The hallways and carpets are often covered in a buildup of pet waste, urine stains, spilled food, and other debris, creating a serious health and sanitation concern. Dog waste is regularly left throughout the community, sometimes for days. On my most recent visit, I witnessed a large pile of dog waste near the pool area that several maintenance staff walked or drove past without addressing. The community has a lot of potential, but the lack of accountability from both residents and management is disappointing. Prospective renters should take the time to walk around Building 5705 and other less-visible areas of the property rather than relying solely on the buildings shown during tours. At this point, the complex should invest in adding cameras in this area and rewarding tenants with $500 off their rent if they snitch on tenants who leave poop and throw up around the building. I hope this review receives more attention than the calls, visits, and maintenance requests that have gone unanswered. On top of the the maintenance staff that wear blue constantly do nothing. They ride around the golf carts having their conversations on blast or playing music and get paid to maintain nothing because they don't clean or maintain and they damn sure don't even take the time to raise the issues they witness to the office. People complained about the smallest things, but my experience was genuinely great. My apartment itself was beautiful--very upscale, thoughtfully designed, and honestly incomparable to any other unit I've lived in (2 bed, 2 bath, 3rd floor). I also had a gorgeous lake view that I never got tired of. The move‑in incentives were solid, and the staff--from the office to maintenance--were consistently amazing. The office team didn't just host "events" for show; they put real effort into them. There were multiple times where they had an open bar, and everything felt intentional and well done. Maintenance was fast, friendly, and reliable. Someone once let their dog poop right in front of my door, and maintenance came to clean it up just a few hours after I submitted the request. The amenities were also great and rarely out of service. The only thing that stayed broken was the gate--and that was because residents kept breaking it, not the property. If I had to complain about anything, it would be the noise. But honestly, it wasn't bad. I didn't even realize how "normal" it was until I moved into a townhome and experienced how much quieter that is. The noise level here is the same as any other apartment community. If noise is that shocking to you... buy a house. All in all, I had a great experience living here. The community is beautiful, the staff is wonderful, and the amenities are solid. We called the front office and were told that if it wasn't clean, it was NOT their fault. Pest issues were constant, and despite raising concerns, the response was dismissive. Management frequently shifted blame and showed little accountability. What made matters worse was the unprofessional and rude behavior from multiple managers, including us being belittled in front of other residents and yelled at over the phone when expressing valid concerns. There was also constant staff turnover, which made resolving issues nearly impossible. In April 2024, our bathroom flooded due to negligence from the unit above--one of the residents being a front office employee who is now an assistant property manager. When we brought up ongoing noise issues, we were met with hostility instead of solutions. Upon moving out in June 2025, we were unfairly charged $680 for carpet damage we did not cause and were falsely accused of having a pet (we do not like pets at all!!), despite providing photo evidence and repeated clarification. My Husband and I strongly DO NOT recommend living here. Between the lack of professionalism, unresolved management and pest issues, constant pet feces almost everywhere, cheaply made objects in the apartment that would easily rust, and consistently rude management, this complex caused more stress than it was worth. If you want to save your mental health and energy, DO NOT LIVE HERE!!

Although rent prices are insane and the price we are paying for a one bedroom is in no way shape ideal, it is a beautiful community. The amenities are beautiful. The layout I love! The kitchen I love! I wish the showers were walk-ins but I've gotten used to the tubs. The A/C works just fine. We do see an occasional bug from time to time (we are neat freaks) but it's hasn't been an issue. The gym is very small and not really realistic for us. We ended up getting a membership at crunch but it is in walking distance. It's a great area. Not a lot of younger kids (in tampa you were always waking up to parties, loud cars etc) I don't have any noise problems other then sometimes when I'm working from home I hear them do lawn work but it's very quick and something I've gotten use too. Neighbors are so sweet and kind! The leasing office staff is amazing! Super sweet always address our questions and any concerns we may have. Over all it has been a pleasure living here! The only cons I have are -Pricing (wish it was cheaper but all rent is crazy) -Elevators (wish there were elevators, It's a pain walking up with groceries and we also had my mom visit and she couldn't get up the stairs easily because she is disabled) but we did choose to be on the third floor because our last two apartments we always had noise issues so with us both working from home we needed to avoid that issue. -outside there are always a bunch of spider eggs in the hallways, I haven't seen very many but the occasional one in the house but they are in the hallways so I wish they would do like a weekly maintenance thing for that but I don't complain about that Pros -Amazing layouts -Construction is awesome (upper floors have carpeting which I can imagine would help with noise issues if any) -Spacious one bedrooms -Safe community in a good area -Staff is awesome -Pool is great

