KJK Properties took over management of one of our rentals that had been mismanaged by another PM company. When KJK came onboard, the house, both inside and out, was being destroyed by the tenants and their high energy dogs in a multitude of ways. Before hiring KJK we interviewed a number of property management companies. By the end, there was no question that KJK's owner, Kathryn King and staff stood out from the rest as exceptionally professional and highly informed about the most recent City of Portland landlord tenant laws. A win-win for everyone as long as everyone involved is acting in a responsible manner. Unfortunately the tenancy that KJK took over left the house a complete and total disaster. I've attached a few of the pictures below. These tenants, ELISHA M. and MEGAN W, unfairly left scathing reviews of KJK on both Google and Yelp when they got the 'Move Out Inspection' report that documented the filthy state they left the house in. The house (that had been fully painted with all new appliances and updates after the 10 year tenancy prior to this tenancy) was left a complete mess - trash /junk everywhere, pet excrement all over the basement are just a couple of the many examples I could give. Just to remove the junk and trash they left all over the property cost us $1200; $1600 to clean the filth and gunk they lived in and left for us to clean; Thousands of $ to restore the yard and irrigation system the dogs destroyed and the tenants left in piles. Unfortunately for us, I could go on and on. Sadly, as in this case, the Review system is flawed - there's no way to stop people from weaponizing or writing fraudulent reviews. For example, these tenants allege that KJK 'unfairly' mailed them a bill for the cost of damages. However, KJK did what we hired them to do - manage the end of the tenancy. The law very clearly dictates the guidelines property managers must follow. To do the 'Move-Out Accounting,' KJK simply followed the steps dictated by law: Compare the 'Move-In Accounting' and the dozens of associated pictures required as documentation, with the condition the tenants left the house in, also with the dozens of required pictures for documentation. Some of which I've attached to this review. If these tenants had simply picked up/ cleaned up after themselves and taken care of the property as any self responsible adult would, there would have been no bill to send. These tenants also allege that I the owner 'peek over the fence' and 'make unannounced visits.' First of all, it's illegal for anyone, including an owner, to come unannounced to a property under tenancy. That most certainly never happened. And why they think I the owner with 3 young school aged kids and a small business to run have nothing better to do in my day than spy on one of my rentals is beyond me. Perhaps there is an addiction problem in the mix with these former tenants? If so, that would actually explain some of the unfortunate things that happened under their tenancy. This group will soon find out when I take them to court for their damages to our property, that allegations must be supported with proof of some kind. Otherwise in the end it all comes across as what it truly is.... A group of irresponsible, immature tenants and their lies about being done to. When what really happened, is that these people didn't care one bit about how they treated our property or about their mess that they left for us to clean up. read more

Horrific company... they took over our contract the last couple months we lived on the property... they and the predator landlords that own the house lied on a bunch of "damages" they claimed we're on the property... It is very obvious that the company/landlords look to take advantage of renters to upgrade the property on the renters dime and not their own... maybe they are better with other properties and maybe our situation is Landlord driven... But do NOT rent the property on 5035 N. Minnesota Ave. in Portland... not unless you like invasive Landlord's driving around the property peeking over the fence... Making unannounced visits... Because that happened too. Their Maintenance Guy, who would stop by on occasion... Even told us that they make cheap repairs that don't last to save money despite multiple attempts at suggesting they do better repair work.... Nightmare property. read more

