I accompanied the inspector/owner Robin Patrick for the first home inspection and was satisfied with his findings. I contracted with him for the second home inspection and very unfortunately was not able to be present. Mr. Patrick basically gave the home a "thumbs up" including being safe from radon exposure. Upon final purchase of the home considering his "thumbs up," I found 14 (fourteen!) problems with the home that were more, much more than "cosmetic." During the course of the past five months I have incurred not only much of my time to mediate these problems bust have also incurred thousands of dollars in extra expense. I frankly doubt that I would have purchased this home that is now a "fixer-upper" had I been aware of these deficiencies that Mr. Patrick failed to address from his professional home inspection. I have made a full accounting of the home's deficiencies to my real estate broker and was indeed shocked. Needless to say he and his fellow associates in this prestigious brokerage have stopped using 406 Home Inspection Pros, Inc. services and no doubt word may spread throughout Flathead County MT that this business is not qualified to make accurate and trustworthy home inspections. My advice is to stay away from this business unless you have money to burn and enjoy disappointment.

This company inspected my home when I bought it. Not bad at all. Lived in it 1.5 years, made 60k in…read moreimprovements and home had brand new appliances and 60k in improvements, additions. Oddly, 1.5 years later, potential buyers used them also, and...RIDICULOUS is the only word. Made my beautiful, improved home sound awful, many, many crazy things, for example--we had spiders in our outdoor crawlspace. Also, I placed a sticker on the new dishwasher's on button which became "potential problem" with it...Oh and missing window screens when they were easily located in the garage (removed to clean windows). Just the tip of the iceberg, but sooo many stupid items IT RUINED MY HOUSE SALE. If anything, my home was 50% at least better than when purchased. Spotless, turnkey, zero safety issues, beautiful. This obviously inexperienced inspector scared away the buyers with his ridiculous list that made it horrible to them. How is the first inspection just fine then after 60k in improvements, love, new paint throughout, repairs and additions, you make it look horrible? Something strange went on here and I hope to find out what.