Many long-term residents have noticed the difference between the previous front office team and the current one. Former employees consistently treated residents with professionalism, greeted people by name, and maintained a welcoming atmosphere. Since the transition in staff, those standards appear to have disappeared. The current Property Manager, P, frequently passes residents without acknowledging them. I have also heard from another resident who previously lived at a property she managed that this type of dismissive behavior was common there as well. While personality differences alone may not be an issue, the consistent lack of professionalism from leadership contributes to an increasingly negative environment at a property marketed as a luxury community. The Assistant Property Manager, B, has displayed behavior that is even more concerning. While I cannot definitively prove discrimination, I have personally witnessed interactions that raise questions about unequal treatment of residents. In one instance, I observed a resident speak to him and receive no response. Immediately afterward, when I approached him, he greeted me before I even spoke. Since that moment, I have paid closer attention to his interactions with residents and have noticed similar patterns of selective engagement. Other residents have mentioned similar experiences, and this raises concerns about potential favoritism and inconsistent treatment. Whether intentional or not, these types of interactions can create the perception of unequal treatment, which is particularly concerning in the context of Fair Housing compliance. Residents are also hesitant to file complaints because they fear retaliation or being ignored afterward. When residents feel uncomfortable raising concerns, it reflects a serious breakdown in trust between management and the community. The physical condition of the property has also deteriorated. Common areas are often dirty, and the grounds--particularly in the back areas of the buildings--have a strong odor and frequently contain unattended pet waste. As a pet owner, there are times when I feel uncomfortable walking my dog around the property due to the poor upkeep. Additionally, I would like to raise concerns regarding several potential internal policy violations and conflicts of interest. It is my understanding that the Assistant Property Manager married a former resident who previously lived at the property. While she has since moved, their relationship reportedly began while she was still living on site. This situation raises reasonable questions regarding whether the relationship was disclosed to management and whether any preferential treatment may have occurred during her residency, such as prioritized maintenance requests, waived fees, or lease considerations. The marriage license is public on the Clerk's website for verification. Furthermore, there appears to be a potential conflict of interest within the maintenance department. The current Maintenance Supervisor reportedly hired a personal friend who now works directly under him. From conversations I overheard in the breezeways, the supervisor was advising this individual on what to include on his application so that HR would select it. The individual was later hired and now appears to report directly to the same supervisor who assisted him during the application process. More concerning is that this employee appears to reside in the same apartment as the Maintenance Supervisor. If accurate, this situation raises significant concerns regarding conflicts of interest, supervision integrity, and compliance with standard property management hiring and ethics policies. In addition, there are concerns about rule enforcement. Management regularly sends notices about smoking restrictions on the property, yet the Maintenance Supervisor is frequently seen smoking on his patio with other residents. If employees responsible for enforcing policies are openly violating them, it undermines management's credibility and ability to enforce rules fairly. Taken individually, some of these issues may appear minor. However, when multiple concerns involving management conduct, potential favoritism, conflicts of interest, inconsistent rule enforcement, and possible Fair Housing implications occur at the same property within a short period of time, it creates serious concerns about oversight and compliance. My intention in raising these concerns is not to cause conflict but to ensure that the property is operating in accordance with professional management standards, Fair Housing requirements, and ethical employment practices. Many residents chose this community because it was marketed as a well-managed luxury property, and we hope to see those standards restored.

Most of the so called crime that another reviewer wrote about is just a few domestic disputes, (arguments), and a few younger folks who have had a little too much to drink. Not much different than my previous subdivision. The neighborhood is vey safe and walkable. The staff is terrific, and the maintenance guys are a riot, and always really helpful. Lots of dogs live here, which is super fun and a great way to meet people. There is a city dog park just down the street, as well as a performing arts center, a Sprouts, multiple restaurants and our vet and dentist. All are within very easy walking distance. Food trucks are here more or less weekly, some great, others fair. Our screened in porch is great for morning coffee and evening cocktails. All and all has it been quite chill for us!

The property is attractive, clean, and generally well maintained. However, my experience as a…read moreresident included several issues that prospective tenants should be aware of. The first issue involved the lease termination terms. When I signed my lease, I was offered a move-in special that included one month of free rent. However, no one explained that if I decided to terminate the lease early, I would be required to repay that free month's rent in addition to the standard lease-break fees. When I provided notice that I would be moving out, the Property Manager informed me that I would be responsible for paying two months' rent, as required by the lease, plus reimbursement of the free month that had been offered at move-in. When I explained that this requirement had never been disclosed to me, he acknowledged that it was a newer policy and suggested that it may not have been clearly explained at the time I signed the lease. I asked whether he could discuss the situation with the property owners and request a reduction of at least part of the additional charge. A few days later, he informed me that he had spoken with the owners, but they declined to make any adjustment. The second issue involved access to my garage. On numerous occasions, a truck with an attached trailer was parked in a manner that blocked access, making it impossible for me to park my vehicle inside my garage. After I raised the issue with maintenance staff, the truck was moved to a different location. Unfortunately, a large dumpster was then placed directly in front of my garage and remained there for several weeks, again preventing me from using the garage as intended. One final observation: if you need assistance from the office, I would not recommend stopping by on Fridays. In my experience, the office often closed early or was not open during posted business hours.