tl;dr Allison Grice is the gold standard of realtors! Allison took my sow's ear Mt. Tabor home and made it into a silk purse, staging it herself blending selected pieces of my furniture with her stash of beddings, tchotchkes, small furniture. No A/C in August? No problem, she loaned me a freestanding portable for the attic bedroom. She is producer, director, wardrobe mistress and no detail escapes her analytical eye, and she is a master of market strategy. I did exactly what she recommended and by the end of the 3 -day weekend the low-ish list had generated a bidding war with multiple great offers well over list. When the buyers decided at the last minute before I moved out that they didn't want the half-cord of firewood in the garage, Allison hooked me up with a family that came immediately and hauled it away. There were so many other things she did that were outside the scope of a realtor's responsibilities. The most negligent landlord I have ever had the misfortune of dealing with. Does not respond to tenant needs or urgent repairs such as our back door being unable to lock properly. Attempted to charge us for repairs due to improper installation that we submitted work orders for, which they ignored for months. Damaged our fridge when we needed it repaired. Unprofessional and inconsistent in their communication both with each other and with us. Should be required to read up on tenant rights in Oregon before continuing to operate their business. Just an informational advise for people. I hadn't lived in an apartment for 21 yrs. During your search for places, beware of exorbitant move-in fees. You will get nickled and dimed on getting less than half back. It doesn't help to do any repairs or maintenance on your own, if you are able to, because it doesn't matter to them. Just call them for anything and everything. Document and get promises in writing on any future maintenance during walk-through. KJK also said they would clean outside windows once springtime came, never did. Said something about working on the decks, never did. Ignored our maintenance request for our heater not working properly. The heater inspector even looked at it and said it needed to be worked on. The heat never worked on the third floor. They chose a horrible, jacked up priced carpet cleaning co. Almost $600.00 to do 1 1/2 floors. Made up lies about carpet condition. They would not produce any photos of condition. Also, I will be reporting them with the BBB. "Mr Color of Portland inc. " What did the housekeeping have to clean? Wish they would have taken photos. Not to mention out of many things I had to clean when I moved in. Example: Had to vacuum 100's of dead beetles out from all the window sills. TRUST ME... I am a very clean person. Some of the cost were fine, but over priced. Apartment business has come a long way. 99% shysters. Also, they give you gift cards to post reviews just after you move in. Recently we had a clogged sink drain, and related laundry room drainage problems. My husband tried snaking the drain, then Drain-O. with no results. We place a maintenance request with KJK, and they promptly sent the maintenance personnel to take care of it. Problem fixed! If you're looking to rent from someone and want a responsive and respectful relationship with your property manager I recommend you look somewhere other than KJK. I've been living in a unit with friends for the past few months and KJK has been nothing but dismissive. Our internet hasn't worked for days and KJK has refused to even call the cable company even though it is included in our rent. As a business owner, KJK lost us a lot of money when they managed our multi-family properties. Staff failed to renew CL (craigslist) listings on vacant units. I had to remind them to keep the CL active. There were months of vacancies, which forced us to borrow to make the mortgage for one month owing to all the lost income. They hired a maintenance company that was unable to do the repairs and we were still charged, then charged again when a licensed plumber or electrician had to come back in to fix what maintenance couldn't. Despite repeated emails, staff failed to really carry out what we asked for directly with renting vacant units and managing turn-over costs. All of our units were rent ready and code compliant and they really ran up the turnover expenses. Our experience is that since KJK does both real estate and management--they are real estate brokers and then they turn around and manage the property for you--it's not beneficial to the client. We switched to a company that does, beginning, middle, end, property management. read more

This place is horrible! Several reasons-They let their tenants smoke cigarettes in non smoking buildings. They literally told me to take photos of the tenants smoking when I reported it. Why was this my responsibility? They don't do anything to help you out if you have a problem-we had roofers at our particular apartment building and I was sexually harassed by them daily for the 3 months they were there. I reported it and I was told that management spoke to them. And that was it. They had no qualms about putting me through being sexually harassed daily by the roofers. They should have fired them. The roofers used the word pu##y when talking to me and they commented on what I was wearing daily for 3 months. Kjk did not care. The roofers actually used another persons bathroom in their apartment and when the tenant found out and complained-kjk gave him $200 gift cards to make up for it. I got nothing. Then at the end of my lease I was called on the day my lease was up and they told me my boyfriend had to be on my lease and they were raising my rent. So I decided not to renew my lease. When I got my security deposit letter they took everything from me saying I was still responsible for 30 days even though my lease was up! They took me $700 from me! IN RESPONSE TO TROY D. These tenants are slandering an incredibly wonderful business that simply enforced the existing terms of the rental agreement they were assigned. I am the property manager who originally approved and placed these tenants in their rental home, and managed their tenancy up until late 2017, when those duties were transferred to KJK Properties. I can state with absolute accuracy, that at NO time, was indoor smoking permitted. EVERY rental agreement these tenants signed, stated in no unclear terms that indoor smoking was expressly prohibited. These documents also stated in plain terms that tenants would be responsible for ALL costs to restore the property back to its original smoke free condition. These tenants chose to break the rules that they agreed to, then slandered a very professional business simply enforcing the terms all parties agreed to. This is yet one more case of tenants failing to take any accountability for their actions, and maliciously slandering a business operating in excellent faith. read more

We hired KJK Properties initially to watch over a property we'd purchased in Portland, but that we couldn't move into for about 9 months. Finding a tenant was a secondary priority. During that time Jamie, our contact there, found us great tenants to help offset our costs, took care of all the property's needs including getting a great landscaper, dealing with an emergency water issue, and overseeing contracting work we wanted done before we moved in. We were 1,000 miles away the whole time and never even had the opportunity to meet in person until close to our move date! We got lots of updates, pictures, and excellent service. My partner and I just moved into a unit from KJK Properties, and the experience was overall really pleasant. We were moving from 1,000 miles away, and we found the place online. Moving into a new home from out of state can be stressful enough, but KJK was very accommodating of our inability to be there in person until the move-in date. We were able to have a local friend do a walk-through for us, with us on facetime, before we committed despite us not being there; additionally, KJK adjusted their policies so that we could pay our deposits and sign our lease from another state. Our home is definitely older, but you could tell the property management had done some recent work to upgrade the place, such as fresh paint and a new ceiling fan in the master bedroom, and we are very pleased with our new home. Christy met with us shortly after we moved in, and she was friendly and made us feel welcome. Most of the significant issues we had when we moved in (such as two doors being too swollen to open properly) were fixed within 24 hours. My only complaint is that there were some things that should have been taken care of before we moved in (such as mold all around the bathroom window, and moldy shower grips left in the bathtub which the maintenance person said we had to remove ourselves), and that there is not enough trash service for the number of people in our unit, which is becoming a problem. Overall though, they seem like a good company and I would recommend them to a friend. read more
