I'm honestly surprised about the previous bad reviews because we've absolutely loved living here. My husband and I have lived at Pilot House for about 6 months and we've loved our experience here. It is a bit more expensive than the complex we used to live in, but to us it's absolutely worth it. The complex is really quiet and in a great location in Denver. The office staff in front are courteous, and we've had no issues at all with billing or unexpected charges. Whenever we've had maintenance issues, Chad on the maintenance team has helped and has been quick, responsive, and professional. There's a great exercise room, and hopefully this summer the main pool will be totally updated. We'd highly recommend to anyone who works in the Denver/Aurora area and wants a clean, updated, quiet place to live. read more

Ive been in the complex for just over two years. Im a retired professional with a disability. Before moving in I asked repeatedly about noise and disturbances. I was told several times there were none. Since then, there has been a complete turn over of staff and several maintenance managers that dont last long. They moved a tenant above me with a dog running around all hours and barking. Theres unaccompanied under 10 yr olds running around right outside my unit every day.. which is fine, but they continually scream. They jump all over the lawn furniture (again, ok) even when theres an active thunder and lightning storm and hide under a metal table umbrella. This is dangerous. This family treat it like no one else shares this space and IMT does nothing about this. Theres been broken floor boards in one area of the bathroom above me that creak so loudly they wake you up even with the door closed and a fan on. Ive reported it over and over for a year. When the tenant moved, they didnt fix it and now theres the same issue with a new tenant (its not the tenants fault). It literally wakes you up its so loud. They refuse to fix it as it. Quote: - We have concluded that the specific accommodation and/or modification that you are requesting will impose an undue financial and administrative burden on our operations or will create a substantial risk of harm to you or to other persons in the community. End quote. And, they just told me to move. They would rather loose an excellent, clean and quiet tenant who pays rent on time than fix the floor boards. So the burden of the daily noise AND cost/stress of moving is now dumped on a good tenant. They also charged me for rental insurance for a year and a half stating that I didn't prove I still had it in my second year. I was asked to prove it when moving in which I happily did. They never asked me to in person, via email or messages in the second year. I was paying double insurance that entire time without my consent. They only refunded me half after I contacted their headquarters. I pay a lot of money for a small one bedroom, all the non negotiable facility charges. Think twice about moving here if you want to be respected for being a decent tenant and want peace and quiet. read more

Moved in a few weeks before IMT bought out Holland from managing this community. All I can say is I was soooooo lucky IMT bought this place. Never ever ever rent from Holland!!! GET EVERYTHING IN WRITING!!! D- BBB RATING!!! This place is guaranteed to send you to collections on an unfair bill complete with absurd "cleaning" charges and late fees. When this was an AMLI property it was run fairly and with integrity. The new owners are unorganized, rude, and an excellent example of how not to run a business. They did not give us a proper walk through when we moved out, they (verbally) guaranteed that they would not be charging us any extra. Needless to say, they lied and then failed to bill us until four months later when they just sent us to collections. Then, took so long to reply to the collections agency itself that my credit was dinged. This was a wonderful place to live, and was ultimately run into the ground by unethical business practices. read more

Pilot House (Holland) is AWFUL for many reasons. They took over from AMLI at the end of 2016, when many people, like us, had already resigned our lease and were now stuck with this miserable excuse for a management company. Our mailbox lock was messed up and we were unable to get our mail out. I had to report it 5 times over almost 6 weeks before it was fixed! Isn't withholding mail a federal offense? They take FOREVER to respond to maintenance requests. They decided to make over the pool, which I guess means to make it into a giant pile of dirt all summer long? That is a project that will never be complete, at least not before it starts snowing again! NOW they decided that they are not going to accept packages anymore. They make you sign up for their new fancy "package concierge service" that allows your packages to be stored in a locker. They made sure everyone knew "DON'T FORGET TO SIGN UP" by July 12th, otherwise your packages would be sent back. We signed up, went away for a long weekend, and are now being charged $3 per day that our package is not picked up (it was delivered on Friday. Today is Monday). When we called to complain about this, their response was "You didn't need to sign up for it". YES WE DID! YOU SAID YOU WILL NO LONGER ACCEPT PACKAGES IF WE DIDN'T!! I will make sure everyone knows what a bunch of crooks this management company is! Never live here! read more

