Money for down payment or closing cost was not the issue, both Lender offered paid closing cost . The BIG issue here the interest rate, with First National their payment would $1742 and with Loan Depot would be $1970. Rate 2.65% vs 3.65%, times 30 years is LOTS of money. To give more details, on December 9th at the end of the LD application date, I showed jake the numbers from First National Bank, and we asked of the process of how to switch lenders, the bases for this decision was the rate. LD numbers were disappointing. Jake indicated that all he needed was the loan estimate to be able to switch lenders. He already knew and saw the numbers form FNB within the 4 days of executed contract. We received the executed contract on December the 8th backdated December the 4th. Both Lenders sent the disclosures at almost same time, Loan Depot on December 13th, and First National Bank on December 14th. This is the day when First National Bank freeze her rate for 60 days at 2.65% (option 1 on Lender's email below). Copy of disclosures from First National Bank were sent to Jake on December the 14th. Below email is proof that they did apply for the loan within the 4 working days you and Jake keep arguing and denying it happened. On our conference call of December, the 15th you started with the issue of no application submitted to FNB within the time frame of 4 days, then added the issue of "a Lender cannot freeze a rate for 60 days, and as the conversation went on, you added the issue of the benefit of the closing cost, which you clearly can see are offered by both lenders." The above was written by my realtor reaching out to the LGI office manager. It is 12/17 nobody has reached out to my husband or myself to refund our money back. I have reported to BBB and other agencies. BUYERS PLEASE, PLEASE BE AWARE DO NOT USE THIS COMPANY THAT WILL FORCE YOU TO USE THEIR IN HOUSE LENDER. IT DOES NOT MATTER IF YOU FOLLOW THEIR CONTRACT STIPULATIONS AS PER CONTRACT,THEY STILL FORCE YOU TO USE PREFERRED LENDER.

I was happy to pay the consult fee to meet with John Harding- and work with a builder that has such a strong reputation. After being rescheduled once, I arrived for the meeting only to learn that John would not be attending. I was not notified beforehand, and the expectations for my project were not clearly communicated to John after the consult- resulting in a quote that was more than $100,000 over my budget. (I had 4 quotes and Harding was the highest by over 130k *with* removing the upgrades I had!!) What was most disappointing was the lack of communication afterward. I increased my loan to cover the 100k overage within a few days in order to move forward (again- I thought a reputable builder is typically worth the investment). I called three times to let them know it was approved- & left messages with the person who answered the phone. I never received a callback. (Erin's reply to this was that they never received a call from me even after checking their call logs...which I would genuinely hope she wouldn't blatantly lie and it was an oversight on their end considering I spoke to somebody who took my number down each time...) When I finally realized I was not a good fit for them/no communication, I reached out by email to express my disappointment and request a partial reimbursement of the consultation fee. If my project was not a good fit (small project/smaller profit), I would have appreciated that being communicated upfront rather than paying $1,000 for a consultation with the builder that didn't even show up. Very disappointing experience. Hopefully this review saves another little guy who doesn't have a Harding Budget from throwing $1,000 away.
