Over the 12 months as a tenant, there was homeless sleeping on the property between the walls and the bushes, reported to staff, they knew it, did nothing. Gates were continually broken and now they have been removed, kids from nearby QT walk into the property at night and vandalize cars (happened twice), over 20 emails from management warning tenants to stop smoking on property, however their own maintenance manager smoked behind the pump house in his golf cart hiding, the staff knew but did nothing, the property has many, many smokers, so do not believe the marketing that it is a smoke-free property, there never is a consequence and everyone knew it, just ask the guys with cigars around the shared fire pit that don't care what you say. This is the most expensive property in the area, which is fine if you receive all the features and not just marketing hype and lax enforcement. Ask them how many time the rooftop, the game are and the pool have to be closed due to over zealous partiers not taking care of the spaces. The pool was often overcrowded as anyone in walking distance can walk in, the fob access is just eye candy. Do not live here for the amenties, or safety, or if you are looking for a smoke free environment.

I do want to shout out Jackelyn and Mikel specifically, they've both been really helpful whenever I've needed anything. Jackelyn has been great on the leasing side, always quick to respond and follow up, and Mikel has handled maintenance requests efficiently and professionally. It definitely makes a difference when staff actually care and stay on top of things.

I understand you are paying for location, amenities, etc. However, the amount we are paying for a 1 bedroom plus a garage is a little bit extreme. When we renewed the lease, it would've been cheaper to move into a different apartment on location than renew because of increase. However, we did call and they worked with us a little bit. Sometimes there are charges on our account that are mysterious so make sure to pay attention and really look over your rent before you pay it.

You are going to pay a premium for location and a super valuable parking spot. You get a front row view of the Independence Day fireworks. Clean sparkling pool. Above-average front desk. Top 100 location-wise in the country. 300 yards from a 5 star restaurant. Eight places to get a drink or a cocktail within 500 yards. Biggest complaint (first world) is it is weird to get deliveries from DoorDash and you don't always know when you get a package. Usually they are delivered safely but it is a mess during the holidays. First world problem. We use the Amazon locker at the Circle K if it is critical. Close to any and everything you would want. Walmart a mile away. A bunch of walkable restaurants. A slew of restaurants within a mile. Zero non-force majeure incidents in 3 years. A couple of 1/100 problems have happened but not to us. Mostly due to crazy weather. All seem to be sufficiently remediated in a timely fashion.
