My husband and I were in the market to purchase a duplex with our close friends (and neighbors of many years). I started dipping my toes into the Los Angeles real estate market around the May of 2014, along with what seems like the entire population of Los Angeles, based on how demand started to skyrocket then. I did not have great luck on timing, I suppose, but I can confidently say I lucked out big time with a dream team of Realtors. I worked with both Peter and his colleague at Teles Properties, Eli Karon. Initially, Eli was recommended to me since he knew the west LA market really well. As I started attending more open houses, Peter joined the fun -- between the two of them, I always was covered. Dynamic duo is an understatement. It took three years, but I finally closed on a place that I love last month. I'm so glad that Peter and his team were with me on that long journey to homeownership. I must have looked at 50 places in 2015, and we made strong offers on three or four, only to be beat out in best and final offer situations. The joke among the three of us sadly became that if I graced a place with a visit, it was guaranteed to go into multiples well over asking price. C'est la vie. When "80's fantastic" places (without updates) started going for $100k over asking, I folded and renewed my lease, once more. Again, Peter and Eli were understanding of my decisions, and never became irritated or pushy when I decided to step out of the market yet again. A place popped up in the fall of 2016, and we made an offer. We got close. Very close. But the seller's agent was aggressively trying to make us negotiate against ourselves (they had no other offers) and we eventually walked. In hindsight, I'm glad it worked out that way. The thing is, Peter or Eli could have easily pushed me at that point to say, hey, this is like $50 more a month, just get this deal done already. But they didn't. This was just one of many occurrences where they showed me that they had my best interests at heart, and not their own. Peter and Eli stuck to their principles, and recommended a course of action that, in effect, diminished their likelihood of compensation. I cannot stress enough how fantastic it is to work with people who actually uphold that fiduciary duty to a client. May 2017 rolled around, and Eli contacted me about an off-market opportunity. I was reluctant given how the market has been, but he and Peter knew the selling agent at Teles, and they encouraged me to take a look. I guess it was meant to be. The purchase process was smooth, and I have Peter and Eli to thank for providing me with the guidance necessary to navigate the purchase as a first-time buyer. Besides putting up with (literally) hundreds of emails from me, which received quick responses, Peter and Eli were readily available to hop on the phone to walk through options and discuss the process. We had to work out a few details during escrow with the sellers, but I had the best team for the job. Peter and Eli always offered great advice on which paths to take, but were very receptive to my ideas and concerns. They were my trusty sherpas as I ascended the stressful mountain of first-time homeownership. Peter is not only a fantastic realtor, but an amazing human being. A Zen-master. He's kind, jovial, optimistic, and has a phenomenal outlook on life and the world. You may wonder why this matters, but meet him, and trust me, you'll feel better having that kind of character on your side. I think perhaps the best example of the kind of person Peter is came two days before my move. Through some miscommunication, the sellers ended up leaving an old grill, a 15' potted tree, an insanely heavy plaster water feature, about a dozen potted plants, and two wrought iron plant racks in an enclosed patio. The only way to get it all out was through the front door, and that needed to happen before my furniture showed up. I was massively stressed about it, and I think Peter could relate (he's as, ahem, "detail oriented" as I am). Without a second thought, Peter told me he was going over to my new place after his showing to get the stuff out. By the time I showed up, he had already removed most of the potted plants and was hard at work getting the iron racks out. But for the lack of the right tools, I think Peter would have gotten the space fully cleared. I called a junk hauler for the remainder the next day, but the mere fact that Peter was ready to get his hands dirty on a moment's notice, with no personal benefit to gain, is an indicator of his character. How many Realtors would do that for a client? Finally, I'd be remiss if I didn't mention Eli's executive assistant, Danielle. She is one of the friendliest people you will ever meet, and she will gladly jump in to help make arrangements for various services needed during the closing process.
