I recently moved into these apartments, and I have to say I have been pleasantly surprised after seeing some negative reviews. Management has been very responsive to any request that I have had. They recently installed a brand-new dishwasher. And the maintenance team is top notch and very helpful. I am a senior citizen with some health issues, and they were kind enough to install two safety grab bars in my bath at no charge. They deserve a 5-star rating. Moved in this year and I'd say it's been alright! The location is great, apartment is decent for the price, and the management is nice. We had newly replaced carpets when we moved in, pretty new stainless steel kitchen appliances, and good closet sizes. We are in a second story unit and haven't had any issues with noise from neighbors. Uncovered parking is hard to find within the gates, and public street spots have restricted hours all around the complex (no parking 7 am-4 pm school days). Pool is nice, hot tub always looks like a weird color. Gym has nice, new equipment and is 24 hours which is awesome! Never use the game room since the hours are weird, but looks cool! However, you're definitely getting "landlord special" type of fixes underneath some of the newer finishes of this place - peeling vinyl cover on the cabinets, painting over tile and tub in the bathrooms (hair included!), etc. The washer and dryers here are the old school top loaders with an agitator in the middle. They're absolutely wrecking our clothes and don't really get them clean, either. I've never seen my clothes fade/pill/shred so quickly. This is actually the biggest annoyance with this place so far. read more

Avoid this place at all costs! The walls are paper-thin--you can hear everything. The area is surrounded by homeless people all the time, and the gates are almost always open, allowing anyone to come in. The worst part is that management will try to squeeze every penny out of you with endless fines. On top of that, the AC units and appliances are outdated, leading to sky-high electricity bills. My summer bill hit $475 and never dropped below $400 for months in a two-bedroom. Definitely not worth the hassle! read more

This place constantly has new employees working for them. They are super unorganized and unhelpful. They never answer the phone or call you back. The only good thing I can say is the maintenance guys are amazing but the staff is horrible and they all need to be fired. read more

I went for a tour on a Sunday and was greeted by a woman with an attitude issue. I get the office is closed during the pandemic but I would think you would make a better first impression to a potential renter. The staff already knew I'm a leasing consultant for another property. I figured this tour would be great. I was given a map with no further directions. After walking around I finally found the 2 bed 2 bath apartment with a loft. I go in and it's dirty! Not even close to move in ready and it looked nothing like the pictures online. I would never show a dirty apartment to a prospect! She even had time to go in and make sure it was clean. There was debris on the floor, grease on the kitchen outlet, the tub needed to be resurfaced, there was writing in the closet window. I was shocked! The loft is made out to be a lot bigger in the pictures and floor plan. The kitchen was SUPER tiny and awkward. For $2000 a month? No thank you. I went back to the office and told the girl it was dirty. She just defended it saying it wasn't dirty when she checked it and it wasn't move in ready. Why would ever show an apartment that's not move in ready? She brought out a woman named Karina. She said we could see another apartment but I got no apology for the dirty unit. The second unit was still not move in ready. No one ever asked if I had questions. I wasn't offered to see the amenities. They didn't get any of my information to follow up with me. The grounds were unkept and filled with trash everywhere. Knowing you're showing an apartment to a fellow leasing consultant, I expected better customer service. Sundays are easy leasing days. FIRST THE GOOD STUFF: We've lived here almost five years and plan to renew our lease again, so that says something. We have been extremely happy for 4 of the 5 years --less so recently, see below. A secure gated complex with dynamic floor plans, generous closet space, and one and two-car attached garages. The pool and spa are beautifully lit at night and a nice place to meet your neighbors. Residents are mostly adults, generally friendly and considerate. The complex is close to downtown, directly across the street from Steel Indian School Park (75 acres of biking and walking paths, two enormous dog parks, a lake, historic buildings and memorials, and on-going community events). The Phoenix light rail is across the street. There are two Grid Bike Share stations nearby. The surrounding area, Yaple Park, is a residential and historic community, safe and reasonably upscale. Shops and cafes are walking distance. It's a nice place to call home. The place is under new management but the staff is just as awesome as the wonderful group they replaced. We love the maintenance and management crews. We adore the new package concierge system management installed. It lets us pick up packages whenever it's convenient for us and eliminated the risk of package theft. Complaints about "renovation" are 100% true--it was ridiculously intrusive, however that has mostly ended. THE LESS THAN IDEAL STUFF: The "upgrades" the owner's rep did are tax credit items and of no value to the tenants. In fact, they devalued the property. The new faux quartz countertops are a maintenance headache, showing every water spot or fingerprint. The new faucets are too tall for the sink, so water pools on the countertop. Bathroom faucet pressure is so low, the best way to get hot water is to turn on the shower and wait for it there first. The new washing machines are not true HE and don't clean clothes unless you fake out the controls and tell it to overfill for a "large load." The one-year-old paint on the buildings is already streaking, especially under the sign. The owner's rep hired a pressure wash crew who appeared to be using gray water. They caked our two-story windows with dirty, muddy spray. Now, instead of a nice view of downtown, we look at dirty windows. That's a shame because for almost 4 years the windows were always a gorgeous feature and never needed cleaning. The "new arcade" is only open during office hours, so that's useless. On the up-side, the only real amenity in there is the pool table. Anyone with a PlayStation or X Box has better entertainment at home anyway. read more