I have definitely had my ups and downs since the new company took over. I initially was extremely irritated how they run the company. However that being said... Nikki (I think that's how she spells her name) has kept me sane and truly is amazing in the front. She deserves to be way higher than just one of the leasing agents. I go to her for everything... seriously. And then I have to give a shout out to Chad one of the maintenance guys. When the new company took over the maintenance was AWFUL and behind. Chad and a couple of the other guys I've met have turned that around. Chad is the one I seem to have been working with the most. Recently I bought a fan for the living room and could not for the life of me figure out how to get it installed... he said to put in a maintenance request and then apologized when he said it may not be till the following week. 2 days later it was done and then apologized for not being able to get it sooner! Him and Nikki are seriously the ONLY reasons why I renewed my lease. Otherwise it has kind of been a clusterf***... but they have fixed every problem I've had and even gets everything in writing for me! The only thing I wish is that people would pick up after their dogs! I have a younger puppy that likes to get into everything and it's irritating that other people don't think of it. (The outside does not smell like urine or feces though... just have to watch where you're going and sometimes pick up after other people's dogs just for the sake of it being clean!) read more

Pilot House Apartment building Lowry just now I moved to Pilot House from out-of-state having chosen a floor plan online, and I was very happy with the layout. I have a 2 bed/2 bath ground floor unit with an attached garage, and honestly, it is like a house. There is a lot of storage here, a pantry in the kitchen, large coat closet, a super spacious laundry room, and an extra storage space next to the garage. Everyone in the office is very friendly and accommodating, and the maintenance guys are the best! My place has loads of windows, and with Denver being so sunny, it's great to sit in the sun on a cold winter day with the gas fireplace going! Now it's almost Spring, I'm looking forward to the pools opening soon! read more

CONSUMERS BEWARE. The Pilot House property management company has a D- rating from the Better Business Bureau. Please do your research and be very, very careful if you do business with this company. I filed a complaint against Holland Partner Group (HPG) in response to months of dealing with their unethical practices -- specifically, for HPG (i) neglecting to send a final ledger after I was forced to break my lease, (ii) ignoring communication, and (iii) erroneously sending my account to a collection agency, putting my credit and livelihood at stake. HPG purchased the AMLI at Lowry Estates property, where I lived happily for several years. I became ill shortly after HPG took over, as a tenant was smoking in the hallway of my building and I am severely allergic to smoke. In response, HPG posted reminders that the complex was non-smoking, but this is all they were willing to do. I gave 60 days notice and cited the health issue as the reason for breaking my lease. HPG told me the break-lease fee would be assessed to my account and that it was due by a certain date. The fee was never assessed to my account. I contacted HPG several times asking for a written ledger/invoice. I became concerned when my account was closed and the fee had not been assessed. Emailing again, I was told by the manager "I am looking into this with our accounting department. I will touch back with you once I hear back from her." She never responded. Multiple emails to the corporate office were also ignored. I assumed because of the health issue, I was not being charged the fee -- until I began receiving calls from a collection agency, who demanded immediate payment or else my credit would be impacted. I still had not seen the final ledger from HPG. I was forced to pay the collection agency; subsequently, I finally made contact with the manager at HPG, who apologized profusely, admitted fault, and claimed HPG does not do business this way. She finally emailed me the ledger, and I saw they were attempting to charge me for cleaning and paint. I then had to go through the process of getting refunded from HPG for the extraneous charges. I narrowly avoided having my credit negatively impacted and having to take legal recourse against HPG. Other random issues included (but are not limited to): - Due to "valet trash service," there is constantly garbage everywhere. - Grounds are very poorly maintained. - Leasing staff is rude, inexperienced, and unprofessional. - The leasing office and the corporate office frequently ignore emails. - "Common area utilities" fees are added to monthly ledgers, but agreement to these charges are not outlined anywhere in the rental agreement. read more

