. When I asked him if he could hear the dogs barking in the backyard when we were in the house (which you clearly can) he said no...aka a liar who just wants a sale because he lost his other job. Also, I contacted him asking about the final walkthrough time and him getting that set up with the seller's agent, and he said he hadn't thought that was necessary so he hadn't arranged one. This is unheard of, this isn't the agent's call as to whether or not there should be a final walkthrough, it's a right of the buyer and up to the buyer. I then asked why he thought that and if he had followed up with the seller's agent to make sure that the sellers fixed the one thing I had asked for and he said he didn't. He then did follow up, but it seems very silly he was discouraging me from a final walkthrough and wasn't staying in contact with the other agent. This was one of the many things I had to stay on top of for him to do, even though he had it pretty easy in my case as I had a 20% traditional loan offer and again, had already picked out the house. So he didn't need to do much to "earn" his commission but never really did anything without me having to follow-up. There are many similar type things that happened. Finally, this agency recommends a lender that is horrible (mostly one star reviews on Yelp) and they did an awful job. Instead of helping me with the lender he recommended when the lender was doing incorrect things (e.g. added points without even telling me, got the earnest wrong in the contract by $1000), he was always making excuses for the lender by saying they were busy right now with low interest rates and everyone wanting to refinance. This was less than helpful and a bit unprofessional when these were basic, and pretty serious, mistakes the lender was making. It felt like the good ol boy club where they were both making excuses for each other instead of actually just doing their jobs. Needless to say, although I got the house, the whole process was a lot more stressful, painful, and quite frankly more inappropriate than it needed to be. If I didn't have my mother for guidance to know what Brian *should* be doing and providing me with I would have been very lost and missing important things about the biggest purchase of my life. I was immediately put in contact with a lender for an improvement loan and provided with a reliable contractor, Sigma Dwelling Systems, who provided all rehab services including basement waterproofing. I was very pleased with his work and would definitely recommend him to other prospective homebuyers. Ovi was very willing to meet a number of contractors to get several estimates which was extremely helpful as a new home buyer. My rehab loan was then closed on time by Andrew. I made the decision to sell my house this year to move to Ireland! I, of course, contacted Ovi and Dave who immediately went to work. We had more than 29 showings, and Ovi was very willing to work with my difficult work schedule to change the show times as necessary. My house sold in 10 days! The closing went just as smoothly. Robert (whom I met at a Christmas party of Ovi and Dave's) even came to my house to have me sign the paperwork. I can't thank Ovi and Dave enough for their help and guidance with my first experience as a homeowner. I would highly recommend this team to everyone I know!
