Had to chase them for days to get money returned and currently taking legal action against them. A complete joke. Avoid at all costs! Don't even want to give them 1 star!

I have never come across a more unprofessional, negligent and rude letting agency. They have caused us so much anguish, every interaction has been a battle, it's been impossible to get them to meet their legal obligations as landlord, we've had to pay for repairs ourselves on multiple occasions. Work has been promised and then a year and a half later still not carried out. They hide behind the home owner, although they are managing the property. These guys are so adept at deflecting issues when you go and see them in person, it's hardly a surprise a different customer was shouting at them when we first signed up with them. We should have just turned around and left then and saved ourselves so much hassle. They'll promise the world and then just *bleep* you over. You will always have a hard time getting hold of them, they don't reply to email, there is no OOH phone line, they make promises they don't keep. They even made the exit a nightmare by giving bad reviews despite us looking after the property, paying for repairs ourselves and always paying them on time. I have never written a review before, but I almost feel like I have to warn people. I am telling everyone I know to stear clear, I don't want anyone having them go through such a horrific customer experience. Just run far away and don't look back.

    DO NOT RENT THROUGH THIS COMPANY!! They will steal your deposit…read more We have been trying to get our deposit returned for two years. We left the house in excellent condition after spending a full day cleaning. They took a photo of a cobweb and dust on a skirting board, claiming that they had spent hundreds of pounds on cleaning services which they were taking off the deposit. They also charged for various other tiny details but never managed to produce any receipts. They would not return the remaining deposit despite persistent phone calls and visits to the office. Apparently, only Tom can deal with the issues and we wasted many phone calls ringing and speaking to the other staff, as Tom was always conveniently out of the office. Tom never calls back and is arrogant and unpleasant when you finally have the misfortune to have to deal with him. Overall, a bad experience. I hope the landlord commenting below wins his court case, his story does not surprise me.

Thom who runs this company is a liar and crook. He owes me several thousand pounds. I have associates who had properties listed with Thom and his bunch of monkeys, and they are owed thousands of pounds in rent that Thom has definitely collected but pocketed. This is not just a case of tenants not paying...this is a crooked letting agent. I am currently in the process of taking him to court. Tenants beware too. He does not always put your deposit into the scheme as he legally should, and some of the tenants I had are still trying to get back their deposits. Thom claims to be a member of the ARLA. Im not sure if this is true, but when I contacted them, they suggested I try and resolve this issue directly. Waste of time the ARLA are. Thom is a short dumpy looking man...beware!

    After my Didsbury squatting days I was a bit slapdash getting accomodation sorted, and ended up…read moreliving with a sort-of friend and his three male housemates, who were with Manchester Easy Rent. It was a shortlived affair, because the first night I was there without the boyf (who had returned to Uni in Brum), the biggest, scariest of the housemates got off his face on ketamine and assaulted me. Obviously, this is a horrible story, and I don't want to depress you Yelpers, but the back story is necessary for you to understand how good Manchester Easy Rent are. I immediately called them, and explained the situation, and that I could not stay any longer in that house. A few days of sleeping on Tea Snob Friend's couch while I started my first grown up job, and they'd found me a few alternatives. Though most of them involved moving in with other people (which I was obviously reluctant to do...) one was a nice little one-bedroom flat in Withington. I went for it. The process was very simple and within a week of the incident, I was moving into a flat I could call home. And I did for 8 months call it home. Throughout my tenancy, I always found MER were happy to help in any situation, including prodding my landlord to get him to replace things when they broke, and that sort of thing. It's a rough and ready service, family run, and they don't offer anything in the way of lush city centre living. However, if you're looking to live in Fallowfield or Withington, and want a good, human service from decent people, MER's spot-on.

    My tenancy with Manchester Easy Rent ended five weeks ago and I will definitely not be renting…read morethrough them again in future. It stated in my contract that I would be given at least 24 hours notice if they were going to enter the property or show potential new tenants around, however on one occasion I was given no notice of a house viewing and was still in bed when Phil arrived in the morning with two viewers. On another occasion, I was sent a text message at 10:27am to notify me that someone would be coming to the house before 12pm that day. However, my main problem has started since my tenancy has ended. Three days before the end of my tenancy an agent came to check the house and told me I would be getting my full deposit back and to just do a general clean before I left, which I did do. On the last morning of my tenancy (June 30th 2014) I received a text message from MER asking what time I was leaving so that someone could come and check the house and I replied saying I would be going at 11:30am. I waited until 12:15pm but nobody turned up and I then had to leave to make my way to my new place. I then heard nothing from them until July 22nd when I was sent a text message telling me to log in to the DPS website as my deposit was ready to be returned. I logged in and saw that they were proposing to deduct £85 from my deposit, although they had not discussed this with me at all or given me any reason as to why. I contacted them and they told me that the charge was for cleaning but as I had cleaned the whole house on the last day of my tenancy, I disputed this. They then sent me a few photos to explain why they were charging me; one was of the fridge which I accepted I had forgotten to clean out but one was of a kitchen cupboard that had a leaked carton of slug repellent inside; I had taken a photo of this same cupboard and also specified it's condition on the inventory when I first moved in to the house. I was then told that the house had been professionally cleaned on July 1st 2013 ready for the start of my tenancy and that therefore the house was not left in the same condition so they had had to get it professionally cleaned again at the end of my tenancy and that was what the £85 charge was for. For the record, I also dispute the claim that it was professionally cleaned before we moved in as on the day we got the keys, one of the agents was in the property wearing rubber gloves and doing some cleaning himself, and the house was not cleaned to a professional standard. They have told me they have spoken to the owner of the house and she has agreed to pay half of the cleaning costs and so my charge would now be£42.50. I still feel that my charge is highly unfair and could have been avoided had somebody from the agency come to complete a check-out on the last day, as I had been told they would. I also think it is unacceptable that MER did not discuss or make me aware of any charges being made once they had eventually checked the house after I left, and just proposed to deduct £85 from my deposit without any explanation. Furthermore, I asked MER for a copy of the invoice from the cleaning company used at the end of my tenancy and they sent me one but there is no date on it and so no indication of whether they actually hired cleaners at the end of my tenancy. I also asked some questions about proof of the property being professionally cleaned at the start and end of my tenancy and these were ignored. My advice to anyone if you are going to rent through them - take as many photographs as you can of the property when you first move in and on the day you are moving out, do not leave the property until somebody has come to check it before you leave and discussed any deduction from your deposit with you.