I am not a resident at these apartments, but want to tell you how Maria at the leasing office went way beyond the call of duty for myself and a colleague that lives in the apartments. I had sent an iPad Pro with accessories to my colleague there. It was sent FedEx as it was important to our upcoming work with a client. It was delivered on Wednesday, today is Friday and somehow went missing. It wasn't scanned in as packages normally are. We were moving into high anxiety mode, calling FedEx then told it wasn't their fault, they delivered it...but it wasn't showing up as delivered. You know how you think the worst..someone stole it and It could cost me a lot of money, missed work with a large client, catching all sorts of grief from my company...my cat looked at me with the "Really...you sent it to an apartment building?" I reached out to Maria at the Pilot House office, and explained again the whole situation...Maria said that she could go to the mailboxes and begin opening up them all one at a time...there are 400 or so tenants...and it would take a lot of time. She said she was jammed right now and couldn't get to it until later today...I understand how work works, sometimes it does take precedence...and said I would wait, thanked her for her time and consideration. 30 minutes later, I got a call from Maria...she had gone on her lunch hour missing lunch and began going through all the lock boxes...and she found the package...apparently the FedEx guy had two packages and only scanned the first one and put my package in with that one....No fault to the apartment people, BUT MARIA went out of her way, on her own time and literally saved the day... You know...apartment management is tough on a good day...things break, people get upset...just want you all to know...Maria has a great heart and a strong work ethic...and if she can help she does not do so just to meet expectations...but to exceed them...Now we can't expect that all the time because there are somethings that are beyond our reach...but I have to say... She went way beyond for me and my colleague today...She has my vote. I am having a wonderful weekend now because of her efforts. Thank you Maria. George read more

There are some really unfair comments here about Pilot House. As in any complex with over 400 units things will happen. The management office can't manage people's behaviors. At the end of the day the manager, Nathalie, is responsive compassionate, kind and professional. If given a chance she will deliver. I'm particularly grateful for Nathalie's leadership. read more

I did a tour with my fiancé. We really liked the property and location but the woman giving the tour was very rude. She breezed through the tour of 2 apartments, rattling off information. When asked to elaborate or explain she just repeated what she had already said. She was not friendly and even voiced to us that we were the only tour of the day and everybody was ready to go home. We came very excited and looking to sign a lease soon, but after leaving the tour, Pilot House fell to the bottom of our list. Very sad. read more

My boyfriend and I returned to our apartment late on a Sunday night to the fire alarms going off for no apparent reason. With very high vaulted ceilings and no ladder, we had no way to reach one of them and turn it off. We called maintenance after hours and Chad returned our call promptly and arrived to our unit within 15 minutes. He was super helpful and friendly, even after receiving a call so late on a Sunday. We appreciate having a maintenance technician, like Chad, that we can trust and count on! read more

