    Communication is not good at all. You have to keep calling them. I have been waiting for preliminary work for 6mths...still waiting.

Classica is still building in large communities, but they have a build on your own lot division, and you can build your beautiful home anywhere you like! The homes look nice on the cover, but once you dig deeper, you will find countless deficiencies and corners cut in all areas including HVAC, insulation, electrical, landscaping, drywall, and finishing. Expect calls and emails to be ignored at all levels of the company including those sent to Brian Hall, Jon Perdue, and David Branch. Find someone else to build your home.

    I would say customer service is good, but of course they trying to make sales, my issue is they…read moretold me I would get my earnest money back within 30-45 its pass that timeframe still have not received funds. now they stating once they sale the place it would be deposit. my suggestion is if you are going to pay the deposit make sure you get approve first for the home do not pay if you have not gotten approve I am still waiting on my earnest money because I was not approve for the home my DTI was too just be careful before you pay anything do not pay NOTHING unless you sure you want the home and you know FOR SURE YOU GOT APPROVE or else you will be stuck waiting for your money if you did not get approve ask a bunch of questions and READ READ everything you sign the agents are not truthful the sales not either their story and price kept changing just be CAREFUL with this company they are not truthful. they told me I was preapproved but the under-writing denied me due to DTI so my question was to them how was I pre-approve then they still can not answer that question mind you they called me telling me they had a deal be CAREFUL!!

    We built our Home with Madison in October of 2017. We encountered numerous issues with this build…read moreprocess, and even now nearly 18months after the home has been completed we still are having to have their subs come out and fix issues with our home. Madison is a company that builds as many houses as possible using only one or two of their own true employees as site supervisors, however this supervisor is over many houses and can not keep a close eye on any one project in our opinion. We have had issues ranging from wrong windows installed, door frames cut to high and then rigged and mudded over now cracking and falling apart, flooring issues, gas lines cut and spliced to fire place, many mantel and fireplace issues, popping in the floor, windows cracked and broken, counter top issues, bath tub issues. The list goes on and on, no foundation drain, water in the crawl space, ruts in the yard where contractors drove after the grading was complete, they hit the house with a grader. and on and on and on, I would suggest if you want to build a house, get a construction loan, find a good small contractor that can give your house the attention it needs and stay away from these big builders who try to have 10-20 houses under construction at the same time

    "On December 9th, at the meeting with LD, they were very specific about their intentions to try LD…read moreor go to their Lender depending on who offered the best rate. Money for down payment or closing cost was not the issue, both Lender offered paid closing cost . The BIG issue here the interest rate, with First National their payment would $1742 and with Loan Depot would be $1970. Rate 2.65% vs 3.65%, times 30 years is LOTS of money. To give more details, on December 9th at the end of the LD application date, I showed jake the numbers from First National Bank, and we asked of the process of how to switch lenders, the bases for this decision was the rate. LD numbers were disappointing. Jake indicated that all he needed was the loan estimate to be able to switch lenders. He already knew and saw the numbers form FNB within the 4 days of executed contract. We received the executed contract on December the 8th backdated December the 4th. Both Lenders sent the disclosures at almost same time, Loan Depot on December 13th, and First National Bank on December 14th. This is the day when First National Bank freeze her rate for 60 days at 2.65% (option 1 on Lender's email below). Copy of disclosures from First National Bank were sent to Jake on December the 14th. Below email is proof that they did apply for the loan within the 4 working days you and Jake keep arguing and denying it happened. On our conference call of December, the 15th you started with the issue of no application submitted to FNB within the time frame of 4 days, then added the issue of "a Lender cannot freeze a rate for 60 days, and as the conversation went on, you added the issue of the benefit of the closing cost, which you clearly can see are offered by both lenders." The above was written by my realtor reaching out to the LGI office manager. It is 12/17 nobody has reached out to my husband or myself to refund our money back. I have reported to BBB and other agencies. BUYERS PLEASE, PLEASE BE AWARE DO NOT USE THIS COMPANY THAT WILL FORCE YOU TO USE THEIR IN HOUSE LENDER. IT DOES NOT MATTER IF YOU FOLLOW THEIR CONTRACT STIPULATIONS AS PER CONTRACT,THEY STILL FORCE YOU TO USE PREFERRED LENDER.

We worked with him for almost a year and when my anxiety would set in I could call him at any time and he made sure he reassured me when ever I needed it! Pearce was very transparent and trustworthy! LGI is definitely blessed to have him working for them!