I have lived here for about a year and have loved everything about it. The staff is great, the maintenance team is great, and I have be very satisfied with my apartment. I am transferring over to a two bedroom in a couple weeks and the Pavilions staff has made is super easy for me. I have lived places where is was a huge hassle, but the Pavilions have been quick to respond and made the process simple. I would definitely recommend this Apartment Complex! read more

I've lived at Pavilions for two years and I absolutely love it here. Zac and the rest of the staff are incredibly friendly and truly care for the residents and property. Most importantly, the office has always been able to solve any issue that I might have effectively and promptly. I am over this new management. There is absolutely no respect for privacy in this complex. They have entered our apartment at LEAST 6-7 times since I've moved here March. They even sent a notice to enter for "inspection", literally no legitimate reason. Not to mention i just received another "two day notice" to measure each rooms windows. Which i really don't understand why they need to enter every unit when the windows should be the same measurements! I have a bed frame blocking the windows that i now have to inconveniently move. People have dogs, people may have children, people like he privacy and comfort in their own home. Along with having trash being picked up EARLY in the morning before 7 am. Also, when they trim the palm trees, they do not care about your car if it's in the way. They will shed the tree on top of your car leaving damage. If you are okay with management entering your homes all the time, this place is just for you! read more

I want to first start with this is my experience and I am quite sure others living in the complex have had better, but my overall experience is best worded how Yelp worded it with the two stars, "Meh, I've had better". First the good: Karina was wonderful to work with and my interaction with all the staff was professional. Karina helped with getting us discounts where we could and we even came back to see if we could measurements as we were getting a couch before moving in and she allowed us to see an empty apartment and measured it for us. The day of move in, Uhaul was closing hours earlier due to the pandemic and by the time Pavilions would open for us to get keys, we would have only had an hour or less to get everything off the moving truck. Zach helped us out by giving us a maintenance code so we could move in at 7 instead of waiting for the office to open up which helped a lot. We rarely did have any maintenance needs but when we did they were quick to repair it and all of them were friendly guys. Now the bad: Noise by far for me was why I'm rating this place so low. The previous reviews of this place about maintenance noise is no longer there, however, its been replaced with people living in the complex. The pandemic helped with it not being noisy in some instances and in other made it worse. First, I started working from home. My upstairs neighbor had his brother/nephew(?) come over everyday and allowed him to bounce balls, run around the apartment, possible start up pole vaulting. It was so bad the first week we moved in I called the front desk to see about getting out of my lease. Unfortunately I don't make enough money to break the lease so had to stick it out. I was told in November after complaining about it again that they would call the neighbor but I don't know if that ever happened as nothing changed. I was told that the noise happens due to living in close proximity, however, currently I live in a place where I hear the person above me occasionally and I don't have an issue with it. In October/November time the pool started poppin. I heard two guys cannibal into the pool at 3am and play music, I heard a couple having sex at 6 pm (I mean at least wait till 11 once everyone comes home for the day) in the jacuzzi, and most nights there was a group of people jamming to music into the early morning. The other bad is the parking. If you have one car, then great you can use the garage or if you have two cars and a two car garage then great too. However, if you have a one car garage and two cars, it can get difficult finding a parking spot and those spots are tiny. I don't know how things work going back to normal after pandemic mode but technically the signs outside the complex say no parking from 7am-4pm. I don't know if they will actually enforce that as I haven't seen that but if they are enforcing that, I would highly recommend that being a consideration in moving here. I have never felt so disrespected at an apartment I've lived at. I had someone back into my car causing damage and didn't leave a note or any information, someone used my patio furniture to hop the fence (we either believe landscaper or someone who was in the pool area who forgot their key and had to jump over) and break a piece of our furniture off when doing so, and just the constant noise. The response from the complex came off as they didn't care or maybe it is because there was nothing they could do. They wanted me to take a description of the people in the pool so they could talk to them. I have no idea who these people are and me saying brunette woman in her 20 or 30s isn't going to do anything. There is no security on sight, there is no way of getting ahold of anyone if there is issues, and I was always told the pool is open 24 hours so they are allowed to be in there. Overall, I know my experience here is due to me living next to the pool area and I believe that living in other parts of the complex might provide a better living situation, and I will say my partner and I wanted to stay there as we had made it our home but we want to move apartment numbers without paying more (which they said they couldn't do) so we ended up having to move due to the noise. Anyone looking to live here this is what I observed: having a garage is nice, the storage here sucks especially not having a pantry in the kitchen, but it is a semi spacious place, and it looks "nice" at first but you'll notice paint that was sprayed on the wall and has specks on the floor, and bad patching jobs on the walls. They have Amazon package lockers which makes it convenient and the area is a great location. I would recommend that if you are going to live here and you have the money get an apartment on the second floor and don't live anywhere near the pool. read more