an hour ago-Edit I once loved living here, but lately it's really gone down the tubes. The grounds are always dirty, the lawn maintenance is rare, and the staff is beyond lazy (nothing ever gets fixed). Sometimes I think they're just milking the pandemic so they can all just sit in the office on their butts (maintenance workers don't do anything anymore) Last week, they allowed the dog stations to overflow with bags full of dog feces. It's impossible to get someone to actually fix something in your apartment even though we pay thousands of dollars to live here. Last night took the cake though...there was a party at the pool that was so out of hand that I can't even believe that it was allowed to happen in the first place (the woman that threw it claimed she reserved the space). There was a DJ that played the loudest, most profane music, and my young son got the pleasure of watching women climb on furniture so they could twerk. There were (no exaggeration) around 50 people at this "party." Which now means that these individuals have the code to the pool area for future enjoyment. When you actually reserve space, I was under the impression that it doesn't mean the ENTIRE pool area. Residents who pay for these amenities should not feel intimidated and that they have to leave so people that do not live here get to enjoy the space. There WAS alcohol (in glass bottles) and both grilling areas were being monopolized by this ONE resident's "guests" It was an absolute clusterf*ck. As a resident here, I get to read emails stating how I can have no more than two guests, I must wear a wrist band, I must be respectful to my neighbors regarding noise, and I must socially distance. These are the restrictions put on ME, BUT it seems some people are excluded from the rules. This constantly happens here. People who don't live here will dance on the furniture, get drunk, and I can't tell you how many times there have been fights in the parking lot. What does management do? They send out emails that state if people break the rules than they will have to be more "strict regarding allowing people in the pool area" even after hours. WHAT!? The code for the pool has been the same for the last 5 years. Last night security walked through, saw the party, and just left. So security here is worthless as well. How about hiring someone after hours, how about making it to where only a fob allows you through the gate, how about more cameras, how about actually having some follow through & holding residents that give the pool code to 50 people responsible??? There was no sign stating the space was reserved...the woman didn't even have on a wrist band. If I can have the cops called on me for not wearing a wrist band, and be arrested for trespassing, why can't individuals like the woman last night be evicted for breaking her lease? Perhaps if management actually did something rather than sending emails with bs threats this complex wouldn't be the gross dive it has become. The "we can't do anything when we leave" excuse is tired. Be proactive, Pilot House!!!!!!!!!!! Hire who needs to be hired, and do your jobs. Stop being lazy, and only collecting rent checks. That's what cracks me up...I have to pay every month and it can't be late, but PH doesn't seem to have to do a gd thing on their end. I am tired of going to the pool and feeling like I need to leave bc the environment is not safe. I am tired of paying rent here when it's filthy, and when as a resident I don't feel I can ask a group of "ladies" not to twerk in my son's face. It was still light out ffs when that started happening. NO party should be allowed to take over the ENTIRE pool area, and no resident should be allowed to have 50 guests, especially during a gd pandemic. What is wrong with this place? I don't even feel safe walking around the complex because of all the openings in the gate surrounding the complex. People are coming on the property breaking into cars, spray painting buildings, and breaking into the leasing office to steal packages...again, the drunken fights. I moved here in September because I had a really great experience with AMLI. I was shocked to come home from a work trip just a month after my lease started to discover the company had been sold. Within a few days of Holland Residential taking over, I had an emergency maintenance situation (the water would not turn off because the faucet broke). I couldn't find the number to call because they didn't have the website up yet, and there was nothing on the paper they had left for residents on the day they took over. I finally got maintenance to come by calling another Holland property. In the meantime, I wasted a ton of hot water, but the guy from the other property was very helpful and nice. Since then, I have had to wait weeks for pretty basic maintenance fixes. In fact, four requests stacked up. Two for appliances, which should be covered by the guarantee in the lease I signed with AMLI. They called me in the meantime to tell me they were backed up on requests, which I appreciated, but when the Holland guy finally came he was really brusque and told me there was nothing he could do about my fridge freezing things on the top shelf. I had figured out what was broken with the dishwasher by that point and fixed it myself. And even though I told them this, they called 3 times about access to fix it. Overall, communication is a problem. I got a survey from a Utah based polling place about Pilot House, and I told them I was unsatisfied. They asked if I wanted to have someone call me about it, and I said sure, but never got that call. There is also always dog poop all over the property, and despite the leasing office staff telling me they would send a reminder to residents to pick it up, I haven't seen that notification. It's been more than 6 weeks since Holland took over. I hope things improve, but if you're looking for an apartment, I would look elsewhere for now. read more

Just moved here from out of state. Since I was out of the state on the actual move in day, I had a friend come over to collect my keys and all the paperwork. Everyone was kind and helpful to her and even after we discovered that there was a mix up in the keys, the staff worked hard to make sure that everything was in order. Maria was extremely helpful and she continues to be supportive during my first few weeks. So far, I have not seen anything other than a superb environment and respectful neighbors. This is an ideal place for professionals, families and young people who are not willing to deal with the wildness of the city. read more

