Although it was fixed eventually, the apartment failed to answer the phone and even the emergency line when we were without water in the evening. Our water heater was making an extremely loud noise during late hours, We were smart enough to turn it off, but for others they panicked and didn't know what to do, so it broke. If there is an emergency line, we should be able to call. There is somewhat of a mold problem. Black Mold would form in our guest bathroom toilet if not cleaned weekly. Red streaks would form in our toilet that we did use frequently, which we found out was some sort of bacteria. The faucet water is not healthy and contains lots of iron after doing some water tests, and the water is very hard. Our sink in the kitchen would constantly leak. The toilets would have a hard time flushing. Overall the plumbing was not the best. Community was kept clean, and they made sure to take care of pets poops and keep people responsible with DNA testing, which was nice. Our main issues was the plumbing and mold. For what we paid, we didn't feel like this place was as high quality as it should of been. Like I said, very pretty , the pool was great, the people at the front are nice, we just had problems and decided to leave.

People complained about the smallest things, but my experience was genuinely great. My apartment itself was beautiful--very upscale, thoughtfully designed, and honestly incomparable to any other unit I've lived in (2 bed, 2 bath, 3rd floor). I also had a gorgeous lake view that I never got tired of. The move‑in incentives were solid, and the staff--from the office to maintenance--were consistently amazing. The office team didn't just host "events" for show; they put real effort into them. There were multiple times where they had an open bar, and everything felt intentional and well done. Maintenance was fast, friendly, and reliable. Someone once let their dog poop right in front of my door, and maintenance came to clean it up just a few hours after I submitted the request. The amenities were also great and rarely out of service. The only thing that stayed broken was the gate--and that was because residents kept breaking it, not the property. If I had to complain about anything, it would be the noise. But honestly, it wasn't bad. I didn't even realize how "normal" it was until I moved into a townhome and experienced how much quieter that is. The noise level here is the same as any other apartment community. If noise is that shocking to you... buy a house. All in all, I had a great experience living here. The community is beautiful, the staff is wonderful, and the amenities are solid.     Our experience at Altis Grand Suncoast was EXTREMELY disappointing. My husband and I moved in…read moreduring construction in December 2023 and found our unit dusty and clearly not cleaned. We called the front office and were told that if it wasn't clean, it was NOT their fault. Pest issues were constant, and despite raising concerns, the response was dismissive. Management frequently shifted blame and showed little accountability. What made matters worse was the unprofessional and rude behavior from multiple managers, including us being belittled in front of other residents and yelled at over the phone when expressing valid concerns. There was also constant staff turnover, which made resolving issues nearly impossible. In April 2024, our bathroom flooded due to negligence from the unit above--one of the residents being a front office employee who is now an assistant property manager. When we brought up ongoing noise issues, we were met with hostility instead of solutions. Upon moving out in June 2025, we were unfairly charged $680 for carpet damage we did not cause and were falsely accused of having a pet (we do not like pets at all!!), despite providing photo evidence and repeated clarification. My Husband and I strongly DO NOT recommend living here. Between the lack of professionalism, unresolved management and pest issues, constant pet feces almost everywhere, cheaply made objects in the apartment that would easily rust, and consistently rude management, this complex caused more stress than it was worth. If you want to save your mental health and energy, DO NOT LIVE HERE!!

Maintenance have entered the unit unannounced multiple times. You cannot walk the property without stepping on dog poop. The gym has been vandalized and broken multiple times. AC units are constantly broken. Paper thin walls, you can hear everything your neighbor does from all sides. Valet never picks up trash on time or consistently but there's a $25 charge for their error. Notices like pest control, fire alarm testing etc, are always given out same day never in advance. Please be mindful that there's a reason there are so many available units as well as competitive rent. Do not lease here.

