I was referred by my agent because she didn't like working with my current lender out of state in hopes with my good credit, I could get a lower rate. My locked in lender was waiting for a little more of a federal drop. I was told by my agent she liked looking cal lenders in town and this was a friend and they could help. I was excited Yes I did get 5.99. BUT unlike my existing lender I wasn't advised they were running a hard credit check. Also my existing lender loaned almost two tine as much as they did. Plus I was told right away that my loan would be sold. I hadn't dismissed my existing lender. And although my score is high it only dropped a few points but I thought all ran a soft credit, until I really signed on the dotted line. It all worked out fine. My existing lender gave me a 4.99 rate. My agent and Pike were just too quick moving like I was a number and what they offered would only benefit them. read more

Horrible ... my sister dealt with Mark and it has been an absolute nightmare. This process should take no more than a matter of months if you're working with a good company. They should be guiding you on your options, the process, what you qualify for or don't, what options they may or may not have for you ... doing their job in other words. They did NONE of that and it was drug out for a solid year. They pulled my brother in laws credit 8 times with ought his authorization and pulled my sisters at least three that she did not authorize effecting their credit (an easy Fair Credit Reporting Act case by the way if anyone else experienced this with them). Brian is NOT a first class businessman. Please do your research first before using this company. My daughter was preapproved for FHA, put an offer on a house, got accepted, and paid the 3K deposit, inspection, and appraisal- all to then be told that she did not qualify for said loan. Brian advised her to make all of these out of pocket payments when paperwork on their end was not complete. Brian emailed her at 430 AM saying the loan was on pause and then proceeded not to respond to her. Thankfully, she was able to qualify for a conventional loan through another company with a lower interest rate and closing costs! I could not have had a worse experience from start to finish. I've had mortgages before so I know that the way Pike Creek operates is absolutely unacceptable and unprofessional. It was not clear whether or not I'd be able to settle on the day of settlement and I had to come up with several thousand dollars, in cash, more on that very day. I thought it was over after that but no, Pike Creek didn't pay the taxes they were supposed to pay until I caught it and I was forced to suddenly do additional paperwork while being told if I didn't, I might have to go through the entire income verification process again two months after I moved into the house. One of the happiest days of my life was when I found out my mortgage was transferred to another company. I would strongly recommend to stay away from Pike Creek Mortgage. read more

They didn't keep up with the seller of the home that their buyer couldn't get the mortgage through them due to lack of down payment access and allowed the buyer to suffer the expenses of moving out and then having to move back in the home, two weeks after the settlement was to happen. Maybe they need to watch the loan officers more closely so this doesn't happen again. read more

RUN! I cannot stress this enough. If you are dealing with real estate in any way and you see Pike Creek Mortgage anywhere in the process RUN! Do not accept any offer that is working with Pike Creek, certainly do not solicit Pike Creek for your purchase. If your buyers have buyers make sure they are not using Pike Creek. Why? Where to start? their communication is terrible and balls are constantly being dropped. Some history I sold my house and my buyers were selling their house to a first time home buyer who was using Brian Atallian as his mortgage consultant. A respectable name in the industry I am told but would strongly disagree. A first time home buyer would need some hand holding from their mortgage company this is done to prevent issues around closing. Long story short, so many balls were dropped by Brian and Pike Creek, from follow up with his buyer, application submittals with Delaware State Housing Authority (Done the day of closing for the first time when it takes at least 24hours to process...), finalizing closing documents, making excuses and not solving any of the problems they made. Zero urgency surrounding multiple house closings being delayed by the severe incompetence of Pike Creek Mortgage. So why run? if the above wasn't enough then add smug attitude of Brian when he was called, the follow up promises that were not met by the sales manager Paul, the absolute zero response or follow up from both the President Wayne and Vice President Joe. Why do business with a company that has no respect for urgent matters that their own incompetence created? Why risk it if Pike Creek's leadership team isn't willing to step in and assist? That tells me Pike Creeks' leadership doesn't care about their own business so do you think they care about yours? There are so many better options out there but the risk is who are your buyer using? Who is your buyers buyer using? Is anyone in the sale using or promoting Pike Creek Mortgage? Then RUN! In this market you need a competent partner, Pike Creek is not that partner. read more

