I've lived in 5 rentals in the last 5…read moreyears - so I am used to the regular apartment complex issues, but this one left an especially bad taste. I'll start simple. This place is overpriced. You are in a mid suburb, at a cookie-cutter apartment complex paying $2300 base rent for a single bedroom unit that is worth $1850 on a good day (which is what they charged a few years ago). The businesses in this complex aren't even great, and you have to drive to Arlington Heights or Mount Prospect to go anywhere worthwhile. Shop around ANYWHERE else and save your money. You might be trying to justify the cost with the tagline of "luxury apartments". You're wrong. Thin walls, inconsiderate neighbors with horrible pets, a rarely-functioning garage door, overpriced vending machines that don't even work because they replaced them with broken AI-powered ones for some reason, a mostly non-functional game room, constantly overcrowded pool, and horrible appliances (the dryer can barely handle a half load of laundry in 2 cycles). And the management. They are happy to bend you over. Despite paying every single month's rent on time, they have hit me with a $2000 late notice fee for giving notice at 30 days instead of 60 (despite being misguided via email that I could wait until 30 days to pick a lease option) and a $50 fee for the $4.72 ComEd charged for the night before I even showed up to move in which they refuse to let me pay. I have tried asking them to be reasonable both times and they act like there is nothing they can do. To make matters worse, you have to stomach all of this while being forced to use Bilt - the worst possible rent payment platform of all time that tries to shove a credit card down your throat when you just want to overpay for this month's rent. As for the good? You get Fiber internet. The front desk staff and maintenance staff are extremely polite, and the shared common space/gym/package room amenities are nice. But it's 2025 and that's literally the case everywhere. Go shop around.

Neighbors…read moreblast their music loud enough for you to hear it in your apartment at 6:30am, or later than 8pm even when the property manager supposedly contacts them. Rent it way too high for these tiny apartments and being forced to listen to your neighbors. In response to management's comment below, I wish someone had told me about the music and noise issue before I had moved in, even though I asked Isabelle specifically about it when I toured. I'd love to go to bed right now at 10:30pm but I can't with the bass bumping through the wall.

First off, when you first get approved and are able to check out the demo apartment you will probably love it and what not, but that's not what you're getting though. The demo shows the upgraded units however you may not get one as they are occupied.so why show something that isn't even the actual unit one will be getting? When you move in you have a checklist to fill out with any details or damages you may see or find but that's just to let them know about them. When you have an issue, whether is a closet door not closing or jamming you call maintenance but all they do is just literally lift the door and that's it. The issue comes back the same day. Issues "fixed" are not permanent just temporary. Is this what you want? Also the air vents are letting a lot of air escape therefore not flowing properly upstairs. Who installs an air vent right by the entry door?? Of course you're gonna be letting all the cold air out every time the door opens.just terrible planning when they made the units. Additionally you may need a lot of lamps as there is only 3 light fixtures on the whole apartment not including the two bathrooms lights. The closets do have lights but they are not bright and location of lights are bad. On the snowy days, maintenance don't even start plowing until after 8am, most people leave for work earlier than that and the whole parking lot is just an iceberg, I've seen people fall due to the area not getting plowed. Almost as if maintenance wakes up late for work. The headache to just get a response from the office is crazy. 3 girls in the office and only one of them knows her stuff. To summarize everything, FIND A DIFFERENT APARTMENT COMPLEX

The units are individually owned but many were purchased strictly as investments and the units I seen were horrible. Old applicances and other fixtures. The biggest reason I would not recommend living here is because of my experience with the management office. Actually there are two which makes it even more confusing and yet another reason to stay clear of this place. The management office I tried to deal with was by far the most unfrofessional group of people I have ever encountered. Let me stop here and say I've been in the real estate management business for over twenty years so I've seen my share for both good and not so good management teams. Even without my experience anyone who was treated the way I was would probably feel the same way, unwelcome. All I did was try to rent a place here and instead of being made to feel welcome I was made to feel like I was being a pest by following up on the status of my application. My calls were never returned. I was never told what the process was to be approved. Units were not available to be seen despite being told they would be and to make matters worse when I expressed that I wasn't comfortable with the communication the situation only got worse. You would think they would see the opportunity to change how things were going and keep their new qualified tenant but the reaction i got told me they could care less. Again, this is management. They don't actually own the units but are acting on the owners behalf by running the process to get the units occupied. Anyway I soon realized all these signs meant I should not look to resolve the situation but rather find a better different place to call home which is what I would recommend to anyone who is considering living at Lake Run. If this is how the management office runs I can only imagine the rest of the maintance crews run the same way. Just one persons opinion speaking from very recent experience.

But when it comes to management and this so called "Association" they are extremely unprofessional and will threaten to tow your vehicle even if you live there! They made a mistake on sending us parking stickers and when I didn't get mine I was threatened to be towed. I have moved out and have been out for two months now and I was told I would receive my deposit back. Every time I try to get an update I'm given excuses. I'm seriously debating taking legal action here because that's a lot of money. I haven't received a single thing back. They were unhelpful about any issues or maintenance that needed to be addressed. The parking lot is a constant mess and a majority of the residents double park because there are no clear parking lines. One of the heads of the "Association" threatened to not give me a vehicle sticker because he didn't understand that my vehicle is covered under my dad's insurance (Which he somehow thought was illegal, I was 23 at the time) meaning they were going to tow. Now I might understand a negative attitude towards me if I was a bad Tennant. But the thing is, is that I never once had a noise complaint, was never late on rent, followed the rules, kept a clean space, etc. Last but not least, safety. It does not feel safe here. I witnessed a man try to break into my neighbors apartment and flea. On occasional nights you'll hear loud pops or gunshots. This place doesn't care about you. They care about filling spots and making money.

    I live here and some people in charge are a joke. I'm specifically referring to parking…read morerestrictions. If you have people over, you need to call before 9pm and pay $5 for each car. God forbid you have last min guests at night, it's not possible! You don't have to pay if you call before 4-5pm, like I'm planning this ahead of time. Of course weekends don't apply, you have to pay no matter what time you let them know. It happened so many times that even if you call, the car might still get towed. You don't get a guest sticker or nothing, paying is the only option. I guess someone's making big bucks on it. They're saying parking space is limited but that's not true. There's plenty of parking available. When I was renovating my bathroom, someone the city hall on me claiming I don't have a permit for that. Just so everyone stays busy. Other time the lady neighbor claimed I have a dog and association sent me a fine of $300. What dog? I've never owned a dog. The management company, Property Corporation of America is not willing to help with anything. We had someone the other week trying to get into the building calling intercom and banging on the door at 1am, they weren't willing to help with accessing the footage. They said a crime has to happen to do that, they said they won't waste their time on checking cameras from that night. I'm pretty sure the cameras on front don't even work. Definitely makes you feel not safe here. If you're young and outgoing person, it won't work for you with all rules they have. Overall for the price, it's ok living here, place is clean and well taken care of. Other neighbors are great too. Did I mention I have the best view from my apartment? ;)
