Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

When KJK came onboard, the house, both inside and out, was being destroyed by the tenants and their high energy dogs in a multitude of ways. Before hiring KJK we interviewed a number of property management companies. By the end, there was no question that KJK's owner, Kathryn King and staff stood out from the rest as exceptionally professional and highly informed about the most recent City of Portland landlord tenant laws. A win-win for everyone as long as everyone involved is acting in a responsible manner. Unfortunately the tenancy that KJK took over left the house a complete and total disaster. I've attached a few of the pictures below. These tenants, ELISHA M. and MEGAN W, unfairly left scathing reviews of KJK on both Google and Yelp when they got the 'Move Out Inspection' report that documented the filthy state they left the house in. The house (that had been fully painted with all new appliances and updates after the 10 year tenancy prior to this tenancy) was left a complete mess - trash /junk everywhere, pet excrement all over the basement are just a couple of the many examples I could give. Just to remove the junk and trash they left all over the property cost us $1200; $1600 to clean the filth and gunk they lived in and left for us to clean; Thousands of $ to restore the yard and irrigation system the dogs destroyed and the tenants left in piles. Unfortunately for us, I could go on and on. Sadly, as in this case, the Review system is flawed - there's no way to stop people from weaponizing or writing fraudulent reviews. For example, these tenants allege that KJK 'unfairly' mailed them a bill for the cost of damages. However, KJK did what we hired them to do - manage the end of the tenancy. The law very clearly dictates the guidelines property managers must follow. To do the 'Move-Out Accounting,' KJK simply followed the steps dictated by law: Compare the 'Move-In Accounting' and the dozens of associated pictures required as documentation, with the condition the tenants left the house in, also with the dozens of required pictures for documentation. Some of which I've attached to this review. If these tenants had simply picked up/ cleaned up after themselves and taken care of the property as any self responsible adult would, there would have been no bill to send. These tenants also allege that I the owner 'peek over the fence' and 'make unannounced visits.' First of all, it's illegal for anyone, including an owner, to come unannounced to a property under tenancy. That most certainly never happened. And why they think I the owner with 3 young school aged kids and a small business to run have nothing better to do in my day than spy on one of my rentals is beyond me. Perhaps there is an addiction problem in the mix with these former tenants? If so, that would actually explain some of the unfortunate things that happened under their tenancy. This group will soon find out when I take them to court for their damages to our property, that allegations must be supported with proof of some kind. Otherwise in the end it all comes across as what it truly is.... A group of irresponsible, immature tenants and their lies about being done to. When what really happened, is that these people didn't care one bit about how they treated our property or about their mess that they left for us to clean up.

Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

Natasha is extremely prompt in responding and communicates in a professional, respectful, and honest way. She was great about sourcing bids for repairs that came up during the inspection period. She has good working relationships with the professionals she reached out to so we got all our quotes in a timely and thorough way. She submitted a few offers on our behalf, and was timely in meeting all deadlines. She's detail oriented and knowledgeable about the market and process. We were in backup position for one place and she kept us in the loop and followed up with the sellers agent without us needing to keep following up. In the end, we got our unicorn house! Rental unit potential, future expansion potential, extra large garage, fantastic inner SE location and within our price point. Local friends said we wanted too much and we should lower our expectations. Natasha kept on the hunt and pivoted without giving us a hard time when we changed our criteria a few times. She patiently went on showings with us all over Portland because we were new to town and hadn't figured out the exact location we wanted initially.

That said... I can not say enough good things about our agent, Ken McClarty. He is an incredibly nice guy who really dug into finding a home for us based on our needs, and was extremely diligent and available throughout the entire process, always making sure our questions were answered, our expectations were set properly, our house hunting needs were being met, and our fears were laid to rest. We ended up on the other side of a rather brief and painless search with a fantastic home in Gresham that is in an absolutely perfect location for me, my wife, and our two year old son. Ken took care of all the legwork, as far as finding the perfect home, scheduling the inspections, negotiating with the seller, and closing the deal, and in the end our purchase ended up right within our budget. I can't believe how responsive he has been. I had a TON of questions throughout the process and never was I made me feel like I was a burden on him in any way. He calmly walked us through complex documents. He gave us opinions when we needed it but always told us what was our decision and what options we had. Put it this way, we had an offer on our house in 4 days. Our neighbor described the day of our open house as a "crazy circus" because so many people were there.