We felt like we were on vacation, that's the bottom line. The two pools, hot tubs, pool table, manicured gardens, the tv room, computer room, and exercise room, were all very nice. They have the monthly get-together for neighbors, sometimes events for kids, (ice cream parties) other times wine and cheese for adults. In the fall when the nights turned cooler, the heated pools were like a bathtub, and many choose a relaxing swim at night or to watch the steam rising on comfortable lounge chairs in well-lit areas. We were constantly taken care of. They fixed anything, even replacing burned out light bulbs. Lots of shade trees and benches to sit and enjoy the gardens. They listened and encouraged feedback. Very friendly staff. The only drawbacks are that the units are small, although some are nicely remodeled and perfect for a small family or singles. We had an older unit, but it served it's purpose and was highly functional. However, later on, it turned into something else.... Update: Seven months later we received a letter from a third-party debt-collection agency that we owed pilot house money for last month's utilities including interest. Let me point out that we gave our 30-day notice before we moved out (their policy to collect the last month's utility bill) which is included in the rent check. They don't provide a letter to relinquish any debt to their corporation, and all you get is your deposit returned four weeks later. So I called Pilot House a couple of times and was given the brush off. So basically, they don't want to deal with it. Please get something in writing when you move out and receive your security deposit back. It's not good business practice to act this way. Now I have to deal with the debt collector, and it's my word against his. Even with a copy of the last rent check doesn't vindicate us. We are answering the debt collection agency by mail to state our innocence, and maybe after that, I will hear a woman singing opera in the background. I will also add (since I was reluctant at first till we moved out) they check your unit regularly for working appliances, leaking faucets, working water heaters, or dead bodies, ...well who knows? You feel a bit like a teenager back home with your parents, because without warning they walk in. So my advice is, wear your best underwear and try to look surprised to make them feel guilty. One good turn deserves another. read more

I lived at this complex for five years - under two different management companies. When I moved in it was under Amli and I felt like they knew me and cared. Amli sold after a couple of years to the current management company. My experience with them was - I was just a number. It became non-personal and lack of care to residents were obvious. Of course in this world there are all kinds of different people - I am the one that likes to be known by my first name and treated as a customer/paying customer should be treated. If that is what you like - don't move here. Plus the upkeep up the grounds has slid backwards with this management company. I'm also not clear on the clientele- all I know is this past summer the pool was closed more than open based on renters not following the rules. This apartment complex could be beautiful and inviting - however it wasn't to me the last two years. Good luck!!! read more

This was our GREATEST disaster that we have ever experienced. I would stay anywhere else before I would ever sign a lease at this place again. We moved here from out of state and when we arrived, our apartment smelled like thick smoke. It was so bad, that our movers couldn't move our items/furniture in. We waited outside until 2am and had to pay for our movers overtime expenses. We had a subcontractor put carpeting in that took the whole evening to do for a one bedroom apartment. The apartment was not cleaned, as we found items from the previous tenants still in the kitchen!! The worst part about this place is the accounting/billing practices. We were consistently charged late fees, even when our bank gave proof that our payment was posted on the first of the month. Their excuse was that their corporate billing/accounting office is out of state, and if they don't post your payment on time, the "system" automatically charges late fees. Try getting those removed.... We had such continuous issues, that they gave us a months free rent - but they didn't post our free rent to our account on time, so once again, the system generated daily late fees. Their excuse was always "it is out of our hands". We ended up hiring an attorney to monitor our account and break our lease. It also took a full two months to receive our deposit back....which I'm convinced they would not have voluntarily done had I not written three emails without a response until the very end. I would NEVER consider or encourage anyone to stay at this site. The management has zero ability to follow through, especially when it comes to the financial agreements as per the contract! Everyone in the leasing office is great, and I can't shout loud enough about the 5-star concierge service that Nikki provides on a continuous basis. My neighbor, Toni, and I are enjoying the new upgrades, and are looking forward to the redesigned clubhouse. My wife and I have lived at the Pilot House for a year, and plan to renew our lease. Here are the big positives: -It's extremely quiet at night; we never have issues sleeping between 11 and 7, even with the windows open. -The location is just about as good as it gets. There are numerous parks nearby, the restaurants by the Air and Space museum are fantastic (Officer's Club gets a shoutout!), and while there are major thoroughfares nearby, it still feels very sleepy and safe. Close to downtown, Cherry Creek, and Aurora. -The folks working in the leasing office are friendly, polite, and courteous. Special shoutout to Nichole -- she was the first person we met at the property, and a big part of the reason that we signed the lease. She is always helpful and available, and any concerns we had were addressed within a day. -The maintenance staff is also awesome. We had our air conditioning fixed within 24 hours of realizing it was broken! -The new pool -- and the old pool, which no one goes to anymore -- are swell, and popular hangouts for the local school kids during the summer. -Great place to own a dog -- so will many of the neighbors. For contrast, here are some of the negatives: -The trash service has issues -- it will often pile up on and around the dumpsters. This is largely due to the residents carrying items to the dumpsters themselves; but it still gives a bad appearance. Especially bad during the summer when people are moving. -Parking for people who don't live at the apartment (or pay for covered spots/garages) can be extremely limited, especially on weeknights -The location is relatively far from the major Denver highways -- I-225 is a ~10min drive, I-25 is a 20min to 30min drive, I-70 is 15min with no traffic but 35min with. Overall, however, the units are clean, the grounds are cared for, the facilities are well-kept, and the staff is polite. Our city-dweller friends frequently comment on how cute our unit is -- and our outdoorsy parents love the location. read more