Pros: The Apartment: The style of the apartments is very up to date. Sleek design of the cabinetry & granite counter tops. The wood style flooring throughout the common areas, large closet, high ceilings and the floor to ceiling tile in the glass shower. Everything is very modern yet classic. I love the open floor plan each of the units has, it makes 700 sq feet of living space feel much more than there is. The Amenities: the pool & amenities are nice. Two grills which are cleaned every weekday morning. Clean pool which never smells of too much chlorine or chemicals. Lots of seating available for both in the sun and in the shade. The gym is also usually always very clean & has lots of nice up to date equipment. Typically open 24/7 with the exception of COVID. LuxerOne boxes available to pick up packages in a safe location. The Staff: the staff are always very pleasant, kind and helpful. The switch was a bit clunky as the staff were getting to know the neighbors and the grounds but they quickly picked things up. Cons: The Apartment: The unit we are in doesn't have a pantry. We've had to turn the hall closet which should hold cleaning supplies and vacuum into a pantry. The quality of the construction is super shotty. The windows in our bedroom are not level (even to the naked eye). The drywall had upon move in, scratches, dings, chips and noticeable repairs done during the build. There's dried up grout at the bottom of the shower pan. The construction and quality is WAAAAY bad. The cabinets get chipped, dinged and scratches very easily. Thin walls. The walls are INSANELY thin. You can hear everything. Our unit is just near the stairs and we have to ask people to stop hanging out by the stairs because we hear everything in our unit (see neighbors for more details). The Grounds: not enough dog stations for pet waste. There is a VERY BAD issue with dog feces all over the grounds but there's not enough pet waste stations to encourage those to pick up their waste. That might be part of the problem (with the exception of lazy people). The trash is a HUGE issue and really wasn't in 2018 when we first moved in. Now that the apartment is at a higher capacity there is a major trash issue. Trash is typically picked up from the ONE unit for the entire complex on Monday or Tuesday. The trash by Sunday is full and people are then stacking up the trash outside of the large compactor. People are also more often now dumping used furniture, beds, couches, dressers, etc outside of the dumpster thus really bringing down the quality and appearance we pay for. This has been an issue for about 6 months or more now. Grass care during the spring and summer months, the grass gets fairly tall and if you have small pets you cannot see the poop to pick it up in the grass. You have to really dig for it and use a flashlight to find it at night. The grass needs to be mowed twice a week but only comes once a week. The Neighbors: we've been fortunate enough to make some life long friends at this complex very early on. But over the last year we've really seen the quality of neighbors decrease. I'm not sure if restrictions have changed but the neighbors above us have too many people living in their unit. They leave their dogs outside for extended periods of time who bark non-stop. They have zero consideration for being on the third floor and stomp around at all hours of the night. The other third floor neighbors are always arguing and are absolutely irresponsible and senile. They park all over the place and even ran into a neighbor because they didn't bother looking when they backed out of their spot. New neighbors are now across the hall and also have plenty of people and children staying in a small unit. These new people also hangout outside of our unit where we can hear everything causing our dogs to bark. We've asked nicely they stop hanging out in the hallway because of how much it echoes and yet they don't care. 08/03 Edit: edit to add not everyone in the household receives emails & notices. And if you ask the staff to fix it they won't. Even if they were going to, staff rotates so much they don't even know who you are. So it's pointless. 08/04 Edit: we were notified AFTER the fact that to now use the amenities a rubber Chinese made wrist band now must be worn. In addition to utilizing the keys to access the amenities. If misplaced there's a $25 fee. We were never given formal notification of this change. Dropping my review down to 1-Star because at this point it's always something new that's not in favor or benefit to the tenant.

I did everything right it was well within the time frame, I listed the referring residents names and their unit number... And I'm getting lied to and given a tough time. Nowhere in the email does it say it has to be a brand new resident. Foh. Dont offer it if you aren't going to honor it ! Can renters just not pay their rent bc that was a deal too ? Or do you hide behind a system when that happens? Bs.

I…read morewould strongly advise anyone who decides to entertain the potential opportunity to reside here to look elsewhere. In short, I have never seen a properly poorly mismanaged like this one. Sure from the road a pictures online its a beautiful place on the outside, but once you've been given a tour of all the possibilities everything goes down hill. 1. The back door that leads from the clubhouse to the pool area is always locked during business hours so you always need to walk around to the front of building to get in or hope someone hears you knocking. 2. There are constantly dead roaches along the halls a stairwell. 3. The elevator constantly rattles and feels unsafe. 4. The grills as well as the fire pit inside of the swimming pool area were completely inoperable during Easter Sunday. We were told last year that there was a budget approved for new grills and nothing was installed then. As of about 2 weeks ago the pool was closed for maintenance and there was mention once again that new grills were getting installed and I was told would done before Memorial Day weekend. Today's 5/13 and absolutely nothing has been replaced or fixed regarding the grills and fire pit. 5. Lastly, I received a BS trash violation because my wife set boxes outside of our apartment temporarily to clean during the day only to have later broken them down and put into a plastic bag for pick up that same night (and yes, they were picked up). We pay $35 per month for trash pick-up only for the garbage folks to not show up when they are supposed to and I have mentioned this to the office a few times. However, we are supposed to excuse this behavior and be understanding. The list I could continue but I won't. I just know that the property manager Nick has not at all been held accountable for any of his actions or lack thereof yet as a paying resident who has never been late with rent and has paid every month prior to the 1st and in full, I cannot have fully and properly function amenities as part of my rent? Who's to be held accountable in that regard? I would strongly urge anyone considering living here to be very cautious and ask tons of questions prior to signing any lease. Unfortunately we have already renewed, but I can assure you in the future should Nick still be around we will not be here.