Our experience with Pike Creek started with the most amazing loan officer. She walked us through every step of the process and created such an amazing experience. If the story ended here this would have been a five star review. We had such a great experience that I begged for our Mortgage to stay with her organization Pike Creek and not be sold because of that relationship. Since that Time I have had SO MANY issues with my account - mishandeling of not only my escrow account but my mortgage as well. Mark Moses (son of the owner) is all lip service. After too many issues I stopped in the office requesting a meeting with the owner Wayne Moses and Mark to discuss the issues I was facing and corrective actions to avoid this with not only my account but to assure this wouldn't happen in the future for any other customer. Wayne didn't have the courtesy to show or call and sent a proxy who just nodded his head. I spoke directly to Marks face, and expressed my concerns for his capabilities running the departments and he assured me that my account would be handled appropriately moving forward. Fast forward to me sending a principal only payment in recently. Not only was the check and payment slip highlighted and bold lettering to identify a principal payment it was still processed incorrectly. Once bringing it Mark"s and Wayne's attention is was still corrected incorrectly and I had to have it recorrected. To date the owner couldn't be bothered to communicate with me. Therefore I feel it important to share my experience for anyone looking for a loan to do their do diligence in researching out a reputable mortgage company. I have plenty of documentation to support and now wish they sold my loan from the beginning. read more

Terrible experience. I went through the entire process providing all documents for a refinance of a condo in an excellent location. The underwriter rejected it for some issue with the property. I was fine with that but I wanted to use the appraisal with another lender but they flat out refused and were very uncooperative. All they had to do was provide an approval for the appraisal that I had paid for but they didn't. I ended up paying again for the appraisal. They are nice enough when they are processing your application but turn a cold shoulder the minute their work is done. Definitely will not recommend. read more

The process of obtaining the loan was a breeze. I cannot speak highly enough about Benjamin. He was attentive in answering numerous questions quickly, he was very courteous on the phone. All was great, he locked us into a really low rate. Fast forward to our first property tax to be paid with our escrow. I just so happened to reach out to Pike Creek to make sure they didn't need anything from me. I was told they were all set, but to email the tax statement to them for their records. I did so immediately, but received no human response. The email address has a "do not reply" but an automated response told me my email would be routed to the correct department. After receiving a delinquent bill from the county I started the frustrating process of contacting someone at Pike Creek Mortage Services and was met with long wait times (45min+) and a ridiculous automated system that takes forever to finally even be put on hold to speak with a human. I have spoken with 10+ customer service representatives. All who were polite but couldn't effectively assist me. There wasn't a supervisor available to assist me but I was promised a call back. It was a week and a half with no call back so I had to call back. Pike Creek has sent the tax payment to the incorrect address, well after the due date set by my county. I have no clue where Pike Creek obtained the bogus address since I have emailed them twice the correct address on the tax statement. So I am in this holding pattern of waiting for Pike Creek to cancel the first payment and resubmit the tax payment to the correct address. Apparently, the customer service department can't do this without a supervisor. Which loops me back to the issue of a supervisor not being available. Is this company a scam!?! read more

This mortgage service company didn't pay property tax out of escrow. We contacted them but got no response. We complained to CFPB and finally got in touch with someone. They finally paid our property tax, not once but twice! So now they ran an escrow re-recalculation and found our escrow has been depleted (they paid twice...). So they decide to charge us 30% more each month. So if you have to misfortune to be sold to this company, make sure you complain to CFPB, local government, courts, etc. That's the only way you can get in touch. We are bringing this company to court if this doesn't get resolve soon. And they will find out if it will be easier and cheaper to pay property tax on time and resolve our issues. read more