It was a four star until they started to charge you to get mail. We were forced to sign up for the mail system and then were told that if we don't pick up the package the day it is delivered, we get charged $3.00 a day--so I guess if you go out of town for a few days you have to pay because you got a package delivered? Doesn't make sense to me. I also never had any packages lost with the old system, now we have had at least 3 lost. read more

I have lived in this community for 10 years. Pilot House/Holland bought the community from Amli. Pilot House maintenance and front office rep, Maria, are incredibly helpful! I don't write reviews as a rule, but the assistance they've given me this week warrants a shout out. It all started with heat not shutting off on a Sunday. No worries, as maintenance came right out and replaced the thermostat. Then the next day there was a low-pitched hum in the heater that was beyond annoying [especially at night!] Maria got everyone together and made sure it got looked at it quickly. A motor that was running non-stop was replaced. A few days after that, on the following Saturday, no hot water or heat! I know - crazy - right?!! Maintenance immediately got folks out to assess the situation. They temporarily fixed things, until a crew could come out on Monday. Then on Monday, the problem was permanently corrected, and I am back to enjoying my home in the Pilot House community. I won't tell you things are perfect here, but I still highly recommend the community. I remain grateful to Maria and the entire maintenance crew for taking care of emergencies so promptly and professionally!! read more

We have lived here for almost four years. Prior to the Pilot House it was Amli but I thought Amli was great and things couldn't get better but when the Pilot House purchased the complex I thought oh wow rent will go up and service will get worse. Too my surprise this was not the case. The rent may have gone up a little but not to the extreme that other places have done. Considering all of the improvements, secure mail and package handling, trash pickup and a pool upgrade so good and beautiful you would think you are at an island in the Caribbean the little rent increase is worth it. Everything is going up property wise here in Denver. The staff tries to remain respectful and courteous to all of the tenants in spite of some rude and impatient tenants that don't have anything better to do except complain about a lack of doggie bags. Even the maintenance crews are nice and eager to help when help is needed and it does not take forever for them to fix whatever is needed and they repair things always with a smile. I have heard some places are prejudice and treat different ethnic groups horrible but this is not the case here at the Pilot House. We live in what I like to call our own little country. We have various age groups, various nationalities, ethnic groups, different races, different religious and political beliefs, all shapes, colors, sizes etc. Even our dogs of many types and genders try to live peaceably. With all of the changes in rental properties I am glad to say at the Pilot House you get what you pay for and a little extra. Speaking from experience this is a great place to live! read more
