Even though, she started the fight it didn't end how she wanted it to. She called authorities TWO HOURS AFTER THE FIGHT who told her if I was getting arrested so was she. She screamed at the policewoman about how she thought that was unfair. TWO DAYS LATER, management knocked on my room door and told me to " pack my things because I was being moved to another unit today or tomorrow " . His name is Brian Jones. His assistant took down notes on every occasion that I spoke to him about the issues and prior events and told me to try and communicate with the roommate and that the property manager (Brian I'm assuming) would contact me. Brian never got back in touch with me about the first incident that happened when I first moved in so this would be his first time ever speaking to me about this ongoing problem. When I asked him how could he make such a big decision off one-sided information. He had no response. Brian said that he has made his mind up despite said roommate having problems with previous roommates before me. Despite the evidence and witnesses to bullying; despite the police officer saying that I wasn't the problem and that "said roommate" just needs to live alone. Currently, I'm trying to contact corporate level management to get this incident resolved in a FAIRLY manner. This is one of the many reasons why we lose so much of our young people to bullying. When brought to the proper authorities it still isn't handled properly. Thankfully, we still have strong-minded people like myself who can tackle situations like this head on.

Management has changed multiple times, so obviously there is problems. When I moved in, I had to sweep and vacuum my room before putting my stuff in there. There was dust and excess dry wall from patching up the walls. The button on the tv remote was missing, the living room chair was broken, and we had a one bedroom filter in a four bedroom apartment. After I moved in, I realized how cheaply made and worn down this building is. The flooring is stained throughout every hallway, there is paint drips everywhere, random patches in the walls. My biggest pet peeve is the staircase is never swept throughly. The staircase near the front office is always more presentable then the side staircases. When I toured Monarch, they told me that electricity over charges were a recent add on and were intended for people charging lime scooters. This is a major lie, starting January (halfway through a contract) we were charged electricity over charges. There is one meter in the entire building so when you sign up for a certain style apartment they have a specific calculation for your electricity. They can't differ each apartment to other apartments amount of electricity. So, even if you turn off all your lights or everyone goes out of town in your apartment, you are still charged whatever the whole building used and not what you specifically used. Lastly, there is room checks. It feels like dorms again. They call them maintenance checks. They failed my inspection twice because of one piece of food and two cups. HELLO I'M HUMAN WE EAT AND DRINK. After failing the first one, We planned the next room check for Thursday, come Thursday I cleaned my room. On Monday I got an email saying I failed another room inspection. This whole time, I thought they came over the weekend and I didn't get an email so I was in the clear. I went in to speak to the manager explaining to her how unfair this is. She curtained me just one more check and to make sure all the food is gone. What a hassle. If it wasn't $500 for me to get out of my contract I would be out this place so quick and sign any where else.

The first two years I was there, it was a good place to live especially for the cost of rent; however, recently, it has recently gone down hill. They have done a lot of renovations to make the place look better (and it does), but it's still not worth living here, in my opinion. Please see pros and cons below. Pros: 1. The gym is nice, convenient, and well kept 2. The pool is nice, well maintained, and spacious 3. Rent is a reasonable price 4. Well lit outside at night 5. Friendly office staff Cons/Issues I've had recently: 1. At the beginning of my lease this term, I was about to get charged $50 for not having renters insurance when I did, in fact, have renter's insurance. The point of monthly renewal just didn't occur between when the last leasing term ended and first months rent of the new leasing term began. So their new system didn't register that I did have renter's insurance, and to get them to not charge my account, I had to get my mom and my insurance agent involved. In the end, I was not charged, and they handled it nicely, but this still shouldn't have happened. 2. They do not have enough 6 month leases available!! If you are graduating in the fall, then you are screwed because even if you call to renew early, they still probably will not have any available (which is what happened to me). Also, it is completely student housing, so you think there would be more available. Hopefully this changes soon. 3. Breaking the lease is not really an option because to do so, you have to pay the remainder of what you owe as if you had continued staying there for the entire leasing term. (and what graduate has a couple thousand dollars to spare to do that, not me lol) 4. The gate system is the most annoying thing in the world and has assaulted several cars. It's an arm and a gate, so if your friend is trying to come see you and wants to drive in behind another car, he can't unless he rides their tail. It doesn't stop bad people (it's not difficult to outsmart this gate), it's just a nuisance to good ones. 5. During my time at the Hudson, there was also a shooting right outside of my apartment building. (Although, this could happen anywhere) 6. The appliances are not that great. Just this year, my washer leaked when I had a load of laundry in it, and the water leaked through the floor into the ceiling of the apartment below us, which set off the downstairs neighbors' fire alarms at 1:00 am in the morning. Also, our dishwasher is currently broken as well. This past year, for a couple of our maintenance requests, it has taken forever for things to be fixed. 7. They're not that great at communicating. The last time a maintenance request was completed, they decided to lock all the bedroom doors. I've never locked my bedroom door the entire time I've been there and the key to my bed room door was in my room so essentially I got locked out.

When he first moved in, we noticed the garbage disposal wasn't working. We called maintenance and literally an hour later there was someone there fixing it. I'll admit, I'm not the one that has to live here, but from what I experienced (fast internet, lots of parking, sweeeeet pool), and from what my brother has said, he's enjoying it. I would totally recommend this place to other parents (and parental acting older siblings) looking for another option than just campus housing.

The receptionist informed us that HE had been notified 15 days prior and one day prior that HE would have to move out of room C, since the room occupied by Mr. Juan Felipe Flores is the one assigned to me. Mr. Juan Felipe Flores also showed us the room that was for rent and mentioned how El Ruso is the one who will vacate room C, which is the one being offered for rent. He showed us that he Juan Felipe Flores was occupying room (A). An agreement was reached for room (C) with the rental staff and with Mr. Juan Felipe Flores. I have messages as proof . My car was broken into while living there, and a police officer was shot approximately 15 feet from my front door. I was on the game and hear about 20 gunshots go off. The property had a serious roach/bug infestation, and management hit us with random fees throughout the lease\. When I moved out, I was charged **over $1,000 for a completely new carpet** for a stain that was already there when I moved in\. Even worse, the carpet was in my roommate's room, not mine\. I was also charged around **$6,000 after they apparently switched up my lease information with someone else**, which was then sent to my credit\. This was an absolute nightmare to deal with\. Between the bugs, unexpected fees, billing/lease issues, property damage charges, and safety concerns, I would **strongly recommend looking elsewhere**\. I would not live here again and would encourage anyone considering Copper Beech to do their research and carefully document everything before signing or moving in\.

I have only had to contact maintenance once since being a resident and that was for my toilet. Since then I have had no more problems. The apartments are well-kept and maintained. The community team does a great job of maintaining the property. Since I have been here they have put a lot of money into the community. There is security and plenty of security cameras throughout the property. They have put new roofs on our units and rebuilt our patios. Our gym has recently been updated with some more upgrades. If you like peace and quiet and want a place to study it is all here. I can go on and on about the pros of this community. This team is hands down and up one of the greatest in the area. The couch was also filled with roaches. My child and their roommates have seen hundreds of cockroaches this week; aside from that, the dishwasher is broken, and the stove doesn't work. The outside of the building needs to be pressure washed with bleach. Currently, my child is highly stressed out over the situation. They were introduced to the apartment on Georgia Southern's campus. Unfortunately, many other Georgia Southern students live with the same problem. Cambridge@ Southern isn't following Georgia's "Safe At Home" Act, which requires landlords to keep their property habitable.