Buyer beware. Pike Creek is not an ethical organization. Based on my experience with Pike Creek representatives I have come to conclusion that they are unethical and corner the clients into bad lending terms. Pike Creek team were engaged with me to close on a brand new construction. They maintained an illusion of rate lock and even got a ton of documents from me under the pretext that they were "extending" the rate lock. They did the "rate extension" twice. Exactly 1 week before the closing they sent a document to "lock" the rate. When I expressed my surprise, they maintained that rate is never locked until there is a clear closing date[almost in a condescending tone]. Naturally I wanted to review initial rate lock paperwork but Sean and team had cleverly deleted that from data room. It was too short a time for me to change lender so I was forced to accept new rate. Then Sean gave me a lot of rates [each one several points higher than market] with various cash-to-close amounts. At this time they cleverly did not disclose that they were hiding their fee in the guise of points and never offered 0 points rate option. Being a seasoned real estate customer this is the only broker I have come across that offered lowest lending cost of 2%. For my jumbo loans this was 1000s of $$s. Remember this is over and above all the other lending fees that they were going to collect. I only found out when they send closing disclosure to me for signature. When I questioned they bullied me with "if you go to other lenders now you will end up paying builder fees for each day of delay plus the rebate we are giving in transfer taxes. I pulled all my resources and closed the deal in cash. I am never going to engage Pike Creek ever again. read more

Run far far away from this mortgage company!!! I am representing a buyer purchasing a condo, and they told her what she wanted to hear to reel her in. But now that we are close to closing escrow, they have gone completely dark and will not return emails or phone calls. I'm not sure if they are even going to finish the process, which will leave the buyer high and dry. And if they materialize at this point, it looks like we will be forced to close over a week late, which will leave the buyer homeless for that time. They are causing a ridiculous amount of unnecessary stress by simply refusing to communicate in any way. There are so many options, you can find one much better than Pike Creek Mortgage! read more

Do NOT use this mortgage company! Mark Coffman has to be the very best example of the worst possible customer service ever. We were given a commitment letter that our payment would be 1000.77, and when we asked Michelle Peters in an email if that included everything (taxes, interest, and insurance), she said yes. My husband got a call from Mark four days later stating very coldly that Michelle was wrong and the amount will be 1220.00 +... We have been dicked around when it came to our closing date... first it was 4/20... now it MIGHT be 4/30 "at the latest"... after we made it clear we needed out of our apartment by 5/1. We were also told our loan was approved and then got a denial letter. Apparently the date supplied by the seller when he acquired the deed to the home was incorrect so we were forced to resign and resubmit all of the paperwork reflecting new dates, including the same damn tax information and pay stubs we already gave them! When I called to vent my frustration to Mark, he called my husband and proceeded to insult me. My husband told me what was said and I was furious! Never EVER go through this company! It has soured our first time home buying experience, and with me being 4 months pregnant, I certainly didn't want or need this ridiculous amount of stress. read more

This is possibly the worst customer experience I have EVER had in my life, and I am a Comcast customer! I was warned by a friend who went through them NOT TO, but my realtor recommended them. Please, save yourself the stress and find another mortgage company. Should have trusted my friend. I have spent two weeks being dicked around by Ben Besosa, being told I am approved, I am not approved, I need more money, I need better credit, I need this, I need that and yet he NEVER could give me a yes or no to whether I was or was not approved and for how much. TWO WEEKS. And why has it taken so long?! BECAUSE HE NEVER EVER CONTACTED ME WHEN HE SAID HE WOULD. Thursday (2 weeks ago) at 9 am I receive a text stating he would have an answer to me by the end of the day...DIDN'T hear from him for a week! I called, left messages NOTHING. What kind of business is that?! When he finally did call me a week later we went over all the information AGAIN and he said tomorrow, tomorrow he would have my approval. Tomorrow came and went with not a call from him. This happened again this Monday. It's completely unprofessional. I even called his boss, Paul, to complain and was given completely different information than what Ben gave me. I have wasted two weeks waiting for NOTHING. I will most likely lose the house I wanted to put an offer on. Thanks Pike Creek, for making me feel extremely discriminated against and for making my first time buying a home the worst experience of my life.