About that "renovating" they're doing...they don't even honor their two-day entry notices. They gave notice they would be going on our balconies to paint on Wednesday. It rained so obviously they didn't. Now the correct answer for how to fix that is to put out a new notice. Instead they apparently decided they have a free pass to enter my space whenever they felt like it. Came out of the shower to find dudes on my patio. Not exactly acceptable to a single female in a towel. Not acceptable when the office was notified I requested the reasonable accommodation of advance notice because I've been burglarized more than once by apartment maintenance in the past. Not acceptable because it's supposed to rain tonight and/or tomorrow and then they'll want to fix it at a later date if it hasn't dried correctly. These people truly are bumbling idiots and the dudes on my patio are lucky I didn't call the police for trespassing. That's what it's called when you enter someone else's space illegally, even for vendors. Also, they decided to power wash the parking lots and buildings...and went ahead and split the water bill for it between their dwindling residents. I also got to pay $8 for gas...for the fireplace that has been broken in my unit since I moved it. Interesting. Finally, follow up to my first review about the money they stole...I filed BBB complaints against the owners and management. In one response they told the BBB they "found" the cashiers check laying on a desk. In the second response they claimed an employee accepted it while on the phone. That's what we call impeachment material. Straight up lying. I've demanded they preserve the tape for litigation. Bet it goes missing... read more

Great place to live! Awesome amenities and the staff is accommodating and attentive to issues. Very clean. Must say it is difficult to find an apartment with a garage in this area. The location is the best part and close to the light rail and downtown. read more

We have lived at the Pavilions on Central for over 3 years. The staff has always been available and helpful for any of our needs. The location of the Pavilions is perfect! We are conveniently located near the rail, downtown, entertainment, restaurants and other attractions. Although we are located on Central Avenue, the community feels private, quiet and secure. The apartments are well designed, spacious and have up-to-date amenities. We would recommend the Pavilions on Central to anyone considering a move to the Phoenix area. read more

Before moving in I read the reviews and was very hesitant. After living here for a year, I can honestly say it's a great place to live. The property management has been respectful and efficient in assisting with any questions or comments I have addressed. The maintenance staff is very friendly and prompt. Within hours they are at my door to fix any issues or minor problems within the apartment. I have lived in many apartments and I've never had such great maintenance. They rent is going up just a bit but that is fair in regards to the great renovations they have been in progress with. I highly recommend living here. read more

Live here if you like constant renovation and entry with little notice and while you're still living in your unit, fighting with other residents (or their friends/family visiting) for open parking (oh, this also includes all of those renovation vans taking up space), they often decide to clean the gym at 5pm on a weekday while you and other residents work out after work. If the fire alarm goes off in the middle of the night (which it has) don't expect to get in touch with the leasing office because there is no after-hour maintenance/emergency number to contact anyone to turn it off. The good things about this complex include walking distance to many great restaurants and the residents are generally pretty nice. However be warned because the perks definitely don't include this management company and the way that they run things.... Lastly, they'll probably magically come up with a $100 charge a month after you move out. read more

Honestly I wouldn't choose to live here if it's wasn't for the location. The new management is so rude and gives no respect to the residents. They've entered my apartment multiple times since they started the new "renovation" project; couple of those times were for unclear reasons. The workers outside are extremely loud and obnoxious in the morning. I pay a high price to live in a quiet and undisturbed environment and not to hear unnecessary conversations between their workers. I highly recommend looking elsewhere. I am so annoyed and disgusted with this "new" management company that took over from Alliance. First off since day one of this new management, there has been nothing but constant harassment. i am talking weekly notices of " 2 day entry " notices that they think are no big deal but are very big deals to people that actually have to live in these places. I am not exaggerating or joking either, literally every week they need access to your apartment for some other dumb lame renovation or something. It is constant harassment I live in the apartment and let me tell you there is nothing wrong with it, so why would you need to come in and make updates EVERY SINGLE WEEK????? i know i said it before but if you want a place that is peace and quiet, this is not the place for you, please look around. Im sure you can find better. I have been renting apartments for 20 years now, and i am not joking when i say in those 20 years maybe once or twice have i had management come in to my place and those times were because i asked them to. WHY cant they do these renovations when people move out of units like every other place? why do they have to come in and make renovations to the bathroom when there is nothing i find wrong with my bathroom? why do they have to come in and put in new windows when i have no problem with the windows in my place? i mean come on this place was built not that long ago, and its already been through major renovations a few years ago, I mean seriously do they have nothing better to do with their time. I was on the fence about renewing my lease but there is no way i am at this point, and i have a feeling a lot of other people are making that same choice because there has been a huge increase in the number of move outs that i have seen since this new management company has taken over.
